The rooms were clean, staff was friendly and location is fantastic to access downtown Kelowna. Yes I would stay here again. The only negative is in regards to parking: the hotel has underground parkade (6ft clearance) and alternative back alley parking. Be warned if you have a full size truck (over 6 ft) clearance it will not fit in the underground parking. Also the back alley parking is difficult to squeeze a truck into which leaves you to navigate expensive private owned (and busy) parking lots downtown.

The Royal Anne is in a great location for staying in Kelowna, - nice walking nearby at Lakeside Park, good restaurants, coffee shops, bookstore etc. all close by. quiet. Has a nice compact gym. Good breakfast.

The room smelled when we arrived. They were willing to spray the room but because we have major allergies to smells we decided not to do that. The staff was amazing, very friendly. The location was great. Generally the place was okay!

The front desk crew were very great! The bed and pillows were comfy. The bathroom wasn’t as clean as I like. There was soap chunks left on the shower nozzle and the little shelf at the end of the shower.

Clean; comfortable bed and linens. Downtown location - walkable area. Very nice amenities and breakfast provided. Note it is not a new hotel and does show its age in some common areas, but nothing that detracts from a clean efficient stay.

This was one of the cleanest rooms I ha e ever stayed it. Staff was friendly and helpful. The price was decent. Not a ton of parking for the hotel but overall ve y satisfied.

The hotel itself was very clean, and overall definitely a pleasant stay! However the environment, obviously being downtown, was definitely a little nerve wracking walking back to our room at night. My only other complaint would be the soundproofing- as in absolute zero…. Every sound from other rooms and hallways was audible. This is understandable with it being an old hotel, but it still hurt the ambience a bit. If you’re looking for a clean bed to sleep in with great proximity to everything you need, this is place for you. There are a couple qualms with it, but nothing that would 100% dissuade me from staying here again.

Only spent one night but had a pleasant stay. The hotel is very clean and well maintained. Free parking nearby (the hotel parkade was full). Staff was friendly and helpful. Great breakfast, good variety. Lots of great dining options on the same street. Only downside of my stay was that the room was on the street side (a bit loud in the evening) and across from the elevator (you can hear the elevator going up and down all evening and in the morning).

We were glad we chose Royal Ann Hotel a gem in Kelowna downtown area and near the broad walk by the lake . It is only steps away from many fine local restaurants and stores. All staffs were friendly and professional to their jobs. Our room was very clean and the breakfast was fresh with many healthy food items.

Staff service was above and beyond!. It’s our wedding anniversary and I surprise my husband to a concert in Kelowna. We were both surprised when we go in to our room because they decorated it and gave us a wine. The room was so clean and comfy. Thank you to the amazing front desk lady and the lady who did the decor. I wish we could stay longer.

The room was fabulous , the front desk staff were friendly , curious and helpful … I would give 5 stars , the only reason I did not was because of the desk manager - her name was Sierra , she was curt , short and rude ! I asked about possibly staying another night , which was fine but for a different rate , I had said in the morning ok well I would let her know within the hour .. and I did call back and say that our plans had changed and we wouldn’t need the room for a third night … she said ok , I thanked her and said I just wanted to let you know as soon as possible so not to hold the room - she chuckled and said yes well it’s a good thing as if you waited any longer we would have charged you regardless … very rude and unprofessional as I had told her I would let her know if we needed the room or not within the hour and I called back less than half hour later … Everything else about the hotel , staff , breakfast and room was fabulous … maybe she was having a bad morning … however , she was plain rude and not pleasant at all ..

The staff was extremely rude and refrained from giving us anything we asked for. Not even water or any cutlery. We had to go to the ground floor everytime we needed something. They telephone in the room was of no use. All staff members had a weird attitude.

Great hotel downtown. The street was busy and had a lot of foot traffic. Many things were within walking distance of this hotel, however, the immediate area of the hotel did not always feel the safest. Worth the stay regardless, just something to be aware of.

Our room was very spacious and clean. The area around the hotel is very vibrant with lots of eating options and very close to the lake front. The large number of drug addicts and homeless in the area was very disconcerting and made us feel unsafe.

Downtown location was good in terms of proximity to downtown / city park events. But downtown Kelowna is very loud until 1am. Hotel shows its age.

Location downtown is good but street it’s on is shut down for cars. Check in is awkward. Plus downtown Kelowna is terrible. Drugs and drug injection everywhere.

Pros: The location of this hotel is perfect. Walkable to restaurants, shopping, bars and the beach. I found our room and all common areas to be very clean. The staff was friendly. Cons: The free hotel parking is very limited. There is metered parking and a pay for parking lot next to the hotel. If you are a light sleeper you may want to use the free earplugs found in the room as it was a little noisy at night. Small price to pay for the great location.

Great value at this little gem only 2 blocks from the water front. The breakfast includes eggs, pastries, bagels, fruit, yogurt... Good selection and plenty of it. The staff were very helpful and courteous. Cookies at the check in are a nice touch. Underground parking is limited, about 18-20 spots.

Fantastic hotel! Great location being in the middle of downtown, close to the beach and restaurants. The hotel is on the older side, so there may be some issues with in room noise, but we did not experience this. Would recommend and stay there again. Solid breakfast.

It would be nice if they had some type of meat for breakfast. Our ceiling was falling down in the bathroom and we had some issues with the TV. It’s a great location and the balcony and parking is just a bonus.

This hotel was a pleasant surprise. I wasn’t expecting much but it was very clean, awesome balcony in the room and in a very convenient location. The beds were comfortable, nice towels. It must have been recently renovated because everything looks newish. The breakfast was also really great, lots of options and even gluten free bread with a separate toaster. I would definitely stay again. It’s right near the waterfront and walking distance to Prospera place and the community theatre as well as many restaurants and shops.

Location is fantastic as you walk right out onto the mainstreet where all the attractions are..hotel is older but has been remodeled, the room was spacious and clean and the staff were very friendly. .underground parking is for smaller vehicles only..our canyon barely fit...the buffet breakfast was disappointing, we skipped it on the 2nd morning.

Nice location, my room was smelly like cigarette smoke- they were unable to love me to a different room so tried to cover it up with air fresheners. Old hotel with quirks. Kind and friendly employees.

We couldn’t find the place so finally gave up. The neighbourhood was quite unsavoury so we didn’t feel comfortable parking somewhere and walking around to find it. I just list over $250 so can’t say anything favourable.

Great location and decent rooms however a lot of homelessness and crime in the area. I would not park a big truck there as you will not fit in the parkade (6 ft clearance) and you will have to park in the back alley. Unfortunately a lot of drug users are in that back alley and your vehicle / belongings are not safe to leave in the vehicle - do not leave anything in your car.
