Very quiet and clean! The court yard areas were lovely. Although the pool and hot tubs in our court yard were not operational, the ones in the other area were. If I'm traveling here, i'd check this property first. Highly recommend!

It's a long list but here we go great stuff, for breakfast, hot clean hot tub open till 10:00 p.m., clean pool, grass to walk the dogs around in a little doggy area, one of the most comfortable mattresses I've ever had, and close enough to the beach that it made it really worth it while costing less than half. After staying at this specific hotel for one night coming back from San Diego we're planning a small vacation to Santa Barbara four nights at this place that's how good it was

The hotel is currently being refurbished it does have two pools one was closed but the other was open. The coffee in room is truly horrible so if you are staying long term get some kcups. Also the coffee in the lobby did not work the whole time I was there.

Construction prevented use of the pool & access to ice machine on our side of the hotel. Also, no breakfast. No microwave. I apparently reserved our room through Expedia so didn’t get reward points for the two night stay. Location was great, bed was great, quiet room.

This property is undergoing renovations. Our room was brand new. We stayed here for a concert and it's only a short Uber ride from the venue and downtown and a ton of great restaurants. Target is right across the street and Farm Boys is great for breakfast.

The price was reasonable. It’s a lovely property, the rooms all seem to enter from the parking side, but face a garden and pool on the backside. It’s a park like courtyard, the pool was clean, not heated. Lovely place to stay.

This was our first time staying in Santa Barbara, and Best Western Plus Pepper Tree Inn stood out the most to us for its great location, reasonable price, and dog-friendly policy. It was easy to find, with plenty of on-site parking, and close to shops (Target) and restaurants within walkable distance. The hotel had a nice grassy area for the dogs and was also pretty quiet. We barely heard any noise from neighboring rooms, which made for a relaxing stay. We also liked that our room came with a patio area - it was nice to get some fresh air in the early morning and to let our dogs out to sunbathe while we got ready. Overall, the hotel was clean and well-kept, though the floors in our room were a bit on the dirty side upon check-in, we ended up going out to buy some slippers to keep our feet clean. We also wished there was a microwave in the room for added convenience - they had one located in the lobby though. Despite a couple of minor issues, the cleanliness, overall comfort/feel of the room (loved the bathroom mirror!), and how dog-friendly it was, would definitely bring us back again.

We stayed in the Pepper Tree Inn because we were in town for a school event. We came late and left early, so we didn't use the hotel/pool much. We slept and that was ok. The bathroom was clean but the carpet in our room was dirty/sticky/stained. For that reason, we wouldn't stay there anymore.

Floor was so dirty. You walk just a few steps without shoes in the carpet and you feet are black on the bottom. My mother in law got hurt twice. There is a step much taller than the rest on one of the stairs so she missed it and banged up her head and leg. Woke up completely bruised. Then when we were in the jacuzzi she scraped her same leg because there is a tile piece sticking out. Staff did their best though. Check in experience was okay. Our room wasn’t ready, which was fine because we we early, but we noticed a lot of other guests were complaining about their bottoms rooms not being ready.

The property was recently remodel however, the workmanship was extremely poor. Trim was missing and there was paint splatters everywhere. The bath door was painted then the doorknob was removed and put back on leaving the paint peeling. The water pressure was horrible. At one point it was barely coming out. The room smelled of paint and chemicals. The staff was outside the room talking loudly which could be heard in the room.

I have been very dissatisfied with my stay so far. We have reported these issues several times to the front desk, and there has been no resolution. The internet doesn't work. The TV doesn't work. And it takes about 7 minutes for the water to get hot! We've had to use our cell data the entire stay, which has also resulted in us maxing out the small remainder 5G cell data we have on our family plan until the new cycle begins. I'm seeking a full refund for the inconvenience.

We stayed in a room where there's a shared doorway to another. The first night was fine since there was no one staying next door. The second night the people next door were talking until 5am and there's no sound insulation. We can hear everything through that door. The AC in the room is pretty loud too. We had to turn it off in the middle of the night.

This is a motel with 3 floors and two garden courtyards with pools. The rooms are small and roll away beds are not available. The rooms were clean but a prior guest had left clothes on a shelf that went unnoticed. Beds were comfortable. They are in the process of renovating and clearly communicated the lack of breakfast prior to our stay but failed to communicate the lack of roll away requested in our reservation. Coffee and tea were included and available in the lobby. All rooms have a balcony or patio. They are dog friendly with a very small three foot high fenced dog run. There seemed to be welcome bags at the front desk but I never got one nor did I see it offered to any other guests. There was ample parking. The surrounding area had plenty of shops and restaurants that were in walking distance.

Our room appeared to be newly renovated, but not 100% (ie: not all lighting and doors were upgraded). The hotel staff are welcoming and nice. It’s in a great location on State St … the mall is across the street with a Starbucks. Target is within walking distance and it’s a short drive to the Promenade. There are several restaurants that could be walked to as well. It’s quiet and peaceful. The pool area is small and they only have a few chaise lounge chairs. Some people brought their own chairs and set them up in the grassy area by the pool/hot tub.
Our room appeared to be newly renovated, but not 100% (ie: not all lighting and doors were upgraded). The hotel staff are welcoming and nice. It’s in a great location on State St … the mall is across the street with a Starbucks. Target is within walking distance and it’s a short drive to the Promenade. There are several restaurants that could be walked to as well. It’s quiet and peaceful. The pool area is small and they only have a few chaise lounge chairs. Some people brought their own chairs and set them up in the grassy area by the pool/hot tub.

The staff were so helpful and accommodating.. we had a room in-between a large family who had multiple rooms. Two of their small children kept wandering onto our patio and kept coming into our room. It was very uncomfortable for us and we felt like we had to close our selves off into our room so the kids would stop coming in. I mentioned this to the front desk and without hesitation they put us in a different room! We were so appreciative of this so we could enjoy our short stay

The staff was wonderful--friendly, helpful and willing to go the extra mile for us. After we had checked out, Joel at the front desk called us to let us know a laptop had been found in our room. We missed the call and by the time I responded we were too far away to come back. Staff members Austin and Joel arranged for ileftmystuff.com to get the laptop back to our home. We appreciate everything they did for us. Well done!

Great check in, friendly staff. The parking spots are a big tight for my big car but there was plenty of parking spaces at this busy time. I will definitely be visiting this place again, i loved our room and how clean it was. Amazing!

The hotel room was clean and spacious, which was nice—but the real highlight was the wonderful staff. The front desk staff (whose name I, unfortunately, didn’t catch) was incredibly kind. My daughter had her monthly thing come unexpectedly early, and we didn’t have anything on hand. Hoping the hotel might sell what we needed, I went down to the front desk. She could have just directed me to the Target a block away (which she did), but before that, without hesitation, she gave us one of her own to use right away. This might not seem like a big deal—especially to you gentlemen—but it truly helped us in that moment. Thank you so much! We’ll definitely be staying here again for my daughter’s school event!

The room was perfect. There was minimal noise so it was possible to sleep. The beds were comfortable. Close to Target, Starbucks. And the hotel offered breakfast in the lobby.

Our room appeared to be newly renovated, but not 100% (ie: not all lighting and doors were upgraded). The hotel staff are welcoming and nice. It’s in a great location on State St … the mall is across the street with a Starbucks. Target is within walking distance and it’s a short drive to the Promenade. There are several restaurants that could be walked to as well. It’s quiet and peaceful. The pool area is small and they only have a few chaise lounge chairs. Some people brought their own chairs and set them up in the grassy area by the pool/hot tub.

Had a few days to do business in Santa Barbara. 2nd time staying here nice hotel. Nice clean rooms not to big or to small if your traveling with a family member or not. Close to restaurants and shops. Everything you need and a short little drive to downtown area. Also close enough to UCSB which is a plus if you have a child attending school and are not from the area. Would and will stay here again when need be.

False advertising. Picture shows ocean view that doesn’t exist. Hotel is inland by10 miles. Breakfast shut down due to audit. An abundance of caution tapes makes you wonder how bad it was inside. Room floor was clean but then you find hair in shower.

Convenient location right off State Street. I wish the hotel had been more transparent about the pools available. Only one (1) pool was open. The other looked fine, but it was closed. Thus, the only open pool was a bit crowded. Also, I was assured at the front desk that my room would have a view of the interior patio, but to my surprise, my view was of the parking lot and a cemetery. Also, their breakfast seating area is tiny - like 5 tables - so for breakfast, it's impossible to sit anywhere. Silly.

Not a good hotel. I stay in hotels 20 nights a month for business. This was a quick one day trip last minute. What I reserved and what I got was not the same. the pictures are nice, clean a couch and table. I got an old room crowed with a small chair. Tub was worn and cracked heater was rusted. riom 223. go look for your self. breakfast was a joke all they had was toast muffins and plain yogurt. I dont ear gluten so I do not get to eat. I go back to my room for a conference call and I am interupted at 815 by room service to clean the room. She asked if i was checking out soon.
