The property is very attractive and well located in Leith and close to the tram in a vibrant neighborhood and less “touristy” than central Edinburgh. The only negative is the hike up three long flights of stairs with luggage. If we’d known that we’d have requested a room on a lower floor.

Very nice room. Lots of restaurants and coffee shops for breakfast nearby. Leith shore area 10 minutes walk. Tram stops 5 minutes away. Tescos nearby as well. Nice park across the road. Very quiet area as well. Ideal area and place to stay. Free parking on the road over the weekend and free parking on a couple of roads 5 minutes away.

Stayed in the Wellington. Room and grounds were clean and great location. Access was easy with the keycode system. No staff no check in/out, easy. However the walls were a bit thin, and Friday morning after a night of drinking was woken up early by the noise and smell of petrol with the groundskeeping right outside our window on ground level. The shower pan was very shallow and easily floods the bathroom if youre not careful. Pillows could have been a bit more comfortable too.

This place is incredible. We stayed in whalebone . It’s was a very large comfortable room . Lovely big towels . Well equipt with plates and cutlery Very luxurious. I certainly would stay here again and not bother with the over priced hotels in the centre of town . It’s very close to the tram stop and near the lovely port of leith and its cafes and pubs

The building is a charming Edinburgh townhouse close to a tram stop, the room and bathroom were beautifully designed and clean. The small touches (cutlery, bowls and fridge, ice bucket) selection of teas and coffees and the luggage room just make it a stand out experience. 3 John's Place is located very close to the tram line... quick access to the city. The Sandpiper apartment exceeded our expectations - comfortable bed, great pillows, decorated with care, beautiful bathroom and strong shower, fluffy thick towels, cute little self serve area with tea, coffee, bar fridge. We loved the extra little sweet treats. The luggage storage area was an added benefit, although the app did not work for us. It was a little dark in the apartment at times, and we needed to use to bedside lights and angle them to see. There is no lift... it was difficult to get out luggage up and down the stairs.

Whilst this is a pleasant enough hotel, our stay was spoiled by a TV that had no channels, a shower with a blocked drain causing flooding and a duvet that would have been perfect in the depth of winter but not during the height of summer.

A really well located property that was exceptionally clean. The self service check was so easy to use and there was a comprehensive guide sent by text that gave instructions regarding all aspects of the room and stay. The tram stop was a 3 minute walk away and it was so easy to access Leith, Edinburgh and Newhaven. There were lots of places to eat and drink within a short walk or tram ride. I would thoroughly recommend this property for a visit to Edinburgh.

This was the most beautiful and best-equipped hotel I’ve ever stayed at in the UK. Not a single stain or speck of dust in the room—everything was perfectly clean. The water drained smoothly, the towels were wonderfully comfortable, and the coffee machine was a nice touch. Truly a hidden gem. Even though it’s about a 30-minute walk from central Edinburgh, I would happily stay here again. The only small request I have for the hotel is about the coffee cups provided. They don’t match the size of the coffee machine, so the coffee tends to overflow unless you watch it closely. It would be great if the cups could be replaced with ones that fit properly.

Back in July before the hotel had opened/had specific room options I booked what was described as a ‘standard double room’ for an October break. I was really disappointed to realise on arrival we had been given the smallest double windowless room in the basement. Had I any idea this would be the case on booking (there was no description of this) I would not have booked. The room was tastefully decorated and clean but very small. I would also recommend travelling with ear plugs as the sound of slamming doors woke us up several times very early morning during our stay. Otherwise, the hotel is well located.

Amazing stay, the rooms and building is beautiful, lovely underfloor heating in the bathroom. The staff were great with the personal touch as we were staying for a birthday. There is a corner shop nearby, two tram stations a short walk and a cafe opposite. Definitely well worth what you pay

Absolutely fantastic. Loved every second of being in my room! The tea and coffee was so nice. The room was beautiful and bathroom was spotless. So comfortable. Black out curtains were so nice. Just beautiful beautiful room. Great location too. Just loved staying there and would stay there again in a heartbeat.

A very nice, newly renovated townhouse in a pleasant residential neighborhood. The room was quite small, and has less storage than you'd think (one half of the wardrobe is taken up by the coffee station), but the amenities were very nice. An easy, safe walk to the TRAM. Perfect for a short stay in Edinburgh!

We had an absolutely wonderful time with the Valentine room, it was spacious, comfy, and had all the amenities that we could have asked for and then some. The bathroom was gigantic and easy to use the facilities in there, and staff were super helpful when we didnt know where something was, and kept our towels in fresh supply and kept the room tidy even if we didnt ask. It felt like an overall lovely time, and we definitely want to come back next year if we can!

She helped with an early check-in when we arrived earlier than expected and helped with storing our luggage on our depature day so we could explore more of the city before our flight. If/when we go back to Edinburgh we'll definitely look to book again!

We were in Edinburgh for an extra few nights unexpectedly and booked “3 Johns Place” last minute. We absolutely loved it! The bed was comfortable, the room was spotless, the shower was new and modern. I would give it more stars if I could. Easy check-in, accommodating staff, beautiful facility. 12/10. We are slowly becoming anti-Air Bnb folks because of accommodations like this. A+ 3 Johns Place.

Very modern and stylish guesthouse, highly comfortable bed. While no staff on site, the team could easily be reached and provided support, as there was an issue with the access code. All the doors close pretty loud unfortunately.

The property was beautiful inside and out. It was modern and clean, with lovely fixtures and fittings. The location is fine with easy transport links into the city centre and there are some nice artisan bakeries and coffee shops within walking distance to go and have breakfast. It was a tiny bit disappointing that there is no breakfast available. There is also no reception or staff available on site so check in has to be done remotely on your mobile prior to arrival and you will then recieve a code to enter both the building and your room. All in all it was a very pleasant stay, bed was very comfortable and the shower was great. We'd definately stay again.

The room was so nice. And clean. And the staff they came to clean the room in the afternoon were so kind. Also on check in i had to call the reception about letting us in because our keypad for the door wasnt cooperating, but the lady on the phone was very helpful and understanding. The obly thing i will say is in our room more lighting in the cupboards where the tea and coffee id and also more sickets for plugging in phones. The room ws very dark and hard to see. Also make the keypad light up or make a sound when you tap the numbers. They are silent and it was hard to know if i was inputing the code and then the little siren would go off and that was confusing but other then that great place to stay and would stay again in a heart beatgo off and

Also on check in i had to call the reception about letting us in because our keypad for the door wasnt cooperating, but the lady on the phone was very helpful and understanding. The obly thing i will say is in our room more lighting in the cupboards where the tea and coffee id and also more sickets for plugging in phones. The room ws very dark and hard to see. Also make the keypad light up or make a sound when you tap the numbers. They are silent and it was hard to know if i was inputing the code and then the little siren would go off and that was confusing but other then that great place to stay and would stay again in a heart beatgo off and

Absolutely gorgeous property — new and chic. Lovely area with nice local discounts at partner restaurant (Mara). They accommodated our early check in and were very responsive. Great place to stay, great value.

The place is very cozy and recently renovated. Located in the vibrant neighborhood of Leith, the townhouse lays in a very quiet road, in front of a park and very closed to Foot of the Walk tram stop. We definitely recommend the place!

This hotel was absolutely perfect for our 5 day stay in Edinburgh, tram is a short walk away and it’s a nice and easy 20 min walk from Old town. A lot of coffee shops, bakeries, restaurants and groceries nearby. The room was super clean, very pretty and had everything we needed. I will definitely come back and stay here again!

Very quiet area as well. Ideal area and place to stay. Free parking on the road over the weekend and free parking on a couple of roads 5 minutes away.

This place is incredible. We stayed in whalebone . It’s was a very large comfortable room . Lovely big towels . Well equipt with plates and cutlery Very luxurious. I certainly would stay here again and not bother with the over priced hotels in the centre of town . It’s very close to the tram stop and near the lovely port of leith and its cafes and pubs

Contactless. No front desk which was fine by me. Room was great. Quiet and modern. Seems like a haul to the heart of Edinburg but you are a block away from the tram and it only costs two pounds for a quick ride up the street. Coming home it's slightly downhill which is a nice way to work of your drinks! Also Malones pub is just around the corner.

The property was beautiful inside and out. It was modern and clean, with lovely fixtures and fittings. The location is fine with easy transport links into the city centre and there are some nice artisan bakeries and coffee shops within walking distance to go and have breakfast. It was a tiny bit disappointing that there is no breakfast available. There is also no reception or staff available on site so check in has to be done remotely on your mobile prior to arrival and you will then recieve a code to enter both the building and your room. All in all it was a very pleasant stay, bed was very comfortable and the shower was great. We'd definately stay again.

Camera molto curata e pulita, con cambio biancheria giornaliero, caffè e thè a disposizione. Bagno molto bello e spazioso. Self check in e accesso alla struttura con codice, molto comodo.Unico neo, la stanza era nel seminterrato con un lucernario sul giardino non apribile. Spero possa essere aperto dal personale per un ricambio d'aria durante le pulizie. Area molto tranquilla, sicura e comodissima per raggiungere il centro con i mezzi (15 minuti), sia tram che autobus. Tornerei volentieri nella stessa struttura.

The hotel is super clean and really nicely decorated. Our room was quiet and cozy. The only thing that could be better was the lockers for storing luggage before/after check-in and check out. These lockers did not lock. When the lock said it was locked in the app it was easy to open the locker. I hope they will fix these or make a different system, perhaps with NFC padlocks or something alike.
The hotel is super clean and really nicely decorated. Our room was quiet and cozy. The only thing that could be better was the lockers for storing luggage before/after check-in and check out. The room was spacious and well appointed. The bed was the best I had slept in during my tour of the UK. The bathroom was luxurious and the products were in line with that assessment. The towels were plush and absorbent. The coffee service outside the room was convenient. Be prepared for stairs. And be prepared to ask other guests questions since staff are relatively obscure.
