Staff was incredibly nice, property was clean, but parking was tough (too many spots in tiny side area) and the inn is LOUD. We could hear every door close, etc. We were in room 1 and could hear all the traffic from Memorial Drive all night long.

Absolutely wonderful stay at Town & Tide! The staff provide 5 star service and attention to detail. They are hospitality experts, checked in often and went the extra mile to ensure we had a great stay (wrapped up a breakfast, provided early check in, etc). There is a gorgeous pond and plenty of places to sit and relax in the well shaded courtyard. The shed is another sitting area set up with amenities for guests that we enjoyed. The rooms themselves are comfortable, modern, and impeccably clean. The property location couldn’t be better if you’re looking for central but not noisy. You can catch the free shuttle bus one block away. Parking at the inn is convenient. We will definitely return!

Beautifully renovated property! The grounds are also well kept. Parking was a bit tight but nice to have a reserved spot. After hours check in was super easy. Breakfast in the morning was amazing! Staff was very accommodating with any food preferences. Bed was comfortable and room was spacious. Overall great stay! Would definitely come back!

absolutely LOVED this place, and now that we've seen how difficult it is to find parking in newport, we're thankful we picked a place with parking! innkeeper tonie is an absolute gem, super approachable and helpful, provided great local info and recommendations. the room was perfect and very comfortable, and my favorite perk was having coffee available in the lobby 24/7 via a keurig with pods and a mini fridge for creamer. for me, this is a huge plus. we only stayed one night, and breakfast the following morning was kindly adjusted to accommodate appetite and dietary restrictions, and it was delicious. the location is perfect to enjoy the cliff walk, and also a quick walk to downtown and the waterfront. my only regret is we only booked for one night! the next time we visit newport, i would go out of my way to stay here again.

The communication was excellent. Our room was absolutely beautiful. The bed was extremely comfortable and everything was very updated. The pillows on the bed were extremely comfortable. The bedroom and bathroom were very clean. They provide high quality toiletries and towels/linens. Parking is included in a safe little parking lot. There is so much attention to detail. We met friends out for brunch and did not stay for breakfast, but the dining room is absolutely beautiful. The service is extremely professional and friendly. The proximity to everything is convenient. They even have an adorable little shed for hot beverages and refreshments. We couldn’t get over how amazing this place was. We will stay here the next time we visit Newport.

We got away for a last minute mom & daughter overnight to Newport and found Town & Tide. We loved every moment there. Our room was spacious, impeccably clean, and had everything we needed. The breakfast in the morning was delicious and all of the staff we met were friendly and helpful. We will definitely be back again!

If I could give this 100 stars I would! The staff at Town and Tide are outstanding! The gardens are gorgeous--like a calming place. Our room is super-clean and comfortable. I feel like family here. Breakfast is served daily and more than delicious--anything we need, the inn manager goes out of her way to help. This visit has made our trip to Newport better than I could have imagined! We will be back...

The cleanliness, location, free parking and included breakfast make this place a 5 star stay. It’s a 5 minute walk to the cliff walk and 15-20 to Thames Street. The inn keepers were hospitable and always reachable - they even lowered the temp when we asked. Stay here if you are looking for a B&B that is reasonably priced compared to others in Newport.

Charming B&B in a great location. Modern amenities, very well kept, exceptional food! Please note that while Room 2 is advertised as sleeping 3 with king and sofa bed, the sofa bed in place as of the writing of this review was unsuitable and unacceptable for sleeping. If you are counting on this bed, you should consider other accommodations.

Nice house with good shower. Excellent breakfast. We woke up to a cold room on our first day on the 3rd floor and noticed the heat was turned off—only air conditioning on. We mentioned it to the staff and they said they could turn heat on for the 2nd floor and the heat would rise: that helped a little. We were offered an extra blanket that helped but did not warm the bathroom. Another problem was room 3. The door did not set in the frame allowing the light outside the door to directly shine into the room all night long. We had to hang a towel on top of the door and use clothing to block most of the light.

We liked everything except the size of our room (at the man building) and the fact that the have central cooling/heating - so no way to adjust. Location, cleanliness, staff great.

The Town & Tide Inn was a small wonderful B&B in Newport. The room was very clean and comfortable. The breakfasts were fantastic. The Inn Keepers were friendly and accommodating. We will be going back.

Very close to the Cliff Walk and beach for a different trip than I have had to Newport in the past. Staff is incredibly nice and very responsive. Already booked our stay for next year!

Absolutely wonderful stay at Town & Tide! The staff provide 5 star service and attention to detail. They are hospitality experts, checked in often and went the extra mile to ensure we had a great stay (wrapped up a breakfast, provided early check in, etc). There is a gorgeous pond and plenty of places to sit and relax in the well shaded courtyard. The shed is another sitting area set up with amenities for guests that we enjoyed. The rooms themselves are comfortable, modern, and impeccably clean. The property location couldn’t be better if you’re looking for central but not noisy. You can catch the free shuttle bus one block away. Parking at the inn is convenient. We will definitely return!

absolutely LOVED this place, and now that we've seen how difficult it is to find parking in newport, we're thankful we picked a place with parking! innkeeper tonie is an absolute gem, super approachable and helpful, provided great local info and recommendations. the room was perfect and very comfortable, and my favorite perk was having coffee available in the lobby 24/7 via a keurig with pods and a mini fridge for creamer. for me, this is a huge plus. we only stayed one night, and breakfast the following morning was kindly adjusted to accommodate appetite and dietary restrictions, and it was delicious. the location is perfect to enjoy the cliff walk, and also a quick walk to downtown and the waterfront. my only regret is we only booked for one night! the next time we visit newport, i would go out of my way to stay here again.

The communication was excellent. Our room was absolutely beautiful. The bed was extremely comfortable and everything was very updated. The pillows on the bed were extremely comfortable. The bedroom and bathroom were very clean. They provide high quality toiletries and towels/linens. Parking is included in a safe little parking lot. There is so much attention to detail. We met friends out for brunch and did not stay for breakfast, but the dining room is absolutely beautiful. The service is extremely professional and friendly. The proximity to everything is convenient. They even have an adorable little shed for hot beverages and refreshments. We couldn’t get over how amazing this place was. We will stay here the next time we visit Newport.

We had a great stay at Town and Tide Inn! Super clean, beautiful outdoor garden space, spacious rooms, friendly staff, amazing breakfast, free parking on property, and conveniently located to many things to do. The Cliff Walk is just minutes from the front door, and it’s an easy walk to the wharf for lots of dining options. Highly recommend!

LOVED Town & Tide!! It was our first trip to Newport and this was a perfect place to stay. Easy walks to pretty much anywhere, and parking wasn't difficult at all.

We stayed here for 3 nights and are very satisfied with our choice. The location is ideal. It’s walkable to center of town and many tourist’s attractions. We didn’t use our car while staying here. Staff are very friendly and helpful. Our first night here, our room was very cold, and they immediately adjust the temperature. The breakfast is outstanding. They provide different breakfast menu every day, and we truly enjoyed it. We will stay here again when we visit Newport next time.

We loved our stay at the inn. The staff was so communicative leading up to our stay about what to expect for check in, and even notified us that they had the room ready earlier than expected. The room was spotless and quiet, located in the garden house with a serene view. Breakfast was very good, and the location is in walking distance to most things. Definitely plan to go back!
