Great location, great property, great hosts. Wake looking out at the ocean, walk down the hill to breakfast, have a swim, grab some fish and chips and have dinner on the balcony watching the surfers. Very relaxing break.

Fantastic ocean views . Very steep yard which is beautifully kept. Access to property quite tricky , lots of stairs . Property is is old with charm . We were four adults which was a little cramped. We enjoyed our stay .

Sunrise while laying in bed was fantastic. Our favourite spot was sitting in the outdoor dining area overlooking the garden and beach, even doing a bit of whale watching. The only slight negatives was walking to and from the beach was a bit too strenuous for us oldies.

The view is spectacular and the place was clean and tidy. The spare bed is quite hard and the main bed is soft. The spare bedroom has a kitchen in it and we had to move the knives, glasses and dangerous items on top of the cupboard so the kids couldn't access them. We were really confused as to where to go on arrival. The accommodation is connected to the owners house and you need to walk down stairs, down the side of the house to get to the accommodation. No one told us, we were quite confused. Otherwise, in a great spot and loved it.

I recently had the pleasure of staying in a place that exceeded all of my expectations. The location had a fantastic view that was truly breathtaking. The room was clean, nicely decorated and well-maintained. The staff were incredibly friendly and attentive, always willing to help with anything I needed. The room itself had a comfortable bed and a balcony that faced the view so it was perfect to have a morning coffee while enjoying the scene. Overall, it was a fantastic experience and I would highly recommend this place to anyone looking for a place to stay with a great view .

This is a beautiful sanctuary on the cliffside looking out over Avoca Beach. Could not ask for a better view or location. Highly recommend for a short, quiet getaway.

Blue Seas Villa was perfect for our weekend away. The views of Avoca Beach were incredible. The decor is simple beach style and has all the amenities to make the stay very comfortable. We thoroughly enjoyed our time and would definitely return

The property has excellent view and very well decorated. We went for a weekend break to relax. The beach is close by. I was bit disappointed as WiFi wasn't working and I had to use my own internet to finish some work. Also, there was no milk in the fridge and as I reached bit late couldn't find a market. Otherwise it is a nice place for a short getaway. Emma is very responsive with any questions. Small feedback for Emma will be to put a sensor lights on street side. As I was new to place and number being hidden with plants it was hard for me to find the place and it was bit dark on that street.

Our attentive but unobtrusive hosts Emma and Alf provided a wonderful escape away from the city. We booked not knowing the area at all (from the US), and from the moment we arrived, we felt transported to a quiet, calm, and peaceful retreat. The home has all we needed for our stay, except wifi, but we used a hotspot to get local info as we needed. The waves crashing, the birds— oh the wonderful birds! Surfers, cafes, and beach, will all be a lasting sweet memory for us. Beds were super comfy, including the pullout for our college age son, and we fought over who got to be chilling and napping on the daybed. Wish we could stay longer! We appreciate the hospitality and will cherish the photos!

Emma's communication was super efficient and she was very accommodating, even allowing us an early check in. The views from the villa are stunning and you could sit and soak up the view all day if you don't want to venture down the hill to the beach. We had two (almost) adult children with us so it was a little squashy. It would probably be okay with young children or ideal for a couple. The kitchenette is in the 'second bedroom' which wasn't clear in the description, so if the person in there went to bed early or slept in, you couldn't access the fridge/kettle without disturbing them, but we were able to make it work. While there was some construction happening on the adjacent block that we were not made aware of, this did not create too much of a disturbance and was fairly quiet. Overall a very relaxing get away with sensational views that had you wanting to wake up early so you could watch the sunrise laying in bed.

An AMAZING location! Views are fantastic, very close to local town. If you love falling asleep to the sound of waves then this is the perfect location! ❤️ A slight hiccup as when the owner messaged to confirm 2 people, which there were, it was assumed by the owner that we would be requiring just the one bed, so the second bed (sofa bed) was unmade. Prompt message back from the owner (which was late as our arrival was 7.30pm) when I asked where the sheets for second bed were located, so we could make the bed up. Unfortunately there were no sheets but owner let us know mattress protector and doona had just been picked up from dry cleaner so we could use those. Some construction work next door to property during our stay. Aside from that, and unclear specifics of two people requiring both listed sleeping areas, it’s a lovely place! Very nicely decorated and comfortable. Quiet area with beautiful views. 😊

We had a wonderful stay at Blue Seas Villa! The views are sensational and it was such a relaxing space to get away to for our weekend trip. Emma was a fantastic host and we would definitely stay again! Thanks for having us!

We thoroughly enjoyed our stay at Blue Sea’s Villa by the Beach and have come away feeling relaxed and refreshed. Such a great stay for the weekend with my partner, walking distance to the beach and can drive or uber to Terrigal for dinner. Super simple check in/out. Highly recommend and will be back.

The kitchenette is in the 'second bedroom' which wasn't clear in the description, so if the person in there went to bed early or slept in, you couldn't access the fridge/kettle without disturbing them, but we were able to make it work. While there was some construction happening on the adjacent block that we were not made aware of, this did not create too much of a disturbance and was fairly quiet. Overall a very relaxing get away with sensational views that had you wanting to wake up early so you could watch the sunrise laying in bed.
Emma's communication was super efficient and she was very accommodating, even allowing us an early check in. The views from the villa are stunning and you could sit and soak up the view all day if you don't want to venture down the hill to the beach. We had two (almost) adult children with us so it was a little squashy. It would probably be okay with young children or ideal for a couple. Love the area and have stayed many a time in Avoca Beach. Property has beautiful views as it’s up on a hill, so it was very relaxing waking up to that view as well as watching the daylight fade across the ocean. Very responsive owner. Only downside is the property needs some upgrading and a proper stove but apart from that we thoroughly enjoyed our stay!

The Greek Villa lived up to the hype, extrordinary views perfect location.Close to Avoca Beach, great surf club for coffee or main meals. Avoca Theatre had bands on during the evenings plus movies.Perfect short break.

Fantastic ocean views . Very steep yard which is beautifully kept. Access to property quite tricky , lots of stairs . Property is is old with charm . We were four adults which was a little cramped. We enjoyed our stay .

Sunrise while laying in bed was fantastic. Our favourite spot was sitting in the outdoor dining area overlooking the garden and beach, even doing a bit of whale watching. The only slight negatives was walking to and from the beach was a bit too strenuous for us oldies.

Such a great stay for the weekend with my partner, walking distance to the beach and can drive or uber to Terrigal for dinner. Super simple check in/out. Highly recommend and will be back.

This is a beautiful sanctuary on the cliffside looking out over Avoca Beach. Could not ask for a better view or location. Highly recommend for a short, quiet getaway.

This place is a gem. Its quaint n cozy with a wholesome dose seaside nostalga kiche. everything you need is there( fluffy towels n comfy beds)...Then theres the view. !!!Gardens has alot of love pouring out of it too!...A treat for the senses for what really counts.

This place is honestly incredible, it’s even better in person than in the photos. Check in was seamless, the place was spotless we had the most wonderful stay here. The gardens and artwork are a real highlight and the views are to die for. We will definitely be back!

Great unobstructed views! Great little place. Close to the beach, shops and cafés. Unfortunately, the timing of our visit was hampered with asphalt laying on the entrance of the driveway. Smelted awful had to close all the sliding doors. Workers next door as well. I can only imagine how beautiful it could have been if that didn't construction hadn't happened!
