Booked solely for terrace with hot tub - not a cheap room option but hot tub and terrace should have been worth it On arrival hot tub was freezing cold and told it would heat up in one hour which we knew was false- took 8 hours Used next day fine but day after hot tub was broken After discussion they were sorry but with no compensation for hot tub out of use for 2 of our 3 days You should also know the terrace is overlooked by a flat directly above and visible from property terraces x2 across the road That said location is excellent and room was decent although lacked amenity such as separate towels or gowns for the hot tub

Staff (Princess) was beyond amazing. Very helpful and resourceful. The property uses a door code instead of fobs or room cards - very convenient. Rooms are extremely spacious and modern. Everything you need. Nuxe bathroom amenities.

Overall, we had a nice stay. Fabio gave us a warm welcome. Princess was great throughout our stay. The guest house is in an excellent, central location that made it easy to explore Rome. The room was very clean, and we appreciated the complimentary bottled water, especially during the hot weather. The room is quite small, but that is accurately described in the listing, so it wasn’t a surprise. The only significant issue was the air conditioning. We visited during temperatures in the 90s, and our AC wasn’t cooling properly. We let the concierge know, and they explained they were already experiencing issues with the system and expected it to be repaired soon. They were very apologetic, but unfortunately the problem wasn’t resolved during our stay, making the room quite uncomfortable. We also experienced a misunderstanding and/or miscommunication regarding our transportation to the airport, which was frustrating. Fortunately, we were able to book an Uber. Despite these issues, the location, cleanliness, and friendly service made for a pleasant overall stay.
