Lovely room affiliated with restaurant. Rooms on ground level are on the parking lot. The parking lot serves both the hotel and restaurant. The restaurant uses valet to help but it’s a difficult space. Diners do not respect cones placed to reserve hotel guest spaces and park in hotel’s reserved spaces. They need better paint and cordoned off guest spaces

The property was in a very convenient location for access to Newburyport and beaches. The room was very clean and the staff very helpful. We were happy to discover that it was right beside a local favorite restaurant- the Deck!

We had a small blip with check-in. I had to call to get my access code after waiting past my check in time. They provided this over the phone and was able to check-in. Property was very clean, we enjoyed the outdoor patio but the parking in the back of the unit was VERY TIGHT. Would definitely stay again but in the front of the property.

Very nice waterfront location, easy walk to Newburyport. Remote Check in was easy. The onsite restaurant was closed during our stay, but there was a very good outdoor restaurant next door.

I liked it was near the water, but the restaurants in evening were very loud and there was no one on site to help with an easy request. If you called the on line help- extremely polite but had no real solutions and there was a rooster crowing in the background (seriously- it was just funny) They also have very tight and limited parking. That was a huge challenge regardless your car type.

Loved our suite, it was clean and the bed was comfy! Had dinner and sushi upstairs at the restaurant, loved the food and our server. Great price for being so close to the water.

Automated check in and check out was cool. Bed was comfy. Amenities were well stocked. Better window treatment needed to keep out light. The single light- filtering roller shade isn't doing the job, especially as the window faces the parking lot. Carpet very soiled, picture frames in need of replacement, though the artwork they hold is nice.

I would never stay there again. When I arrived, I had issues with parking and then I got into my room and the air conditioner was making a noise like a compressor screeching. Within about 2 1/2 hours, they had a maintenance person out there to fix it. The bed was extremely uncomfortable, and the kitchen floor was pretty dirty. You actually stuck it when you walked. I was surprised that at this price point. It really didn’t seem like they had cleaned it well.

Pretty standard room, double bed. My issues were the cleanliness of the room. Spider webs in the corner of the door just on the inside of the room, stains underneath the sink on the lower wall, and the bathroom fan was caked in dust. That is prime for a fire hazard, especially with a heat lamp. Their cleaning crew needs to do better or be replaced with a better one. Probably my first and last stay.

We stayed for one night and the bar upstairs was blasting music until 1am. There was no warning on the listing that there was a bar that played super loud music so late. There was also a sewage smell in the room. Will not be back.

The property was clean and generally well-maintained. While the walk across the long bridge may not suit everyone, it does provide access to a variety of nearby restaurants if you're up for it. The advertised view was a bit misleading—likely only available from a top-floor room, which wasn't the case for me. Unfortunately, the coffee machine was broken during my stay and wasn't replaced, which was disappointing. Overall, the experience was decent.

My husband and I went for an overnight as we were going to see a concert. The room was small, though tastefully decorated. It had all the amenities, iron, ironing board, hair dryer, safe, small fridge, coffee maker, cream, sugars and even a wine bottle opener which is usually overlooked. The walls to the next apartment over were a bit thin so we did hear the people in the next room, but not anything that would stop me from going back. Check in and out is a breeze. Customer service is extremely quick in their responses and let you know to ask them anything at any time. We went to the restaurant attached which was very nice. As I said the room was not big but if you're just going for an overnight or two this is the perfect place to be and the price is very reasonable. I would definitely stay here again

The carpet was stained in multiple places, the room was tiny and cramped, there was no hair conditioner, and the walls so thin the neighbors’ loud music until midnight and TV on full volume blast at 2 am meant a very long, painful night! Would not recommend.

We did not end up with the room or view we thought we would so when we arrived we were let down from the get. Then the living room tv wasn’t connected with the remote and no matter what we tried we couldn’t get it to connect so that was a bust. It was hard to sleep, the wind was so loud and the screen doors next door were broke and were slamming in the wind all night so we didn’t sleep much. Wasn’t a great experience overall. Check-in was easy though!

Check-in was through a remote page online since I guess we were there out of season. I did have to call customer service and they were great. The room is comfortable, and the towels were high-quality. The walls were thin which made for a bit of a noisy evening, hearing the guest in the next room and cars outside. It wasn’t a bad stay but I would likely not stay there again.

WIFI stopped working after the first night, notified and never repaired. Don't walk barefoot, Carpet Tack Strip between rooms is exposed. Check in communications (of room and code) was lacking. Needed to speak with customer service

Sweet view from this unit but the conveniences are missing. Not easy to plug in phones by bed, fridge makes very loud noises, no extra sheets/bedding in the unit for the pull out sofa and no one brought them until the next day. The biggest issue is that the wall of the master bedroom vibrates from what I assume is the heating system on the roof top. The mini split is directly above the king bed so cold air blows down on your face while you are trying to sleep. It is a cute unit in a nice location but I probably would not stay here again. ):

All the emails and texts and I couldnt find the room number. Had to provide waaaay too much info to check in. A call was needed to find the room. No people to help. Had to use my phone flashlight to find the room number. The free drink offered was for a place that was closed.

Great spot for a quick visit. Had hard timing getting access. Olivia to the rescue. She was so helpful. Thanks, Olivia!! Also on site dining restaurant and bar was so adorable. We will be back.

The one star indicates that the towels were very nice and the room clean. Otherwise my main complaint was that there was no personal responsiveness regarding this guest house. There didn't seem to be any "live" individual at the location other than a cleaning person. All communications were handled by phone, email instructions and a remote key pad with instructions posted to the room door. VERY IMPERSONAL. My mistake was leaving my apple AirPods Pro set on the night table near the lamp. I discovered this when we were already two hours from Newburyport, MA. on the way to northern Maine. The series of phone call messages and emails were not responded leaving me more anxious about a potential loss of a $250 accessory at the beginning of my vacation. I tracked the location of the devise which had appeard to be still at the location of the suite. After speaking with one of their "managers" I was told that their cleaning person would be told to check the room and I would be advised. I received no response for three days and was then told that nothing had been found. I used the Find my Apple devise app and determined that the Airpods had moved from the hotel to a location in Merrimac MA -25 miles away. Two days later they appeared back at the hotel. The "management" wouldn't assist in any way to inquire about the device or who may have taken it. Customer communication and assistance was terrible and impersonal. Never going back though the town is very cute.

My mistake was leaving my apple AirPods Pro set on the night table near the lamp. I discovered this when we were already two hours from Newburyport, MA. on the way to northern Maine. The series of phone call messages and emails were not responded leaving me more anxious about a potential loss of a $250 accessory at the beginning of my vacation. I tracked the location of the devise which had appeard to be still at the location of the suite. After speaking with one of their "managers" I was told that their cleaning person would be told to check the room and I would be advised. I received no response for three days and was then told that nothing had been found. I used the Find my Apple devise app and determined that the Airpods had moved from the hotel to a location in Merrimac MA -25 miles away. Two days later they appeared back at the hotel. The "management" wouldn't assist in any way to inquire about the device or who may have taken it. Customer communication and assistance was terrible and impersonal. Never going back though the town is very cute.

Check-in was through a remote page online since I guess we were there out of season. I did have to call customer service and they were great. The room is comfortable, and the towels were high-quality. The walls were thin which made for a bit of a noisy evening, hearing the guest in the next room and cars outside. It wasn’t a bad stay but I would likely not stay there again.

Never got code for the door in email. Had to call place- lady on phone had me try 3 codes for door a then 3 codes on the key box until finally could get in. Had confirmed 3 guests the night before / no extra bedding was available for 3rd person. A nice man brought the extra bedding. Carpet needs to be replaced -

I stayed 2 nights here this week, and the room was very clean and comfortable, though small. The hotel however really needs to up its service. There are no staff on site. I was not given a room key code until I arrived at 7pm and could not find any open door or any staff, not get into my room. Fortunately I had my cell phone and could call. A staff member answered and immediately gave me a key code. But there are on these doors two types of locks; she had to tell me to use the interior one instead of the really obvious one on the outside. That worked fine until the next morning when I didn't know how to lock the door, so it was unlocked all day, but with no mishap. The next day I figured out how to lock the key box. The online registration really needs to come with an explanation of the key box for people unfamiliar with such. And the online registration really must come with the key code, rather than the customer having to call to get the code while standing in the parking lot outside the door.The second night I was there a man travelling from Germany had a similar experience, and was trying to use the keycode on the outside lock rather than the inside one. Who knows to look for the inside lock? So having taken an Uber to get there, which was gone, he was stuck there trying to get in with no instructions, no answer to the hotel phone, and no other guests except me, who helped him. Finally, there is no open onsite restaurant, though the website advertises it.

Not good experience. All communication with staff by text. Response time was terrible. If you have a problem you are out in the cold. We were given incorrect code to access our room and no response was made to our problem for 40 minutes. Front desk closed at 4:30 PM. Check out 10 AM. Extra charge for later checkout. Requested extra hour checkout with no charge because of previous issue. Again response only by text an hour after initial request. Never saw anyone who worked for the hotel. Too stressful. If you don’t like any customer service this is the place for you.

This was a great stay for the cost on a cold November weekend. Walking distance to town, food, and shopping. Quiet area, short drive to the beaches. Parking on the backside a little confusing as first, but manageable. Would stay here again, as long as the price is still around $125/night.

The location to the water is nice. Access to Salisbury and Plum Island makes this spot excellent. We did not spend much time AT the Suites this time because of a full schedule but it was a great place to come back to after a long day and night out and about.

The property was clean and generally well-maintained. While the walk across the long bridge may not suit everyone, it does provide access to a variety of nearby restaurants if you're up for it. The advertised view was a bit misleading—likely only available from a top-floor room, which wasn't the case for me. My husband and I were very happy with our room—good location, comfortable bed, quiet heat system, great shower, the kuerig and ample coffee pods were a great touch. We had dinner at The Slip, very nice, reasonably priced, and conveniently located upstairs. The remote check in experience was a bit frustrating, with a long and somewhat insulting agreement we were supposed to sign but we talked about it with the young man at the front desk who said the new owners inherited it from the previous owner and intended to change it. He also seemed to agree with us that the 10am check out time (which may have been inherited as well) should be 11am as that is standard. Overall it was a great experience, reasonably priced, and we’ll definitely be back!

My husband and I went for an overnight as we were going to see a concert. The room was small, though tastefully decorated. It had all the amenities, iron, ironing board, hair dryer, safe, small fridge, coffee maker, cream, sugars and even a wine bottle opener which is usually overlooked. The walls to the next apartment over were a bit thin so we did hear the people in the next room, but not anything that would stop me from going back. Check in and out is a breeze. Customer service is extremely quick in their responses and let you know to ask them anything at any time. We went to the restaurant attached which was very nice. As I said the room was not big but if you're just going for an overnight or two this is the perfect place to be and the price is very reasonable. I would definitely stay here again

Our room was large, comfortable, and clean, all the necessary amenities, the bed was comfy and the heating system quiet—a great value! Having a good restaurant upstairs is a big bonus, we’ll definitely be back.

My wife and I rented the 2 bedroom unit and it was fantastic! Very large unit, great beds, TV in all three rooms. Waterfront deck was massive! Sushi, the bar service and regular fare was really good! Very impressive place and location.

According to the amenities described on Expedia, we were supposed to receive a complimentary bottle. There was no bottle in the room. We called a hotel representative and were told it was supposed to be only one drink apiece at the restaurant. The restaurant was closed on the day of our stay. The guest house did accommodate this issue by bringing a bottle of wine to our room. It was greatly appreciated.

There is no lobby or front desk for check in. We were sent a four digit # to get into our room. It didn’t work. There was a big storm outside and we really wanted to get in. We called the phone # given for over an hour and nobody answered. They finally sent us a six digit number that worked. No way to heat water for tea or anything else. Parking was tricky as there was a fence close behind where the cars were to park. You could only back out. This is a real bare hair operation.

The WiFi at the place did not work. Beds were clean but the walls were pretty dirty. We just needed a quick overnight bug if we were staying longer I wouldn’t have found this place sufficient. We did not have any interactions with the staff.

This place was spacious, clean and quiet. It is possible to walk in to Newburyport over the bridge to find restaurants, but if the weather is blustery, hold onto your hat (I arrived by train and took a two mile cab ride to the suites). Nice, roomy and clean unit. Very easy to check in. The slower in the tub was very slick though. Could use a mat or anti slip coat. The Deck Restaurant next door was good, and very convenient.
