Had a one night stay, I called ahead as we had some queries and one of the hosts name Roy was very informative and happy to help, we stayed in one of the queen rooms on the ground floor room 8. Was very clean and comfortable. The only thing we found was the toilet flush effects the shower temp, the shower itself was very good. Don't know about breakfast as we didn't have any but it is available. 10/10 would highly recommend and will most definitely revisit.

Where too begin, our room located ground floor. The door bell constantly rang, the bell must of been located outside our door. First morning, fire alarm goes off at 0630brs nil brigade called. Smoke seen in the basement area, shower steam blamed for the alarm. Mattress was like blanks of wood, pillows thin. Property is in a good location, so you are paying money for this area. Also messaged the property the day of check in to ask if I could leave luggage there before 2pm, still no response.

We had a great stay. Very comfortable. sunny room an easy walk into the old city and to the university. Easy in and out. We didn’t see the manager at all from the time we arrived until we left but we didn’t really need him either. The only down side was the stairs (no elevator) to the room. Otherwise, highly recommend!

The best thing was the area, several good eating spots and was convenient for the university where I was at a conference, however I would not choose to stay here again, I felt it was very overpriced for what it was. I was in a small single room which felt very dated and a bit shabby. One out of three mornings I had no hot water

A very convenient place close to the attractions. The place needs a bit of renovation but is located in a good area. Can use some comfortable mattresses as the current ones are not good and the bathroom fan was too loud.

It was a pleasant stay. Located on a busy road but luckily my room was facing the back of the hotel so it was nice and quiet. There were no reception staff after 6pm but check in instructions were sent to me which was straight forward. The kettle was not in a good condition, I didn’t use it. There was no heating in the room but I was provided with a small portable electric heater which did the job. It would struggle to heat up the room in winter months especially December onwards. There are few good restaurants nearby.

After walking from the train station (about an 30 minute walk), we were greeted with a note stuck on the door that said nobody was there to serve us. Thatvif we were guests with reservations (which we were) to call the number on the note. Neither number worked. After about 15 minutes of trying to figure it out amd wondering what to do, the manager arrived and seemed surprised to see us. We got our keys and went up the 3 flights of winding stairs that didn't look very sturdy and made it to our room. The bed was super firm. Bathroom was very clean. Floors were not in good condition.

Good: handy location, spacious room and spotlessly clean. Staff member I saw was very friendly and helpful Bad: slightly shabby decor in places. Also expensive but that seems to be the norm for Edinburgh - definitely pricier than previous visits to the city.

This reresents excellent valuw. Rooms was very clean, all the facilities you would need. No need to pay double the price for something probably not as good. Will definitely book again next time I visit Edinburgh.

Management responded instantly so I believe they are very invested in their customers. I think the bed mattress should be upgraded. The bathroom floor in our room was a bit water logged and grout needed to be cleaned. I do think this is a safe hotel with a good rate per night.

We only stayed one night in a small double room at this property, but the room was quite adequate and the bathroom was especially wonderful--great shower, good lighting, recently remodeled. It is also located in a nice neighborhood, with several good restaurants and coffee shops close-by, and a reasonable walk (about a mile) to the Royal Mile.

Beautiful old building. Local neighborhood feel. Great porridge. Hot showers. Very clean and modern bathroom. Our room was at the back and so very quiet. Restaurants to walk to. Owners were very pleasant and helpful. Easy to get to city center via bus. Enjoyed our stay.

The lady in charge was friendly and helpful. There was only Continental breakfast available, and that was limited and cost extra. I booked here because my usual guest house was not available, paid quite a bit more for a top floor room with sloping roof and very small window.

Lovely comfortable, spacious room. Lots of really great coffee spots nearby and some amazing food options without the tourist tax of the city centre. I will definitely stay again next time we're up.

The host was accomodating/ lovely. I.e., accepting a postal delivery prior to my arrival, help booking a taxi and with my bags. The building historical and majestic. My room had all I needed. Thank-you. Constructive feedback, room needs updating. I.e., decor, stains on carpet, shower door not fully closing, min ventilation. Hotel is on a main busy road and you could hear traffic late/ early.

Initially disappointed by the tired decor, broken blind and sofa, photos not truthful and concerned on finding negative reviews saying the same ( I’d only seen positive on booking). It was expensive and given too many stars. However I realised Edinburgh is expensive and over priced like London and actually we ended up having a lovely stay. I prefer character to modern. It was quiet even at the front we used shutters to reduce noise, bed comfortable ( new mattress possibly), warm , clean , everything worked well (except a blind and sofa) , breakfast was lovely and reasonable and owner was very helpful and responded quickly by text. We would stay again but not at the price advertised. It was very convenient for getting many different buses and not far by taxi from station. Shops and restaurants close by.

Very shabby room was not ready until an hour after check-in time. From then we never saw a manager or any service personnel or even towel service. We question the legitimacy of the reviews shown on hotels com for this location.

Useful location but on arrival no one there and had to call to get access. Not very welcoming. High degree of utility. Nice artworks. Didn’t see any staff at all when I left so went on my way leaving the key as indicated in a glass jar

While the room was pleasant & comfortable, the guest house itself felt abandoned. For my entire 3 night stay I never saw anyone staffing the front desk, the restaurant looked shuttered & it appeared as if no one was in charge.

We stayed at this Guesthouse on 2 separate nights. We were able to check in early and staff were very polite and considerate. Beautiful old property just needs a little refresh.

It was a pleasant stay. Located on a busy road but luckily my room was facing the back of the hotel so it was nice and quiet. There were no reception staff after 6pm but check in instructions were sent to me which was straight forward. The kettle was not in a good condition, I didn’t use it. There was no heating in the room but I was provided with a small portable electric heater which did the job. It would struggle to heat up the room in winter months especially December onwards. There are few good restaurants nearby.

After walking from the train station (about an 30 minute walk), we were greeted with a note stuck on the door that said nobody was there to serve us. Thatvif we were guests with reservations (which we were) to call the number on the note. Neither number worked. After about 15 minutes of trying to figure it out amd wondering what to do, the manager arrived and seemed surprised to see us. We got our keys and went up the 3 flights of winding stairs that didn't look very sturdy and made it to our room. The bed was super firm. Bathroom was very clean. Floors were not in good condition.

Initially disappointed by the tired decor, broken blind and sofa, photos not truthful and concerned on finding negative reviews saying the same ( I’d only seen positive on booking). It was expensive and given too many stars. However I realised Edinburgh is expensive and over priced like London and actually we ended up having a lovely stay. I prefer character to modern. It was quiet even at the front we used shutters to reduce noise, bed comfortable ( new mattress possibly), warm , clean , everything worked well (except a blind and sofa) , breakfast was lovely and reasonable and owner was very helpful and responded quickly by text. We would stay again but not at the price advertised. It was very convenient for getting many different buses and not far by taxi from station. Shops and restaurants close by.

Lovely comfortable, spacious room. Lots of really great coffee spots nearby and some amazing food options without the tourist tax of the city centre. I will definitely stay again next time we're up.

Staff were very friendly and the location was great. A short bus ride into central Edinburgh and reasonable fares. The guest house was a little run down, but very clean and charming. our room was at the front of the guest house and i was expecting traffic noise, but it was very quiet and we had a good nights sleep.

A very convenient place close to the attractions. The place needs a bit of renovation but is located in a good area. Can use some comfortable mattresses as the current ones are not good and the bathroom fan was too loud.

We only stayed one night in a small double room at this property, but the room was quite adequate and the bathroom was especially wonderful--great shower, good lighting, recently remodeled. It is also located in a nice neighborhood, with several good restaurants and coffee shops close-by, and a reasonable walk (about a mile) to the Royal Mile.

The lady in charge was friendly and helpful. There was only Continental breakfast available, and that was limited and cost extra. I booked here because my usual guest house was not available, paid quite a bit more for a top floor room with sloping roof and very small window.

Had a one night stay, I called ahead as we had some queries and one of the hosts name Roy was very informative and happy to help, we stayed in one of the queen rooms on the ground floor room 8. Was very clean and comfortable. The only thing we found was the toilet flush effects the shower temp, the shower itself was very good. Don't know about breakfast as we didn't have any but it is available. 10/10 would highly recommend and will most definitely revisit.

it was a short stay at the Southside Guest House but it was very nice. It is a small boutique hotel with 8 rooms. The building is over 100 years old and my room is spacious, clean and with modern amenities. My room has a 4 post bed and through French windows, opens onto a private garden. I wish I were staying longer to take advantage of it. The hotel is also very convenient. Several buses run in front of the hotel both ways. So going to Old town and coming back is easy. Also very walkable. In the neighbourhood there are many restaurants, surprising amount of Asian restaurants and stores as well. The hotel offers breakfast at a low price. It has a self served cereal juice bar and also a plate of egg and sausage and bacon is included in the price. Haggis is also available together with breakfast. Staff is very friendly. I recommend this place and will visit again when I am in Edinburgh

While the room was pleasant & comfortable, the guest house itself felt abandoned. For my entire 3 night stay I never saw anyone staffing the front desk, the restaurant looked shuttered & it appeared as if no one was in charge.

Beautiful old building. Local neighborhood feel. Great porridge. Hot showers. Very clean and modern bathroom. Our room was at the back and so very quiet. Restaurants to walk to. Owners were very pleasant and helpful. Easy to get to city center via bus. Enjoyed our stay.

Reasonable price considering it was during the Festival time. Very spacious bedroom, with space for sofa and floor space for suitcases. Very friendly and accommodating host. No problem to leave bags early before check-in. Good cooked breakfast for 8.5 pounds. Easy walking distance to main sites in the city.

My stay was uneventful, I slept well and safe but the location did not match their pictures nor do they have the amenities they advertise. I had a garden room, with Victorian doors that open to a garden however it was evident that this garden had not been tended to in a very long time and actually was overgrown and had become an area of storage. The site shows a beautiful front facade with greenery however upon arrival I almost did recognized it as there is no greenery in front and actually piles of garbage and discarded household tools/appliances)ironing boards and other rubbish. In addition the site showcase breakfast in their restaurant. Upon arrival there was a note that the restaurant was under renovations however looking through the door is was clear that there were no renovation happening nor going to happen another storage area for random stuff. I had fresh water in my room daily, but some days the dirty towels remained on the bathroom floor and the bed was never made. Roy a worker/ possible owner was kind and helpful but rarely seen I had to communicate through hotels.com to find him. Lastly their proximity to area highlights isn’t not accurate unless you are an avid and strong walker the bouts 25 mins to royal mile. I am an athlete and if I pushed myself I could get their at a minimum of 30, but reality is 40 -45 mins to the royal mile at best if your fit! WiFi was nearly non existent In the room. It was sad to me bc the home has such tremendous potential!
