Disappointing! The hotel room smelled when you turned on the air and they did not supply the bathroom with gels and shampoo and conditioner, despite having the eco-friendly containers on the wall! Also, they charge extra for parking, but this isn’t on hotels.com website and the much anticipated hot tub closes at 9:00pm… that’s the only reason I booked there!

Overall good and reasonable accommodations. Walking distance to downtown and a free shuttle to Cog Rail is across the street. One thing was a surprise is they charge for overnight parking and it says nowhere when you book.

The staff was friendly at every interaction, they were knowledgeable of the area and had excellent suggestions for dinning locally. The rooms were big! I wanted to take the bed home with me. The laundry facilities were warm, well lit and only opened to the room keys. I felt safe using them. My only suggestion would be to add a snack vending machine with the drink machines. We enjoyed our stay.

It is an ideal location to be in. Go on the shuttle bus and see the town! The hot tub was refreshing, pool was cold, but both were outside. The continental breakfast was good, staff was very friendly. We had the cabin and slept great! It had an a joining room which we would consider bringing others on another trip!

The location of this property is great. It’s a short walk to the bus stop where you can hitch a free ride farther into Manitou Springs. The staff was very friendly and helpful. The whole place gave off Schitt’s Creek vibes. They were doing the best they could with what they had to work with. Unfortunately, there were some hiccups. We didn’t have hot water. We made it work with quick showers but hot water would have been great. Also, the bathroom had a lot of hair in the bathtub and surround. It just didn’t scream “clean”.

Updated rooms with nice crisp bedding. Rooms are huge. It’s an older motel type place but surprisingly it is very clean and quiet. Walking from here to downtown Manitou Springs was quick and convenient. Bus stop right across the street to the incline. Bigger mini refrigerator was nice. Bathroom was very clean. Water pressure was good with lots of hot water. Beds were comfortable. Only one thing to change would be the square style pillows- too small and soft. Loved the area.

Overall we enjoyed the quaintness of the motel. The sleeping area of the room was very nice very clean very well kept up. The bathroom was uncomfortable to use. The shower and toilet area was too confining. There were no hooks to hang your towel up to dry or your clothes to not get wet. The water situation was awful. It would turn cold in an instant and then back to hot in an instant. One of the trash cans was not emptied. We had a room on the second floor and taking the stairs up with luggage was almost impossible. The stairs are too steep and too narrow for luggage to be easily carried up.

The cabin was nice and roomy. We appreciated how close it was to downtown, within walking distance even for me who is 7 months pregnant. Also the shuttle right across the street that takes you to Pikes Peak Railway and the Manitou incline was really convenient. We wish the breakfast was a little more that grab and go snacks. The towels in the room had visible stains from prior users which we didn't love. I'm sure they had been washed but the black smudges and stains didn't come out. The tub also trained VERY slowly. After a 5 minute shower it took more than 30 minutes to drain and the water was above your ankles when you get out. We also couldn't get the TV's guide channels to work. We luckily brought our Roku and was able to watch TV from that but wanted to just quick turn on the TV for noise in the morning while we were getting up and around and it was frustrating that didn't work.

Very convenient location with excellent walkability to shops, restaurants, cafes, et al. Nicely remodeled and clean. The only reason I did not give a full 5 stars was due to a slight musty smell in our cabin. It triggered my wife's asthma enough to leave her coughing all night.

Room was very clean and comfortable, seemed like it had recently been remodeled. Front desk staff very friendly and helpful. There was a free shuttle stop right in front of the hotel that took us everywhere we wanted to go in town.

I rented two rooms, had to pay a hefty deposit on each one in addition to up-front room fees. Staff pretty unforgiving about this issue. Rooms were clean although somewhat outdated. Had an upper level room, my bed shook and bounced every time someone walked outside my door. Very nice pool area. Probably would not stay again.

The Villa Motel in Manitou Springs was a fantastic one-night stay for me and my now-wife. It provided a nice space for our take-out dinner, a shower to refresh us after our drive, and plenty of closet space to keep the rest of our room tidy. We did hear a few bumps through the night, but the staff who helped us were so kind and professional that it helped us feel safe and at ease. I would highly recommend a stay here.

We loved Manitou Springs and will certainly go back for a longer visit. This motel was selected for its proximity to Garden of the Gods. We visited Garden of the Gods three times in less than 24 hours. Sunrise, midday and sunset. So proximity of the hotel was important. Our room was spacious, clean and comfortable. We were on the second floor and had a nice view. No elevator so keep that in mind if lugging heavy suitcases. We were able to park close to our room. Unfortunately, the hotel is now charging $5 to park in their parking lot. I feel that is ridiculous considering how old the motel is and the fact parking was always free and now they are charging. Was not aware of that when booking. I would prefer they just increase their room rate by $5. Very close to the downtown and walkable if you want to walk ten minutes before even getting to the downtown. We drove to the downtown area as we did not know the town and wanted to get a feel of it first. Lots of parking on the streets and in parking lots but all of it is paid parking. Have to pay by text. I think you can use a credit card in the lots. Next time we visit we will get a bed and breakfast or stay at a hotel in the downtown area that also offers a full breakfast.

The parking charges are excessive. When you view the price online it doesn't match what you are charged when you arrive. The good news is, it is walkable to find a place to eat or do some shopping in the area. Granted it is a little outdated and needs the nasty carpet removed but we slept well and that was what was needed. The only reason I didn't give it a better review is the girl at the front desk was hateful. I tried to brush it off as she was having a bad day, but when I went in the next day to ask a question about the bus schedule she was just as rude/short tempered as the day before.

I cannot thank David at the front desk more for his help! I had an auto accident during my stay in Manitou Springs and had to arrange towing for my car from the hotel. David gave me an extra hour to check out to sort things out and allowed my car to be towed from their parking lot. The room was also exceptionally clean and well-maintained. Both the front desk and cleaning staff were so kind and helpful throughout my stay. Thank you so much again!

Very nice property. It's close to Garden of the Gods and Pikes Peak which is what we were visiting while there. We were set to arrive after 9 pm so I called the property the day we were arriving to get instructions on how to check in after hours. I saw a lot of bad reviews based on this but they emailed a couple times with information on my stay and it included directions to call the property of you are coming in after 9 because no one would be at the desk. They put our keys in a lock box with a note for information and a parking pass. Very simple process. The room was clean and everything you need is in there - microwave, fridge, coffee maker, extra blankets, etc. Their breakfast is just prepackaged baked goods, which they also said in their email, but that was good enough for us. The pool was nice, but the hot tub was closed. I do wish they would include that information.

I use Expedia because I have multiple VRBO houses that use the service. Upon arrival, I basically was told that because of using Expedia aka outside booking service I couldn't get a 1st story room because I didn't book directly with them or their site. It's so frustrating to show up somewhere and get a list of no this no because I used a service that the hotel signed up for as a reservation source. Then I get to my room and only a few of the channels work because it said they had connection issues. I spent the evening watching from my phone because the TV was useless. The room was clean and the location is good but I ask why treat Expedia customers like this if you only really want direct reservations!?!? Sorry but talking down to people using this service is unacceptable. Best regards, CSW.

We loved our stay at Villa Motel. You can tell this property is family owned as the attention to detail is remarkable. Jordan helped us with numerous questions about the area and seeing the Stanley Cup Final! The location of this hotel is a great BONUS!! We're so happy we stayed here!!

Check in was fast, room was clean and quiet. Fantastic location to quickly walk to the free shuttle pick-up to access the Cog railway or incline, also a quick 10 minute walk to all the restaurants and shops in the cute downtown area. Garden of the Gods is about a 7 minute drive away. Great place! Just heed the check-in timing instructions if planning for a later check-in (which we did not need to do).

We came to Manitou to hike the Incline. This hotel was perfect. Clean room, comfortable bed, quiet, friendly helpful staff, and a free shuttle to the incline across the street from the hotel. I would definitely recommend this Motel.

Loved being so close to downtown Manitou! We could easily walk everywhere. We were also only a few minute drive from Garden of the Gods, Manitou Incline, and so much more!

Room was very clean and comfortable, seemed like it had recently been remodeled. Front desk staff very friendly and helpful. There was a free shuttle stop right in front of the hotel that took us everywhere we wanted to go in town.

Great little family run lodging. Easily walkable to down or you can grab the free Manitou Springs bus across the street that seemed to run every 10 minutes or so. The “grab and go” type included breakfast was reasonable as well. Only downside was the shampoo/conditioner/body wash dispensers were difficult to use - took 10-15 pumps to get enough out to use. They were also all different brands; if that’s important to you, would suggest bringing your own.

Hotel was very clean and the location was within walking distance of the shops and shuttle. Breakfast was bare bones with prepackaged bagels and muffins. They did have some apples and bananas with orange juice or apple juice and coffee. If breakfast isn't a big deal for you than I would recommend staying here.

The young gal who checked us in was super friendly, and apologized for having to charge us for parking (we booked from an online service, so they offset by charging for parking). It was minimal! They warned us ahead of time re:short staff, and very light breakfast -it was still adequate! The room was large, clean and relatively updated for being an older building. The staff was really friendly and that is why we rate this place highly! They even wished us luck hiking the Incline!

We walked downtown, which was nice. The breakfast was the only downside; it was gas station food, but it was included in the price. The granola bars you had to pay extra for were better than the included breakfast. Couldn't beat the price.

The cabin was nice and roomy. We appreciated how close it was to downtown, within walking distance even for me who is 7 months pregnant. Also the shuttle right across the street that takes you to Pikes Peak Railway and the Manitou incline was really convenient. We wish the breakfast was a little more that grab and go snacks. The towels in the room had visible stains from prior users which we didn't love. I'm sure they had been washed but the black smudges and stains didn't come out. The tub also trained VERY slowly. After a 5 minute shower it took more than 30 minutes to drain and the water was above your ankles when you get out. We also couldn't get the TV's guide channels to work. We luckily brought our Roku and was able to watch TV from that but wanted to just quick turn on the TV for noise in the morning while we were getting up and around and it was frustrating that didn't work.

Great hotel stayed here for the third time. Only negative is that they pretend to have a breakfast, they do not. They offer some prepackaged bagels and danish and some old smelling coffee. All offered in the small lobby.

While the Villa Motel is a bit dated, it offers good value and comfortable accommodations. The location is perfect for walking to the central shopping and restaurant district and for visiting sites in and around Manitou Springs. The staff was friendly and helpful, and the Continental breakfast was fine. I give it a thumbs up and would stay there again.
