The ocean views from this property were amazing! Within the property, the pool locations were stellar, but unfortunately the hot tub malfunctioned sometime midway through our stay. That was definitely a bummer. The oceanfront unit we rented was a little older, but still comfortable. It was stocked with books and had everything we needed, including beach gear. They thought of everything. Staff I interacted with were polite and helpful. We had a longer stay and needed to wash our towels within the unit using the washer and dryer inside our unit, and the front desk provided extra laundry detergent for me. We highly recommend and will return again!

Our unit has excellent ocean view watched beautiful Kona sunset every day itself worth price of admission. Kitchen very well stocked, water kettle for tea would be real nice. Facility quite dated but very clean well kept n maintained. Staff mostly friendly helpful. Parking is an adventure each day entrance n exit quite challenging be careful if driving larger vehicle. Finding parking spot can be crap shoot. Good location minutes drive from everything in town. Would definiely stay again when back on Big Island.

This is an amazing place to stay if you want a quiet vacation spot. There is two pools and one is adults only with a hot tub. The views of the sunsets from the property are breathtaking. It’s great to have every creature comfort as home with the full kitchen and washer and dryer. We will definitely be taking a trip back here in the future

Our family stayed in an ocean view condo style room with 2 bedrooms, the living room area was large as were the bedrooms and bathrooms. Front desk associates so gracious. 2 beautiful pools, all common areas were beautifully landscaped and super clean. We have already discussed returning here next year.

Good place with great views of the ocean. Only downside is that you can't swim on the beach behind the hotel because it's too rocky but you can walk to Magic Sands Beach a couple miles away.

The unit was completely fine, and we were thrilled to find a washer/dryer so we could do laundry. There were beach towels, chairs, snorkels and coolers to make our beach days so much easier. The property is very quiet and lush. Maneuvering the parking underground deck requires concentration but is very secure. You must have your own car to enjoy staying here.

Royal Sea Cliff is a great property and this was my 2nd visit and I would stay here again. However, the property must do something to eradicate the roaches. There were roaches crawling all over the apartment. We found a few in our bed and constantly around the kitchen sink. Other than the roaches I would definitely stay here again

This is a large complex. For example, the round trip from our room to both pools and back was .5 mile, measured it with gps! Room was nice and very clean. The air conditioning vent looked like it had some mold. Bed was very comfortable--perhaps one of the best I've ever had. Staff is fantastic. Location on the ocean is good--but no beach nearby. In fact, location in some ways wasn't optimal. We are walkers--and like to walk to places. There was a coffee shop and convenience store within .5 mile. But mostly we had to drive. And traffic is BAD in Kona. There are no sidewalks in the area we stayed. So, if you want to walk you have to walk in the bike lane next to traffic (a lot of traffic). A lot of people do this. Our understanding was that the complex is non-smoking. But someone was smoking on their lanai either above/below/side of us. We didn't report because we couldn't figure out exactly which unit. Essentially--we couldn't use our lanai for two days--very disappointing. I would recommend that no smoking signs be installed in the condo units--if this truly is a non-smoking facility. The complex has beautiful gardens--absolutely amazing. Kudos to the gardening staff.

My husband and I stayed in a studio. It was a great size for the two of us. The room was very clean, the bed was comfy, and we loved the little outdoor seating space. The kitchen was well stocked with dishes, utensils, etc. We didn’t use the pool or anything as we were too busy exploring the island but we loved our stay!

There were cockroaches in the condo. It was disgusting. I would have Never stayed in a place like that here on the mainland, but since I flew to Hawaii I had no where else to go and was stuck there.

The unit had a good location and was quiet. I liked the ocean view and hearing the waves at night. The bed was comfortable. Unfortunately, the floors and upholstered sofa was dirty. The furnishings were worn and the unit had a strong mildew smell. A portion of an interior wall low a window had holes and soft with dampness.

We booked a garden view, one bedroom, which has a nice view of the ocean. The room was not cleaned well before we arrived. There was avacado smeared on the kitchen counter and had ants all over. The floor had fine sand on it too. We rented for 10 days and housekeeping was not available. The room had a straw broom which only picked up big debris on the floor but not the fine sand. I did get housekeeping to lend us a better broom which I cleaned before we went to bed that night. The room needed some tlc. The tub was cracked and rusted and the bathroom faucets were corroded. The couch needed to be replaced as you sink towards the middle when sitting on it. Our tub didn’t drain well either. We did enjoy the patio and the pool. Our room was close to the front desk so you heard at 6 am what sounded like furniture being moved. The staff at the front desk was attentive and let us stay after checkout to hang by the pool until our flight left a few hours later. Overall, it is doubtful we will stay here again. I think the nicer rooms are given to the time share and the rooms like we had go on Expedia for sale.

We stayed here from 4/2 till 4/10 and had awesome experience. Property is great and clean, condos are spacious, it is quite and safe around. Only one small disadvantage is lack of shopping infrastructure and beaches in walkable distance, but if you have a car, you can reach shopping, dinning, beaches after the 10 minutes drive

The ocean views from this property were amazing! Within the property, the pool locations were stellar, but unfortunately the hot tub malfunctioned sometime midway through our stay. That was definitely a bummer. The oceanfront unit we rented was a little older, but still comfortable. It was stocked with books and had everything we needed, including beach gear. This place is amazing!! Everyone was so nice and the view was amazing! We stayed in room 715. 2 bedroom and 2 bath, A/C, and washer and dryer in the condo. We walked to town, but we also had a car to drive around. If you or a family member has food allergies, this is a great place to stay with a full kitchen. The grocery store is only 10 minutes away.

Nice underground parking area. Property is old and is not maintained the best. Our furniture was new, but fixtures are old. Bathroom needed a remodel. Pools were nice and well maintained. These units are individually owned so the quality of the interior is dependent on the owner. Never know what you will get. A shame their standards are not higher.

We enjoyed our stay overall. First time to Hawaii. We did lots of tours and didn't really spend time in the room except to eat, bathe and sleep. The courtyard gardens and sitting areas were lovely, the location to the sea and to town was lovely, the week we were there the pools were mostly quiet and unused and therefore wonderful, the sunsets amazing. The unit we were in was very dated and used by a lot of vacationers through the years. Could use a bit of an update, especially the bathroom areas.

The master bedroom was large with its own balcony. The other spaces were nice and overall the layout worked for our family of 6. Having a full kitchen and laundry facilities was great. On the downside, we had an "ocean view" room but the ocean was quite far away and the view was limited. At night the lighting was insufficient.

Will definitely go back. Our room was spacious with three sliding doors onto two big decks. One deck was covered for meals and one open for sun tanning. Clean, great tv channels is always a bonus. Staff very friendly. Complex just gorgeous. Pool was great too.

The staff was nice and responsive, the condo was nicely decorated . Three major problems, first, the condo was next to Alii road, as a result we had a lot of noise from the road, plus every morning at 530 am , the garbage truck came by and woke us up. We had a an"ocean view" room but it is was the farthest unit from the water, that was not explained to us in advance , if we knew that in advance we would have found another location, Third, one of the guests or owners above us was quite loud, he apparently was playing video games and was constantly yelling and swearing at all hours. I would not recommend this unit to any of our friends. We may consider going back to Royal Sea Cliff if we had a different unit that was closer to the water and away from the road noise and the loud neighbor.

Upon arrival, front desk attendant did not give good directions to parking garage and to room. Had to go back twice. (FYI…Look for number on pillar, not dolphins and whales) and he told us to take the elevator but it was not necessary. 1) curtains don’t cover the window properly so people that walk by can see in. 2) both toilets do not flush properly. You have to flush 2-3 times to get the paper to go down. 3) Refrigerator doors must be pushed tight or they will stay open when you try to close. Leaks water also. 4) Floor to ceiling window in master will not lock and will even come out of the frame. 5) Stovetop, ovens and lights will randomly turn on by themselves. 6) toaster smokes like it’s going to catch fire. 7) Front desk attendants are rude and unhelpful. (All 3) This is the first time in 10 yrs of coming to the islands that I’ve had such attitudes and laziness. 8) Cabinet door in guest bathroom slid apart when I opened it. You would need a hammer to put it back. 9) We were not told that there was a reserved parking spot specifically for this unit. 10) Beds were uncomfortable. At one time…probably 25 yrs ago, this was a nice unit. It should not be rented again until improvements are made. View is beautiful though!

Was very dissatisfied with the fact that we were told to clean our own room, including the toilets (with no tools or cleaner) had to make our own bed, carry our own trash to the car garage and the bathroom from day one was full of ants. Everytime we talked to the desk there was a new thing WE were supposed to do. We actually left 4 days early from our honeymoon and are being told basically “tough luck” from both Expedia and Royal Kona. Would have expected way better service from a property so beautiful.

Royal sea cliff was just amazing- from the lovely staff who helped us at every step- waiting for us even though we arrived late- no fault of ours as our flight was delayed by 3 hours and ensuring our stay was comfortable and enjoyable! Kilani on the front desk was especially helpful from that night till the day we left when we had left something in the apartment and she helped retrieve it!

From the moment we arrived to the moment we had to leave we had an amazing time. This is the second time we’ve been to this resort. Check in was so fast, friendly and helpful. We were able to get our room a bit early and we were also given an upgrade which was a great surprise. Our room had such an amazing view of the ocean. We were on the 7 floor. The room was spacious and very clean. The kitchen had everything we needed and more. We felt at home here. And we are already looking at booking for next year. It has 2 pools so lots of room and chairs available. Booking through Expedia was excellent. When I had issues with how they entered our names on our flights I was able to connect with someone right away and they were able to fix everything in a timely manner. Our whole vacation was excellent.

We really enjoyed our stay at the property. The place was lovely and quiet, clean and a good location. Most of the staff at the front desk were very friendly, a couple of them were a little grumpy, and not very helpful. Overall though, a great place to stay.

We had a great stay! The unit we stayed in had nearly everything we needed including laundry machines in unit, pots and pans, and even some snorkeling gear (not a full set but that's okay!). It was great being able to wash our clothes as it reduced the amount of clothes we needed to pack. We also enjoyed spending time by the pools. Also, for those who don't mind walking, the resort is a ~20-25 minutes walk into the main downtown area.

This is a large complex. For example, the round trip from our room to both pools and back was .5 mile, measured it with gps! Room was nice and very clean. The air conditioning vent looked like it had some mold. Bed was very comfortable--perhaps one of the best I've ever had. Staff is fantastic. Location on the ocean is good--but no beach nearby. In fact, location in some ways wasn't optimal. We are walkers--and like to walk to places. There was a coffee shop and convenience store within .5 mile. But mostly we had to drive. And traffic is BAD in Kona. There are no sidewalks in the area we stayed. So, if you want to walk you have to walk in the bike lane next to traffic (a lot of traffic). A lot of people do this. Our understanding was that the complex is non-smoking. But someone was smoking on their lanai either above/below/side of us. We didn't report because we couldn't figure out exactly which unit. Essentially--we couldn't use our lanai for two days--very disappointing. I would recommend that no smoking signs be installed in the condo units--if this truly is a non-smoking facility. The complex has beautiful gardens--absolutely amazing. Kudos to the gardening staff.

Good place with great views of the ocean. Only downside is that you can't swim on the beach behind the hotel because it's too rocky but you can walk to Magic Sands Beach a couple miles away.

We stayed here from 4/2 till 4/10 and had awesome experience. Property is great and clean, condos are spacious, it is quite and safe around. Only one small disadvantage is lack of shopping infrastructure and beaches in walkable distance, but if you have a car, you can reach shopping, dinning, beaches after the 10 minutes drive

There were no dining options on the property. Unit needs updating; peeling paint, noisy dishwasher, A/C unit makes banging noise (maintenance called but no resolution). Grounds were lovely. Not walkable to any shopping and parking was bad; none assigned to unit so iffy to find a spot. Pictures nicer than actual unit. Balcony was big. Again, invest in updating.

The square footage of the condo was amazing! Nice big rooms, very clean, high end appliances and furnishings. Property amenities very nice! We enjoyed the pool and hot tub. Also it is close to attractions, shopping and restaurants! I recommend restaurants and shopping on Ali’i Drive right on the Pacific Ocean front!

If we go back to Kona we will certainly be booking our stay here. Our unit with two beds and 2 baths with a fabulous ocean view was fantastic!! Owners have decorated and provided great kitchen amenities.

My husband and I stayed in a studio. It was a great size for the two of us. The room was very clean, the bed was comfy, and we loved the little outdoor seating space. The kitchen was well stocked with dishes, utensils, etc. We didn’t use the pool or anything as we were too busy exploring the island but we loved our stay!

Clean, spacious condo & a short drive from restaurants, grocery etc. The swimming pool area and the ocean views were spectacular. Reception & concierge staff/service was helpful and friendly. Parking was conveniently located. Kitchen was well stocked with dishes etc.

My husband and I just completed a 5-night stay here and had a wonderful experience. Check in was a breeze, very friendly helpful staff, and our accommodations were simply wonderful. Proximity to town is ideal — not too far, nor too close. We stayed in a 1 bed 1 bath condo with a full kitchen. We really enjoyed being able to buy local Peaberry coffee and shop at the local grocery to brew fresh ground coffee and make breakfast every morning while looking out at the ocean and listening to the birds. There was minimal light pollution from Kailua Kona so stargazing was amazing. Also, no noise from the road. Talk about peaceful! If we ever come back to the big island, we will be staying here again.

It’s a fine property. Not super upscale, but certainly not a hole in the wall. I would go back again. It’s quiet and relatively clean. The staff was wonderful, and they have daily events for tourists - ie bracelet and lei making. One pool was very cold, but the other one was good. It’s in a very good location to beaches, restaurants, and shopping. My only wish is that it had its own bar/restaurant on the resort. All in all I’d give it a solid 6.5-7/10.
It’s a fine property. Not super upscale, but certainly not a hole in the wall. I would go back again. It’s quiet and relatively clean. The staff was wonderful, and they have daily events for tourists - ie bracelet and lei making. One pool was very cold, but the other one was good. It’s in a very good location to beaches, restaurants, and shopping. My only wish is that it had its own bar/restaurant on the resort. All in all I’d give it a solid 6.5-7/10.

It was a 9 out 10 the only thing was the parking guest can only park in parking stalls without numbers because there’s residence that live there so finding a parking spot with no number is slim pickings but besides that the place is amazing kitchen was perfect. Everything we needed room was a 10 beautiful property had an amazing time. Quiet not a place for small kids real relaxed would stay there again no questions asked

This was the best and most beautiful condo on our trip to Kauai, Maui and Big Island. The view was great, The kitchen and counters were amazing, the living and dining room were very comfortable, and the rooms and bathrooms were perfect. The beds were comfortable and it was an excellent location. It was also very quiet which was nice. It had a very large and comfortable outside area as well.
