Short 1 night business stay, set in amongst the beautifully manicured golf course. A very nice cooked buffet breakfast. The room was very spacious and clean. There was a full dinner menu available and within a short walk there were other shops and pubs

Very tired, nice bar and patio though Beware what room you have if there is a party on as music thumping til late. Staff pleasant but won’t be returning anytime soon…..

On a Golf Course

Perfect place to take our 2 dogs. Plenty of space to take them for walks and the room was spacious and clean. No doggy smells lingering at all. It’s personal choice. Some may say it’s old and tired but I loved the wooden panelling, the wooden furniture and traditional features and textiles. Breakfast was plentiful and fresh. Very quiet and peaceful abd very comfy bed. Only flaw was flush of toilet which wasn’t great but we overlooked this as everything else was perfect for US! We will definitely be using this hotel as our go to place when visiting family in Kent from now on.

There is no air conditioning, fridge and the tv options were poor. When we opened the window the top of the window was black and cob webs. Bath tub wasnt clean and needs updating. The bed was comfortable and the view was lovely.

This property is delightful... the manor house is exactly that, a converted manor house with a golf course. The grounds are stunning! The staff is some of the friendliest & most helpful I have EVER experienced. The food was fresh and well prepared. The property is clean. The only let down is that the guest rooms are "tired"... they are still in the 1990s... however, they are clean (mattress was great), towels are large & clean... but the room was tired... which is why I sat outside with the bar/restaurant and enjoyed the amazing outdoors.. with that being said, I will be back next year... the staff made me feel like family.. the room was safe, clean and comfortable...

This hotel was the worst ive ever stayed in , its a beutiful building until you get into your room ! It was filthy dead bugs everywhere and broken furniture . We checked out a day early as we couldnt bare it

Describing this property as tired would be generous...'Knackered' might be more appropriate. Dirty windows, mould around bath, loads of unattended minor damage, cheap plastic badly-fitting loo seat, creaky floors etc. Needs a major overhaul. On the bright side, staff were polite and helpful and breakfast was decent.

Stayed here for 2 nights. Check in was fast and professional. Room and hotel were a little tired but was clean and comfortable.Was offered a deal price for breakfast and it was very good. Plenty to choose from. Bar and restaurant were good and the food was excellent. Waiting staff were professional. Would definitely choose this hotel again.

The surrounding’s were lovely the Staff were very nice the Hotel Bedroom was basic the Bed was very uncomfortable lumpy didn’t sleep the rooms need updating the bathroom needs to be replaced old bath and shower system cobwebs all around the window it’s a shame because it’s a beautiful place to look at.

Comfortable stay in quiet hotel. Dated decor but very clean and everything worked well. Shower easy to use and water hot. The room was extremely peaceful with a view over the golf course. Ate in the restaurant which was reasonably priced and had a very varied menu. Good breakfast with cooked options and fruit salad, cereal toast etc. Would use this hotel again.

Very dated rooms with most of the plugs unconventional and consequently unable to use charger for phone near to bed ..had to plug into one of very few sockets with Uk plug on other side of the room ! No air con and rooms and bathroom as dated as you could possibly imagine Couldn’t turn hot tap off and bath took forever to empty ! Rock hard pillows .. What more could one ask for with ridiculously high prices to boot Sadly no other hotels in vicinity to do chose from ..otherwise think they’d be struggling

Upgraded room, but not really worth it. Got a 4 poster bed, but room was dark and similar size to standard room. Sorry, but breakfast terrible. Served breakfast until 10am Sunday. We arrived at 9:15 and everything was cold and had been sitting around for a while and needed replacing. Only one half of toaster working. So in a hotel of this size could only cook 2 pieces of toast at a time. Selection not great. Hotel is charging far too much for the quality of rooms, service and food.

This was just an overnight stay as visiting family, so we didn't use the facilities. The room was comfortable although a little dated. The shower was very poor, needs updating .

The bed was so uncomfortable we didn’t really get any sleep. Otherwise the room was ok, good size, nice views, basic necessities, had a hairdryer and iron which is nice. There was a party on in the bar and unfortunately our room window was right above the entrance so we could hear their music at midnight. Luckily it wasn’t later when it finished.

Hotel needs updating. Furniture had stains on it and curtains hard to pull. Shower was cold or piping hot. Breakfast was nice.

We have mixed feelings about our stay at Coulsdon Manor. The property could certainly do with a lot of upkeep and maintenance to get it to a presentable property state. Some staff are excellent and go beyond what is required; some appear not to care less about service. The rooms are not air-conditioned and can be hot at times, even at night. If you leave windows open, expect a visit from mosquitos. The rooms are of acceptable size and the beds are very comfortable; the breakfasts are excellent. There were a few hiccups: being booked in and allocated a room that was not made up as front office believed late in the afternoon; then allocated a room on a higher floor that was ready. Bar staff concentrate on drinks orders and are slow to provide requested water or forget altogether and prioritize drinks over taking food orders even though the latter have to be prepared. Promise to come to table to take food orders then do drinks for over 20 minutes, suggesting they are understaffed at times. One night there was one staff member on to take food orders, prepare and serve drinks, bring out the food and clear indoor and outdoor tables. He was pleasant, competent but absolutely flat chat. Some of the others not so good - take it or leave it if you don't like it! There were some good aspects but some annoying ones as well. 3.5 out of 5 overall. Would we go back: possibly.

We had a comically terrible time at Coulsdon. I came with several family members for a reunion and we booked 6 rooms months in advance. The grounds are nice but the rooms are tiny, old and the plumbing barely works. The staff is practically apathetic. You have to explicitly ask for what you expect. My parents’ room toilet only flushed every 5 minutes. My sister’s and my room toilet didn’t flush at all and the manager (whom we had to convince the night desk person to call on the phone) had the gall to tell us “sleep it off, we’ll deal with it in the morning” when this had already been going on 2 days and we were jet lagged and obviously our bodies weren’t working in the right order due to time difference. Other family members had a torn curtain that never got repaired. The staff doesn’t check notes or communicate with each other, and they prefer to give you an excuse first rather than solve the problem. Most times any attempt at understanding or asking to change the room received a response of “we have a wedding, we’re fully booked.” It felt like pulling teeth. We managed to get a room changed because well, the BASIC expectation of a hotel room that is paid up front would be a working toilet, right? When we moved into the new room, there were mosquitoes outside the door and a musty smell in the bathroom. Turns out there was black mold in the shower. But guess what the response was? “We’re fully booked.” It was a disappointing stay and I don’t recommend it.

Once we arrived to the hotel we have done check in which we was given a key for room 113. Once we open the room there was a couple sleeping that was waken up by the door opening. I returned to reception to report the incident, we was given room 317. Once we arrived to the room the room was freezing cold with the window half open, the bathroom was freezing cold with only towels for one person. As it was very late and being over tired due to travel we decided not to contact reception. Breakfast in the next morning was ok but coffee was almost called and hardly any bread left I have reported to reception all the fiasco but i was told if we wanted to have another coffee and to complain directly to there manager. This is a very poor service

The room was clean and warm.The staff were helpful and friendly and breakfast was plentiful. Only complaint was room was not ready when we arrived had to wait over half hour.Hotel could do with a make over as it was looking a bit tired.

So where do I start… our room was £60 that bit was good. Checking in was good also. Took about 20 minutes to find someone to take our order from bar. Not good! Then when we settled down to bed - TV didn’t work. I mean it did work for 5 mins then the signal dropped and TV turned itself off. Thank heavens for my son’s iPad we could watch something instead! To be honest though the place was nice and quiet and facilities great especially breakfast. Would stay again assuming there is more staff next time and we get a working TV :)

The staff are fantastic and very helpful ... The Coulston is my go to hotel when I visit London ... So sad when there isn't a room available for me .... And I love the fact that I can bring my dog ... Thank you everyone at the Coulsdon

The property was lovely from the outside as it is set on a golf course, but inside it is very dated. The receptionist was miserable. The room had America sockets ( round pins) so couldn’t plug in my electrics. The bathroom was stained and dated. The lamp and hairdryer was broken. The food was good value but the breakfast buffet was not very good. Cold plates and Luke warm food and coffee. Unfortunately I won’t stay here again.

The property was / is conveniently placed for me to visit my family who live nearby The grounds are lovely and the drive up to the place very nice However the property needs a SERIOUS modernisation if they wasn’t people to stay here in the future The rooms are as basic as can be with ancient bathrooms that are seriously lacking in SO many ways So long as you just want to sleep here and get out it’s fine

Our first stay here when our usual hotel cancelled our reservation at the last moment. Their loss is your gain. Loved the location (just off the M23) and easy access to a train station for London. Beautiful setting and very quiet. Room was adequate for our needs. Staff were helpful and attentive. We have booked again for 2023 already.

Stayed here multiple times, location and price play a huge part. It’s a busy place and I was only there 7 hours overnight before heading for the airport. Very old, very tied but it’s OK. Safe parking available.

Bed was ok rest of room looked in need of upgrade. Breakfast wasmt worth the £10, cooked food was cold as hotplates not on. Lacked quality all round really. Next week they are hosting a fawlty towers weekend they wont have to change much

I was travelling on business with my business partner, we had a room each. This hotel is set in amazing grounds, with a lot of it looking out onto the golf course. There’s plenty of parking. The biggest issue with the hotel is that it is desperately in need of refurbishment - it looks like it was done in the 90’s and nothing since. It goes from small things like not enough sockets in the rooms to very low quality shower fittings. If you remove the picturesque location from this hotel then there’s very little going for it. We arrived at 14:50, with check-in at 15:00. We were told the rooms were not quite ready and so to sit in the bar for 10 mins; ok, fine, we were technically early. Once it hit 15:25, I think the barman could see me getting twitchy and so came and offered a free drink while we waited. Good idea, but maybe the reception should’ve done that when we arrived. Oh, the reason for the delay? The hotel was busy the day before. Wow. Breakfast was £9.99 per day if paid in advance, or £14.99 on the day, so we paid for our 2 days in advance. The cooked breakfast was decidedly average, with my business partner choosing cereal due to seemingly no vegetarian option. £9.99 for some Coco-Pops and a glass of orange juice. I had the cooked breakfast: sausages were bland, as were the beans. On checking out, I was told I needed to pay £14.99 for breakfast for day 2. I explained that we both paid in advance, but then made to wait while the receptionist checked.
