Avocet is one of our luxury 5* Eco-barns, featuring exposed and original wooden roof trusses combined with a stylish modern interior. The spacious living area is flooded with natural daylight and glazed doors lead onto a private terrace perfect for alfresco dining. This terrace is fenced and gated, giving an added level of privacy for families. This patio leads out onto a large gated paddock with access to the play area . The property has solid travertine tiled floors throughout with underfloor heating, the cottage is cosy in winter and cool in the summer. There is a luxury bathroom with bath and walk-in shower. The main bedroom has a king-sized bed with luxury ensuite and TV. The second double bedroom has a zip & link bed giving additional flexibility on beds (for older children or friends – just let us know in advance) and the third bedroom is a cosy twin-bedded room. The kitchen is fully equipped with all the mod-cons needed on a family self-catering holiday with granite worktops, a fridge freezer, dish washer, washing machine and an espresso machine for the discerning coffee drinker. If you are looking for a large family cottage, Avocet communicates with next door Garden House through a boot lobby to provide spacious accommodation for 11-12 (3 double bedrooms in each cottage*) plus travel cots with a large dining area.* Avocet 3rd bedroom is compact and has a Double bed to sleep a single adult or 2ft6" narrow single beds for 2 children. We have superfast fibre broadband. There is free Wi-Fi and 43"LG Smart TV with Amazon Prime Video and Netflix so you can watch all your favourite shows. OUTSIDE All cottages have fantastic views to the east, offering magnificent sunsets over the 170 acres of sweeping farmland and gardens belonging to Home Farm. It also has a private fenced terrace where you can enjoy the sunshine and have BBQs in the summer. In the lower carpark we can provide a Pay as you go EV charging point. SPECIAL FEATURES Avocet is part of our luxury Eco-barns conversion alongside Garden House & Coot cottage. The Eco-barns have sustainable eco-credentials by maximising alternative energy sources. Eco-friendly under-floor heating features throughout. Hot water and space heating are supplemented by solar, wind power and a ground source heat pump. The buildings are highly insulated keeping them warm in winter and cool in summer, and at the same time cutting down on carbon emissions. Guests have complimentary use of our indoor heated pool, tennis courts games room & secure bike store. Sorry we do not accept pets on our main site. Our Cottages are ideally situated for exploring the best of North Norfolk's stunning coast and countryside and the bustling town of Wells-next-the-Sea. North Norfolk is on the East coast of England and has some of the UK's best beaches along 45 miles of stunning coastline. The area is great for cycling, and long coastal walk's on the famous Norfolk Coast Path. Wells Beach and Pinewoods walk have been rated among the best walking routes in the UK. For wildlife enthusiasts Norfolk is famous for its seal colonies and unique birdwatching with world renowned bird reserves at RSPB Titchwell Marsh and RSPB Snettisham Nature Reserve not forgetting Norfolk Wildlife Trust Cley and Salthouse Marshes and our local Hawk & Owl Trust ten minutes away at Sculthorpe Moor. There are plenty of great local shops, pubs & restaurants serving seasonal local food including Cromer Crab, Brancaster Mussels, Mrs Temples Cheeses, Norfolk Asparagus and Samphire harvested from the marshes. Finally, there are some great activities for all ages to enjoy; including Pensthorpe Natural Park with Wild Rootz and Hootz house for children and the beautiful Piet Oudolf Millenium Garden for the adults, and then there is all the wonderful wildlife to observe in the park.
