Absolute GARBAGE Management Company!I've never left a bad review in my life for any business, especially a VRBO rental. As a small business owner, I know how important reviews are, but RSB Living is hands down the worst property management company I've ever dealt with.The problems started immediately. Their VRBO confirmation number didn't match their required third-party payment system, putting our reservation at risk. After multiple calls and messages, they finally sent an invoice, which I paid immediately.The next morning, I discovered they had charged me twice for the stay and twice for the security deposit. Not holds, actual pending charges. After more calls and messages, they somehow charged the security deposit a THIRD time. At one point, over 6,000 was tied up because of their mistakes.I spent the entire week dealing with this mess. I had to involve both VRBO and my bank, exchanged roughly 70 messages, and made at least 10 phone calls. Nobody seemed to know what was going on. Honestly, I started wondering if I was being scammed.The house itself was okay but dated and not as advertised. We killed 6-7 wasps inside the house, found a large cockroach in the kitchen, and there were spiders and webs everywhere outside.To top it off, there's a separate apartment on the property with someone living there. RSB claims it's disclosed, but you'd have to dig through the listing to find it.RSB Living (Property Management Company): 1 StarProperty Itself: 2.5 stars

Worked very well for our group of 5 adults and 2 kids. Covered porch provides a shady place to sit and watch the kids in the pool. Some maintenance needed, but mostly didn't keep us from doing what we wanted to do.

The house was perfect for our extended family. The house was a bit worn, but clean and functional. The management was very respectful and responsive to any issues we had with the house.

Overall everything was great. The hot tub may need more chlorine or the chemical balance checked.The host was extremely responsive.Only other general feedback is that the neighbors were able to open the door into the kitchen. It was the little girl and the father quickly closed it.

Size of home and floor plan good. Enjoyed our stay but was disappointed in the condition of the home. Needs lots of repairs inside and outside. Balusters missing outside, and inside ones were bent creating dangerous situations for our grandchildren. Needs paint and window replacements. Needs a deep clean of furniture. Kayaks need to be replaced and basketball court is not operational. With some (lots) attention this could be a great property.
