Vertically zero Wi-Fi in the rooms furtherest from reception . In hot weather the room is unbearable with no air conditioning. Carpet ideally should have been replaced years ago .

Burnham beeches is a beautiful hotel in wonderful surroundings. Check-in can be completed digitally but if there are any issues with this or anything else, there doesn't seem to be enough members of staff to deal with the number of guests. As a result, when attempting to get help with something non-check in related, we were met but obviously busy and perhaps not the friendliest of staff members. Also, beware of the free bike offer. Although great, you are not told before arrival that you need to download an app. This is tricky with phone reception poor outside the hotel and wifi that doesn't quite reach where the bikes are stored. If you experience any problems over a weekend, there is no helpline support and staff are ill-equipped to resolve any problems. Also beware of £5 charge to use the gym and pool. This is not mentioned when booking.

Disappointing stay that didn't match the luxury marketing. Check-in was chaotic — no receptionist available (they were mid-argument at the desk), forced to use a lobby computer, and our room wasn't ready despite 3pm arrival. My wife's spa treatments were rescheduled without any notice, shifted nearly an hour earlier with no explanation beyond "that's how we operate." We were also told we'd have to pay extra to use the pool, which looked far more run-down than advertised.The "character room" we booked (room 216) was tiny and nothing like the photos — worn bathroom, mismatched towels, only one towel rail (over the bath), and just a small fan despite "air conditioning" being advertised online. Hot water was unreliable too.Dinner at Brasserie 1727 was underwhelming: pre-plated starters that arrived suspiciously fast, tiny portions, and lackluster prawns at £15. When we mentioned it, the waitress just shrugged and walked off.Breakfast was decent but chaotic, and by Sunday the coffee machine had broken mid-service with visibly frustrated guests and staff throughout the hotel. The duty manager, Iyad, handled complaints well and offered a partial discount, but the overall impression was a hotel marketed as four-star luxury while running on a skeleton staff. The spa treatments themselves were genuinely excellent — special mention to Baljit for one of the best massages I've had but it wasn't enough to offset everything else. This felt more like a discount-deal property dressed up.

We stayed for two nights, and although I understand there was a heatwave, I was very disappointed to be placed in a second-floor room with no air conditioning. After we raised the issue, we were moved to a ground-floor room, as no air-conditioned rooms were available. This made me question why we weren't allocated a ground-floor room from the outset, particularly during such hot weather when it's well known that upper floors become much warmer. I was also surprised to discover that, despite being marketed as a spa hotel, guests are charged an additional £5 per person to use the spa facilities. I've stayed at many spa hotels, and I've never encountered an extra charge for facilities that are a primary reason people choose to book in the first place. Unfortunately, the spa itself was also underwhelming. The swimming pool, sauna, and jacuzzi were all very small, and the facilities felt dated and poorly maintained. It was clear that areas such as the windows had not been cleaned for quite some time, with visible dust and dirt that detracted from the overall experience. Overall, I felt the hotel offered very poor value for money. The facilities did not match my expectations of a spa hotel, and I left feeling that I would have had a more comfortable stay at a Travelodge for a fraction of the price.
