Overall, I’d say this property offered great value for the money. The on-site parking was limited and this was honestly the first time I’ve ever had a room in the basement; however, the room was great. I also give the fitness room a solid 8 out 10 for a property of this size. Would stay there again.

Entrance to hotel from parking lot involves a staircase making access with heavy suitcases challenging. Shower pressure poor. Anyone with long thick hair would have difficulty with shampooing. Hallways and stairways not clean. Bed comfortable. Staff helpful.

Friendly staff. Clean rooms. Very comfortable bed with good pillows. The 3 Blackout curtains are fantastic and actually work. The room was dark at 9 am. I had a great sleep. Hotel is in a good location. The only downsides are: 1. limited onsite parking 2. Very confusing trying to find the front desk if you’ve never been there before. You have to come in at the back door and walk to front desk as there is nowhere to park out front and check in 3. Needs more directional signage when you enter through the parking lot. 4. More signs for room number locations

When we arrived there is absolutely no parking. You had to park a block away and carry your bags. The room was the smallest I had ever seen. Our toilet did not work and so we removed to an even smaller room. Only one person could get around the bed at the same time. I would definitely not recommend this hotel

The road traffic was quite loud, but ok during the night. The restaurant attached to the hotel was closed, but the were several options close by. The is no pool hot tub or sauna, otherwise I would have rayed the hotel higher.

My mom uses a walker and there was no wheel chair access from the wheel chair parking space unless we walked around the block to front doors very disappointed this day and age. The parking was back ally ish was worried about vandalism. And access to the lobby was difficult. Location was decent but I was frustrated by the wheel chair access ability. I'm pretty sure all properties are supposed to be compliant these day

The staff were wonderful and very courtious. The rooms were fine just dated and could use some fixing up and better cleaning. The biggest issue I had was there wasn't enough parking at the hotel and you had to park two blocks away. the hotel claims it is protected by cameras but I didn't see any camera's and it was pitch black. There was no lighting in the parking lot at all. So if you come back late, you are alone in a dark parking lot and if its raining, you are walking two blocks with luggage. So definitely not ideal

We stayed 3 nights and on the morning of checkout discovered a bedbug (which was confirmed by a local pest control company). Picture is available and we showed the actual bug to a number of hotel staff. We had come to Orillia for the birth of our grandson at the local hospital, and since we were going to our daughters house directly from the hotel (to stay for a few days) we had to spend a full day first buying new clothes to change into and then at a laundromat washing and hot drying all our clothing. Furthermore we had to have the car interior cleaned, as we did not want to possibly transmit anything to her house. The hotel manager initially told us he would reimburse our expenses and also give us some credit on the stay, but he did not hold up to this, and eventually only offered a one night reimbursement. Our time and costs were substantially more. (We ended up throwing out a number of items such as a suitcase and pillows) He claimed this was due to the fact that we did not leave the bug at his office even though we told him we were taking it to have it verified (he had a picture of the bug in a container) and would return it to him after (which we did) and he did not object to this at the time. This was a very disconcerting experience. The low staff rating is not reflective of the general staff who were nice and helpful, only the manager who backtracked on his original position.

While the property location, overall vwas good. The room i stayed in felt pinched. Windows faced a a brick wall no view. Room appeared to be not upkept. Egg carton in the fridge with eggs. No milk (powfer/liquid) for coffee. Carpet looked warned/aged. Shower stall was grimy, stall floor and glass doors.

Obviously a great location and the staff was excellent. Parking is fine if you are fortunate to find an empty spot in their lot behind the hotel (water side) however you need to be prepared to park a couple blocks away otherwise (especially on a weekend). Our room was fine, but the bathroom was not as clean as one should expect. It wasn't terrible but the toilet needed an extra wipe down on the seat and there was visible hair in corners. Based on some other reviews I think they have some issues getting the quality of bathroom cleaning that is expected. The management should put some incentives in on that front. I'm not squeamish about that stuff but I know some people would have raised hell if they had my experience.

No manners for greeting, very slow. The room was in the basement, had to go through the dirty bedding and laundry carts to get to the room. The room was damp and smelly. Even had a small vine growing out of airconditing. That is to bad because the hotel is so well situated.

When booking on expedia it did not specify 1st floor which the property calls the basement. The room was a closet and the noise through the night was unbearable. We did not sleep and this stay here was an expensive waste of money. We will not stay here again.

Disappointed. This hotel needs an upgrade. The rooms were clean but lobby and hallways are very dinghy. The beds were very uncomfortable and the double room was two small for two beds. They were pushed against the walls. Heating/air conditioning system was loud. Area is very noisy as there is a restaurant bar below the hotel. This could a gem with more effort as it was close to waterfront, good restaurants and shopping.

Nice spot for a weekend stay...parking is slightly inconvenient but there is overflow off site. Rooms are tiny but sufficient, however, noise from other guests coming and going travelled from hallways quite easily throughout the night.

Check-in went smooth unfortunately we’re in a basement paid top price for a room. There’s also no parking. If you don’t get in there early, you will have to pop park a block away and bring all your stuff in rooms are very small. There’s no window overall not very convenient.

Staff were fine. Room extremely noisy window heating unit that disrupted our sleep. smallest room I have ever experienced(like a closet) View: for a "Waterfront Hotel" our view was a brick wall!! It sucked.

My second stay. In a great location. Limited parking behind hotel offsite parking available but it rained all four days and walking a few blocks to the car was inconvenient. Breakfast was average. Biggest issue is space planning in the bathroom. We had a king size room. The sink takes up the entire counter. No place to set anything other than the top of the toilet. Evidently some rooms have a glass shelf which would have been nice.

As soon as we arrived, we were told we had to change rooms because they overbooked. There was no toilet paper in the room and was told I had to go down to the front desk to get it myself. Then I was told that I could only pay exact cash for bottled water and not debit as it was an inconvenience. The girl that was working October 10 around 7 PM was horribly unfriendly and I will never be spending another night at this hotel because of this. This is not the way you treat someone who is paying over $200 a night to stay at your hotel. This person needs to learn how to deal with customers and put a smile on her face.

This is not the way you treat someone who is paying over $200 a night to stay at your hotel. This person needs to learn how to deal with customers and put a smile on her face.

Had an amazing stay! Great location, friendly staff, and clean, comfortable rooms. I’ll definitely stay here again. A special thanks to the young lady named Baylee, who warmly greeted us. When we expressed some dissatisfaction with the Queen Room, she kindly upgraded us to a King Room at no extra charge. Truly appreciated her hospitality!

The policy online says check-in "3pm to anytime". I booked the room so my pregnant wife would have a place to stay until a morning appointment. The desk clerk said they didn't allow check-in after 3am and sent her away.

Pipes in the basement room were extremely noisy but was easily accommodated to a new room on a different floor. No hassle or many questions, just did it. Also, accommodated an early early check in which was so greatly appreciated

Unacceptable Check-In Experience – Request for Follow-Up I was scheduled to check in at 4:00 PM, but upon arriving at 7:00 PM, I was informed that my room was still not ready. This delay is completely unacceptable. I would like Expedia to reach out to the hotel management to clarify the reason behind this issue. Shortage of staff should not be considered an acceptable excuse, especially when I paid a substantial amount for a one-night stay. I had expected some form of compensation for the inconvenience, but all I received was a dry apology. The staff was noticeably discourteous, and the entire situation reflected a clear lack of coordination. Overall, this was a very disappointing experience, and I hope appropriate action will be taken to address this issue.

High points - the woman who checked us in - one of the most pleasant and polite pers.on that I have ever met. Conversely the general manager is the opposite of that. Wants to argue about hotel rules - ie, I knew the rules, he wanted to contradict them. The rooms are smaller than normal. Breakfast is advertised as continental, it is cheap continental. I am not sure I could stay here again.

Unfortunatley I am not able to comment on the condition of the hotel property or the surrounding area as due to unexpected events had to cancel. I can comment on the non existance of customer service and lack of responsiveness. While unfortunate that our plans had to change, there was sufficient notice provided to the hotel to request cancellation, which was never responded to. With Expedia interjecting it was hoped to have resolve, Expedia experienced the same difficulties and received zero response to their inquiry. While an advanced request for cancellation was made, no acknowledgement or response was received, on that merit I do not recommend booking at this property.

Exterior is extremely unkept, Orillia has a serious problem with homelessness. Parking lot is ridiculous, with no clear signage indicating where else someone should park. Is not a 5 stars hotel, rooms are small and breakfast is basic. BUT, for the price it is the best hotel you will find in Orillia. Amazing location, just few steps from the Waterfront, 10 mins walking from Couchiching Beach and 5 minutes driving from Tufhope beach. It is also located at walking distance from the best restaurants in town. Parking is limited on site (20 cars capacity) but they offer another parking site two blocks away. Friendly staff

Great check in process. Funky layout with stairs. Not super accessible. Small rooms/bathrooms. Fridge had x cups in it from previous guest stay. Fridge was not cold-broken. Good location by the water. Limited onsite parking but other lot available within walking distance. Breakfast included was ok. Basic continental plus a waffle making station. Hotel was quiet- nice lobby area. Hallway floors could have been more tidy. Reasonable overnight rate.

Checking in was not pleasant. We reserved a queen room with fireplace and never got this. We were given a double bed and no fireplace. The guy at front desk said they do not have fireplaces. SO WHY IS IT LISTED TO BOOK??THE CONTINENTAL BREAKFAST IS THE WORST WE HAVE HAD. NO fresh fruit or real orange juice. No peanut butter. Parking was a HUGE ISSUE. There are only maybe 10 spots behind the building and you have to walk around the hotel to get to the back. Do not recommend this place at all. I’d rather pay the extra money and stay at a hotel that is comfortable and a nice continental breakfast.. we have stayed at so many hotels with continental breakfast and they’ve been lovely. This one was the worst.!!!!!! Not worth $200 a night.

We were very satisfied with this property. The staff were friendly, the property and the room was clean and modern. Good location with lots of shops and waterfront nearby. Mariposa Market is within walking distance. Highly recommend checking it out for wonderful baked goods, delicious sandwiches and an amazing array of gift type items. The only downside was that the attached Restaurant- Fionns was closed and the breakfast included was simple “grab and go”. Other than that it was an excellent stay and I’d stay here again.

The room was clean but small The Staff in the Morning was in their office around 10 am, and I went to get coffee. There was none, I asked, and they came and made some. Then I went to pour creamer in my coffee, and the creamer was sour. I asked for fresh creamer, and they said no replacement till tomorrow. ???

Was placed in a room where someone was screaming and making noise all night. Couldn't get a different room. Stairwells and hallways were worn and dirty. Breakfast at 8 am were pretty much out of eggs , sausage etc. Overall not worth the money

The hotel and room were very clean. Staff were wonderful. Parking provided which is great. Breakfast provided was well done. Restaurants within walking distant. My husband and I would definitely go back.

I don't know how the reviews were very good. This was not the case for us. The lady at the check in desk was lovely and the lobby looked nice. We had a basement room. The hallway carpet was old and not vacuumed. The walls and doors especially were filthy. This was an indication of the room. Our room had a view of a brick wall with an absolutely filthy air conditioning. The carpet had questionable stains. I did not take my shoes off. The bathroom shower door was disgusting with mold in the corners. The tub mat was not usable as it was heavily stained. The walls and back splash also had many questionable stains. One pillow case was dirty.On a good note the sheets on the bed were clean. I did not see any bed hugs as I pulled the bedding back so that was good. The bed was comfortable. We went down for breakfast at 9am and everything had been taken however we were told it would be replaced shortly. We did not stay for breakfast but it looked like there would have been a good selection. The location was good, right across from the water front with many restaurants. I would not recommend a basement room I can not speak for the rooms on higher floors as we did not go up. I was quite disappointed and disgusted with this hotel and that's too bad!
