This was the cutest inn with such nice staff, spacious rooms, and a good parking area. Across the street from the ocean, there’s Adirondack chairs and fire pits. Lots of things to use also like bikes. Very accommodating and nice. Clean and smelled so great!

The Beach House has a very B&B feel - someone is always near the front door to answer questions and provide various little amenities that you might need. The guest rooms are super comfortable and the beds are even more comfortable. There is 24-hour coffee available and it's excellent! Most of all, sitting out front on the Adirondack chairs, or on the front porch, drinking your coffee (or beverage of your choice) and watching the ocean as people walk their dogs past the house was one of our favorite things about our stay! And if it's a little too chilly out there, the well-appointed living room has beautiful picture windows with the same view. Awesome place to relax or come home to.

Great bnb with thoughtful conveniences like bikes, beach chairs, 24 hour coffee/tea, and staff that provides help with everything. 1.5 miles from kennebunk so close enough to walk and bike while away from crowds. Walking distance to two beautiful beaches and porch and chairs to relax. Highly recommend.

We loved sitting outside and looking at the ocean or sitting in the cozy greatroom playing games and visiting other people. The parking was extremely convenient. We could walk across the quiet street to the beach or take a short drive to the picture postcard town. They also offered beach chairs and bikes for the guest to use for free. The bed and pillows were very comfy.

The folks at the desk were very helpful. The room was clean and spacious. Great restaurant location. Love the bikes. The front porch is awesome and the location. Asked for a fridge, got a fridge.

The room was quiet and very clean and comfortable. There was no fan in the bathroom which made warm showers fog up the mirror in the bathroom for a longer period of time. The heating/AC unit had a bright blue light that literally lit up the room at night, not healthy for sleeping. The hotel itself was remarkable in that there was an elevator incorporated into this old beachfront house with lots of rooms. There was a good-sized parking lot in the back making it really easy to take bags and belongings into the room. Very precarious exit from the side street onto the main street in front of the hotel. Trying to clear your view of traffic from the left literally puts you in the middle of the street - scary! Very easy travel distance to Kennebunkport. Overall really enjoyed the brief stay and would definitely return.

Lily was absolutely delightful as she answered all our questions about Kennibunkport. She assisted us in selecting restaurants and places to visit. We loved the coffee bar available all day. We also appreciated the convenience of free use of beach towels, beach chairs, and bikes. The room was well decorated and comfortable. The bathroom could use more shelf space, but was fine. The star of the show is the view from the porch where you can enjoy a cup of coffee in the morning or a glass of wine at night. The seating area in the lobby is stunning with beautiful views of the ocean as well. One of our Favorite Beach Stays ever! Highly recommend The Beach House Inn!

This is a wonderful place to stay, right across from the ocean / beach, and an easy 1 mile bike trip into Kennebunk. They have bicycles you can use for free. The view was great. Lobby area nice. Room was nice size but needed updating. Curtains were torn. Not all the blinds worked. Shower area grout was not clean. Bed on one side was sloping and slanted Pillows were so soft. No other pillow options. Light in entryway to room had no switch. You had to turn it off by undoing the bulb

The reason for the lower review is, the carpet in our room was very stained and dirty looking. It definitely needs to be replaced. I believe it is beyond cleaning.

Beautiful location! We loved sitting on the porch staring into the Gulf. Only complaint was multiple stains on the carpet and chairs in the room. Staff was friendly and very helpful navigating the area for us!

Mattress and pillow very squishy/saggy and need replaced, window sills and windows very dusty, no ocean view, people above us were moving their furniture, dragging across the wooden floor to the point that it was concerning!! Tip envelopes and magazines were water logged. Parking area was private, view from living room was ocean view, linens were fresh, furniture very miss matched. Nice tea and coffee area

Room 431. We had a great, overnight stay. Beautiful location. Front desk was great. Bathroom amenities were a nice touch. 24/7 coffee/tea bar available in lobby. My only mild complaint; the window a/c unit is next to the head of the bed. It was very noisy (almost unbearable) and when on, emitted significant light. For someone who needs a quiet and dark bedroom while sleeping, it was challenging to sleep. I would suggest a new unit that is more quiet or a mini-split. That said, I wouldn't hesitate to stay there again but maybe in a different room.

I had a king oceanfront room on the third floor. The room was clean and set up nicely. I had a corner room so I had windows on two sides which made for a nice breeze flowing in. The ocean is directly across the street and it’s a short walk to the nearest beaches in either direction. Unlike a hotel, there isn’t anyone at the front desk after 8 pm but I didn’t need that. Coffee and teas are available. Only thing I wished for was a refrigerator in the room and there wasn’t one. Bed was very comfortable and I’d definitely stay again.

Our room was very nice but lacked a closet or anywhere to hang clothing. Hook on the back of the bathroom door was not affixed and fell off immediately. Settee upholstery worn . But the property in general is quiteovely.

Super small rooms. Uncomfortable for two people. Also noisy. We woke up at 4am because of the noise of people walking in the room above us. Then heard their shower noise until a while after 5am. On our vacation, we slept 5 hours a night because of the noise.

The room we were given was really worn and outdated. It was so small we couldn’t open our suitcases anywhere, not even on the floor. The bathroom was old and outdated and everything was SO noisy, the toilets flushing and the doors closing in other rooms and the elevator and stairs which were right outside our door. Bed was small and uncomfortable. The best thing about this place was the view when we walked outside of the Atlantic Ocean.

Our room was located in the main house. We stayed during Memorial Day weekend, it was peaceful even though the inn was fully booked. We didn't have issues finding a parking spot. It's right across from the ocean, so it was great to go for walks. But walking to town might take longer and there was no sidewalk for that (however, you could ride a bike or drive, it was just a few minutes away). The premises were clean, and I enjoyed the small touches that you don't necessarily find elsewhere, like almond creamer and makeup removal towels. All the staff was nice and helpful. I would stay at The Beach House Inn again.
Our room was located in the main house. We stayed during Memorial Day weekend, it was peaceful even though the inn was fully booked. We didn't have issues finding a parking spot. It's right across from the ocean, so it was great to go for walks. But walking to town might take longer and there was no sidewalk for that (however, you could ride a bike or drive, it was just a few minutes away). The premises were clean, and I enjoyed the small touches that you don't necessarily find elsewhere, like almond creamer and makeup removal towels. All the staff was nice and helpful. I would stay at The Beach House Inn again.

This was the cutest inn with such nice staff, spacious rooms, and a good parking area. Across the street from the ocean, there’s Adirondack chairs and fire pits. Lots of things to use also like bikes. Very accommodating and nice. Clean and smelled so great!

We loved our stay here and will definitely return! It was so clean and beautifully decorated. The staff were very friendly and helpful with making reservations. Location across from the ocean and close to Kennebunkport was great.

Excellent location, close to beach and only a 5 minute car ride To Kennebunkport. Free parking and bike usage was great. Latte / Cappuccino machine was hard to use and staff was not interested in helping. No breakfast was disappointing as was the lack of front desk personnel friendliness. They weren’t rude just were typical Maine I guess.

Lily was absolutely delightful as she answered all our questions about Kennibunkport. She assisted us in selecting restaurants and places to visit. We loved the coffee bar available all day. We also appreciated the convenience of free use of beach towels, beach chairs, and bikes. The room was well decorated and comfortable. The bathroom could use more shelf space, but was fine. The star of the show is the view from the porch where you can enjoy a cup of coffee in the morning or a glass of wine at night. The seating area in the lobby is stunning with beautiful views of the ocean as well. One of our Favorite Beach Stays ever! Highly recommend The Beach House Inn!

Staff is disinterested and entitled. No actual Beach at the beach house. Beautiful view/Rocky Shoreline, but no beach. No restaurants or other amenities in walking distance. No place to get any food. The beach house doesn’t even serve muffins/or even the most minimal continental breakfast. The coffee and tea isn’t bad. For $500 a night I think it’s a bit of a rip off.

Awesome property, I personally think it’s the best location. Close to everything but quiet and across the street is the ocean with sidewalk to walk on. Walked everyday along the ocean and also close to the beach, can walk on that all the way to kennebunkport inlet waterway.

We had a wonderful time at the Beach House! Great location, amazing staff, clean and scenic. Right between 2 great beaches and so close to downtown. Would definitely visit again and recommend to friends and family!

Directly overlooking the sea this is a great place to stay. Main town about 1.5 mls away but plenty of good places to eat and browse. Excellent service and facilities. Highly recommend.

The area was beautiful right on the ocean. Rooms were small, but clean The staff was very friendly Hotel provided bicycles, beach chairs and beach towels that was very handy. The hotel provided a great coffee station 24/7 Lots of outdoor seating on the deck or around the fire pit The only downside was there was no restaurants close The closest restaurant was a 5 minute drive or a half an hour walk. The downtown has lots of delicious restaurants

The staff was knowledgeable, helpful and the property is very nice and well maintained. It’s in a residential area, with a front deck and lawn overlooking the ocean. Great spot about 1.6 miles from Kennebunkport harbor (a perfect walk mostly by the water). We really enjoyed our stay!

This property is truly lovely. We were able to sit in our room or on the patio and watch the ocean. It's quiet and comfortable and a short walk from the beach. However, it's not within walking distance of amenities which is it's only drawback. Despite that, we're already planning to go back!

Except for its great location, unfortunately this is not the Beach House Inn of pre-pandemic. Standards and ownership have changed. No more breakfast or afternoon snacks. Rooms are the same, small yet cozy. I wish they’d make the tiny bathroom a little more functional like add a shelf where one can place their toiletries. Oh and please a bar of soap would help.

The coffee machine did not function well, no milk, and Coffee in thermos was cold. Should also serve at least basic pastries or muffins in the morning. NO breakfast is served. Other than that, all was perfect.

Really enjoyed our stay at the Beach House Inn. Amenities worked well, awesome view from room and front porch. Great location, do need to drive to get to shops and restaurants, beaches walkable distance. Bring your own snacks and drinks, only coffee available at hotel, and cross your fingers for sunshine!

This was our third stay at the Beach House. We were disappointed in that the afternoon cordial offering and breakfast were no longer provided. One of the pluses in staying at the Beach House was these amenities. If we chose to return to the Beach House this will be one of our considerations.

This was a phenomenal property, and an absolute STEAL for the price and location! The beds and linens were clean and comfortable, the bathtub and towels were so comfortable and soft! The toiletries were excellent and the room was well cleaned and well maintained! I also enjoyed the in-house gift shop for souvenirs as well as the lovely complimentary coffee and tea! They even had beach towels and beach chairs available for guest use on the beach! Everyone was kind and hospitable and we had an absolutely wonderful stay! Can’t wait to visit again!

Wonderful property in a nice location. The staff is very warm, helpful and friendly. Loved the bikes and beach chairs! First time in Kennebunk or Kennebunkport and we enjoyed exploring more than the beaches. For our room rate, the room could have been better maintained - some carpet stains and grout needed replacing in the tub.

This hotel is a little gem! The property is across from the water where you can easily walk to the beach, run, bike, or walk along the coastline. It is in a quiet neighborhood away from the hustle and bustle of downtown. The property is beautifully kept- it is clean, the staff is super friendly, and the store is stocked with souvenirs. They offer free coffee and tea 24/7. You can sit outside and enjoy the ocean view or in the lobby on comfortable couches and chairs. The room was exactly as described and a perfect size for a couple's weekend getaway. The property has a free parking lot on site. I would definitely recommend and cannot wait to return!
