Our original family trip was planned for 2020. As many travelers found, cancellations were frequently made. Our hostess Caterina kept in touch with me throughout this difficult time. The Villa has many lovely antiques and family possessions. Our family of 9, ages 11-78 were very comfortable with 5 air conditioned bedrooms, each with their own bath. There were many comfortable sitting areas within the Villa and outside. We decided to chose the menus offered by our hostess to enjoy several home cooked Tuscan meals so everyone could relax. We especially liked the grill night which was cooked to perfection. Chef Cecilia and Chef Milaka were very talented and efficient. The pool was in such a lovely setting. It was always clean and refreshing after a long tour day. Our hostess and her family have their hearts in this family Villa and they will help in any way they can to accommodate your requests. This property is a gem. Just book it. Starting with Caterina - one of the best property hosts we have ever experienced. She is at your disposal. For anything. She made restaurant reservations for us for dates we weren't even staying at her villa! The location: easy access to Florence, easy access to central Tuscany (we visited Siena and San Gimignano), less than a mile from Impruneta (the cute local town with excellent gelato!), or just stay home and enjoy the views, which are better than the pictures. The villa: 17th century feel, with up to date amenities, a heated pool, 5 nice sized bedrooms with ensuite, plenty of indoor and outdoor spots to relax. The services: the pizza cooking class was great fun, the Tuscan style dinner by Cate's sister Cecilia was our best meal in Italy, our guide for a tour of the Duomo complex in Florence was charming. Could go on, but bottom line, this is a special place. We are so happy we had the opportunity to stay here.

My wife and two children ages 10 and 13 enjoyed three restful nights at Cate's Wonderful family property. Comfortable bedrooms, quiet surroundings, plenty of shade and a refreshing pool Helped us enjoy the Tuscan countryside and rejuvenate our bodies as we overcame jet lag from our first Italian vacation as a family We enjoyed a wonderful cooking class with Chef Valentina! We had a wonderful meal prepared upon our arrival at the Villa as well! We took the short walk to town on two separate evenings for gelato and pizza… It was amazing! Can't say enough about our host. Cate!!!! You were awesome. Anything we needed, you were willing and able to provide. We can't wait to come back again and stay longer. We feel like we just scratched the surface of this beautiful part of Tuscany and the villa was perfect for our families needs. Caio!!

Our group of 10 just checked out of the villa today. Five couples from the USA and we were all extremely pleased with our accommodations and time spent in the region of Impruneta. Our hostess, Caterina and her family were responsive to every question whether it was local restaurants, local tours of pottery, specific Florence Shopping options, parking or train schedules. We utilized almost every area of the Villa specifically the clean and refreshing swimming pool, ping pong table and well equipped kitchen. We planned far in advance and so glad we chose this villa carefully because it was worth the wait! Thank you again for sharing your beautiful home for a week we will not forget.

28 October 2023 Villa Property Id 8590341 I highly recommend this Villa. Take the time to look over all the amenities it offers. This is like a home away from home. Ensuite bathrooms, indoor and outdoor dinning areas, indoor and outdoor relaxation areas, heated pool, security, full kitchen, laundry, etc. The Villa location is only about 1.3 miles from Impruneta Italy permitting one to visit via walking. Impruneta has shops, dining, grocery stores, photo opportunities etc. The secret asset to this Villa is hostess Caterina Porzio and family. She goes out of her way to provide her clients assistance be it prior to or after arrival. Need assistance with tour arrangements, transportation, suggested areas to visit, etc. just contact Caterina and it is only a text or call away. She also leaves the list of family contacts should she be unavailable. During our stay Caterina made several changes to our transportation so we could avoid rain potential. Cate’s dedication to client service and the Villa is beyond reproach. You will not be disappointed. This is a 5 STAR Villa and Caterina makes it a 5 STAR+.

We had an absolutely wonderful stay at this villa outside of Impruneta. The house itself is so historic, interesting and clean. Every room is meticulously decorated and organized. It is nice to have a separate bathroom with each bedroom. The property is even better with stunning views of the Tuscan countryside and plenty of room for our 3 young children to roam around. It was a bit cold the week we stayed so we weren’t able to use the pool much but had it been a little warmer, it would have been amazing. Cate was so helpful in organizing rental cars, drivers, and in-home chefs. She even made sure to have a crib and high chair set up for our 17 month old daughter. Overall this is an amazing property and home with really incredible views. The house has many different rooms and places to hang out and we used each and every one of them. We would definitely recommend renting a car to stay here. It’s a bit of walk into town and is needed to explore the countryside and drive to Florence. We stayed with 9 people spanning 3 generations and had a very memorable and unforgettable experience. We hope to come back again one day. Thank you Cate and family for all your hospitality. Caterina is amazing! We communicated frequently ahead of the stay, even had few video calls to discuss what activities we wanted to plan. She took care of every detail. During our stay, we did a winery tour/tasting/dinner in San Gimignano, visited Florence, and held a pasta making class/dinner at the villa. She also brought us dinner from a local restaurant when nobody wanted to walk to town that night to eat.Every piece of the stay was perfect. Let me tell you about the villa itself. The views from the villa, surrounded by acres of olive trees, are nothing short of stunning. The pool was refreshing. The bedrooms are large and All have en suite bathrooms. Great shower pressure and the A/C is perfectly cold! The washer and dryer were super useful as well. The villa is so spacious. The pictures in the listing do not do it justice. Our family of 12 never felt cramped. True indoor/outdoor living!The town of Impruneta is a 30 minute walk. Definitely hilly and there are cars driving. Not a walk for everyone, but a must for those who can. The town is beautiful and there are several options for fresh breakfast pastries as well as a great grocery store.I am including pictures of the views and some of Impruneta.We would stay at this property again in a heartbeat if we are ever back in Tuscany! Caterina honors the legacy of her family’s villa and makes you feel like you are part of the family too. You will not regret booking this property.

This was such an amazing experience! Even before our stay Cate was so helpful and coordinated everything we wanted to incorporate into our trip. When we arrived to the villa, check-in was easy and Cate made sure we were comfortable. We were a family of 8 and every en-suite room felt like a completely private area. Each and every room in the house was decorated with such care and beatiful furniture. There were so many areas, both inside and outside, for everyone to relax and enjoy. The kitchen had everything we needed. The villa was clean and very well maintained, not to mention the view! The entire property was picturesque, like a storybook. The beds were super comfortable and the room darkening shutters made for a great sleep for everyone. The main town area is a 5 min drive or a 20 minute walk. We had a dinner prepared by Cate's sister, as well as a breakfast served in the villa..both were wonderful. We also had a pizza class with use of the 17th century oven in the villa, which was a highlight of the trip, so much fun! Not to mention the family wine, which everyone loved! Our only regret is not staying longer. We are all looking forward to returning to Cate, Cecilia, Angela and Paolo's family villa. Thank you so much for an incredible and unforgettable stay!

I can’t say enough wonderful things about our stay at this Italian gem located in Impruneta! The house itself had such a beautiful old Italian feel with all the modern comforts needed to make your stay perfect. The pool, the various outdoor dining and sitting areas allowed us to be totally emerged in the Tuscany hills. What truly makes this place special is Caterina! She did so much to be sure our first visit to Tuscany was just what we were wanting. She communicated with us well before our actual trip and all throughout. Cate booked all of our transfers, Tuscany excursions and arranged for a delicious home cooked Italian dinner right at the Villa! Our only mistake is that we didn’t stay longer.

Our family stayed at this wonderful Tuscan house for 8 days in August 2024. Our host Caterina, and her team, have been very responsive, both before and during our stay. The house has been in Caterina’s family for generations, so they show a great deal of care for both the house and their guests. The house is located near the town square of Impruneta, so very conveniently located with groceries and restaurant options nearby, and very central to Tuscany so most visit-worthy locations are at a reasonable driving distance. The pool – large and well maintained – was very useful, as there was a heat wave during our stay. Caterina was also very helpful with booking winery tours and arranging transportation; she knows the region very well, and it shows in her recommendations. Beyond the large size of the property, and the great team managing our stay, there were two features/services that greatly enhanced our stay, and which I highly recommend to any guest staying at the house: - Pizza dinner; we had a wonderful pizza making crash course from a local pizza chef, using the authentic wood-burning oven in the house. We had the most wonderful pizza dinner ever. - An authentic Tuscan dinner, prepared by Caterina’s sister and their staff, which was absolutely delicious (they set-up and clear out everything, so you don’t need to lift a finger – just enjoy a great home-cooked meal). We would highly recommend this house on your next trip to Tuscany. This one gets a perfect rating from us.

This was my second stay at Caterina’s beautiful villa and this time I brought my family I cannot express in words how truly amazing this villa is and how incredibly hard working and kind Caterina and her family are From making dinner reservations to organizing drivers to winery reservations to planning entire days for us, she did it all. The home is immaculately clean, spacious enough for families, convenient to Florence and Sienna and many other villages in Tuscany Imprunetana is a 25 minute walk into town where you can find restaurants and shops. We also had an absolutely delightful cooking class which Cate also planned for us Fantastic! We stayed at the villa for 10 days and wish we could have stayed for month! Maybe next time we will. This villa will not disappoint and we consider Caterina a friend and cannot wait to come back

The property has one of the most amazing views you could ever ask for. It is extremely clean, the pool is amazing, and it has the most attentive host our family has ever had at a property. Cate was attentive to everything we asked for, and made sure our stay was amazing. I highly recommend this property and wouldn’t hesitate to go back. Thanks for a great vacation!

We had an absolutely wonderful stay at this villa outside of Impruneta. The house itself is so historic, interesting and clean. Every room is meticulously decorated and organized. It is nice to have a separate bathroom with each bedroom. The property is even better with stunning views of the Tuscan countryside and plenty of room for our 3 young children to roam around. It was a bit cold the week we stayed so we weren’t able to use the pool much but had it been a little warmer, it would have been amazing. Cate was so helpful in organizing rental cars, drivers, and in-home chefs. She even made sure to have a crib and high chair set up for our 17 month old daughter. Overall this is an amazing property and home with really incredible views. The house has many different rooms and places to hang out and we used each and every one of them. We would definitely recommend renting a car to stay here. It’s a bit of walk into town and is needed to explore the countryside and drive to Florence. We stayed with 9 people spanning 3 generations and had a very memorable and unforgettable experience. We hope to come back again one day. Thank you Cate and family for all your hospitality. We had the pleasure of staying at the villa with 11 people and an infant in June of 25. Everything was amazing, the villa is beautiful, very clean, spacious, and the property and grounds are picturesque. We did the in-villa dining one of the nights and the food was a delicious assortment of authentic Italian flavors and classic dishes. We also did the breakfast which was very good as well. The property was very family friendly which included a crib and high chair for the infant in our party. The VRBO description describes concierge service and that is 100% true! Cate the owner did an amazing job of curating a customized experience. Her assistance included services not only during our stay, but also extended to after we left including reservations and a tour she helped book for days after our stay at the villa.

Wir haben uns im Haus wie zu Hause gefühlt. Auch unser Hund Lara war herzlich willkommen. Nicht weit von dem Haus entfernt ist ein Wald in dem man mit dem Hund spazieren gehen kann. Außerdem gibt es dort eine kleine Bademöglichkeit für Hunde. Die Vermieterin Cate empfing uns herzlich und stand uns jederzeit für Tipps zur Verfügung. Wir erhielten vorab tolle Vorschläge für Ausflüge, Events, Aktivitäten und Restaurants von ihr. Besonders der Ausblick von dem Grundstück ist ein Traum: Toskana pur. Alles ist top gepflegt. Toll ist die Nähe zu Florenz. Wir können das Ferienhaus sehr empfehlen und kommen sicherlich bald mal wieder!

This was such an amazing experience! Even before our stay Cate was so helpful and coordinated everything we wanted to incorporate into our trip. When we arrived to the villa, check-in was easy and Cate made sure we were comfortable. We were a family of 8 and every en-suite room felt like a completely private area. Each and every room in the house was decorated with such care and beatiful furniture. There were so many areas, both inside and outside, for everyone to relax and enjoy. The kitchen had everything we needed. The villa was clean and very well maintained, not to mention the view! The entire property was picturesque, like a storybook. The beds were super comfortable and the room darkening shutters made for a great sleep for everyone. The main town area is a 5 min drive or a 20 minute walk. We had a dinner prepared by Cate's sister, as well as a breakfast served in the villa..both were wonderful. We also had a pizza class with use of the 17th century oven in the villa, which was a highlight of the trip, so much fun! Not to mention the family wine, which everyone loved! Our only regret is not staying longer. We are all looking forward to returning to Cate, Cecilia, Angela and Paolo's family villa. Thank you so much for an incredible and unforgettable stay!

Our sibling family of 7 from the US had an amazing stay at Villa Fabbiole in Imprunetta. Catherine Porzio, our host, was gracious & accommodating from the moment we booked our reservation and throughout our stay. Her gorgeous villa was like a step back in time and was an inviting retreat after sightseeing and navigating the busy narrow, winding roads! Our family stayed at this wonderful Tuscan house for 8 days in August 2024. Our host Caterina, and her team, have been very responsive, both before and during our stay. The house has been in Caterina’s family for generations, so they show a great deal of care for both the house and their guests. The house is located near the town square of Impruneta, so very conveniently located with groceries and restaurant options nearby, and very central to Tuscany so most visit-worthy locations are at a reasonable driving distance. The pool – large and well maintained – was very useful, as there was a heat wave during our stay. Caterina was also very helpful with booking winery tours and arranging transportation; she knows the region very well, and it shows in her recommendations. Beyond the large size of the property, and the great team managing our stay, there were two features/services that greatly enhanced our stay, and which I highly recommend to any guest staying at the house: - Pizza dinner; we had a wonderful pizza making crash course from a local pizza chef, using the authentic wood-burning oven in the house. We had the most wonderful pizza dinner ever. - An authentic Tuscan dinner, prepared by Caterina’s sister and their staff, which was absolutely delicious (they set-up and clear out everything, so you don’t need to lift a finger – just enjoy a great home-cooked meal). We would highly recommend this house on your next trip to Tuscany. This one gets a perfect rating from us.

We are so happy we chose this villa for our family trip to Tuscany! The villa sits on 40 acres with amazing views of the gorgeous countryside. The family home is beautiful, well maintained, clean and very well equipped. There are many comfortable places inside and outside to sit and relax. Our family of 11 had plenty of space and privacy. Caterina, your hostess is absolutely wonderful to work with and very helpful in meeting all our needs. Cecelia, Caterina's sister, prepared a delicious Tuscan meal for us our first night. Impruneta has several great restaurants and everyone is very friendly. Our only regret is that we spent too much time in the car visiting the towns in Tuscany and not enough time enjoying the villa. We'd love to be able to return.

This was an excellent location for me to celebrate a momentous birthday. We had six adults in our group, and the villa’s five bedrooms made for perfect accommodations. Everyone had their own space which made the stay very comfortable. The views were breathtaking, the antique furniture exquisite and the kitchen well-stocked with cookware. The walk into Impruneta is a workout with up and down hills, but manageable. The only downside was mosquitoes, but it was the height of the season, so bring some repellent. Aside from the spectacular views and location, the best part was Caterina and her family. She went above and beyond to ensure we had a great vacation. In fact, my flight was delayed and Cate stayed awake until 1:00 am to speak to my taxi driver to ensure he could locate the villa. She arranged tours, transports, and was fantastic with every request. We’d definitely like to return!

My group of 12 friends/6 couples just completed an incredible week at Cate’s family’s Villa. Everything about our stay was wonderful! The views are amazing and the photos don’t do the Villa and the grounds justice. We appreciated having ensuite bathrooms and the rooms were spacious. The common space was lovely whether indoors or outdoors. There was plenty of space for us to spread out as a group or if we wanted some quiet time. The Villa was very clean and the kitchen had everything we needed. Most importantly, Cate was a generous and welcoming host. She arranged several excursions for us (bike ride, wine tasting,etc) provided excellent dinner recommendations and made reservations for our large group. I highly recommend this Villa for an experience beyond compare with a host and her family who all go above & beyond. Book your trip & stay here.

I have traveled all over the world and I have never had such a beautiful experience! This villa was not only stunning and immaculate but every room had a very sizable bathroom which meant everyone had ample space to be comfortable. The owners, Cate and her family were so kind and loving. They made every detail of the trip perfect. They made every transfer and scheduled all the activities. Everyone we came in contact with was so kind and we all loved the wine tasting and pasta class the best! Cate was in instant communication with us at all times and allowed us to just relax knowing everything would be perfect. The villa is perfectly appointed with many different sitting areas so multiple families would be comfortable here. I can’t wait to come back! 5star experience! The pictures do not even do it justice!

Caterina is amazing! We communicated frequently ahead of the stay, even had few video calls to discuss what activities we wanted to plan. She took care of every detail. During our stay, we did a winery tour/tasting/dinner in San Gimignano, visited Florence, and held a pasta making class/dinner at the villa. She also brought us dinner from a local restaurant when nobody wanted to walk to town that night to eat.Every piece of the stay was perfect. Let me tell you about the villa itself. The views from the villa, surrounded by acres of olive trees, are nothing short of stunning. The pool was refreshing. The bedrooms are large and All have en suite bathrooms. Great shower pressure and the A/C is perfectly cold! The washer and dryer were super useful as well. The villa is so spacious. The pictures in the listing do not do it justice. Our family of 12 never felt cramped. True indoor/outdoor living!The town of Impruneta is a 30 minute walk. Definitely hilly and there are cars driving. Not a walk for everyone, but a must for those who can. The town is beautiful and there are several options for fresh breakfast pastries as well as a great grocery store.I am including pictures of the views and some of Impruneta.We would stay at this property again in a heartbeat if we are ever back in Tuscany! Caterina honors the legacy of her family’s villa and makes you feel like you are part of the family too. You will not regret booking this property.

I can’t say enough wonderful things about our stay at this Italian gem located in Impruneta! The house itself had such a beautiful old Italian feel with all the modern comforts needed to make your stay perfect. The pool, the various outdoor dining and sitting areas allowed us to be totally emerged in the Tuscany hills. What truly makes this place special is Caterina! She did so much to be sure our first visit to Tuscany was just what we were wanting. She communicated with us well before our actual trip and all throughout. Cate booked all of our transfers, Tuscany excursions and arranged for a delicious home cooked Italian dinner right at the Villa! Our only mistake is that we didn’t stay longer.

There is plenty of space for everyone - 5 large bedrooms with ensuite bathrooms, plenty of seating inside and out for gathering with your family and friends. Our group of 4 couples enjoyed coffee on the terrace every morning and wine in the late afternoon. The villa is in a perfect location to enjoy day trips to the surrounding area. Caterina is a perfect host. She was available to answer our many questions before we even arrived and also during our stay. She helped arrange transportation and tours. We truly enjoyed our time at this beautiful villa.

Just left the villa after 1 week with my wife and 3 couples after a great week at the villa. It is conveniently located about 20 minutes by car from Florence. The property is beautiful and the villa was charming. So many places to relax in with comfortable couches to relax after a long day of touring.bedrooms were large and all about the same size which we find important as each couple had a nice room with en suite bathroom. The kitchen was fully stocked which made it easy to prepare our meals. The best thing about the property is Caterina, the host and owner. She is truly available 24/7 and did EVERYTHING to make the stay wonderful.She gave us great advice on activities and made recommendations and reservations for dinners for us. We had a delicious in the villa prepared by her sister Cecilia one evening. Overall one of the best rental experiences I have ever had.

Thank you so much Caterina and Cecelia for a truly wonderful stay at your family’s villa. There were 11 of us and we are all so grateful for the many things you arranged for us from private transfers and tours to meals, dinner reservations, and the tour of the terra-cotta workshop. When there were problems, you took care of them as quickly as possible, and went above and beyond to make things right. You couldn’t have been kinder or more flexible when we made changes and we made many! The pizza dinner and home cooked Tuscan meal were wonderful! Cecelia is a fabulous cook! Our favorite activities were the wineries and seeing the small Tuscan hill towns. It would’ve been very difficult to see them without the private drivers you arranged. We also appreciated having a car to go into town, and the tram into Florence was very easy to get to and use. We so appreciate how hard you worked to make everything perfect! Caterina is amazing! We communicated frequently ahead of the stay, even had few video calls to discuss what activities we wanted to plan. She took care of every detail. During our stay, we did a winery tour/tasting/dinner in San Gimignano, visited Florence, and held a pasta making class/dinner at the villa. She also brought us dinner from a local restaurant when nobody wanted to walk to town that night to eat.Every piece of the stay was perfect. Let me tell you about the villa itself. The views from the villa, surrounded by acres of olive trees, are nothing short of stunning. The pool was refreshing. The bedrooms are large and All have en suite bathrooms. Great shower pressure and the A/C is perfectly cold! The washer and dryer were super useful as well. The villa is so spacious. The pictures in the listing do not do it justice. Our family of 12 never felt cramped. True indoor/outdoor living!The town of Impruneta is a 30 minute walk. Definitely hilly and there are cars driving. Not a walk for everyone, but a must for those who can. The town is beautiful and there are several options for fresh breakfast pastries as well as a great grocery store.I am including pictures of the views and some of Impruneta.We would stay at this property again in a heartbeat if we are ever back in Tuscany! Caterina honors the legacy of her family’s villa and makes you feel like you are part of the family too. You will not regret booking this property.

The Villa is simply wonderful—a special mix of centuries old farmhouse charm combined with top notch modern conveniences (en suite bathrooms and quality A/C in every bedroom, etc). But what further sets this property apart is the exceptional concierge service offered by owner/host Caterina. She literally will take care of everything to ensure your visit is perfect-transportation, reservations, recommendations, etc. Cate’s sister Cecilia is a marvelous cook. The Villa is a perfect base of operations to explore Tuscany or simply relax. Truly one of the best vacation experiences we have ever had.

We had a fantastic stay at this lovely villa. We were a group of two families with four adults and four kids ages 5 to 13. Cate, the hostess, was extremely attentive and helped us arrange various activities during our stay. She helped us arrange a cooking class at the villa, a bike tour through Chianti region with a private wine tasting, and a chef cooking a Thanksgiving meal for us (we opted for Tuscan - not American food). We also got to tour a working olive mill. In addition, upon hearing that our flight was changed and we had to leave at 4am, Cate delivered pastries to us from a local bakery the day prior so we would have something to eat on our drive to the airport. The house and the grounds were beautiful. My only regret is that we did not have more time to enjoy them! We would not hesitate to recommend this property to anyone and stay there again ourselves!

I can’t say enough wonderful things about our stay at this Italian gem located in Impruneta! The house itself had such a beautiful old Italian feel with all the modern comforts needed to make your stay perfect. The pool, the various outdoor dining and sitting areas allowed us to be totally emerged in the Tuscany hills. What truly makes this place special is Caterina! She did so much to be sure our first visit to Tuscany was just what we were wanting. She communicated with us well before our actual trip and all throughout. Cate booked all of our transfers, Tuscany excursions and arranged for a delicious home cooked Italian dinner right at the Villa! Our only mistake is that we didn’t stay longer.

We started planning our family trip to Tuscany nearly 2 years ago. From the first time we inquired about the villa, Cate was wonderful to work with. She is just delightful! Always so helpful and caring, and giving her very best to ensure the best experience possible! The villa is breathtaking and was perfect for our needs. We enjoyed all the patios, the pool, the kitchen, the beautiful grounds and spectacular views! We loved hearing the rooster next door welcome each new day! Imprunetta is just over a mile away and we enjoyed walking into town several times for lunch, espresso martinis and, of course, gelato. We especially loved the fabulous dinners prepared and served by Cecilia, Malika and Valentina. Their meals were ‘delicioso’ and abundant, and their charming personalities made us feel more like family than guests. They truly bent over backwards to make sure our every need was not only met, but exceeded. Cate expertly arranged for our transportation to and from the villa from the train station in Florence, as well as to several wineries and a few other nearby towns ~ making sure we were picked up on time and brought back safely. We will never forget our wonderful week at the villa and look forward to returning one day bringing new friends to enjoy the unmatched beauty and hospitality! This ranks with best vacations ever!! Our family stayed at this wonderful Tuscan house for 8 days in August 2024. Our host Caterina, and her team, have been very responsive, both before and during our stay. The house has been in Caterina’s family for generations, so they show a great deal of care for both the house and their guests. The house is located near the town square of Impruneta, so very conveniently located with groceries and restaurant options nearby, and very central to Tuscany so most visit-worthy locations are at a reasonable driving distance. The pool – large and well maintained – was very useful, as there was a heat wave during our stay. Caterina was also very helpful with booking winery tours and arranging transportation; she knows the region very well, and it shows in her recommendations. Beyond the large size of the property, and the great team managing our stay, there were two features/services that greatly enhanced our stay, and which I highly recommend to any guest staying at the house: - Pizza dinner; we had a wonderful pizza making crash course from a local pizza chef, using the authentic wood-burning oven in the house. We had the most wonderful pizza dinner ever. - An authentic Tuscan dinner, prepared by Caterina’s sister and their staff, which was absolutely delicious (they set-up and clear out everything, so you don’t need to lift a finger – just enjoy a great home-cooked meal). We would highly recommend this house on your next trip to Tuscany. This one gets a perfect rating from us.

We received the best service in the most beautiful of places with Cate and family! The Villa is gorgeous, well supplied, relaxing and offered delightful spaces for all activities. The views were breathtaking and the several reflection spots very charming. On top of it all, Cate and her parents went way above all expectations by providing exceptional care when one of us needed emergency room services. I don't know what we would have done without Cate and Paolo’s translation, transportation and attention, and Angela's gracious care. The pizza making was fun and delicious, and the home cooked dinner by Cecilia superb. Many thanks for the wonderful time. We hope to return someday!

I can’t begin to describe how amazing this trip was. Cate was the most amazing host. She arranged so many events, dinners, transportation that made our trip seamless. Her sister was also very helpful. We did pizza making, florentine steak dinner, and pasta making which were all great. Valentina was our guide for pasta and pizza. The villa was perfect for our group of eight.

This was an excellent location for me to celebrate a momentous birthday. We had six adults in our group, and the villa’s five bedrooms made for perfect accommodations. Everyone had their own space which made the stay very comfortable. The views were breathtaking, the antique furniture exquisite and the kitchen well-stocked with cookware. The walk into Impruneta is a workout with up and down hills, but manageable. The only downside was mosquitoes, but it was the height of the season, so bring some repellent. Aside from the spectacular views and location, the best part was Caterina and her family. She went above and beyond to ensure we had a great vacation. In fact, my flight was delayed and Cate stayed awake until 1:00 am to speak to my taxi driver to ensure he could locate the villa. She arranged tours, transports, and was fantastic with every request. We’d definitely like to return!

This was my second stay at Caterina’s beautiful villa and this time I brought my family I cannot express in words how truly amazing this villa is and how incredibly hard working and kind Caterina and her family are From making dinner reservations to organizing drivers to winery reservations to planning entire days for us, she did it all. The home is immaculately clean, spacious enough for families, convenient to Florence and Sienna and many other villages in Tuscany Imprunetana is a 25 minute walk into town where you can find restaurants and shops. We also had an absolutely delightful cooking class which Cate also planned for us Fantastic! We stayed at the villa for 10 days and wish we could have stayed for month! Maybe next time we will. This villa will not disappoint and we consider Caterina a friend and cannot wait to come back

A great place for 13 women- family and friends- to gather and explore Tuscany from. It was an easy drive to Florence and to the Chianti villages and wineries, and the villa and grounds provided a lovely place to rest between the touring. Cate and her family were amazing, the activities and dinners were wonderful, the cool salt water pool was refreshing. Our entire group was very happy and we all highly recommend! :)

We had an absolutely wonderful stay at this villa outside of Impruneta. The house itself is so historic, interesting and clean. Every room is meticulously decorated and organized. It is nice to have a separate bathroom with each bedroom. The property is even better with stunning views of the Tuscan countryside and plenty of room for our 3 young children to roam around. It was a bit cold the week we stayed so we weren’t able to use the pool much but had it been a little warmer, it would have been amazing. Cate was so helpful in organizing rental cars, drivers, and in-home chefs. She even made sure to have a crib and high chair set up for our 17 month old daughter. Overall this is an amazing property and home with really incredible views. The house has many different rooms and places to hang out and we used each and every one of them. We would definitely recommend renting a car to stay here. It’s a bit of walk into town and is needed to explore the countryside and drive to Florence. We stayed with 9 people spanning 3 generations and had a very memorable and unforgettable experience. We hope to come back again one day. Thank you Cate and family for all your hospitality. Caterina is amazing! We communicated frequently ahead of the stay, even had few video calls to discuss what activities we wanted to plan. She took care of every detail. During our stay, we did a winery tour/tasting/dinner in San Gimignano, visited Florence, and held a pasta making class/dinner at the villa. She also brought us dinner from a local restaurant when nobody wanted to walk to town that night to eat.Every piece of the stay was perfect. Let me tell you about the villa itself. The views from the villa, surrounded by acres of olive trees, are nothing short of stunning. The pool was refreshing. The bedrooms are large and All have en suite bathrooms. Great shower pressure and the A/C is perfectly cold! The washer and dryer were super useful as well. The villa is so spacious. The pictures in the listing do not do it justice. Our family of 12 never felt cramped. True indoor/outdoor living!The town of Impruneta is a 30 minute walk. Definitely hilly and there are cars driving. Not a walk for everyone, but a must for those who can. The town is beautiful and there are several options for fresh breakfast pastries as well as a great grocery store.I am including pictures of the views and some of Impruneta.We would stay at this property again in a heartbeat if we are ever back in Tuscany! Caterina honors the legacy of her family’s villa and makes you feel like you are part of the family too. You will not regret booking this property.

This was such an amazing experience! Even before our stay Cate was so helpful and coordinated everything we wanted to incorporate into our trip. When we arrived to the villa, check-in was easy and Cate made sure we were comfortable. We were a family of 8 and every en-suite room felt like a completely private area. Each and every room in the house was decorated with such care and beatiful furniture. There were so many areas, both inside and outside, for everyone to relax and enjoy. The kitchen had everything we needed. The villa was clean and very well maintained, not to mention the view! The entire property was picturesque, like a storybook. The beds were super comfortable and the room darkening shutters made for a great sleep for everyone. The main town area is a 5 min drive or a 20 minute walk. We had a dinner prepared by Cate's sister, as well as a breakfast served in the villa..both were wonderful. We also had a pizza class with use of the 17th century oven in the villa, which was a highlight of the trip, so much fun! Not to mention the family wine, which everyone loved! Our only regret is not staying longer. We are all looking forward to returning to Cate, Cecilia, Angela and Paolo's family villa. Thank you so much for an incredible and unforgettable stay!

If you are looking for a spacious house, lovingly maintained and cared for by the family that owns it, and an unbeatable view of the Tuscany hills, this is the place. The home has been owned by Caterina's family for many years and pride of ownership shows. There is plenty of space for everyone - 5 large bedrooms with ensuite bathrooms, plenty of seating inside and out for gathering with your family and friends. Our group of 4 couples enjoyed coffee on the terrace every morning and wine in the late afternoon. The villa is in a perfect location to enjoy day trips to the surrounding area. Caterina is a perfect host. She was available to answer our many questions before we even arrived and also during our stay. She helped arrange transportation and tours. We truly enjoyed our time at this beautiful villa.

Have you ever felt that you were at home when you knew you weren't ? That's the feeling we had when we stayed with Cate at her family home for two weeks. The property is absolutely exquisite. Every view is a painted picture. The house has lots of nooks and crannies for people to just relax. And her family was there at a moments notice if we needed anything. Cecilia, Cate sister is a spectacular chef, We ordered breakfast every morning and it was set up beautifully and certainly had more food than we could even consider consuming. It Included homemade pastries that she and her mother made.She made us dinner on a few nights and the food was spectacular. Our family stayed at this wonderful Tuscan house for 8 days in August 2024. Our host Caterina, and her team, have been very responsive, both before and during our stay. The house has been in Caterina’s family for generations, so they show a great deal of care for both the house and their guests. The house is located near the town square of Impruneta, so very conveniently located with groceries and restaurant options nearby, and very central to Tuscany so most visit-worthy locations are at a reasonable driving distance. The pool – large and well maintained – was very useful, as there was a heat wave during our stay. Caterina was also very helpful with booking winery tours and arranging transportation; she knows the region very well, and it shows in her recommendations. Beyond the large size of the property, and the great team managing our stay, there were two features/services that greatly enhanced our stay, and which I highly recommend to any guest staying at the house: - Pizza dinner; we had a wonderful pizza making crash course from a local pizza chef, using the authentic wood-burning oven in the house. We had the most wonderful pizza dinner ever. - An authentic Tuscan dinner, prepared by Caterina’s sister and their staff, which was absolutely delicious (they set-up and clear out everything, so you don’t need to lift a finger – just enjoy a great home-cooked meal). We would highly recommend this house on your next trip to Tuscany. This one gets a perfect rating from us.

Just left the villa after 1 week with my wife and 3 couples after a great week at the villa. It is conveniently located about 20 minutes by car from Florence. The property is beautiful and the villa was charming. So many places to relax in with comfortable couches to relax after a long day of touring.bedrooms were large and all about the same size which we find important as each couple had a nice room with en suite bathroom. The kitchen was fully stocked which made it easy to prepare our meals. The best thing about the property is Caterina, the host and owner. She is truly available 24/7 and did EVERYTHING to make the stay wonderful.She gave us great advice on activities and made recommendations and reservations for dinners for us. We had a delicious in the villa prepared by her sister Cecilia one evening. Overall one of the best rental experiences I have ever had.

Our original family trip was planned for 2020. As many travelers found, cancellations were frequently made. Our hostess Caterina kept in touch with me throughout this difficult time. The Villa has many lovely antiques and family possessions. Our family of 9, ages 11-78 were very comfortable with 5 air conditioned bedrooms, each with their own bath. There were many comfortable sitting areas within the Villa and outside. We decided to chose the menus offered by our hostess to enjoy several home cooked Tuscan meals so everyone could relax. We especially liked the grill night which was cooked to perfection. Chef Cecilia and Chef Milaka were very talented and efficient. The pool was in such a lovely setting. It was always clean and refreshing after a long tour day. Our hostess and her family have their hearts in this family Villa and they will help in any way they can to accommodate your requests. I rented the villa to celebrate my fortieth birthday with my husband and three other couples (longtime friends). We could not have been more excited and impressed by the property! It is a family property that has been meticulously updated. The pool is a dream. The kitchen was wonderful and we enjoyed grilling and making meals. One night, we booked a meal made in the villa (by Caterina’s sister) and it was absolutely delicious - homemade pasta, prosciutto, wine, pork, the works! And the best dessert we had on the whole trip. So easy to get into Florence and the communication was second to none. Caterina’s wonderful mom even brought us some beautiful pastries for breakfast one morning. We also had plenty of privacy - the perfect balance. I genuinely can’t think of a single complaint. I’m hoping to go back!!!!

We had the pleasure of staying at the villa with 11 people and an infant in June of 25. Everything was amazing, the villa is beautiful, very clean, spacious, and the property and grounds are picturesque. We did the in-villa dining one of the nights and the food was a delicious assortment of authentic Italian flavors and classic dishes. We also did the breakfast which was very good as well. The property was very family friendly which included a crib and high chair for the infant in our party. The VRBO description describes concierge service and that is 100% true! Cate the owner did an amazing job of curating a customized experience. Her assistance included services not only during our stay, but also extended to after we left including reservations and a tour she helped book for days after our stay at the villa.

We had a fantastic stay at this lovely villa. We were a group of two families with four adults and four kids ages 5 to 13. Cate, the hostess, was extremely attentive and helped us arrange various activities during our stay. She helped us arrange a cooking class at the villa, a bike tour through Chianti region with a private wine tasting, and a chef cooking a Thanksgiving meal for us (we opted for Tuscan - not American food). We also got to tour a working olive mill. In addition, upon hearing that our flight was changed and we had to leave at 4am, Cate delivered pastries to us from a local bakery the day prior so we would have something to eat on our drive to the airport. The house and the grounds were beautiful. My only regret is that we did not have more time to enjoy them! We would not hesitate to recommend this property to anyone and stay there again ourselves!

They helped with transportation, travel ideas, and also prepared home cooked amazing meals in the villa, including two 4 course dinners and an amazing pizza night in the homes built in pizza oven. We started planning our family trip to Tuscany nearly 2 years ago. From the first time we inquired about the villa, Cate was wonderful to work with. She is just delightful! Always so helpful and caring, and giving her very best to ensure the best experience possible! The villa is breathtaking and was perfect for our needs. We enjoyed all the patios, the pool, the kitchen, the beautiful grounds and spectacular views! We loved hearing the rooster next door welcome each new day! Imprunetta is just over a mile away and we enjoyed walking into town several times for lunch, espresso martinis and, of course, gelato. We especially loved the fabulous dinners prepared and served by Cecilia, Malika and Valentina. Their meals were ‘delicioso’ and abundant, and their charming personalities made us feel more like family than guests. They truly bent over backwards to make sure our every need was not only met, but exceeded. Cate expertly arranged for our transportation to and from the villa from the train station in Florence, as well as to several wineries and a few other nearby towns ~ making sure we were picked up on time and brought back safely. We had a delicious in the villa prepared by her sister Cecilia one evening. Overall one of the best rental experiences I have ever had.
Just left the villa after 1 week with my wife and 3 couples after a great week at the villa. It is conveniently located about 20 minutes by car from Florence. The property is beautiful and the villa was charming. So many places to relax in with comfortable couches to relax after a long day of touring.bedrooms were large and all about the same size which we find important as each couple had a nice room with en suite bathroom. The kitchen was fully stocked which made it easy to prepare our meals. The best thing about the property is Caterina, the host and owner. She is truly available 24/7 and did EVERYTHING to make the stay wonderful.She gave us great advice on activities and made recommendations and reservations for dinners for us. We had a delicious in the villa prepared by her sister Cecilia one evening. Overall one of the best rental experiences I have ever had.

This property was magical. We booked it as a post-wedding place for our extended family. We had 9 adults and 3 children. There was something for everyone! The heated pool was pristine. It was relaxing soaking up the Tuscan sun, the gentle breeze and the breathtaking view of the vineyards in the the distance. The beds were hotel quality, the towels plush and plentiful. Each room was perfectly clean and comfortable. Plenty of closet space and private baths in every room.We asked for dinner in the villa both nights and it was terrific. The first night was a Tuscan dinner with homemade pasta! The second night we had a pizza chef give a class using their centuries-old pizza oven. Everyone loved it and it was DELICIOUS!They even arranged for massages in the front garden for the bride and groom. After a long week of activity, it was much needed and appreciated.The ability to make our own coffee each morning was nice. The kitchen had everything. We had a full breakfast one morning and pastries and fruit the next. Everyone found something they loved. So yummy!Our hosts (Cate and her family) were responsive, friendly and soooo helpful. They even showed up with gifts for the kids as well as water-wings for the pool. They were exceptional.We arrived as guests, we left as friends. We will be back!

We could not have had a more enjoyable stay! - The property is gated and secluded with spectacular views. There are three bikes on the property if you want to go into town, or walk, which takes about 20 minutes.- the pool is beautiful and was heated.- The kitchen was extremely well stocked and easy to use. - The beds are extremely comfortable and the property was clean. Good shower pressure and temperature. - There are converters for devices on the property if you’re international but everything was very user-friendly. - We did the breakfast experience and also dinner on the property, including the pizza experience, where the chef came in and made our food. I would highly recommend. But the COOP (grocery store) is a 6 minute drive or Cate will get your groceries for you. - Our Host, Cate, went above and beyond! She was exceptionally communicative and was always available. We had to change plans multiple times on where we went to eat or what time we needed to be semaphore, or even when it was needing a reservation, and Cate was very flexible and coordinated a lot of our trip.

In one word: perfection. But I’ll say much more than that. I knew I wanted my 50th birthday to be epic, and it ended up being pure luck that put me in touch with Caterina. From the beginning, she was helpful, extremely communicative, and extraordinarily helpful, and she made sure everything ran smoothly. The vendors she recommended were great, and she helped with communication and ensuring my requests were honored. Check in was smooth and quick, and she escorted us from Impruneta to ensure we arrived to the villa correctly. The bedrooms were well appointed and comfortable with modern showers and toilets and plenty of space for clothes and very nice hair dryers. The kitchen was well equipped with everything you could need including an ice maker! Plenty of parking if you have a rental car or two and Impruneta was an easy stroll away. The property itself is beautiful and lived up to the expectation in my head of what a beautiful Tuscan villa should be. The heated pool was beautiful and enjoyable & there were plenty of areas to just be able to sit and enjoy the beauty and peacefulness of the area. Caterina and her lovely staff took care of us and helped with any issues that came up. They helped create a worry free and wonderful experience which I will remember for the rest of my life. Caterina is the friend and planner that everyone wants to have: kind, resourceful, funny, and helpful. She will make any experience you have memorable and greatDon’t hesitate to book!

We had an incredible stay at this Tuscan villa over the Christmas holidays with a group of 10, and the home was perfect in every way. The villa was spacious, comfortable, and ideal for a large group. Caterina and her sister Cecilia were exceptionally responsive, warm, and a pleasure to work with from start to finish. Caterina truly went above and beyond with our requests—it genuinely felt like having a five-star hotel concierge at our disposal. The pizza class and in-home dining experience were absolutely fabulous and a highlight of our stay. The location was also ideal, just minutes from Impruneta and about 25 minutes from Florence, making it easy to explore while enjoying the peace of the countryside. We couldn’t have asked for a better experience and would highly recommend this property.

My group of 12 friends/6 couples just completed an incredible week at Cate’s family’s Villa. Everything about our stay was wonderful! The views are amazing and the photos don’t do the Villa and the grounds justice. We appreciated having ensuite bathrooms and the rooms were spacious. The common space was lovely whether indoors or outdoors. There was plenty of space for us to spread out as a group or if we wanted some quiet time. The Villa was very clean and the kitchen had everything we needed. Most importantly, Cate was a generous and welcoming host. She arranged several excursions for us (bike ride, wine tasting,etc) provided excellent dinner recommendations and made reservations for our large group. I highly recommend this Villa for an experience beyond compare with a host and her family who all go above & beyond. Book your trip & stay here.
