Old Waverley Hotel

Location is excellent for train, tram, airport bus transfer, and walking to sights. Very friendly front desk staff. Condition of the property is worn down, but rooms and common spaces are clean. Not handicap accessible or senior friendly given stairs and just one grab bar in the tub. For the right price, it’s a good choice.

Stairs were challenging to navigate with baggage, definitely would be impossible for anyone in a wheelchair. Location was great, easy walking distance to the buses, trains, and loads of attractions.

The property is essentially inaccessible to anybody with physical limitations. There is a lift but to get to the lift door you must climb 21 stairs. Even the check-in counter is 18 steps up. Clearly this property reached its peak about the time between the Boer War and the Great War.

Very nice property in a central location. As they clearly advertise, there is a flight of stairs to access the lobby, so not a good choice for anyone with mobility issues. There is a lift from the lobby up to rooms.

Nice clean rooms friendly staff. Only issue is no lift from ground floor to first floor.

Great location for the castle, but had to schlep my suitcases two floors to the lobby.

It was an ok but old building. The floors cracked and elevators were not working all the way down so we had to carry luggage up and down stairs. The only good thing was the location

Right on Princess street and convenient location to the train station and other activities. Hotel is really old one and does not have an elevator going up to the lobby. This can get taxing for carrying luggage and sr citizens needing to go up and down the stairs.

Fantastic location opposite Waverley station, very convenient for the old town and the trams. Hotel is nice, rooms are spacious and well equipped, although very few outlets, so make sure you have adapters and extensions for charging devices. Reception has adapters to loan, which was helpful. Staff are very pleasant and helpful, overall a nice stay. Reception is up a flight of stairs with no elevator, so it's a little challenging for the less able on their feet.

Do not book ! - this hotel has not got a safe, nor air conditioning in the room! It’s outdated, therefore the carpets are also dirty. The room was extremely hot as no air conditioning, and the noises from the backyard was horrendous. The breakfast was basic, and limited. You get more for your money popping into the local restaurants.

I understand the traditional aesthetic the hotel was aiming for, however the lack of maintenance and updating for comfort purposes made us want to go home - a hotel experience should feel like the other way round where you would like to stay longer. The windows were still single pane, therefore the noise of people in the streets and the bars/restaurants emptying bottles after midnight was very clear to hear, amongst many other noises both inside and outside. Other hotels we stayed in at Edinburgh included additional panes to prevent this. The bed and carpet appeared very worn down - the floor appeared dirty, and the base of the carpet was visible in some areas which is the last thing you’d want to stand on after a shower when you leave to get changed. The bed was very springy and dipped in the middle which made for an uncomfortable nights sleep when sharing the bed. The location however was excellent - everything was super convenient with a 15min walk away to certain locations at most. I rarely complain about services - but paying over £400 for a room, to have a bad experience based on the above and wanting to leave, left me feeling disappointed.

Stayed here a few years ago and loved it! But now it is run down and the staff are not very helpful. The cleanliness was not good either

CON: The room I stayed in was the saddest hotel room I have ever stayed in. DO NOT book the Junior Double Room. I was in Room 305 and besides the dingy view of the alley, there was not a single piece of art hanging or any decor. It looks like where a rich family would put their traveling butler or nanny. Additionally, the AC leaked so much water that I slipped more than once and it's right over the doorway to the bathroom. Lastly, there was a long dark hair on the shower tub and an even longer one rolled up in the anti-slip mat. How many other people were in here shedding before I checked in? Very gross. PROS: Great location and near everything you will want to do in Edinburgh including the train station. Mattress felt very old and almost hollow, but it and the pillows did the job. The AC worked very well and the exterior/common areas of the hotel are well kept. Lugging your bags up the steps to get to the front desk plus the tiny elevator were very inconvenient, but that's what you get when staying in such old buildings. Had some issues at the restaurant but they took care of that, and the staff was overall quite pleasant. I would stay here again only if there was a nicer room available. I prefer classic, traditional places with a lot of history, which this hotel certainly has. Not for someone looking for a modern hotel with modern conveniences. They say their rooms and the hotel "reflect the vibrant merger of Victorian charm and modern comfort" but not in Room 305!!!

The place is for the hotel is very good but the reception not not that good and the hotel is very dirty. They don’t technically clean very well. I don’t know how it’s four or three star I will give it to one star

Clean room, large bathroom. I cleaned the tub before I used it and my Clorox wipe was still white when I was done! Location was a little far from the Royal Mile. No AC but there was a fan. With the window opened it was perfect. Would not stay here in the summer!

Great location right near to Waverley station. Rooms are very small with some awkward configurations. Lack of fridge and room safe are areas that are simple to improve overall room facilities. Lift is so small that even one person and luggage is a tight fit. Overall service experience across hotel was average

Our room was opposite another building that was undergoing renovation. Incredible early morning noise. There was also nighttime noise from drunken revellers. If the room had double instead of single glazing this may not have been a problem. Sink too high and bath almost inaccessible.

Very convenient, buses right out the front door, close to everything. Very warm room but at least they let us borrow a fan and we could open the window. You’re paying for location. Older facility but it had everything we needed.

Perfectly located on Princes st right between Scott monument and Waverley station. Unfortunately is an ancient building, so you have to climb first flight of stairs to get to reception (no lift) then you can reach your room via lift but through narrow corridors (unsuitable with huge and heavy luggages). Room is very clean and bed very comfy but walls are paper thin! I could hear people chatting loud, slamming doors and thumping on the floor when entering their room. On the other hand they could hear me talking on the phone inside my room! (but they didn't apologize for the noise they made earlier) Nice lounge room where to sit and relax after a day out overlooking Scott monument and Old town. Breakfast and bar a little overpriced, amazing and helpful staff either receptionists and housekeepers.

Great location, breakfast staff was not altogether pleasant. Absolutely no WIFI

This hotel is in the perfect location. The staff is also super friendly and helpful. The downsides of staying are that it’s quite noisy and night, the wifi is terrible and rarely works( I needed to work and struggled to log in most of the time), and there is no elevator to the lobby, requiring a long trudge up. Also, there is zero parking in case you are driving. The breakfast was good. The bar is fabulous and the location is unmatched, just across from the train station and the Royal Mile.

The room was nice but very cold, the windows were so old that they where not isolating and that made it so cold and so that you could here the homeless people snoring, it would be much better if they get new windows in the whole building that would be a Great hotel, the breakfast was okay but the offer could be much bigger, it was a typical english breakfast without toast, and only pork.

It is an old hotel and we expected some inconveniences. There was no A/C so our room was very hot and quite uncomfortable. We did request a fan the next day and that helped somewhat. The double bed was on the small size and as we had stayed at another hotel prior to this stay we were a bit surprised. The room was clean and nice layout. Amazing view of the Scott Monument and Princess Street. The lobby area was nice and all staff very pleasant. The lounge was really nice with a lovely view of the castle etc. food was also very good Something else to consider when booking this hotel during the fringe festival and tattoo is that the streets are busy and somewhat noisy. The hotel is conveniently located close to the train station and walkable to most attractions

Hotel staff was excellent. Lewis helped with bags and train travel. Bharath assisted with getting me a phone charger and Pawel was great waiter. Can not wait to visit hotel again!

With only one exception, I found the staff to be rude and unhelpful.

The Old Waverly was conveniently located, nicely updated and well priced. Colin from Front Desk went above and beyond to help us with our luggage back to the train!

The staff is not unfriendly but not necessarily friendly. In another words, they did not seem to care. Carrying heavy luggages through stairs was so difficult and inconvenient. Had a room facing an office building, which was undergoing construction with lots of noises in the early morning.

Stayed here a few years ago and loved it! But now it is run down and the staff are not very helpful. The cleanliness was not good either

Awesome service with a smile. Hotel is super clean and walking distance to everything. 1 minutes from train station. Will definitely stay here again next year when I come back.

Clean room and wonderful staff!.

We enjoyed our stay at The Old Waverly! We had an amazing view of the Scott Monument and the gardens, it’s in a fantastic location. Every member of staff was helpful and accommodating. We are especially grateful to Catalin who very quickly was able to extend our stay by two days without us needing to change rooms after our flights home were cancelled at the last minute. It’s a charming old place, and we’ll stay there again when we return to Edinburgh.

It’s a great locale right near the train station. Old school European train station hotel. Really nice & I bet it is fun there for the Christmas Holidays! Staff is very helpful.

False advertising— the room looks nothing like the pictures and was dirty and drab. Very overpricedx Appreciated that the staff refunded the rest of our stay without a problem, but wish the place had matched the pictures even a little bit.

Best location in Edinburgh!

Outstanding location. In walking distance to most sights and transportation. Easy access to airport, trains, bus, and tram.

Nice hotel with great location. Very short walk to the train station, tram, and airport shuttle bus. Not far from historic Old Town section. Near numerous dining and pub options on Rose Street.

A conveniently located tourist hotel. The location also brings lots of traffic and rowdy late night revellers passing in the early hours. Insist on a room that does not face Princes Street. The accommodation itself is a comfortable but furnishings are a little tired and dated. The age of the building also means lots of steps and definitely should be avoided by the less than mobile. The staff are friendly and mostly able however the man who handled our check in requires better customer care training. The highlight for me was the breakfast. Very high quality, hot and delicious.

Ok hotell with a great location. The room was ok, but the bed was too small for two people. Breakfast also ok, but the bacon was almost raw. I will probably choose another hotell for my next stay in Edinburgh.

The property was in a great location. Near the station and between the old town and the new town. Our loo was a bit noisy and there was no view but the view at breakfast was excellent. Staff were so friendly. Great breakfast and lovely cocktails. Will definitely recommend.

The most awful breakfast!!! And other faults, but some good... I didn't notice, when booking, there are steps inside and then a flight of stairs to access reception. Not great with a case. Check in was ok. I did wonder with the old fashioned key whether that was an indicator of what was to come. It was. My room was not at all like the pictures for that type of room. The carpet inspired me to keep my shoes on. The room was small. Almost impossible to walk along the left side of the bed due to the 'wardrobe' clothes rack, when used, taking up that space. The dark wood furniture was chipped. There were no available plug sockets by the bed. There was actually only one available socket as furniture was used to prevent access to other sockets. The kettle was clean and efficient and the biscuits were lovely. The bathroom was modern, and clean, towels were harshly scratchy, no face cloths. The water in the sink was fabulously hot though. The bed was comfy. The sheets felt like a 3* quality (thin). The breakfast was truly awful. It was £15. The 'hot' food on the buffet was barely warm. The sausages had no 'cooked' colour and were sat in 2cm of oil. The mushrooms were watery. The bacon folded up and either oven cooked or microwaved to 'barely cooked' status. The orange juice was truly awful and had a nasty and odd aftertaste. The coffee came out of an urn! When I went up to get some toast, the staff cleared away my plate and cup (I hadn't finished!). Overall, expensive & tired

The hotel location was great! Easy walking to everything touristy. However The hotel is only accessible with stairs—there is an elevator from check in to the room floors, but from ground floor to check in there is only stairs. The room itself was a bit tired but overall comfortable enough for a weekend trip. The only real downside was the shower which had very inconsistent temperature. Can recommend the breakfast bar though, tasty and great view of the Scot monument.

Great location on Prince Street- easily walkable to all attractions. Breakfast was nice and the restaurant had good food. The staff was friendly and housekeeping was always busy. On the downside, it was noisy in the area- live music across the street every night- and the rooms could use some more electrical outlets. I would look to book here again, though.

Welcoming although concerned that a deposit was taken immediately for 'broken' items and returned 4 days after we left. The room was on the top floor. A bit uneven on the flooring and due to the lovely age of the property although we felt we were leaning forward outside the bedroom. A beautiful view from the circular windows. The lights were challenging in working out the switches which involved having the main switch on to access the bathroom lights or side lights. We would have liked a face cloth. We had to mention a trip hazard at the front entrance which was dealt with promptly. Breakfast was of a High quality and also good value.
