The room was a great size, clean and comfortable. Location was perfect for food, beach and a holiday buzz. The Pool was perfect. It had just opened, and the temperature was great. The only negative comment was the greeting and reception. No information was given about the gym and sauna, which we couldn't find and had to ask a resident in the other block. We didn't know if our room was going to be serviced, since we were there 3 nights.

Great heated spa & pool. Comfortable bed. Large room. Rubbish bin had not been emptied in our room from previous occupancy. However on check out when I mentioned it I did receive an apology. We were travelling with overseas visitors who commented on the various notices in the room about various “rules” and what you would be charged extra for if you did not “comply”. Eg: bottles had to be placed in bins in the basement. If you forgot anything in the room after checking out there would be a fee tp open up. Our guests found this off putting.

Good location with fairly large studio room. Gym and sauna not available during my stay. No stove or oven. No small bottles of toiletries if you are expecting them, although better for the environment.

Discovered the pool was being renovated and had to pay to go to public pools. One of the reasons for booking the accommodation, was the onsite pool. A few things in need of repair, eg. Broken drawer, net curtains (needed to be washed), dining table.

Great Location close to shops and the Mount. Friendly staff. The downside was the pool was closed the whole time we stayed there and Front Desk didn’t know who to contact about it. Luckily Mount Hot pools is just a few steps away.

great spot for an overnight stop . Short walk to all the bars and eateries . Only negative was the parking spot was so small . Quite a squeeze to get an average size vehicle in .

The parking is an absolute joke. Parking is a private lot under the building which is no problem, but the spaces are extremely small and the support columns for the building protrude into the parking spaces. I could not fit our Toyota Rav4 into our space because it was so small. The tires were overlapping the parking lines into the spaces on both sides of the car. The elevator from the garage to the first floor wouldnt work for several minutes. My wife and I got stranded in the garage until the elevator door decided it would finally close for us. The hallsways stink, they dont enforce the no-smoking rule and our neighbor was definitely smoking in their room which stunk up the entire place. In our room, the carpet was absolutely disgusting! Stains everywhere. The heat didnt work, the phone in our room didnt work and we were located directly on the sidewalk. Someone could just climb through our window. We were there for 2 nights, and that was 2 nights too long. Do yourself the favor and find another hotel to stay at. This place is cheap and charges you extra for EVERYTHING. Wash your own dishes, make sure you clean the entire room before you leave, make the bed and take out the rubbish or youll be charged an arm and a leg.

The hotel is in a great spot close to the beaches and cafes. The unit we were allocated was right on a busy road and is quite dated. The furnishings need a refresh. The pool was closed. I used the gym , which was ok. Parking is safe and adequate.

I travel a lot, and I’m quite tolerant so I don’t typically submit reviews. This might be the dirtiest room I’ve ever been in - not just dust and hair (that too) but also the kind of soiling (mold, scum) which accumulates over months/years which (likely low paid) cleaners on a very tight timeline in high season can’t reasonably be expected to remedy with a quick sweep. I took photos and showed the desk but the part-owner wanted me to confront the cleaners directly because they “wouldn’t believe him”. This is inappropriate. Owners/management need to take some of the hefty high season profits and invest in deep cleaning, re-grouting, painting, etc. Proximity to the Mt ensures bookings, so they can get away with this, but it is a shame. For over $200, dated is fine, small would be fine, but dirty is never ok.

Hairs on bathroom floor and inside bathroom drawers. Broken toilet seat. Shower caddy broken. Dusty surfaces and skirting boards. Dirty windows. Kitchen cups and glasses dirty. One rubbish bin was emptied after first night, and that was all (no clean towels or bed made etc). Bed was extremely soft and uncomfortable.

I am only giving the ocean side resort two stars. The room was nice and located close to the beach. However when I arrived, there was sand in the bed and on the sheets. When I went to the front desk to ask for my sheets to be changed. The manager said someone would do it. But no one ever came and changed them. I ended up having to take off all the blankets and use a hand towel to brush off all the sand. It was gross and I am really disappointed by the staff at the hotel. That seems unacceptable for a 5 star hotel.

Dirty and bad smelling unit, leaking water on carpet that was soaked. They did not move us neither fix it. Lots of hair on carpet, pubian hair on bathroom. Pillow cases dirty smelling other people's BO. Disgusting. I complaint abput it and manager sent new ones. No blackout on curtains so you wake up with the sun. Communication terrible, they ignore phone calls and almost all times nobody looking happy. A very sad review as location was amazing but definitely not worth the stay.

We stayed one night. The location is great right next to the Mount and beach. The standard of servicing is not up to requirements. We had to clean the washing machine filter to use it. The same with the shower, with grime and hair still on the shower base. There were coffee stains on the kitchen bench. It would appear to us, all the cleaners did was was change the linen. There was a 3rd single bed left in the lounge in an unmade state. When we approached the desk the next morning, the man at the desk showed now interest, or even appologised. He said, "the cleaners were probably preparing for the next guests, in the leaving the bed like that. Another guest at the desk approached us outside and said they were appalled at how he answered us. The owners should know, as we cannot recommend this accommodation. Photos attached.

Great location for most things at your fingertips, huge kitchen in the 1bd apt although I’d change the rokm description for 223 as an ocean glimpse not ocean view, when less that 25% of your view is the ocean view it’s a glimpse.

The management are lovely people and do their job well, and cleaning and service is excellent, so these comments are not about them; and particularly as each room in the resort is privately owned and run under Body Corporate structures, which would be separate from day to day management. The rooms are clean and spacious however they are old and appear to have never been updated or refurbished. The biggest complaint is (after having stayed more than once - so have experienced different accommodation) is that the mattresses and bases of the beds are old, don’t appear to be innersprung and are too soft to provide adequate support. Visitors are unlikely to return to sleep on them; and we will not return until they are replaced with new, modern, high quality mattresses (& preferably new bases as well).

The room is located close to both the mount beach and also internal harbour. Room was old and in poor condition ground floor looking at the back of a tower complex. Walls were really thin we in room 115 117 next door had kapa kaka and conversations until 2:00am along with many knocks on the wall beside our bed. Wouldn’t stay here again.

The one bedroom ocean view suite is spacious but with a musty smell particularly the sofas which we have to sit on with no choice. Sheets are old and pilled. The ocean view is only a tiny little view in between the twin towers apparently the Oceanside resort is a three levels only building and don't think you'll be put into the tall twin towers. It's deceptive because one of the pictures on website shows a wide ocean view. We are quite upset about it because we could have chosen a lower rate room with no view. We wish we've looked at previous reviews before booking it. We took a photo from our balcony (2nd floor) which showed the actual ocean view you get. There are laminated signs all over the unit warning you that you'll be charged extra if you don't throw away rubbish, clean dishes, etc...it's not welcoming definitely didn't make you feel relaxed. They displayed two different WiFi login details in room we have to figured out the correct one ourselves! Won't stay again.

The staff were all very helpful and responsive. The property is very old and needing quite a bit of upgrade. The photos do not look like the condition of the property sadly. The carpets in the room and bathrooms very old and musty. Sheets were also not very nice. Lint balls and unpleasant to sleep in. No proper duvet covers The wifi also did not work.

Great location, not so great bed. The fitout is getting a bit tired and the bathroom in particular is in need of some renovation but everything was very clean. The only negative for me was that the bed was very very soft which didn’t make for a good sleep and had an achey body the next day.

So disappointed with not just the maintenance and cleanliness of the rooms and general areas (hallways etc) but our travel party had TWO seperate rooms booked - both paid for extra beds to be set up in the rooms. Whilst the extra sofa/rollaway beds were set up neither had pillows! Why did we pay for a half made bed?? This happened in both rooms! And our friends room had three registered guests but only 2 towels - and again ZERO pillows on the extra bed they had paid for to be made up? This is just pure cheap behaviour and a rip off. And no one was at reception when we tried to get pillows or towels, and no one there at check out either… probably to avoid all the complaints.

Nice and handy to walking around Mount, eating out town. Not happy with how you have to email staff you if want anything, they just don’t answer the phone. Plus you even have to take your own rubbish out. Would not stay again.

We had a contretemps with staff over using the extra bed. I wanted to go to sleep and wife wanted to read so she utilised extra bed. Next day told this included extra cost of $90. We maintained we had paid for the room and use of extra bed commonplace. Receptionist claimed we should have read fine print. After good debate she agreed to waive charges and we conceded need to read fine print in future

Generally our stay was fine very nice staff .Room is getting a bit tired lighting wasn't the best and TV hit and miss. Excellent position road noise intrusive but bearable. We will go back and choose another room

Love the location, at the bottom of the Mountain and close to Main Beach and Pilot Bay. Short stroll to the fantastic shopping area with lots of bars and restaurants too.

Fantastic location. Easy walking distance to Mt Mauganui mountain (great walk with amazing views) and beautiful beaches. Our studio room was a good size. One of the biggest we have had for this room type. For over $300 a night I would definitely expect my room to be serviced. We stayed 7 nights and this wasn't done even once! (just offered clean towels remove rubbish & commodities to be topped up if we asked) There are no restaurants or cafes onsite as advertised. Twin Towers is a completely seperate accommodation, that you don't have access too. Wifi is 50/50 & cuts out regularly. Bring your own pool tools (as there is a charge to use these) Friendly staff

The location was amazing! Within a couple blocks you have the harbor or the beachfront; a few blocks down is a lovely park, lots of restaurants and shopping. Mt Maunganui hot pools and the mountain itself are right on your doorstep. Our room was large, great balcony, bathroom, and kitchen. I found that the front desk is not always manned, which is sometimes inconvenient. The drain in the shower was also a bit slow.
