Was surprised there was only 1 disabled parking space in a fairly large car park. Rooms showed this was an old property with frayed, faded threadbare furnishings in places. Room was compact with I would say a 3/4 bed and not a double. En-suite was also compact. Linen and towels were lovely. Breakfast and evening dinner food was excellent. Great service from our server Caitlin. I just wish we had been told there was a wedding being held there on Saturday as we would have cancelled our booking as evening there was only the Avon room available for us to sit in that was freezing, so we spent the evening in our room as we didn’t like to impose on the wedding party. Gentleman on reception afternoon/evening his name began with E was also very helpful. On leaving Sunday morning my car was blocked in by a wedding guest and needed to request it to be moved as I needed to get away.

Nice hotel in lovely location with stunning views from our room. Staff very helpful and attentive. Hotel generally clean but needs some investment. The concern arose as there was a wedding at the hotel while we were staying which made it very busy and noisy so we did not want to use the restaurant for dinner. It became very apparent that getting to Bath or another nearby town for dinner was extremely difficult without using our own car. Public transport is very limited and taxi drivers didn't want to make the journey.

The hotel is beautiful Victorean property. The location is idyllic between the hills. The only issue was the narrow entrance and the lack of parking due to the tour buses the used 4 parking spots. Other than that, the hotel was a hit. I would definitely stay again.

Clean and comfortable room. Lovely views. Quite old fashioned and could do with updating. Bathroom very small. Limited plugs by the bed. Inadequate window coverings so very light in the morning. Car park very tight for space when a wedding is on.

Decor looks dated but good value and location overall. Bus at the end of the lane into Bath was just £2. Parking was over flowing but it seems there was a wedding event going on that weekend.

We stayed for 2 nights in a family room which was comfortable, clean and very quiet so had a good night's sleep. The hotel was set in beautiful surrounding countryside with exceptional views of Wiltshire from the bedroom window. The experienced bar manager was exceptionally welcoming, friendly, polite and offered amazing customer service while we visited the bar lounge on the ground floor that looked spacious and impressive full of the old antique style interior design features. The reception staff were helpful too on arrival. There were adequate car parking facilities outside which is free for residents. I would highly recommend this reasonably priced hotel to anyone visiting Bath and nearby areas.

Enjoyed our stay here. The room was clean and comfortable. Bed very comfortable. Bathroom a little dated. Staff were lovely. The grounds were enjoyable. Only negative was the traffic jams when heading out of a morning. Otherwise would definitely stay again

In beautiful surroundings. Ideal as a base for visiting Bath if you have a car. Great value for money as we booked last minute and got a deal. The hotel is dated, but cleaniness more than makes up for that, so 10/10 for housekeeping. Would stay again, but think of this hotel as a clean, budget, hotel for somewhere to sleep, rather than a special treat away.

Room was in need of refurb. That said what made it not great were the curtains which had seen better days. New curtains and the need for redecoration would have not been as noticeable. Bed was comfy, sheets were clean. Breakfast had some high quality sausage and bacon but let down by scrambled egg.

Overall our stay was just ok. We felt the property lacked in upkeep. It was very old in style and would benefit from an uplift. Stained carpets, paint jobs required, new bathrooms needed. The light fittings above the beds were dangerous in our opinion, especially to children with prying hands, and the shower didn’t work very well. We had to use the bath. Having said all that. The bed linens and towels were clean and the staff were very helpful.

The communal areas on the ground floor were beautiful, well lit with expected features of a period property. Breakfast was fine with a self service experience. The room was small and had been cleaned to a basic standard. Stains on the chair and the bed was broken sinking into the top right corner. No opportunity to get comfortable for sleep with 2 in the bed. The bathroom was small but suitable had the toilet seat been stable. A kettle was available in the room which had only been half stocked with supplies meant to be for 2 people. On arrival our greeting was not welcoming however other staff members were lovely, throughout the duration of our stay. Overall an old beautiful building with expected subsidence given its location, but no excuse for poor maintenance of furnishing and unfriendly staff.

The reviews mentioned the rooms being dates and bathrooms smelling slightly damp are true, but it’s not the end of the world and the rooms are clean comfortable. The staff are really friendly and the bar and open fire are nice. The downside for me is the fact the doors and walls are paper thin and you hear ever conversation, creak of floorboard, vacuum and cleaners shouting to each other. Apart from that it’s a nice hotel.

Although was a late booking, my room was very dated with a cramped bathroom and toilet. The bedroom window also overlooked a metal external staircase and overlooked the main kitchen ventilation stack. WiFi reception was poor and had to hang out of the window to get a signal.

Lovely view from our room, comfortable bed and good amount of space. The bedroom was very hot though which did affect our sleep, we opened the window as wide as we could but didn't use the fan in the room. Buffet breakfast was nice, good selection of hot and cold options. We enjoyed our stay!

Nice enough place, just a little shabby around the edges. Staff on check in were efficient but not very chatty. Room was at the top of the hotel up narrow stairs, clean and comfortable just needs updating. TV worked well, internet slow. Ate in the restaurant as a solo traveller, the dining room was cold, but the food was okay and the staff again were efficient but not very chatty. Had 1 drink in the bar, needs updating but staff friendlier. Near enough to Bath but nothing much else around the hotel so you will need to be able to drive and be happy with the dining options

The hotel was rough around the edges. Very tired, no plugs near the bed, the water pressure was so bad it was impossible to have a shower or bath. No parking available had to park in the village.

The area and the hotel exterior are amazing! Beautiful. Amazing. Stunning. Some front desk staff were really helpful, others moody and unwelcoming. The rooms, they were ok. Smallish. A little worn. Beds were comfortable.

The room was clean had all I needed bed was comfortable. I always like to have everythign charged to my room so much easier when passing my final invoice to the company I maybe working for. This was not possible at this hotel.

I stayed here as it was close to where I was going to. Our Greek receptionist was lovely as were all the staff which makes a hotel special. Fans in the room made the warm temperature bearable. The view over the valley were amazing.

An absolute disgrace of a hotel. Creaking boiler which sounded like a train passing meant not a wink of sleep, hotel packed with noisy wedding guests, nowhere to park, no room service available and restaurant closed far too early. Creaking boiler which sounded like a train passing meant not a wink of sleep, hotel packed with noisy wedding guests, nowhere to park, no room service available and restaurant closed far too early. The hotel was brilliant , warm and welcoming, meals were fantastic,friendly and helpful staff . Our room was on the third floor with lift going to second floor leaving with some steps to the room. Our room was comfy,warm plenty of tea and coffee. Theres a bus stop at the end of the road if you wish to catch a bus to bath . Staff very helpful with info on this. Certainly will stay again.

We stayed for 2 nights in a family room which was comfortable, clean and very quiet so had a good night's sleep. The hotel was set in beautiful surrounding countryside with exceptional views of Wiltshire from the bedroom window. The experienced bar manager was exceptionally welcoming, friendly, polite and offered amazing customer service while we visited the bar lounge on the ground floor that looked spacious and impressive full of the old antique style interior design features. The reception staff were helpful too on arrival. There were adequate car parking facilities outside which is free for residents. I would highly recommend this reasonably priced hotel to anyone visiting Bath and nearby areas.

This hotel is old and has charm BUT our room wasn’t serviced- they were not going to change the towels until we asked for fresh. You don’t expect to make your own bed and use wet towels for 2 nights in a decent hotel. Very disappointed

In beautiful surroundings. Ideal as a base for visiting Bath if you have a car. Great value for money as we booked last minute and got a deal. The hotel is dated, but cleaniness more than makes up for that, so 10/10 for housekeeping. Would stay again, but think of this hotel as a clean, budget, hotel for somewhere to sleep, rather than a special treat away.

A big castle of a place with a view of the valley, in hilly area between Bath and Bradford. You need a GPS to navigate the roads. With that, it’s a short but challenging drive to the centre of Bath. Public areas are nice, good patio, room was fine, adequate parking. Floors were a bit of a jumble and although there was an elevator you always needed to lift your luggage up half a flight.

A nice hotel with lots of character, but it's located up a hill far from anywhere and surrounded by narrow streets where two cars passing side by side have centimetres to spare and sometimes, one car has to give way to the other as only one can pass at a time. So almost impossible to even go for a walk. There's nothing to do in the area, so the only option is to read a book, watch TV or go to the bar. Bath is 20 minutes away and a nightmare to get to on such narrow roads. Admin staff was rude and unfriendly. If i ever returned to Bath, I'd stay in Bath.

The hotel was ideally located, very near to Bath yet surrounded by beautiful countryside. The views were incredible The staff were excellent and the room was good. The only negative was sadly the dinner we had which apart from the enjoyable sweet was otherwise rather uninspired and tasteless.

8/10 lost points on the mattress being very firm, not conducive to a good nights sleep for me sadly. Double Room was small but adequate for us for 3 nights stay. En suite spacious, nice big shower cubicle,hot water. Food was very good, plenty of choice on the menus in the evening. Breakfast was help yourselves so as much of whatever you wanted. Only down side was the dreadful tea from an electric machine. Weak, tasteless, colourless. Everyone was complaining about it but was the same every day. Staff friendly and efficient.

This was an absolutely magical property! Up on a hill in the outskirts of Bath and the most beautiful place. The staff were friendly, the rooms were nice, and the hotel dinner was great! Stay here if you want to experience the true Bath!

Room was in need of refurb. That said what made it not great were the curtains which had seen better days. New curtains and the need for redecoration would have not been as noticeable. Bed was comfy, sheets were clean. Breakfast had some high quality sausage and bacon but let down by scrambled egg.

Generally ok, room was spotless and the hotel was in a lovely area. Evening food was terrible, over cooked, reheated, cold risotto, with no taste, was only refunded the risotto and not the garlic bread that was ordered with it and not eaten.

This is a great hotel to stay in... close to but not in Bath. Its old world charm is lovely, with high ceilings (and the occasional wonky floor!). Leave the car at the hotel and take the bus from the river bridge into Bath. Dining options are excellent with a buffet-style full English breakfast and a range of dinner options.

Great location and the rooms were clean, however the whole hotel is in serious need of a refurbishment. Also if you have mobility issues avoid the third floor as the lift only goes up to the second floor. The breakfast was very expensive for what was served too.

Average hotel. Disappointed they only serve breakfast until 9:15. We were on holiday and could only get an 8:30 slot. Needless to say we didn’t make it. Most hotels serve breakfast until at the very least 10:00. Sorry, but I’m not getting up for an 8:30 breakfast when I’m on my holidays! Guy on the check in desk wasn’t very welcoming either.

Our room was lovely and clean and had everything we needed. Good choice of breakfast and kids were free which was a bonus, we didn't use the bar area or anything else. The only thing I would say but which wouldn't stop me from staying again was that it was quite an old building and maybe needed some decorating in some areas but overall it was nice and the bed was super comfy
