Use the living space to prepare your meals, dine and unwind, before venturing outside to the secluded garden, dotted with colourful blooms, several patio areas, and a barbecue, ideal for alfresco dining and sunbathing. Come night, complete your evening routine in the sleek shower room, before climbing into the plush double bed, enveloped by quirky interiors and homely features. Once you're rested and ready to explore, head into Luxulyan and benefit from your central position, where you'll find the Kings Arms pub, a village shop, and riverside walks along the border of River Par. Within proximity you'll also arrive at Treffry Viaduct, Par beach, Hangloose Adventure, offering a wealth of outdoor activities, and the popular Eden Project, an eco-attraction, with exotic gardens and rainforest landscapes. The Shipwreck Treasure Museum in St Austell is also a popular activity, along with tours of the Historic Port of Charlestown, rich in maritime heritage, where you can also relax upon Porthpean Beach. Travelling towards Bodmin, enjoy a nature-filled hike up to Roche Rock, or a leisurely stroll through Cardinham Woods, a forested valley, whilst Bodmin Keep - Cornwall's Army Museum is perfect for historian buffs, displaying thousands of military artefacts, covering 160 years. Tour the coast and countryside of Cornwall at Carminow Barn.The charming community of Luxulyan is located four miles to the northeast of St. Austell. The Luxulyan Valley, a lovely, forested valley where the river Par flows, is the village's most well-known feature. It is currently owned by a neighbourhood charity, which helps to maintain its beauty. It was included in the Cornwall and West Devon Mining Landscape World Heritage Site in 2006 and has been designated as such. The community has a granite church, a tiny store and post office, as well as a neighbourhood bar called The Kings Arms. On the Atlantic Coast Line, there is a hamlet train station that serves passenger trains between Newquay and Par. Trains departing from Par can be taken in either direction, heading north to Lostwithiel, Looe, and Plymouth, or south to Truro, Falmouth, St. Ives, and Penzance.
