Lovely 2 night stay. Would return. Our room was a separate lodge which weren’t aware of befote. Very roomy . C out of of had a bigger tv on the wall plus fridge considering the size. Dinner was in the main hotel and breakfast was in the building where the gym was so not ideal when it was raining . Gym needs a makeover. Weren’t acknowledged and anyone could walk in. When I said we hadn’t been before, was just told to take a towel, when I asked where everything was , was told that way . Would be nice in good weather as also had an outdoor pool. Dinner was lovely but pricey . Isle of Wight ferry 5 mins walk away . Lymington town around half an hour walk. Would recommend overall

The description is very misleading as it seems to be a beautiful country house and yet the accommodation is in these very basic modern huts. The pool also appears to serve as a public leisure centre so it’s full of kids and so busy that it’s hard to even get a seat despite being a guest of the hotel. The changing rooms were filthy with water all over the floor and there were no facilities around the pool area for any drinks or refreshments. Our room was not clean with an empty beer can left in the cabinet and dirty hand prints all over the mirror. It was very disappointing and I would not recommend this location.

Bizzare Breakfast situation and not at all worth it for the price. The hotel, room, staff in the reception and the gym spa area great. They should start serving breakfast in the main hotel building’s restaurant which serves dinner.

Booked for the hotel facilities but the hotel facilities were under renovation, this was not made clear when booking , hotel tried to make up for it with a bar credit but it ruined the reason we went, hotel is a little tired

Overall the building and the setting was nice, and the staff were very helpful and friendly and the room was spacious and clean. Unfortunately there were a few things that really let us down for us: 1) The room was quite dated and in need of modernisation. There were no plug sockets anywhere near the bed, the only socket being for a lamp which was not a standard UK plug so it was not possible to charge a phone or anything else anywhere near the bed. 2) We booked this hotel in no small part because we intended to use the tennis courts - these were in very poor condition, one I would say was pretty much unplayable, the other we attempted to play on and slipped over twice. The surface was very worn and covered in moss making it slippery. This was in February, but it was a dry day and shouldn’t have been that slippery had the surface been in reasonable condition. 3) We didn’t use the spa, but we did use the pool which was also quite dated. The steam room and sauna were nice, but the pool was quite busy with children when we were there late Sunday afternoon. Given the marketing as a “spa” if that was the premise I had booked under I would have been disappointed. I noted there are “adult only” times but these were quite off peak times when you probably won’t be using the pool. The photos also suggest there is a hot tub/jacuzzi which it transpires is actually just a corner of the pool which jets so it is the same temperature as the pool and is not a hot tub.

One night bed and breakfast stay. Excellent facilities including both indoor and outdoor pools with spa facilities. Very comfortable bed and well equipped room. The only slight criticism was the bathroom could do with a refurbishment. (Room 18). We choose to have an evening meal at the ferryman pub, just a short walk away but the cooked breakfast was excellent. We will definitely stay here again.

Fantastic break from start to finish. We stayed in a 1 bed apartment (No 25) in the main Manor House and it was huge, much bigger than I expected. The apartment was spotless and came with toiletries, cleaning supplies and tea/coffee etc. We were self catering so didn’t use the restaurants but we made the most of the indoor pool as this was the main reason I booked. I wanted to take my 9 year old son away for a few days and the pool was the main attraction for us. We had a great time and I’d definitely go back. Would be even more lovely in the summer as the outdoor pool & gardens looked fab! We were lucky with the weather and managed a game of tennis one day. Yes the tennis courts need resurfacing but this didn’t stop us enjoying ourselves & having fun. Taking a child away as a single parent can be daunting but Elmers court was a great place to go, so to any other single patents out there I say go for it! You’ll have a great time

Like staying in a retirement home where it hasn't been updated in 40 years. Smelt like a care home. Clearly not renovated in many years. Steam room out of order, spa bath did not work, changing rooms were soaking wet and dirty. Half the lockers did not work. Hotel left a note to say you would have pay additional fees if you did not clean the room after use... not what I expected when I booked an apartment in a spa hotel.

Overall slightly dissapointed in this hotel. Not to the high standard one would expect from a Macdonalds hotel. Needs investment in upkeep. Room comfortable, but bathroom door delaminating due to overspray from shower, carpet needed spot cleaning, steps up to deck level need to have anti-slip strips replaced, deck needs maintenance/painting. Pathways around property could do with pressure wash clean. Limited menu in main restaurant. Excellent breakfast. We used and enjoyed the swimming pool, sauna, steam room and gym, but the changing rooms are tired and in need of a refurbishment/upgrade. Staff friendly and helpful.

Very handy for ferry to Yarmouth Isle of Wight, literally around the corner. Very clean Well equipped and comfortable bedroom. Sadly breakfast food was luke warm Upon our complaint the waiter/manager came out with a food thermometer to check and removed quite a lot of items. Solent dining area not very clean remnants of chips and crumbs on the floor around table. Reception was informed we await feedback.

We were wowed by the size of the accommodation, but the furnishings and decor was very dated (1980s). In addition the carpet was very unclean which made us worry what else was not clean. It was almost impossible to use the oven as all the temperature markings and oven settings has worn off. We guessed. The property could be really amazing with a bit of updating and thorough cleaning. The leisure facilities were nice and not nearly as rundown as the block we were in.

Check in very smooth and lady at desk very happy and helpful, both rooms very clean and fit for purpose, room cleaned daily to a very good standard. Breakfast was plentiful and staff exceptional. All in all a lovely couple of days. Will definitely return

Booked a 2 night stay in an apartment (cheaper option than the hotel for our dates). Was allocated a cottage which was lovely. Garden area much appreciated in the hot weather. Good kitchen equipment and appliances. GREAT shower! Could've been a bit cleaner in places and some maintenance wouldn't go amiss but nothing that affected our stay..... in fact it was so relaxing we seriously thought about staying longer to explore the area a bit more....perhaps another time

We stayed in west court cottage and it had all amenities. Oven, microwave, dishwasher and pots/pans. It could benefit from more cleaning and refurbishment. Not sure if the style was meant to be retro but I would like a new carpet, curtains and bed cover. The inside pool was not bad. BEDBUGS were an issue. They had a feast on me and my family.

Ok, but not 4 star Good things- nice outdoor pool, was a hot day so appreciated, although not heated. Nice comfy sun beds. Nice lady at check in, free parking, beautiful surroundings, breakfast nice Not so good things - the hotel is meant to be 4 star but I would say it’s not. The room we stayed in was not clean, there was mould on the net curtains, the bed had stains on the mattress, the mattress is probably as old as the building. The topper was two singles on a king bed, and poorly fitted. The mattresses also have not been turned as recommended by the manufacturer. The room had dust behind the bed and on the lights. The coffee area in the room had coffee stains up the wall. There was enough supplies for one hot drink in the room. Unfortunately it was one of the most uncomfortable nights I’ve had in a hotel! Not what I’d expect for nearly £200 per night. I did make a complaint in the morning to the manager, but really didn’t feel like anything would change, or like she actually cared.

Attractive, well-manicured grounds surround an impressive hotel frontage, with a large lawn leading down to the estuary and marina. Regarding the accommodation I was surprised and disappointed to learn that my 'Super Deluxe' room was NOT in the hotel building but in a block of two-level apartments a short walk from the hotel - this was not mentioned anywhere at the time of booking, nor was the steep set of stairs leading to the top level I had been allocated. Attractive, well-manicured grounds surround an impressive hotel frontage, with a large lawn leading down to the estuary and marina. Regarding the accommodation I was surprised and disappointed to learn that my 'Super Deluxe' room was NOT in the hotel building but in a block of two-level apartments a short walk from the hotel - this was not mentioned anywhere at the time of booking, nor was the steep set of stairs leading to the top level I had been allocated. This place is deceptive. The whole country manor image draws you in. Then you find out the rooms are out the back and are no better than a two star roadside motel. Breakfast restaraunt feels like a commercial cafeteria although food ok. Very clean and staff are outstanding. However you are paying four star prices for two star accommodation. The stars are because they have a pool and a spa not because they have nice accommodation. Very tired and disappointing. Overall poor and overpriced.

Its ok. Just ok. The most unusual thing about this hotel is a 5pm check in and a 10am check out time. I travel almost weekly for work and this is the only hotel i’ve ever known with these hours. The main house is beautiful and the grounds are generally lovely although they need regular litter picking. Most of the accommodation is in “new” blocks that are run down and in need of some TLC. (see pictures). The SPA could also do with a revamp but is, at present, acceptable and as described. The rooms are fine - again a little dated. Ours had a patio area which again was in need of sprucing up and a jet wash. The Window to our room had blown and the meant we couldn’t enjoy the view. The bedding quality is not great and the pillow cover opening is in the middle which means if your pillow turns over in the night, your face is touching the actual pillow - sounds picky but it freaked me out. Elemis toiletries are a nice touch but only a tiny bottle for shampoo and shower gel for two people for two nights. No conditioner, no lotion or balm. We didn’t have our room cleaned whilst we there - not sure why but didn’t see any signs telling us otherwise etc. Location is great for Lymington to Yarmouth ferry - literally 5 minute walk. Terrible, dated, hot room in a loud courtyard. The hotel rooms seem to be secondary to a time-share type holiday camp. We asked for a quiet room which turned out to next to the noisy cleaners’ shed and also adjacent to the wedding party getting ready from 6:45am. The room was so hot we couldn’t sleep, it was impossible to have the windows open as these are velux; if you opened them the lights from the bright hotel courtyard kept you awake. No air-con just a couple of noisy fans. I do not believe they delivered a service that matched the (over) priced room. Breakfast seemed very poor, the sausages were cold and others items missing, with guests repeatedly requesting food. Felt like a school canteen. We had booked two nights but due to such a poor experience we left after first night. We requested a refund for the second night but told no. I cannot recommend this hotel and from our experience I would avoid it and stay anywhere else.

Location was great and loved that we had our own apartment which was good value. However, during our stay, there were a couple of prom events that we weren’t informed about. When queried, the response was an email was sent, which I never received as I booked through a third party. I would have expected a better notification for the guests staying there, such as possibly a notice at the front desk. The hotel manager, was in the lobby one evening, where his guests were staying and instead of asking the guest how their stay was, or the reason for the visit, he was only interested in the people associated with the prom. The reason for this trip was a friends birthday, which was mentioned. Booked the afternoon tea, no extra goodwill gesture was offered, such a piece of birthday cake or an extra glass of champagne. The service during the afternoon tea, was disappointing. Initial order was placed and the service took quite some time and trying to get anyone’s attention was a challenge. Appreciate there was people in the bar and staff were attending to those guests too, but maybe more staff are required. Overall was a good stay and would return, just disappointed with the lack of attention to detail.

The hotel charged me for a second room that I did not book. Their records indicated I booked two rooms with hotels.com but i have an email that shows I booked one room. It had easy access to the room but I didn’t ask for a walk in shower so we could not use the facilities. Our own fault. We were in the area for a party so did not use restaurants or spa facilities. My husband fell out of bed as he has Parkinson's disease and we were helped by one very special, kind young man, Stephen, who picked him up and made him comfortable in bed. Also called back to check things were okay. Other staff checked us in the morning and were very kind. There was no fault with the hotel but the staff made everything much better for us.

This hotel is very pretty and the grounds are very pretty. However it needs a serious refurbishment. Everything in the rooms are a bit tired. Almost no outlets to charge your things. Took forever to get things. We were there when it was especially hot and it took three phone calls and four hours to get a fan. Our Nespresso had no pods. I called room service and they told me to call the front desk. I called three times and no one ever answered the phone.

Excellent location, very near to IOW ferries and perfect for exploring the New Forest. Room was outside main hotel building and was clean and comfortable. Had a couple of small issues which were dealt with very quickly and efficiently.

Lovely venue and location, very good facilities. The room is pretty dated and the balcony and stairs could do with being repainted. Bed is really comfy and the room is a very good size. The breakfast was very average considering a £20 cost per person. Too greases and the food wasn’t very high quality.

We loved the location of the property. The grounds and outdoor swimming pool were beautiful. We requested a first floor room and received a ground floor. The dinner was meh and for the money I would have expected more. Service was great. Fault lies with the kitchen. Would return but probably not eat dinner there again.

A lovely property to stay in but the dining options let it down for us. We arrived to be told that because if an event being held that the food options that evening were limited. It turned out that only a bar menu was available (even though they state that they have a restaurant, bar and Italian restaurant on site). Also we were given different times that the food would be available until by different members of staff. It turns out that the main restaurant menu only has 1 vegetarian option on it for the whole week. So we ended up going to the local pub each evening. Also a lot of the hotel information re the Spa etc relies on you having internet connection and the signal in the room was very unstable. A lovely venue which for us was let down by the food service and lack of easily accessible information on how things worked onsite.

The hotel and its facilities were excellent. The room was very comfortable. He food however was variable. We ate in the main restaurant one night and my flat-iron steak was almost inedible and resistant even to a sharp knife. Breakfast was fine but I think it is something of a cheek to charge extra for certain alternatives when the standard breakfast is quite expensive

No food or bar after 9pm ? This is a hotel in the middle of nowhere. And for a very mediocre breakfast you have to follow a bizarre route to a soulless room by the gym. Very odd. Could do so, so much better.

Overall slightly dissapointed in this hotel. Not to the high standard one would expect from a Macdonalds hotel. Needs investment in upkeep. Room comfortable, but bathroom door delaminating due to overspray from shower, carpet needed spot cleaning, steps up to deck level need to have anti-slip strips replaced, deck needs maintenance/painting. Pathways around property could do with pressure wash clean. Limited menu in main restaurant. Excellent breakfast. We used and enjoyed the swimming pool, sauna, steam room and gym, but the changing rooms are tired and in need of a refurbishment/upgrade. Staff friendly and helpful.

A lot of updating was evidently in progress which we were warned about in advance, but we were not disturbed at all as it was a weekend. The room was very spacious and comfy with a huge comfy bed. Staff were lovely. The main building and grounds were gorgeous. We didn't complain as only there for one night.
A lot of updating was evidently in progress which we were warned about in advance, but we were not disturbed at all as it was a weekend. The room was very spacious and comfy with a huge comfy bed. Staff were lovely. The main building and grounds were gorgeous. Currently being refurbished so perhaps our experience was not typical. However the staff were unexceptional, breakfast very poor and room clean but dated. The location is wonderful so maybe when the refurb is complete it will all improve.

Elmers Court has recently changed hands. I visited in April 2026 during a spell of beautiful weather which made everything seemeven more idyllic. The main house was undergoing major renovations. I was upgraded from a cheap room in the main house to an apartment close by. I stayed there for 2 nights. The apartment was functional but dated. The bathroom was good. General cleanliness was good. The restaurant in the main house was a building site when I arrived at midday and 100 percent clean and functional by the evening! The new renovations in it were of high quality and sympathetic to the style of the house. There were understandably very few guests. The staff were delightful and very helpful. They were visibly bubbling over with excitement! There is a well established health spa within the grounds that I didn't visit. Also an outdoor pool undergoing renovation, tennis courts and children's play areas all hidden in the grounds. Once they are all functioning it will be fantastic. This beautiful house was built in mid-1800s in the style of an Elizabethan manor. The grounds are absolutely stunning! Beautiful estate style parkland bordering onto the Lymington Estuary. My apartment had a back door leading to a small private patio opening onto grass and trees. The resort has had numerous apartments in the grounds for some years and now many more are being built. I strongly suspect that this resort will be much more expensive in the future, more than I'd be prepared to pay.

The apartment was great and not troubled by the extensive renovations. The price matched the amenities which were not available like spa and swimming pools. Gym was available but did not use it.
