The common areas are beautiful and nice to hang out in. The food was simple and delicious (I got in late and the kitchen was closing, but they were kind enough to cook something quick) the drinks at the bar were good, and the staff was all very friendly and helpful. I couldn't actually find the fitness room, the signs seemed to stop by the pool. The pool was a narrower lap pool, but was warm and clean. The blankets and pillows and temperature control in the room were wonderful, the mattress was a bit firm for my tastes. The bathroom was out of body wash, but I'd brought my own so it wasn't an issue, the bathroom itself was a bit dingy and poorly lit, but functional enough for my one shower before I had to leave next morning. The breakfast had a decent spread of fruit and essentials; it was great for my purposes and had purchaseable add-on options if I wanted something more. It was a short stay for me, but the hotel was welcoming and functional; everything I needed and some extra comforts beside.

It was clean and TV size was nice and it was close to downtown. What i didnt like was that the place is being renovated so no curtains on windows, an unpainted wall in my room, the channel line up didnt match with the TV and when i went to call the front desk, the telephone didnt work. But the biggest disappointment was the fact that when i book a hotel, i make sure its one that has a bar, in case I dont get out that evening. When i got there i was told that the bar was closed and being converted to a restaurant. If I'm being honest, I wouldve stayed somewhere else had that been advertised.

This hotel was nasty. Black mold all over the bathroom ceiling and on the bathroom door and hinges. I asked the front desk for a room with no mold in it and they let me look at two other rooms - both exactly the same. Mold everywhere. I asked them at the front desk if anyone has ever mentioned the mold before and they seemed reluctant to answer me but finally stated that yes, it is an issue and that there are still some rooms that haven’t been taken care of yet. Apparently requesting a room without mold isn’t possible because I’m pretty sure it’s in all of them. Check the rest of the reviews for this hotel… specifically keywords like “mold” and “dirty” and you’ll see what I’m talking about. Wish I had done that beforehand. We’ll never stay here again. The owners should be ashamed of themselves. The parking lot also wreaks of sewage, there were multiple bans-aids floating in the pool and tons of hair floating in it. It’s laughable now that I’m writing all of this. Do not stay here!

The property was nice but they are renovating it. The bedroom had just been done but the bathroom was not. Bathroom didn’t have a vent which made it super hot/steamy. The pool was a good temp and size but water was a little foggy. Land was perfect great sitting space outside. “Continental breakfast” was 4 things. Bar/restaurant was closed for construction. Once done I am sure will be amazing I will return after they are done. For the price good stay.

Overall, the stay was good and the Iris served my needs for two nights. Front desk staff was very friendly. Ok basic continental breakfast with bagels/muffins, fruit, coffee/tea, cereal selections, Carpets could use a steam cleaning. Rooms definitely need an updated television listing sheet. The sheet in the room wasn't close to the channel offerings that actually were on the TV. Would stay here again if in the area.

We recently stayed at The Iris Cape Cod and had a mixed experience. The lobby is inviting and nicely maintained. We ate at the on-site restaurant, and the food was good—better than expected for a hotel restaurant. The bartender who waited on our table was friendly and made us feel welcome. The beds were comfortable, and the room size worked well for our family of four, including two young kids. We were grateful that the hotel provided a crib, which made our stay more convenient. We also used the pool—it was clean, and the kids had a great time splashing around. The room itself was generally clean, though not immaculate. Unfortunately, we noticed clear water damage and visible mold on the bathroom ceiling the next morning. We reported it to the front desk, but their response was underwhelming—they simply said they would “take a note” and offered no solution or follow-up. Overall, the hotel has potential. With some improvements in maintenance and customer service, it could be a much better experience.

Staff was merely a presence - no interaction. Floors were gritty and gross feeling. Bath tub had mildew. Lighting was terrible. Definitely not a Cape hotel experience.

I only interacted with the staff once at check-in, which was super quick because I did the pre-check-in online. The lobby is super impressive of the restaurant is gigantic… but the room was very lackluster.. honestly not even the room just the bathroom. They need to install some fans in the bathroom bathrooms because there was a ton of black mold and it just looked really dilapidated and gross in there..other than that the room was fine and the location was really good!

Our stay at Iris Hotel Cape Cod was the perfect romantic escape. We booked one of the spacious Executive Suites, and walking in to find the bed sprinkled with rose petals was such a thoughtful touch. The suite was modern, clean, and super comfortable—especially the king bed.

I was very impressed with the facility. The only complaint I have is when the heat/air system went on, it was very loud and kept waking me. I didn’t get a good night’s sleep. Hopefully that will change because it is a very nice place. Very clean.

Staff was merely a presence - no interaction. Floors were gritty and gross feeling. Bath tub had mildew. Lighting was terrible. Definitely not a Cape hotel experience.

The staff and the Managers of this hotel need to pay more attention to detail. With the price of the booking, we deserve more than what we experienced this weekend. Let me break down the failures for you. 1. At check in, the front desk attendant gave us the wrong room and key card. I walked into an occupied room. 2. The TV was not plugged in. We couldn't get to the plug because it was in the back of the TV. We had to call the front desk to have it checked out. 3. The room was for a handicap so the shower configuration was weird and uncomfortable. I didn't ask for a handicap room so I'm not sure why I was given one. Anyway, there was crack in the shower head, and the clasp was put on the wrong way so there was no way to hold it while taking a shower. When I turned on the shower, the faucet got stuck. I had to call the front desk to have it fixed. This meant having to dress up again, etc etc. 4. There was no coffee for breakfast on a Saturday morning. The waiter said he ran out. 5. Before the 11 am check out, our key cards were deactivated. We were moving out our stuff to the car. My husband has to go all way to the lobby to get in. To be fair, the service personnel responded quickly to the calls twice. I feel bad for him as he has to maintain such a badly managed property. The room is clean but the walls are thin as we were constantly being woken up by loud guests running around and yelling in the hallway. I will never go back to this hotel. Be warned.

When I checked in the associate told me there would be a $100 charge for incidentals. When the charge came through on my card it was for $147.60. She said it would come off & there was nothing she could do & when I checked out & she couldn’t do anything. After I went to my room I went back to the desk to ask her to correct it & she was hesitant to do it. Finally I had her take it off. I made her put it in writing to make sure I get my money back. So far I’m not convinced.

The location is perfect—just a short walk to downtown Falmouth. We loved being able to stroll into town for ice cream, shopping, and dinner without having to worry about driving or parking. It made exploring the area so easy and enjoyable. Our kids absolutely loved the indoor pool. Even after a busy day at the beach, they still had energy to splash around, and the heated pool was a great way for them to unwind (and for us parents to relax nearby). The staff was warm and welcoming, always ready to help with directions or recommendations. Overall, Iris Hotel Cape Cod was the perfect base for our family getaway. So when I book I did pay at Hotel. When I got there girl said It would be a $200.00 security payment I would get at Check out if nothing broken. I never knew about that. So they lowered to 50 after talk to manager. She said would get it back to account next day. Nothing yet checked out at 1045 am. It's 930 wanted to pay with my debit card at check in at 3pm. They where so confused not great service at all. Won't stay there again G Also someone down the hall had thre tv. On loud all night.Very disappointed. To bad because hotel was pretty and clean room big.pm.Wanted to pay with a debit card for room stay said she put it on my credit card at 12 noon. When check in was 3 pm. So that wasn't pay at check in that I payed extra to do.

We recently stayed at The Iris Cape Cod and had a mixed experience. The lobby is inviting and nicely maintained. The bathroom door didn't close well and the bathtub caulking looked like a child did it. Water was all over the floor from a shower. No ice machine on the 3rd floor. The beds were comfortable but the room was dark especially the bathroom. Saturday breakfast was great but there was very little to choose from Friday. No hot food. Staf was friendly and helpful Great location.

Hotel is clean, quiet with very pretty views and a nice area to sit enjoy the view. It is on a busy street however. It’s close to main roads, stores and restaurant's. The staff were friendly, accommodating and professional. The Room was clean with lots of space. I thought the mattress was a bit soft, however my husband didn’t mind it.

We were going to Martha's Vineyard for a wedding. We decided to come down a day early and stay in Falmouth. The Iris looked nice online and had an indoor pool (important to my wife). The staff was very friendly, the rooms were nice, the beds were comfortable, and the lobby was impressive. The pool made my wife very happy and gym had the equipment I needed. The biggest surprise was the free continental breakfast. We expected coffee, pastries, bagels, maybe yogurt and granola. In addition to that, they offered small cheese omelets, bacon, and a make your own waffle bar. We're looking forward to coming back again.

Overall, the stay was good and the Iris served my needs for two nights. Front desk staff was very friendly. Ok basic continental breakfast with bagels/muffins, fruit, coffee/tea, cereal selections, Carpets could use a steam cleaning. Rooms definitely need an updated television listing sheet. The sheet in the room wasn't close to the channel offerings that actually were on the TV. Would stay here again if in the area.

At nearly $300 per night, I expected much more than what this hotel delivered. While I understand pricing may have been driven by the time of year and high demand, the overall experience felt more in line with a 3-star property. The biggest disappointment was that our room was never cleaned during our 4-night stay, despite multiple requests through the in-room tablet and placing the housekeeping sign on our door. We also had to request extra towels because our reservation was for four guests, yet only two bath towels were provided. Finding a stray key card under the rug between the beds raised concerns about the thoroughness of room cleaning. The outdoor grounds also left a poor first impression, with dead and dried-out plants throughout the property. The fitness center was adequate but small for a hotel of this size. The pool was decent, and the ability to swim at any time was a nice benefit. The highlight of our stay was breakfast. The selection was excellent, well beyond a typical continental breakfast, and the waffles were a favorite with the kids. I also want to recognize the gentleman overseeing breakfast each morning. He was attentive, professional, and kept everything fully stocked. The coffee was surprisingly weak, but that was a minor issue compared to the lack of housekeeping service. Overall, for the price we paid, the value simply wasn't there. While breakfast and the pool were positives, I would choose a different hotel for a future visit.

It's clear this is a hotel in transition and is improving - seems to be under new ownership. The room was comfortable and fairly clean, though the bathroom was dated and there were some areas on the walls and ceiling that need some minor maintenance. Our kids loved the pool which was warm and inviting and has long hours (6 am-10 pm). The staff are extremely friendly and helpful. Breakfast was in fact included, which I didn't realize upon booking, and was very generous, including hot items like eggs and bacon. There were a lot of gluten free options, however, there were cross contamination concerns for the waffle maker and tongs that made us a little wary. They were amenable to our request for a late checkout, which was great with kids. Very close to Main Street in Falmouth which has great shopping and food options. About 15 minutes to Woods Hole.
