We had a great time at Beach House!! The rooms were decent, and beds were extremely comfortable. The room temperature was perfect. We were here with a large group and it was a fun spot. I wish tiki Hut stayed open later, and served food later. Also, the elevators were scary and could use an upgrade.

Location is amazing. Place is dated but clean. Had issues with various door locks and access with bands. Drains were slow going. But Staff was amazing.

A great place to stay! We did go the weekend of July 4th and the beach was so crowded, we couldn’t find a spot. The only downside to this resort is the public can use this beach and rent umbrellas and chairs from the property.. as well as use the restaurants on the property. Would consider staying here again in the off-season. The porch restaurant had great margaritas!

The property was conveniently located. The pool area was nice. Enjoyed the live entertainment, tiki bar and loved being right on the beach. The interior areas are old, outdated and need attention. My room needed a sweeping and mopping and the curtains had many stains. The windows were dirry and there were ants in my room. I wouldn't stay again. The staff was very nice and accommodating.

This hotel needs a deep cleaning room was dusty and the box the mattress sat on was dirty needs cleaned. The air conditioner was very loud like a truck running in the room on idle. We also found a couple of fleas on the bedding within the sheets. Didn’t seem like the floor was vacuum either. I will not stay here again

The good: The location was right on the beach and very close to the shops and restaurants on Coligny Beach. The front desk people and the staff at the hotel in general were all very nice and helpful. The bad: The hotel is in dire need of a deep cleaning (with massive amounts of bleach) and probably a start from scratch remodel. The inside of the hotel was disgusting. The floors were dirty, there was garbage and trash littering the halls. The rooms were so dirty - our sink faucet only had a tiny trickle coming from it and our tub was completely rusted. The towels had other people's hair on them. We cut our stay short and ended up relocating hotels. The walls are paper thin and we could hear everything outside of our room at all hours of the night. The beach was SO crowded and the hotel is right next to a public access area so the parking was a nightmare for hotel guests trying to find a parking spot. The pool is tiny for the amount of rooms here and there was no availability at any time for a day by the pool. I could go on and on but I would highly recommend looking elsewhere for a hotel on HHI.

Very clean, staff cleaning all of the time. Great atmosphere and enjoyed the live music. Entry doors could use shaved and adjusted, however best air conditioning system I have ever used in a hotel. Fairly quiet central air, but actually works and adjust to any temp you want. Great for sleeping. Older hotel, but well maintained and best atmosphere around.

Rooms are very run down, popcorn ceiling is peeling, mold in bathrooms, hallways to rooms look like they went to battle. New pool is very nice and check-in area is beautiful as well. The tiki hut has fire pits that were nice to sit at in the evening. The Porch restaurant has very friendly staff. We did have issues with the fire alarm thing in our room going off starting at 4am until we checked out 9am. Overall I would find other places to stay vs staying here again.

Mold in the rooms and bathrooms. You can hear everyone in the hallways- there is no sound barrier. They have focused on the remodeling pool and tiki hut area which was so cool and amazing! Good live music. However, the rooms are lacking and need to be updated themselves. Besides the rooms, it was overall a great place to stay. Will be back once the rooms are redone!

The property is beautiful and the staff always professional and helpful. The entertainment at the Tiki Hut was very good, particularly for people like me who love Jimmy Buffett and classic beach music. The biggest drawback, however, is that none of the rooms in this beachfront hotel have balconies.

Great location - Beach is great, fun tiki bar with great band and drinks. Walkable to shops. Restaurant on site was good - very pleasant friendly staff. Nice pool area. Easy parking. Room dated. Dark, very little lighting. Not many plugs. Small beds. Very small bathroom with sink in toilet/ shower area. Bathroom tub didn’t drain, toilet ran and had to jiggle handle in the night. We weren’t in room much so it was ok . But we were disappointed with room . Didn’t feel super clean either. But location was great for the beach and shops. That might make us stay there again, but rooms need updates for sure.

Mold in the rooms and bathrooms. You can hear everyone in the hallways- there is no sound barrier. They have focused on the remodeling pool and tiki hut area which was so cool and amazing! Good live music. However, the rooms are lacking and need to be updated themselves. Besides the rooms, it was overall a great place to stay. Will be back once the rooms are redone!

When we arrived we were greeted in a very unprofessional and snarky manner by a Valet on a bicycle. When we parked and entered for check in, staff member was very nice and gave us our bracelet keys and a map. The room was very nice and clean. The towels were plush and plenty. The bed was decent and comfortable. However, we were on the end near a stairwell that kept slamming shut which made it hard to sleep. At 9 am we had a bang at the door that woke us (checkout is 11). When I got to the door no one was there but a housekeeping cart was down the hall. We proceeded to shower and get ready to checkout. When I got out of the shower, someone (I presume housekeeping) walked into our room (it was 10am). When I said “excuse me! what the heck”, she said oh, just checking! Excuse meee but how the hell do you just walk into someone’s room without knocking AND before checkout time?!?! So we checked out at 11 and I told the staff at checkout what happened. They were very understanding and took a few dollars off our bill. I appreciated it but that isn’t why I complained. You are supposed to feel safe at a beautiful and expensive resort! The Tiki Bar is a bit overpriced for drinks but is good and they offer live music for 12 hours a day so I assume that’s why it was pricey. Good food. Slow service but it’s the south. Overall a very nice place to stay minus the rudeness and invasion by housekeeping and Valet.

We stayed at the beach house resort for three nights. We were able to check in early and people at the registration desk were very friendly and helpful. The room was basic, but nicely decorated with the nautical theme The bed was very comfortable. Housekeeping came in daily and provided clean towels and emptied the trash. Other services were available upon request. The service at the pool from Meg and Madison was wonderful. Food and drinks were very good from the deck.The Tiki hut was fun with daily music. The beach was beautiful. We really enjoyed our stay in Hilton head.

A few pros…great location, pool, beach and bar. Cons…booked a family suite with bunk beds - marketing photos and description were misleading indicating the room would include a patio, instead was a parking lot. Hotel acknowledged and said they would correct the issue on the website for future guests. Check-in staff was not welcoming and room cleaning was sparse - a few clean towels daily. Beds were never touched and floors were sandy during our 4-day stay. Toilet ran constantly. I would consider other options for a future stay.

The customer service level of the staff was outstanding. They were very pleasant and accommodating. We had two small dogs and the staff made them feel welcome as well by providing treats for them at check. Many shops, bars and cafes are only a short walk. Fantastic beach and live music at the Tiki Hut. We will definitely stay again.

Everything was great, the staff was just incredibly rude. At check in the girl was very short and annoyed when I asked anything about the things she was making me sign. But the employee at the “entrance” was the rudest and most disrespectful to me while I was looking for a parking spot. I don’t understand hospitality businesses that have such rude people. Probably won’t be back just based on that alone, felt very unwelcoming.

Amazing beach front location on the same circle as Coligny Plaza. We had an amazing sunrise view every morning. Tiki bar and live entertainment on property was nice to have as well. Only complaint is that because this is a pet friendly property, you can have inconsiderate guests who drag a pet along on a trip just to ignore them. Someone on our floor left a dog in their room alone who would whine and howl for hours and hours every evening until the owners got back from whatever activities they were doing. Pay to board your pet at home instead! It does make me consider checking the pet policy anywhere I stay from now on.

Great location. Walking distance to great dining and shopping at Coligny Plaza. Newly remodeled pool area is larger and beautiful. The Tiki bar has expanded as well. The only bad thing is with the improvements, you are practically walking through the middle of the Tiki Bar/ restaurant to get to the beach. Also there are only steps leading to the beach, no ramp unless you walk around the corner to the public beach entrance at Coligny. This is difficult with beach carts, strollers, wheelchair, etc…

It was great! Particularly the location. The hotel pool is connected to the hotel restaurant, which is mediocre with poor service. Additionally, they were very aggressive with their no outside food and beverage policy. We had just checked in and walked in with may two sips of coffee left from the car ride. We got a stern talking to. Other than that, we enjoyed our stay and we'd stay here again.

Love the convenience to the beach tiki hut and the new coffee pastry place Sweet Al’s on the Beach also waking to the various shops and restaurants. We rented a cabana and it was a treat. The service was awesome. Always enjoyed our stay we come every year.

We were on a road trip and needed a stop overnight. Close enough to the coast we jumped online and found this place. Affordable and right on the beach. Got in about 9:30pm and got dinner and drinks in the restaurant. Staff was so friendly!!! Room was immaculate and comfortable! Water pressure in the shower was 10/10!!! Slept great after driving 12 hours! In the morning we watched the sunrise on the beach, then got breakfast and sat by the pool with our coffee. Food was delicious. Honestly, we were on property for only about 13 hours, but it felt like longer. Really enjoyed our stay and plan to come back for a future vacation. The place was really charming!!

Overall, the property was clean however, there was a musty smell in the room. Towels were changed but bed was left unmade. I think it would be nice to have the bed made when towels are being replenished. Dining wise- more food options, especially for kids should be included in the pool area.

The Beach House exceeded our expectations! Our room was very comfortable and clean! The beach, pool, Tiki Hut, The Porch and Sweet Al’s was perfect for me and my husband. The free shuttle to surrounding locations was great for one of the rainy days. We will definitely go back!

Everything was great except the bathroom. Building is older and bathtub/shower reflected that. It was clean, just had cracks in tub to the point I wouldn’t take a bath in it. Bed was comfy, loved tiki hut being so close. The downstairs restaurant was average, but enjoyed poolside drink service. Pool area very clean and ability to easily go from beach to pool was nice.
