This is a basic-level accommodation option, but it is very good in that category. The staff are friendly and helpful, and the location is very convenient, in a quiet area close to the Melbourne CBD and public transport. Guests can use a dining room and lounge. I have stayed there twice and would definitely use it again.

Good variety served at breakfast. Negatives, no room service. Creaky floor boards. Our toilet had a slow leak meaning the cistern was constantly trying to fill, light sleepers take note! Towels and décor in general are antiquated but not in a nice way. Only one key between the two of us unless you pay an extra deposit. Check in times relatively limited.

Below average facility’s and cleanliness but the price is cheap which is fair so still 4 stars overall comparing price to other hotels. Staff were nice, very busy, seemed like just one guy runs the entire place by himself including the kitchen, amazing effort for one guy. Parking included is not your typical parking, it is a very tight one way alley way behind the hotel that you drive into, with limited spaces, not actually enough for the amount of rooms of the hotel, once spaces are full then everyone else is instructed to drive in behind and park in the alley, blocking everyone, you can’t get your car out until the next morning when you have to guess/wait for other guests to check out or move their car for you and/or get a knock on your room door being asked to move your car. Would be good to know this in advance before booking, no street parking available in the area, recommend not bringing your car or staying mid week may be ok if hotel is not fully booked.

This place is old and quaint. We had a double ensuite room, and it was as described. Bathroom was lovely, shower great, queen bed comfortable, aircon worked well on a couple of hot summer days/nights. The breakfast is adequate, a great little inclusion. Staff were welcoming and friendly. We stayed here to go to the tennis, great spot within walking distance of sporting precinct, as well as the city if you need to go there. Good value for money if you just want a little room for the night. Added bonus is the free car parking off the street. Better for smaller cars though as it is quite narrow.

Everything was neat and clean. Slightly dated but all functional. Very convenient access to transport and CBD, perfect if going to anything at the 'G. Parking is limited it seems, so if you're booking thinking you're assured a park this may not be the case. I'd suggest calling and seeing what is available. We got a park, but it was in short supply by the time we did, checking in around 5. Given breakfast was included the price is reasonable, especially given the location. Overall not the "modern" hotel experience, but if you're going in just looking for somewhere comfortable and convenient you'll be fine.

Older style hotel, with free breakfast in the morning. Staff are lovely and very helpful. Parking is limited, so get in early. Hotel is older style. High ceilings. Bathrooms are seperate to room. Great for a overnight stay.

This property is in a great location for walking to events in the Melbourne & Olympic Parks vicinity, which is what we wanted. The property is bigger than expected and loses a lot of smaller B&B vibe. Parking availability is limited and difficult to get to if in a bigger vehicle. Rooms are basic and ageing, however there's great security.

The room had basic amenities although the lock was doggy and only worked after the receptionist checked it out. Parking was easy and free within walking distance of the tram and train lines.

Positive: the beds were perfect. Breakfast was surprisingly ok. Negative: It seems the sheets are the only things that get cleaned. How much dust can a hotel gather? We took pictures, but can't post them here? Woof clearly doesn't care either because the reviews are all very similar, nonetheless you keep the hotel in your portfolio,so it's about the money and not the value for the customer.

Takfärgen ramlar ner, gardinerna smutsiga och trasiga, heltäckningsmatyorna på golven var supersmutsiga och slitna, hela fastigheten känndes eftersatt , inte mycket som var uppdaterat sedan typ 80-talet kanske, rummet hade separat badrum ute i hallen.

The property is well situated in that area. Staff are pleasant. Downside was the cleanliness of the room. Lots of black mould in shower area & doona on bed was smelly and stained badly.

Absolutely filthy. Room carpet so dusty it looked covered in thick grey fur, mould in bathroom and fridge, toilet seat unattached, accessed down a corridor with broken/rotten floorboards, just held together by the carpet on top. Owner moved us to another room - also dirty/mouldy, this time with a pair of used men's undies on the floor. We were then offered a 3rd room, this one just plain dusty and mouldy. I have never complained about accommodation before, but asked for a refund and went elsewhere. Still gobsmacked by how filthy this place was.

The location fabulous. Room needed a good clean. Place very tired. My room had a noticeable unpleasant smell. Thick dust under bed and cobwebs around the room.. the bed was comfortable and i hope clean.

Flur und Zimmer waren ziemlich unsauber. Die Klimaanlage hat nicht funktioniert (nur Gebläse, aber keine Kühlung). Der Parkplatz sehr eng und klein, Ein- und Ausparken extrem schwierig. Aber das Frühstück war echt gut.

It was peaceful and quiet, the bed was comfortable. The breakfast was excellent. The overpowering smell of mould and all the mouldy boards in the bedroom and bathroom caused my sinusitis to flare up. The furniture was dirty and torn. I would like to stay again if the mould could be got rid of.

Bathrooms full of mould. The room was dirty. Hallway floor was broken and difficult to walk on.

La douche est tantôt chaude, tantôt froide. Pour le petit-déjeuner, le café était lyophilisé et le jus de fruits de basse qualité. Bref à éviter.

The location is perfect for CBD and MCG. The room was clean and big enough, of course you can see, that its not new, but everything was fine and working. The bed was comfy.

We stayed 2 nights. The rate was cheaper than other places. The appearance at entry was poor but could be easily fixed - weed the front garden and use a store room not the front desk area for boxes of whatever. Room was small (expected) and poorly arranged - drawers beside bed prevent robe door opening. Bed was comfortable, good hot water for the shower. Breakfast Saturday morning exceeded expectation. Expected continental breakfast and got a full hot breakfast as well as juice, toast, cereal etc. with a couple of staff continually replenishing and clearing in a cheerful, helpful way. After that we would have given higher rating but breakfast next morning was hopeless. No orange juice lefter after first quarter hour, no eggs at all, slow replenishing of bread for toast, no replenishing of sausages, bacon or baked beans with only one staff member who appeared disinterested, probably because he had no goods to provide when regularly requested by guests.. After that breakfast experience the poor appearance of the accommodation came back to front of mind. We expected a small, old and tired room and facilities for the price but not a weed filled entry from the street or cardboard boxes stacked at the front desk area.

Beautiful building very old and dated, peeling paint and dirty carpets but just needs a bloody good clean. Our ensuite was small but functional and no mold unlike some other reviews! Room ‘superficially’ clean - needed a good vacuum. Comfortable bed and great location for what we needed. Just need to employ experienced cleaners.

Staff gone after 5.00pm so key was arranged in box sucessfully for 2 rooms. My wife and I went to one to room to find no bath towels (-just got back from UK). Nobody to ask, so had to dry off with hair dryer. In passage was a smoke detector bleeping all night. Carpets coupd have done with a vacuum. Slept night and and all three of us continually had itches and nibbles all over the next day. Hoping day two will be better!

I would definitely stay here again. Antony and the staff were just lovely and so accommodating. The area was so quiet even though close to the city. Easy access to the tram and train and of course the MCG. My room was for a solo was basic but warm, comfortable, clean and space for my stuff. I would probably bring my own pillow next time. Thankyou to this gorgeous place.

The hotel is close to many of the city atractions , public transportation is very close , like train station ( West Richmond , Mernda or Hurdbridge lines , 5 minutes to Flinders and southern Cross ( to catch thebairport bus , either Skybus , or Craigeiburn train to Broadmedows and bus 901 ) The hotel neighbor is nice , safe and quiet

It was close to MCG / Tennis Centre - purpose of my visit. It was a quiet neighbourhood, felt safe walking around and could get where I needed to go easily. Didn't realise breakfast was included in the price, so that wad a bonus for me.

Close to city and Ricmond, Collingwood, Fitzroy

The location is perfect for CBD and MCG. The room was clean and big enough, of course you can see, that its not new, but everything was fine and working. The bed was comfy.
