Me and my friends had a lovely time staying. Love the code-locked main door. The location is very close to the underground service. Close to shops. Nice and quiet neighbourhood. The room was spacious, love the garden view from our room located at the basement. Bathroom is spacious unlike your typical London hotel bathrooms. The continental breakfast is good for the price as well. The receptionist the day we checked in was not very nice. He did not even show the way to the stairs going to the basement considering that it was our first time in the hotel and we dont know where it was. He was a bit sarcastic when asked. You can hear the tube passing by (though it did not really bother us that much). Main issue was, there was a crack and a leak on the ceiling around the toilet area- it dripped straight to the toilet paper location. So the toilet paper was soaked and not usable. Overall, will still come back.

With very little effort small annoying errors could be fixed: dripping faucets, dead lamps, add bedside lamps, fix sealing lights and non functional roomsafe. Otherwise ok staff but lack of genuine interest in guests which perhaps can be expect for the type of guesthouse. Otherwise convenient close to underground or Kensington park.

Lovely staff, I arrived early having booked a single room and they upgraded me to a double for free as they had it ready. Breakfast was standard continental. Only thing really was the room was very cold at night, seemed like very old windows
