Great location to beach. Beach area well kept. Outside Blu bar/dining with live music on Saturday was nice. The room had great ocean view and was adequate. The pool area was smaller. Needed more seating. Had a nice poolside bar/drinks.

The location and staff are both excellent but beyond that the beach vacation experience was very average. The hotel doesn’t offer umbrellas and chairs for guests - they are available to rent from a third party company. The way it’s designed is not really conducive for bopping between beach and pool and it didn’t seem possible to order drinks and food to the beach or pool unless we missed that. (The pool is right next to Roasted Marketplace and blu has outdoor seating on beach). We did dine at BLU the night we arrived out of convenience and found it to be very average. The property itself seems very dated (rooms and elevators) but it was fine for what we needed. The oceanfront room was nice but would have loved if the balcony was large enough for a couple of chairs to have coffee out there. If you’re looking for that classic relaxing beach vacation experience, this isn’t the place for it in my opinion.

Location Location Location. Perfect spot in Folly Beach. Beach area is awesome. Pinky's and Lobby area is great. Pool is very small. Poolside Drinks are way too expensive. $84 for 4 Pina Colladas with a Floater, before the Bartender tip and they didn't even taste good!! Rooms are very dated and bathroom door and fixtures Rusty. HVAC Condensing unit was very noisy and coil cover on balcony, i HAD TO PUT BACK ON MYSELF.

We needed a week away from the ice and snow. This was our first trip to the Charleston area. We chose the Tides at Folly beach partially on price and partially on location. We wanted the ocean view and hotel amenities. Folly beach is a nice area with several good restaurants and shops all in walking distance. The Tides hotel is perfectly located at the end of the main street. Our room was very comfortable and the service from the staff was awesome. Pros: Location, service, views, heated pool, bar, comfy beds and very clean facilities. Cons: Balconies are very narrow. No room for even a full size folding chair. Forget having drinks on the balcony. No fitness center onsite. They also charged us $25 per day for "resort fees" That was steep for basically just heated pool access. The beach is public access. There is nothing else unique to justify a resort fee. Overall we enjoyed our stay and will likely return. The Folly beach area is a very nice low-key escape.

The Tides is first and foremost the beachfront hotel on Folly Beach. That is a tremendous plus! In addition to the beach, the hotel pool is grand. The hotel porters were especially friendly and helpful. The in-house restaurant is good but doesn’t serve breakfast. The restaurant on the pier next door is owned by the hotel. That is where breakfast is. A bit inconvenient. Fortunately we had no rain. All in all The Tides is a good value. Plenty of attractions within walking distance. Great ve The Tides a go. I will return.

Only one elevator working that was really slow serving the entire hotel. We walked up and down 9 floors on multiple occasions after waiting over 30 minutes for the elevator and this was during a heat warning. Staff was over the top friendly when we checked in. Offered to bring us a few balcony chairs, then never followed through. The beach is beautiful as are the hotel grounds.

I loved the whole hotel vibe the new pinky’s on the beach restaurant was just opening day I left so excited for my next visit Pool should open earlier then 10am in morning thou when on vacay everyone wakes up n starts day early n would have loved to get in pool earlier then 10am N lobby restaurant n bar stay open later then 11pm

Lobby is beautiful! Can’t beat the beachfront location. Fun beach bar. Loved that parking was included. Rooms need some TLC. We were charged $30 to sit on beach chairs for the day. We’d assumed a beachfront hotel would provide their guests with beach chairs; quite a shock.

The staff was very nice and accommodating. Great view of the ocean and in walkable distance to many restaurants and the pier. However the cleanliness still needs improvement. The white fabric headboard was dirty and scuffed and the linens all had a weird smell. Besides that the trip was enjoyable

Great location, great staff and great views. The water pressure in the shower was awesome! We found that the water temperature would change on you from time to time, by itself, when washing your hands or taking a shower. Most of the time it got extremely hotter. To flush the toilet, you have to hold down the handle to get the contents down. On our floor, some of the lights going to the rooms, on the walk ways, were out and it was hard to see. The crack under the door made for a very noisy stay. We finally had to put something in the cracks. The bed was very uncomfortable. The springs were unavoidable. The pillows were nasty. The toilet seat was broken. The tub needed some love too. It was dirty. The back of the bathroom door looked like some termites got a hold of it. There was plywood under the mattress. The balcony windows were filthy too. There were constant issues with the elevators. They also put orange cones out in some of the parking places to keep locals out. I can understand that concept, but certainly there is a better way to handle that situation. Some things can be overlooked, but for the amount of money spent, we expected a little more than what we got. The ads do not reflect the current status of the rooms. Very let down and disappointed.

Rating: ★★☆☆☆ While the hotel offers a beautiful view, my overall experience was deeply disappointing. Way overpriced room was not maintained to acceptable standards of cleanliness. Most concerning was that I sustained multiple bed bug bites during my stay, which is wholly unacceptable for any hospitality establishment. Regrettably, I cannot recommend this hotel, as the scenic view does not compensate for the serious hygiene issues encountered.

Hotel needs to be updated with fresh paint and furniture in room. No exhaust fans in bathroom, slider door couldn’t be locked latch broken and the glass was filthy on the outside,room door bolt lock not working , AC units very loud. Bed comfortable, room service good, staff was very professional and helpful, location very good, We felt it was overpriced for the condition of the hotel.

it was a beautiful view for sure! the food in the restaurant was great and the folks at the front desk were wonderful. however the room wasn't very clean-- so much sand on the floor and the door didn't work. you had to slam it to shut it-- which was loud on everyone (I felt bad for my neighbors). also there was very little hot water for a shower...

This trip was for my birthday with my husband. I want to start with the positive feedback about the hotel. The staff was very friendly, polite, and welcoming. The lobby, coffee area, and restaurant were clean, well-maintained, and pleasant to spend time in. However, the negative feedback is mainly about the condition of the rooms. The room we stayed in was poorly maintained. The furniture had rust on it, and the bathroom was in especially bad shape. There was visible mold around the tub and rust throughout the bathroom. The rooms and décor are in serious need of an upgrade, and management should consider investing in improvements. The location of this hotel is amazing it’s very walkable to restaurants, shops, and other attractions. With better room maintenance, this hotel has the potential to be truly great.

Folly beach is gorgeous. The hotel lobby is great. If you have a pet, it seems like a great hotel. The rooms are not well kept. The bathrooms are not well maintained, and we found a bedbug in our room which, impressively, did not seem to alarm the staff.

Our room was very clean & we had a great ocean view. I didn’t like the small patio,(porch )not much room to sit (30 inches). Only one elevator was working most of the time. Jeff is the person who helped us in & out with our luggage & he was very friendly & great. Gave us good tips about the area! 5 star rating for him& that is the kind of people you want working for you!

Room was nice. Since there are tubs I would like to see a handicap bar to get in and out of the tub. View was wonderful. Chairs on the balcony would have been nice.

Visited during off season. Hotel painting all the rooms around us, very noisy. Could hear another guest vomiting every morning. Room walls are paper thin. One of the two elevators was not working so the wait to get to and from the 7th floor could be long at times. Lobby has a very strong cologne smell. Staff was friendly.

It's right on the ocean so that's the major plus. It needs lots of maintenance. You could barely slide open the balcony door. There are no USB ports in the room. The couch in the room is half sunken in & the pull out bed has a horrible mattress if you can even call it that. The big bed had a hard mattress. There are no hooks to hang anything anywhere. And, chairs for the balcony? There are none. Our room was right above the pool so we heard all the loud hotel music from 10-10. The A/C in the room only cools one side. We will never stay there again and just rent out an Airbnb.

The location right on the beach is what makes this hotel. But, it is an old hotel, rooms need updating. You must pay a daily resort fee which covers wi-fi which is incredibly slow. Should be better fir the additional cist of it.

Internet was awful. No water pressure, couldn’t was my hair. Ceiling of the bathroom was falling apart. The TV was going in and out. The refrigerator wasn’t staying cold. Maintenance supposedly fixed it. Way too much money for the room we rented. Disappointed.

The staff was very nice and helpful. I arrived before check-in on a busy check-out day so had to wait for a room. I lost my phone before arriving, and they went out of their way to find me to let me know when a room was available. The rooms are clean and modern. The ocean view is great, and the balcony allowed for having the door open for the breeze and enjoying the view. I was here in the fall, so summer is likely a different experience. I enjoyed the quiet beach and lounge chairs by the pool. Pinky's is a fun restaurant with good diner-type food.

The staff was amazing, very hospitable. Niko and Jay were above and beyond. The elevators were down and made things more difficult but we were only on 4th floor so it wasn’t terrible. I did however leave some clothing items behind and it was very difficult to get ahold of someone and they never found them or even got back with me. I don’t feel like it was handled with care or real concern. My stuff had to be there. It was less than 24 hours when I initially called.

We arrived late at night after a horrible roadtrip consisting of crappy overpriced hotel after crappy overpriced hotel. Patrick, who checked us in, was such a ray of sunshine - I am still thinking about our brief encounter over two weeks later! I wanted to wake up on the ocean on the last morning of our trip and let me tell you, this hotel did not disappoint. We slept with the sliding glass door open and listened to the waves gently crashing all night long; I never heard another sound. I woke up just in time to witness the most spectacular sunrise, as well as a small pod of dolphins feeding near the end of the pier. We left for home in the early morning (long drive back to Naples, FL!), but I cannot wait to return and explore this area more, and I will positively be staying at the Tides once more when I do.

The staff were extremely courteous. Though, there were issues with the elevator during our stay, we were kept informed via text messaging so could plan accordingly. The rooms were in good shape/updated. Beds were comfortable. Access to the beach was great. All of the Staff were super friendly, helpful and accommodating. Pinky’s bar on site had great food and drinks, and is right on the beach. The only thing was that when I entered the room, there were two full diapers on the floor and there was hair in the bathroom. The curtains were torn and stained. everything else was great, so I got past it.

The Tides is a wonderful hotel in Folly Beach. Great location right on the ocean. The staff were very friendly knowledgeable about the area and helpful. We will definitely stay here again for another vacation in the future.

Booked 2 rooms for a girls weekend, 6 months in advance. Contacted the hotel directly to request rooms be adjoining. Upon check in, was advised rooms were on different floors. Evidently Hotels.com sent the hotel in accurate room requests so ended up with a superior (floors 2-8) and a premium (floors 7-9), even though I booked 2 superior rooms. Front desk was able to find us rooms next to each other, but not adjoining. Service at the front desk was always friendly. Sadly, someone in our group got food poisoning and was unable to let housekeeping into the room in the morning. Contacted the front desk twice when the room was available for cleaning, but they never came back. Hotel location is fantastic, but be prepared to hear the “downtown” activities at night. Decent food, drinks, and service at Pinky’s. Good Starbucks coffee downstairs. The hotel is old and shows it. Lots of patched holes, gaps in the door, and the showers didn’t drain well. One of the elevators was out of commission several times. Comfortable beds and a monster of a AC unit! Overall, it was an okay stay, but don’t expect anything other than a low 3 star experience.

The location can’t be beat. Beautiful oceanfront location within walking distance to everything folly beach has to offer. They’ve obviously spent tremendous money updating the main floor - which is gorgeous - but stopped after that. The rooms are in dire need of not only updating, but maintenance. Tired furniture, creaky beds, holes in the tiles and walls, patchy paint, the list goes on. Overall we still loved our stay due to location alone.

Great location to beach. Beach area well kept. Outside Blu bar/dining with live music on Saturday was nice. The room had great ocean view and was adequate. The pool area was smaller. Needed more seating. Had a nice poolside bar/drinks.

Poolside Drinks are way too expensive. $84 for 4 Pina Colladas with a Floater, before the Bartender tip and they didn't even taste good!! Rooms are very dated and bathroom door and fixtures Rusty. HVAC Condensing unit was very noisy and coil cover on balcony, i HAD TO PUT BACK ON MYSELF.

We ate at Blu the first night. They were out of almost everything we ordered . It was almost easier to ask them what they did have instead of trying to order off the menu provided. When the food arrived, it was OK at best. Obviously frozen, nothing fresh. I think for the location and especially the cost, they could’ve definitely done better here. We went across the street to Rita’s for the next meal and paid half for food and service that was three times as good. The property is old and looks good in areas such as the entrance, but you can definitely tell they haven’t spent much inside the rooms. The only outlet for a phone charger didn’t work and the ceiling above the shower, which was a miserable dribbling experience, has been patched over so many times it looks like it’s falling apart. The view and proximity to the ocean is definitely what gets people returning. Only friendly staff we encountered were the bellmen, who went out of their way to be friendly. It was, “good enough”

The Tides is first and foremost the beachfront hotel on Folly Beach. That is a tremendous plus! In addition to the beach, the hotel pool is grand. The hotel porters were especially friendly and helpful. The in-house restaurant is good but doesn’t serve breakfast. The restaurant on the pier next door is owned by the hotel. That is where breakfast is. A bit inconvenient. Fortunately we had no rain. All in all The Tides is a good value. Plenty of attractions within walking distance. Great ve The Tides a go. I will return.

It was pretty impressive for a hotel on the beach, it was not sandy! We weren’t sleeping on exfoliating sheets. The smell was appealing of the facility. The restaurant, Pinky’s, could have had better service. It wasn’t busy but took awhile to get our food. We only ate there once due to service. But would definitely stay at Tides again and have already recommended this hotel to several friends.

The staff was lovely. When we found the bed saggy, the staff helped us make it firmer. The beach was long & fun to walk but the ocean was hard to swim in. It was shallow way out and the waves were rough. We were quite disappointed by the hotel restaurant. The meals were not only bland, they bothered our stomachs. Luckily there were lots of other restaurants within walking distance.

The rooms were clean but for the price and full occupancy, the rooms need a complete makeover. AC not connected to the condensation discharge on the balcony. The balcony left a lot to be desired. Would easily rebook another stay only due to the staff and amenities.

During the check in the staff member forgot to issue a parking pass and food voucher. Despite having A/C in the room the humidity was so high that moisture ran down the walls, the room mirror, and furniture. The moisture also caused our clean clothing and bedding to feel damp. The floor appeared to have small puddles of water caused by the accumulating moisture. The curtain for the sliding door was torn and hem was dirty from the floor. House keeper did not arrive until 5:30pm. I had to get coffee cups, face cloths, bottled water and Kleenex tissue off a house keeper cart that stood alone in a hallway. We did not go to the pool after witnessing a mother telling her children not to touch what appeared to be floating fences or a meatball. After a staff member removed it no other action was taken. The bottom of the pool looked dirty and water was murky. Pool towel return needs to be better monitored as it was alleged that I had not returned two towels despite having done so. The toilet did not flush properly and the handle needed adjusting during every flush. There is no fan in the bathroom and moisture lingers there. Pinky’s on the Beach service and food is good. Beach is clean, water is warm and clean. No jelly fish during this visit. Desk staff were friendly and helpful. The greeter at the parking and hotel entrance was also friendly and helpful.

Despite having A/C in the room the humidity was so high that moisture ran down the walls, the room mirror, and furniture. The moisture also caused our clean clothing and bedding to feel damp. The floor appeared to have small puddles of water caused by the accumulating moisture. The curtain for the sliding door was torn and hem was dirty from the floor. House keeper did not arrive until 5:30pm. I had to get coffee cups, face cloths, bottled water and Kleenex tissue off a house keeper cart that stood alone in a hallway. We did not go to the pool after witnessing a mother telling her children not to touch what appeared to be floating fences or a meatball. After a staff member removed it no other action was taken. The bottom of the pool looked dirty and water was murky. Pool towel return needs to be better monitored as it was alleged that I had not returned two towels despite having done so. The toilet did not flush properly and the handle needed adjusting during every flush. There is no fan in the bathroom and moisture lingers there. Pinky’s on the Beach service and food is good. Beach is clean, water is warm and clean. No jelly fish during this visit. Desk staff were friendly and helpful. The greeter at the parking and hotel entrance was also friendly and helpful.
