I’m sorry I have to write this review. I had to leave this hotel immediately. I tried to deal with the smell, but I couldn’t. It smelled like mold and mildew my children started coughing etc. I seen dead bugs on the floor. Bathroom lights were flicking like a horror movie. I told staff who was very nice. He told me it was the new air conditioner. I knew it was a lie . They keep people on the first floor that smokes . This is not a smoke free hotel. Pool also was horrible, needs cleaning Never will I book here again!

This place is not a resort but have resort fees this place doesn’t have housekeeping u have to go to front desk for towels and rags and clean your own room the lady at the front desk was very rude and the hotel needs work and the ice machine wasn’t working for 8 days during my entire stay and it was hot those days and I never seen anyone clean the pool

Not far from universal studios. Good value of the room. Laundry room requires a key to open but also not 24 hours like advertised. Would stay here again. Also near dining options.

For the price it is worth it, large pool, somewhat updated rooms with full fridges and close to many attractions. The only reason I won’t stay here again is because in the 17 nights we stayed, our room was only cleaned once. If you’re on a budget and just staying a few days it’s a good option.

The property was ok. Clean. The 1st night the staff was great. The 2nd day we tried to use the hot plate, stove top. I called the front desk and the lady told me I needed to put a pot on it to work. She also told me there was nobody to fix it, till that evening. It came on but went back off and nobody came that evening to fix it. The ice machine did not work. I had to buy ice.

Very disappointed in our stay. Property was not like the pictures at all, very deceiving online. We found a pair of underwear rolled up in a new toilet paper roll on the back of the toilet. Pool was not well maintained and dirty with no pool towels. Guests are expected to use there 2 towels from their room. The front desk then didn’t have any towels for us to exchange. They charged us a “resort fee”. Only thing I cannot complain about was the location on international drive. Close to lots of restaurants, shops, and universal parks. Would not stay again or recommend.

Our first room had a broken toilet, safe and hotel phone. Called them to report the issues, he was polite and immediately switched our room, which was great. He didn’t offer any additional help, couldn’t even bring us the keys. We had just travelled for 24 hours and were exhausted; the least he could have done is brought me up the keys, rather than making me walk back down to the front. We had already unpacked and had to repack and carry all of our stuff to the new room at about 2:00am. The pool closed early, 6:00pm. Most pools are open until 10-11. The whole idea of booking with a pool was so we could use it in the late evenings after being at the parks all day. We did not get to use it once. This is also the first place I ever stayed at that did not have a coffee machine in the room. Our first night in that terrible room also was the most expensive night (although still really cheap it’s just the point), then they added a “resort fee, which again wasn’t much but it’s the point. Clean room. Big bathroom. Clean sink, towels and bathtub. HOT WATER, good air conditioning. Free parking. Front desk was super night. They charge a resort fee of $4.00+ a night. Walking distance to icon park & TITANIC. Convenient and easy to walk to shops, Dunkin’ Donuts, the big McDonald’s, Walgreens, easy access to 1-4, Five minutes away from Dr. Phillips area - PUBLIX, WHOLE FOODS etc. 15 minutes from millennium Mall and Florida Mall. I would stay again. Some of the travelers were sketchy but it’s pretty safe.

Orignally wasnt going to bother with a review because you get what you pay for but at check out we were waiting at the desk for a good 15 mintues. I have IBS and suddenly had to go to the bathroom and theres a restroom in the lobby so i went to it and of course that is when the front desk staff came and asked my spouse why i didn't use the room bathroom before leaving and the explained that we were waiting for a while for someone. And she was just rude. Also there was black mold spot on the roof of the bathroom and in the vent of the bathroom it was just caked with dust. And every night when we came back to our room there was always a coakroach in the bathroom. The only good thing about the location is there is a lynx bus stop not far that made it easy to get around.

We did a late check in at this hotel, after a 4 hr drive. Got there, the receptionist was nice, however, when we went into our room and saw the conditions, there was no way someone in their right mind would stay there. The beds were dirty, men and womans hair all over the bed, lights and floor, there was a roach on the tub, bathroom was dirty. Who’s to say there were no bedbugs there too? We left the room within minutes of getting there. Went down to the reception that was closed, he was checking people in through a window. The receptionist recognized me as i had just checked in and let me in. Told us that he couldnt check us out because he hadnt even finalized our check in. Ended up paying 3 times as much for a late check in at another hotel as it was after midnight. I would attach pictures, but it’s not allowing me to.

Bathroom was not cleaned before we got in our room. A long hair and a bath scrunchie on the back of the door. Tv broken shut off randomly and the sound would start to pop. Every time we changed the channel the volume would go to mute. The hotel in front of this hotel that shared a driveway had homeless people standing in driveway.

The entire stay was awful. While this was a cheap place, there are minimum expectations, like being able to sleep. The air conditioning and fridge were incredibly loud and the phone had a red blinking light that never stopped. We had to unplug all of these the next nights so that we could sleep at all, but then of course it got really warm by 3 am and it was difficult to sleep for that reason instead. The room had a mildew smell that hit you in the face when you walked in. We had to ask for pillows, the shower had mold spots in the grout, and noise from outside came in like there was no wall at all. Front desk was courteous.

They did not check the microwave when cleaning, so when I arrived, there was moldy leftover chicken teeming with maggots. I was still finding flies at the end of my stay. There wasn't a 'Do Not Disturb' sign in my room, but it didn't matter because the only time they visited in 4 days was to clean out some (but not all) of the maggots from the microwave, and they only did that after I called them. The pillows were odd, not full-sized, but otherwise fine. The water pressure was weak, but that's not uncommon in Orlando. Overall, you get what you paid for and this is definitely one of the cheapest.

I got there and checked in the night attendant was trying to convince me to pay the $100 deposit in cash saying it’s better than using my card. The room had a musty smell. The location is nice there’s a lot to do but the area I wasn’t liking it. They only provided one hand towel, face towel and dry towel and if you needed an another dry towel you had to bring your old one to the front desk to get a new one. When I was trying check out early there was nobody at the front desk I waited 15 minutes lucky a maid came in and helped me out.

Dirtiest hotel I've ever done stayed in. There was cheese scattered on the stove when I got to my room. Almost like the cleaners totally skipped cleaning the kitchen area. NAST. There were straight up stains on my sheets, almost like all they did from the last visitor is make the bed and called it a day. NAST. You ever seen Cheez-it crumbs? Good, because that's what the towels were seemingly filled with. NAST. You Getto what you pay for and this place was........ NAST. "Suburban studios hotel" MORE LIKE "Suburban NAST hotel." Wish this was a joke, but a bruthas got pictures to prove it. God Bless you all. (especially if you choose to stay at this hotel.)

People were doing illegal activities outside the door. The room was nothing like the picture. The curtain had mold on it. The floor was gross, the bedding was dirty and outdated. Stayed there 1 night, only because we had to. Went to the front desk, the lady was very rude. Look on there website before you stay there. I paid for 5 days only stayed 1 night and only got refunded 2 nights. Complete ripoff!! I am turning them into the health department. I took pictures!!

This is a budget-friendly hotel conveniently located on International Drive, close to Universal Parks. The parking lot is small, but we always found a spot. The front desk staff was very friendly and helpful throughout our stay. That said, I recommend future guests manage expectations—this is not a five-star hotel. I suggest bringing your own sheets, pillowcases, and towels. I ended up buying some at Walmart because the sheets provided were stained and not properly clean. The internet connection was average. Housekeeping doesn’t clean the rooms unless requested, which was fine for me since I kept my room tidy and didn’t want anyone entering, especially as there’s no safe in the room. The kitchenette was a major highlight—it had two gas burners, a microwave, a sink, and a 14-cubic-foot refrigerator, which made it perfect for cooking meals. Soap and shampoo aren’t stocked in the room, but you can request them at the front desk, and they’re always provided with a smile. There’s also a coffee maker at the front desk, though you’ll need to ask for cups and sugar. This wasn’t an issue as the staff was always accommodating. Kitchen was immaculate, reason was No cutlery,No dishes or pots and pans. SO WHY HAVE A STOVE TOP and unable to use. Had room 105, very noisy due to next to elevator and ice machine, constant noise throughout night, meaning we were unable to sleep.

The entire stay was awful. While this was a cheap place, there are minimum expectations, like being able to sleep. The air conditioning and fridge were incredibly loud and the phone had a red blinking light that never stopped. We had to unplug all of these the next nights so that we could sleep at all, but then of course it got really warm by 3 am and it was difficult to sleep for that reason instead. The room had a mildew smell that hit you in the face when you walked in. We had to ask for pillows, the shower had mold spots in the grout, and noise from outside came in like there was no wall at all. Front desk was courteous.

An old motel with old standard in the room. It is noisy between the rooms and outside, the highway traffic can be heard. We were two friends who stayed for three nights, it was fine but you can book better accommodation on the same street for the same price which we will do next time we visit Orlando.

Let's start with the obvious. This is not a high luxury place. This is as simple as it gets in renting a sleeping place while on vacation. That being said, Suburban actually did fulfill the basics of the room. That is a place that I can get my sleep and take a shower while I hit the shopping malls and parks. The room can be cleaner. I found that under the bed was not properly cleaned as there were dust and a leftover bottle of water from previous stays. But the bedsheets were clean as was the shower. As for the room itself the floor was tile which I highly prefer over carpets. And surprisingly there was a mini kitchen with an average size fridge. Not the mini ones that you will get at other places. + 1 point for me. Be aware that if you're a light sleeper, do not go for rooms that is closer the highway. You will hear constant road noises. This is an old building after all. Other than that it is a good place and close to the park and I4.

Orignally wasnt going to bother with a review because you get what you pay for but at check out we were waiting at the desk for a good 15 mintues. I have IBS and suddenly had to go to the bathroom and theres a restroom in the lobby so i went to it and of course that is when the front desk staff came and asked my spouse why i didn't use the room bathroom before leaving and the explained that we were waiting for a while for someone. And she was just rude. Also there was black mold spot on the roof of the bathroom and in the vent of the bathroom it was just caked with dust. And every night when we came back to our room there was always a coakroach in the bathroom. The only good thing about the location is there is a lynx bus stop not far that made it easy to get around.

It's a good place for a basic stay. Everything is in a good condition and worked out well for us. We chose this place because it's close to Florida Turnpike and I-4. If you are going to Universal, this is only 1 mile away. Walking distance to many shopping areas and restaurants nearby.

Clean room. Big bathroom. Clean sink, towels and bathtub. HOT WATER, good air conditioning. Free parking. Front desk was super night. They charge a resort fee of $4.00+ a night. Walking distance to icon park & TITANIC. Convenient and easy to walk to shops, Dunkin’ Donuts, the big McDonald’s, Walgreens, easy access to 1-4, Five minutes away from Dr. Phillips area - PUBLIX, WHOLE FOODS etc. 15 minutes from millennium Mall and Florida Mall. I would stay again. Some of the travelers were sketchy but it’s pretty safe.

There is no microwave in the room. We did not have any washclothes. There is a counter stovetop, it did not work. There was roaches in the room. The beds and pillows were hard. The only thing they had for a continental breakfast was juice. The juice machine was cut off @ 9. We were charged for resort fees. They are not a resort.

Extremely disappointing stay. This property is advertised as a 3-star hotel, but the room was filthy, run-down, and shockingly poorly maintained. Furniture, fixtures, and other items throughout the room were stained, damaged, broken, or heavily worn. Even the mattress had visible stains. Almost everything looked neglected and overdue for replacement. Honestly, walking into the room felt more like entering a haunted house than checking into a hotel. It was difficult to tolerate even for one night. The hotel also felt seriously understaffed and chaotic, with no clear or consistent procedures. Some employees were clearly trying hard, but whenever I raised a concern, communication quickly turned into raised voices and yelling instead of a calm, professional conversation. The most concerning part was check-in. The front desk manually recorded my full credit card number and CVV. I repeatedly asked why this was necessary but never received a clear explanation. I was uncomfortable enough afterward that I replaced the card. Late at night and early in the morning, people were smoking marijuana, talking loudly, and arguing directly outside my door, making it extremely difficult to rest or feel comfortable. Overall, the property was dirty, damaged, chaotic, and poorly managed. Absolutely not worth the money, and I would never stay here again.
