The beds were comfortable, the room was quiet and spacious, and the property was beautiful. The wine and cookies on arrival were an excellent touch and the breakfast was amazing.

Beautiful grounds, helpful staff who went above and beyond to help me. She also provided a glass of wine, freshly made chocolate chip cookies, and she made breakfast to go for me and brought it to the room so I’d have when I had to leave at 3:00 AM! Bed was super comfortable. TV had local channels. The room was wonderfully appointed. A true gem!

Parking is simple, once one sees that you need to go up a "do not enter" path about 20 feet to get into the driveway. Rooms are meticulously clean, but small and there is no desk space to work at. Complementary glass of wine after check-in. Walking distance to some really good restaurants. Bottles of water in the mini-fridge are a nice touch.

I was traveling alone for one night and I stayed in the Celeste room. I loved how it was separate from the other rooms and it had a big bathtub. The room in the facility was clean and the staff were very cordial… I loved the grounds in the view from my room.

Friendly service, nice breakfast. The carpet is old and smells, the bedsheets is thin and soft, of course for the price, it's good value, but for ppl value a good bedsheets, it's not a good choice.

So beautiful!! I flew in from across the country, after a long day of messy flights screwing me over, I arrived at 1ish AM. Front desk immediately answered their phone after hours and advised me that they would be right there to let me into the secured lobby. My check in process took probably two minutes and I was directed to my awesome room. It was SO clean, I was very appreciative of that!! The bed was very comfy, great pillows which is rare. My room had a deadbolt as well which helped my solo trip feel a lot safer. I felt like I could actually sit down and decompress without the normal hotel gross feeling I’m used to. The bathroom was spotless, huge thank you to whoever provided that much effort to detail. No weird smells, very quiet, they even provided my room with waters and a floor fan. The little things matter so much when you are that tired and I was just so thrilled by every detail. Sadly, my schedule was so jam packed that I never got the time to enjoy the lovely outside sitting areas but jeez, walking to my uber and being able to see the property in the daylight for the first time was so incredible. If there is ever a next time, I will 100% be booking in advance to stay here again!!

Nicely maintained historic mansion with pretty gardens. Very helpful staff. Full hot breakfast served in a very attractive main rooms. Complimentary evening wine was very nice. However, our room turned out to be very small, cramped, with very little space to open 2 suitcases. No anccessible outlets for charging phones. Very loud portable AC unit. Smallest TV screen ever with view partially blocked. Carpet looked old and needed cleaning. Shower didn’t drain and shower curtain rod fell down.

Rooms are so unique. We loved the jetted tub. The fireplace was so nice having on all night with a soothing warm glow. So fun to play and then to sleep so well even better than at home. I want to come here as often as I can The staff were wonderful and amazing. This place is better than being at home. You will be pampered.

Unique hotel/ B & B. We stayed in the "Carriage House" section, which is a large house next to the main historical Campbell House. Our room 321 was on the side closest to town. The room itself was a bit boring... kind of a mix of vintage and antique and modern. Really large and very comfy king sized bed. Bathroom is modern and the deep jetted tub is really a bonus. Downside to this room is proximity to the train. I LOVE the sound of trains, but if you don't, it might not be the best room choice. At least 3 trains come through during the night. The breakfast served here is absolutely outstanding and healthy. The price is so reasonable for all that you get, that we'll probably stay here again. Staff is very professional.

There were many good aspects of this b&b, but a few things I really didn’t like. First of all, the breakfasts were amazing! Different every day but first rate quality. The coffee was also very good. The yard and seating areas outside were also especially nice. And, the staff members were very helpful and courteous. What I really didn’t like was the furniture in our bedroom, the Campbell Family room no less! Room 208 had a bed that was extremely high. In fact, it was so high, one needed to use the two-step wooden stair stepper to climb up into it. It was very inconvenient. Additionally, my husband rolled over in the middle of the night and fell out of bed! Luckily, because he is in good shape he was not hurt, but for obese people or people with weak bones this could have been a medical emergency. I’m thinking broken hips. This bed is a hazard and should not be in a facility that caters to seniors. Additionally, the armoire was much too big for that tiny room and served no logical purpose. Our other problem with this room was that none of the electrical outlets allowed a tight hookup. I’m wondering if these outlets are a hazard.

While the atmosphere was nice and the hotel was clean the room we had was far too small. A full size bed barely fit in the room. Also, there are freight trains running all night nearby - bring your earplugs.

Awesome bed and breakfast. Great staff. Very nice room. Great location. Near the river walk and a local brewery. Plenty of dining options near by. I had to leave to catch my train before breakfast so they made me a “to go” one.

Love this place! It will be our new go to in Eugene. Very conveniently located with onsite parking. The only down side (which is why I gave comfort a 4 out of 5) is that sometimes trains blow their whistles very loudly in the middle of the night, so make sure to keep your windows closed! Great breakfast and even a nice complimentary glass of wine. Staff is top notch.

My check in process took probably two minutes and I was directed to my awesome room. It was SO clean, I was very appreciative of that!! The bed was very comfy, great pillows which is rare. My room had a deadbolt as well which helped my solo trip feel a lot safer. I felt like I could actually sit down and decompress without the normal hotel gross feeling I’m used to. The bathroom was spotless, huge thank you to whoever provided that much effort to detail. No weird smells, very quiet, they even provided my room with waters and a floor fan. The little things matter so much when you are that tired and I was just so thrilled by every detail. Sadly, my schedule was so jam packed that I never got the time to enjoy the lovely outside sitting areas but jeez, walking to my uber and being able to see the property in the daylight for the first time was so incredible. If there is ever a next time, I will 100% be booking in advance to stay here again!!

The breakfast menue was fresh and excellent. The staff was attentive kind and the young woman who checked us in was so sweet and helpful. The parking was safe and well located in perspective to the room. Beautiful environment. Lots of flowers and outdoor areas.

We were so impressed with this property! The front desk check in was easy, and so helpful. We had an early flight the next morning and would miss breakfast, so she made us boxes and brought them to our room for the next morning.

As always The Campbell House was beautiful! I was a little disappointed to see that the Main House and grounds were not kept up to its normal up keep. There was brush on the roof and the gutters were full, it looked like the same landscaping hadn’t been done since the last time I had stayed. I also was surprised with hearing the staff loudly arguing in the kitchen during breakfast it actually made a few people seem uncomfortable. Honestly though my husband and I have stayed numerous times and hope that this was a fluke and that next time it will be even better!

A guest was checking out and she brought a concern she felt was appropriate to mention. She hadn't barely walked out and the cook was making fun of her and other guests. I was trying to eat my breakfast but she was so loud and obnoxious it frustrated me. When the other staff chimed in, I decided to never stay there again (wondered what they were saying about me) The TV system is not easy to figure out, and the toilets do run in the rooms. People say something because they care. I will miss this place.

The property, facilities, and staff were outstanding. I enjoyed a free glass of wine sitting in a quiet room with a fire. And the 2-course breakfast was outstanding. The bed was very, very comfortable. The room very clean. My only complaint does not include the facility or staff itself, but the location near the train station and tracks. I heard train horn blasting several time throughout the night. The facility was 5-star, but the external noise brought my rating down to a 4-star. If you can sleep through train horns blasting through the night, you will love this place.

Beautiful historic house. Excellent breakfast. Walkable area with lots of food and entertainment options. The only thing we didnt like were the pillows-- very small and flat-- seems to be the standard for hotels lately, so I didnt deduct from the rating.

Excellent location, beautiful setting. Clean and comfortable with a superb breakfast. Glass of wine, cookies & coffee available. Only downside was the train but the location close to restaurants & Fifth Street Market offset the horn at night.

This is our go to stay in Eugene. The rooms are very nice and clean. The beds are very comfortable. We've stayed in at least 3 different rooms and all have been enjoyable. They have always been able to accommodate my vegetarian diet for breakfast and offer very tasty meals. It's not a buffet style thankfully. Also the grounds are immaculate. We plan on continuing to stay here when visiting eugene.

This is a tiny gem of an authentic BnB that should not be missed. After staying here I was honestly surprised we were able to even find availability. I would expect this quaint little storybook of an in to be booked 110% of the time. The property is beautiful and well maintained and beautifully decorated. The people are hard-working and attentive and friendly. And the breakfast is really outstanding. I would expect to pay the price of the room just for the breakfast.

Easy check-in, and nice, clean room (the Rachel). Fantastic breakfast both mornings we were there, including a gluten free scone and breakfast! Easy to walk right to the downtown area and over to the UO. Comfy bed and nice gas fireplace to warm the place up very quickly. We enjoyed a free glass of wine each evening!

Great property and surrounding grounds. The staff was so helpful even when our plane was delayed and we didn't arrive until after 11pm! The complimentary breakfast was above and beyond the norm. They started with coffee, fresh juice and a pastry then we had our choice of a sweet or savory breakfast option. Amazing! I would highly recommend this hotel

Lovely historic B & B with nice garden, we enjoyed the complimentary glass of wine with our picnic dinner in the little gazebo with a pack of shy kittens for company. The bed was comfortable, bathroom spacious, staff friendly and the breakfast delicious. The scone was the best ever!

Staff at check-in not particularly helpful or friendly, nor interested in providing additional information as I looked for my room. Additional signage would be helpful for rooms in the cottage as I had difficulty finding my room (I was told it was the Rachel Suite, but the room was indicated as "317" as was the key fob. Didn't care for the food; heavy on the fats (bacon, sausage, whipped cream) and not healthy. More fruit would be beneficial as would be a new recipe for the scones (they're not at all appealing). Room was very clean but they should consider "bulk" shampoo/conditioner/body wash instead of providing small/individual use bottles.

Stay here for a truly terrific breakfast. Also the gardens are lovey... Depending on the season hope you have time to sit outside (indoor public space nice too) to sip a glass of comp afternoon wine and enjoy a cookie. For our stay, breakfast started with a fruit cup and scone followed by a very tasty breakfast (two choices offered). Lovely friendly staff. The B&B has appr 20 rooms of diff configurations. We had picked a small room that is perfectly fine if you don't need much space, bathroom was good sized. Have to keep windows shut due to nearby trains tooting loudly during the night. Rooms have AC. Would very much stay here again and recommend if you like historical buildings and great breakfasts.

Everything was wonderful - from our room to the staff to the breakfast. They were all so accommodating (both myself and partner are vegan). Would definitely stay there again.
