Property undergoing renovations. Pool wasn't available which wasn't listed when booking the hotel. The convenience of the place made it nice and the staff was pleasant.

A suitable room in a very convenient location at a low(er) price.There's construction on the site: pool, property fence, bare dirt from recent utility trenching. This will be more charming once the work is done. Clean, comfortable bed. Level 2 EV charger w/J1772 plug for a flat fee.

Understanding they are going under construction, their parking is inaccessible, they have a wall right infront of the driveway entrance that blocks going in, and to exit the building you have to go all around the end to make the turn out.

Property under construction so its a bit of a mess and parking entrance is not very big. Average facility.

The rooms were big and clean, but the property is dated and has limited outlets to plug things in. The beds were also very hard and the pillows very cheap. The continental breakfast was very simple consisting of one breakfast sandwich, bananas, water, coffee, and juice. The pool was also under construction, which was one of the main reasons we chose this place. Not worth the 250 a night we paid to stay there.

Drive way near the office is too narrow, probably due to owners needed space for swimming pool but in that process the narrow driveway is bit annoying

Swimming pool is under construction. The entrance is also the exit and the path to parking narrows to a single lane before going to parking. Continental breakfast is standard at best. The rooms are nice and well kept. The location is good for area dining options and freeway access. Overall a decent value choice.

I didn't like the fact that the parking lot asphalt was in such bad condition that I was tracking black dust everywhere in my room.

Room clean but very basic. Pool unavailable due to construction, breakfast not served. Gas powered tile cutting saw operated at 7am twenty three feet from room doorway. Dirt all over parking area which was tracked into rooms. Clerk argued regarding amenties...told me it was on their website and take it up with Expedia for refund. I would like to be contacted by Expedia regarding refund. This hotel should not be listed until construction is completed

The parking lot was undergoing construction which was inconvenient and made the cars incredibly dirty. The EV charger is very overpriced.

Rooms were very clean. Bathrooms were clean and updated. Comfortable beds.

The bathroom had moldy baseboards and shower tiles AC was great parking great Continental breakfast was not good they wanted 1$ for an apple juice or water bottle, had sitting out not refrigerated egg cheese bacon heat up instant processed bagels , non refrigerated croissant with cheese inside and bananas and that’s it

Dirty, AC leaked rusty condensation on the floor, something splattered on bathroom door, stained mattress cover, a very broken hair dryer. Would not recommend this place to anybody.

Staff is very hospitable and accommodating. Clean, relaxing rooms with all the amenities you could need for the stay. Parking is easy and location is very close and convenient for exploring the city. We have stayed four times and will be back for new adventures!

Perfectly acceptable accommodation. Clean. Had fridge, hair dryer, microwave. Walking distance to the college campus. I will be coming back.

The floor was very dirty, we showered, walked barefoot in the room and had to wash our feet before putting in our shoes

I arrived late and got a room. When I pulled the covers for the bed I realized there are many hair pieces underneath it. Called them and they replaced the room with an attitude. Next room's bedding was clean at least but there was mold growing on soap dispenser, 1 of the pillows had a black mark, mini fridge was making weird noises all night. I used the ironing board and to my suprise cut myself with it because there was a metal piece poking out from the fabric. And lastly I found a empty bottle of FIREBALL in the room. Overall very dissapointed. I have pictures of all these issues.

It is under construction which wasn't an issue on the weekend, but the parking lot was confusing to get out of. We had a wheelchair, and it was challenging to maneuver over the broken asphalt. The handicapped room was basic but had appropriate ADA necessities - low beds, walk in shower, plenty of room to move around in a wheelchair. Breakfast was bacon-egg-cheese biscuits, pastries, fruit, juice and coffee. I thought it met the expectations of a motel continental breakfast, but definitely not a hotel level. The room appeared clean but i found a large clump of hair on the shower wall meaning they had not washed down the shower from the last people. That made me second guess the cleanliness of the entire room. The pillows are small and weird. The beds are made with multiple flat sheets - flat sheets instead of fitted, and two flat sheets covering the comforter instead of a duvet. So all night, it was a tangled mess trying to figure out what sheet went where. You can hear everything from the next door rooms, people outside and upstairs. Overall, it was a place to sleep and one of the cheaper places in town. You get what you pay for I suppose.

Thin walls, very noise. I could hear everything in the next room. Very bare bones. Cleanliness was good.

Internet didn't really work so couldn't get work done. Felt clammy.

Rooms have been remodeled. From being location to downtown SLO AND Cal POLY. Good for a couple of nights stay at $150 or less nothing luxurious. Would not be the crazy prices when Cal POLY has something going on ($250+ per night).

The a/c was very loud. We could hear the people above us stomping late at night. Will not stay again.

Bedding was mid. Room small. Fairly noisy. Expensive for what you get.

Close to campus, good value. Wifi speed could be better.

Bed was too small (full size instead of queen), pillows were uncomfortable, fridge was noisy we had to unplug it, curtain didn't cover the window so room was bright the whole night, neighbors were noisy

Comfortable enough but it could have been better. The room smelled clean when we walked in. Everything seemed clean. I like the fact that there’s no pet allowed and avoided allergies. The pillows were not enough and not comfortable. We appreciate the sufficient lighting near our room but it made it seem like daytime in the middle of the night. How do, you ask? Well the room-darkening drapes were too short and we could see all the light from outside our room. Hence, we kept waking up in the middle of the night thinking it’s already past sunrise! The bathroom was clean. But I didn’t like that the toilet or loo did not have a cover! Also, there was not countertop space. No vanity in the bathroom. And what is the “Property Fee” for? There was no amenities that requires this fee after paying for Taxes and fees. I don’t we’ll pick another hotel/motel if we decide to come back to SLO.

The mattress slipped des around on the base leaving a gap that swallows the already tiny pillows you find yourself waking up two and three times a night retrieving your pillows and repositioning the mattress on the base And the base is metal and makes a sound like a metal drum every time you get up or get in

We've stayed with this hotel many nights over 4 years and the regular couple are usually lovely I don't know who filled in this time but they were rude gruf and didn't know their job

If you want PEACE & QUIET, this is NOT the place for you!!! Called the manager once at 2:30am, and the noise still kept going. They should also mop their room floors as well, because our socks got filthy black as well as our feet….

Sheila was absolutely fantastic! She was so very helpful in every way. Rooms were clean and as shown in pictures. Love that this Inn is so close to all downtown San Luis so shopping, dining, nightlife is all easily walkable. Also very close the the university!

The receptionist was very nice; he has great customer service! Very clean!

I arrived late and the lobby door was closed. The front off staff opened a side window and said he’d be with me in a minute. Mind you I was cold and tired. The gentleman was locked out of his computer and gave timing his boss. The could not provide a key because of the licked computer. It took 10 minutes before the staff walked. Me to my room and let me in with a master key ( which meant I could not leave my room to get back in ). He opened the door and I was hit with the most overwhelming scent of Pinesol which left me with a headache all night. Sheets descent Bed slanted. Pillows mediocre, bathroom clean, towels descent and smelt clean, . would not stay there again

The manager was rude. No courtesy, no hospitality. Would never stay here again!!!

Feel lucky to have found this gem. Lovely hard working staff. Property is well maintained. Bed is comfortable with nice linens. Pleasant stay. Plan on staying here when in SLO.

University Inn was a great place to stay. The rate was one of the lowest in the area and the location was conveniently located. I would highly recommend staying at the University Inn.

Very clean and nice continental breakfast. It is clear the owner takes pride in the property. It was just a little noisy. Fantastic location to Cal Poly.

Convenient location.

I was in the area for one night, visiting CalPoly with my son. The hotel was clean and welcoming, conveniently located from the university (short walk down the street). Staff was friendly and helpful. Overall a good experience, just what we needed for such a short visit

Breakfast is not good, consider as no breakfast. Coffee machine is very odd. One coffee is taking more than 10 minutes , long lines . AC machines making lot of noise.

They refrigerator not cleaned, there are leftover food from previous occupants. It said free continental breakfast but nothing offered except banana and cheese croissants. There was no continental breakfast, would not recommend.

It was clean and easy check in process! Breakfast was limited and slightly disappointing. No selection for non coffee drinkers. Other than breakfast sandwich and Danishes. That was it!

Fair price and quality. Room was clean and comfortable for our family of 4. Staff was helpful and the small "to go" breakfast was quality items (Jimmy Dean Breakfast sandwhiches, fresh bananas, danishes, coffee, juice and water). Super close to Cal Poly (only .8 miles) which was convenient as we were visiting our daughter their. The room seemed recently updated and worked well for our family. Would stay here again for a weekend stay.
