A "charming" hotel ... staff were lovely and helpful. The only down side is the parking ... there isn't any! But if you can find a space, the hotel can give you a "24 hour permit" for £15 ... Our room was a "compact double" and it was ... but absolutely fine for one night. One thing though, if you do go for the "compact double" be aware that these are on the 4th floor and there is no lift!!!

Highly recommend if you want a comfortable, friendly, no frills stay in a place maintained at a high standard. We had a very warm welcome from Aya (sp?) who was gracious and helpful to us in our exhausted and jet lagged state. Other staff members were very helpful with questions as well. Room 21 is on the third floor, which is quite a few stairs (no lift/elevator) so if you have any mobility challenges keep that in mind when booking. Spotlessly clean, the room had 2 chairs, table, bed with side tables, luggage stand, and mini fridge. A closet had hangers, safe, kettle with tea/coffee and one cupboard. There is no dresser so your clothes stay in your bags. Mattress is on the firm side. The bathroom is narrow with a powerful shower that has plenty of hot water. The sink is quite small with room for a toothbrush and little else as there isn't a countertop or vanity. No area for products or toiletry bags except one shelf above the toilet. Of course this is an older building and with that comes creaky floorboards and the occasional noise of another room's door closing as people are leaving in the morning. No needless bright lights from electronics in the room as I have often encountered in hotels once all the lights are off and you've got into bed. St James Street around the corner has a Co-op and Morrisons for any snacks you may need as well as cafes and restaurants.

Staff really pleasant and helpful however I went to this hotel to enjoy the spa and all the photos show a hot tub. The hotel does NOT have a spa there is a separate privately owned one next door where you can book and pay for everything additionally. There is a hot tub in the garden of the guest house bootable at £35 per hour per person. None of this is evident on their website. So no spa break. Parking is £15-£17.50 every 24 hours. So looking forward to my spa night away, was a major disappointment

Nice fresh hotel in good location, quirky area of Brighton with lots to do. Good transport links as well. If you don't like stairs (this hotel has some very steep and narrow stairs) then ask for a ground floor room.

Wonderful hotel just up from the seafront & pier and a very good deal too. Bed was comfy and the bathroom clean and quite modern. Hot tub, nail room and spa are on the premises and seem very nice though were closed when we visited (Boxing Day so no surprise there). Only negatives to mention was very limited parking close by, and the price of hot tub (I would imagine the steam room being the same price) at £35/hour. Massages seem to be relatively well priced though, and with the pricing of the hotel room when we stayed, I wouldn’t expect to have it all I suppose!

We stayed for 2 nights over a weekend. The hotel is ideally placed, gave great service and was comfortable. Our room had a lovely balcony, air conditioning and a super kingsized bed. You have to find your own parking but once parked with vouchers purchased from the hotel, we did not need our car until we were leaving. Would recommend and hope to return in the future.

The staff here are the best thing about this hotel. So friendly and accommodating. The staff at breakfast were efficient and helpful and the breakfast itself seemed to offer all that you could ask for. The only downside s parking can be difficult. There is a municipal car park less than 5 mins walk away but it's not for those who own larger cars as the spaces are tight and the access ramps are quite narrow.

We have stayed in the Charm several times over the last 5 years. Position is a 15 minute walk to the Lanes so very convenient. Everything always really clean, large bed and quality linens. Would definitely recommend

Lovely stay at the Charm Boutique Hotel in Brighton. Very friendly and welcoming staff, spacious room with modern bathroom and close to lots of restaurants and the promenade. Also highly recommend booking the hot tub!

Staff are friendly and helpful. Breakfast varied and plentiful and run very efficiently. Cleanliness was very good throughout the hotel. That said some aspects of the somewhat dated furnishings need attention. The room lacked any drawers, the roman blinds were faulty. Another issue was that the heating was only available at certain times dictated by the hotel. This coupled with the fact the room was single glazed gave rise to a lot of condensation. They were good enough to supply us with a portable heater however this like all the other appliances in the room wasn't Portable Appliance Tested for safety.

I have no idea how this is rated so highly- this is one of the worst hotels I’ve ever stayed in. You can hear footsteps above you all night and the towels provided were dirty. The staff was nice and helpful, literally the only redeeming quality.

Our deluxe room had a cracked sink and blinds that were falling down. Breakfast was ok but expensive for what it was & there are lots of much better independent options locally. Good location to explore Brighton though and staff were very friendly.

Beautiful place. Large bed room, large bathroom and lovely bed. Very tastefully decorated and spotlessly clean. Friendly staff and very helpful Breakfast room is lovely with a very pretty conservatory area. Great selection for breakfast. Decent setting and easily walkable into town. (Brighton has lots of pubs and shops). Would definitely stay here again.

Huge very clean and comfortable room, but it was below the main entrance and at the bottom of the stairs so at times it was very noisy. The heating did not come on until 17.00 and at times during our stay it the outside temp was below zero on the afternoon we we went back to our room early it was freezing. But overall a lovely hotel and we would recommend it.

Smallest room ever. At the top of the stairs. Difficult to move around the room as the ceiling was so low. Though charming place. Clean, and friendly staff. Very close to everything.

we had a lovely stay at this hotel, it was comfortable, spacious and decorated lovely. Plenty of milk for teas and coffees which usually you have very little in most hotels. Air conditioning. Deep bath and relaxing shower. 10/10. Will defo be visiting again in future!

Really enjoyed our stay at The Charm Hotel, we stayed in a beautiful room with a sea view. Large space, clean and well styled. The building itself has some wear and tear like many in Brighton.

Cannot comment on facilities as we didn't use them. Ideally situated. Nice room and shower, but a little bit noisy. Unfortunately we were charged again after giving our card details for security, which management refunded before we left after we spotted the charge, (refund still not in our account, at time of review), Unfortunately (again) we have been charged for a parking pass that we couldn't use due to the zone in front of the hotel being excluded. We have emailed the hotel and are awaiting their response. Not sure we would want to provide them with card detais again.

Overall lovely stay and hotel, after you book your advised about rooms and stairs, plus other stuff, which i feel should be upfront with booking. brilliant location to be walking distance from beach, town, bars and clubs but far enough to be away from the noise. Good knowledgeable staff about the local area and made great food suggestions, first night lucky to stay in the sea-view kingsize room which was very large and minimal noise just briefly floorboards when the people above came back which is expected with the type of building. We had a deluxe double for the next 2 nights, again good sized room and lovely shower room, hotel was great at transferring us between the rooms so little disruption to our stay. Only disappointment 2nd night is we heard the water works through the wall, wish we had been pre-warned but thankfully the third evening the hotel was quieter so we didn't hear water through the walls. Also heating comes on at set times and for a February stay the room got quite cold. Great they top up and freely available bottled water and top up tea bags. I would stay here again as overall the stay was lovely. Didn’t eat breakfast there but smelt lovely and room looked beautifully laid out. Would try it next time.

Very nice property. The staff is very warm and friendly. The room was very spacious and clean. We were disappointed with the view from the room. We were in an ocean view room. However, the hotel is approx. 1/4 mile from the ocean and faces directly to a building across the street. The only way to really see the ocean is to stand at the window and turn sideways. There was also no information regarding the hot tub and if this were part of the spa.

The stay was absolutely amazing and restful after a long plane and train ride. Was pleasantly surprised by the location and proximity to a lot of the city sites. Danielle that worked at the front was absolute gem. She gave me bus information to go see other points of interest past the city and also allowed me to check in early because I was so tired as well as upgraded my room. She really made me as a solo female traveler made me feel comfortable.

A lovely stay at the Charm Hotel. Very friendly receptionists who were more than happy to help with parking, bags, and any other issues. The room was big, comfy, and very clean. Could have done with two bottles of water in the room rather than one maybe, but I’m nit picking!! We would definitely come back when visiting Brighton, the location is brilliant and a short walk from all the best bits! Thank you for a great stay

Cannot comment on facilities as we didn't use them. Ideally situated. Nice room and shower, but a little bit noisy. Unfortunately we were charged again after giving our card details for security, which management refunded before we left after we spotted the charge, (refund still not in our account, at time of review), Unfortunately (again) we have been charged for a parking pass that we couldn't use due to the zone in front of the hotel being excluded. We have emailed the hotel and are awaiting their response. Not sure we would want to provide them with card detais again.

From checking in to leaving the staff were so amazing, the gentleman who checked us in was so polite and helpful, the room was clean and warm, tea and coffee facilities available and they encouraged you to use all the facilities, breakfast was great, lots of choice, and again the waiting staff were smiling with a warm welcome and could not do enough for you, the breakfast room was spotless and the tables were cleaned as soon as guests left, the room was warm and inviting and the decoration lovely! The guest house is also placed in a superb place for all Brighton attractions, less then a 10 minute walk from the pier, if we visit Brighton again we will definitely being staying there.

The hotel is at a convenient distance from the centre of Brighton but homeless people reside in the park opposite. The bed was hard and the room too hot so it wasn’t easy to sleep. The staff however were delightful and the breakfast excellent.

Excellent location, great staff. Just a good place in every respect. Slight gripe is that the bread used at breakfast is just rather poor … yes, it does matter … otherwise lovely.

Hotel and staff were lovely however the room was way too hot even with the radiator off and window open during the whole stay however when complained the receptionist gave me the air con remote which made it more comfortable. Pillows are useless and probably worst I have experienced even three pillows did nothing. Breakfast is served way too late at 8am afye stopping in hotels every week I have never come accross a hotel that has started breakfast later than 7am! Ended up going out for breakfast everyday which wasn't great after paying for it. And to top it all off the fire alarm went off on the morning we were checking out and we wanted to sleep in as we had a cooler room but couldn't with no apology on checkout to the inconvenience

Lovely stay at The Charm hotel. Our seaview room on the top floor was beautiful, really spacious, clean and air conditioned! Bed was very comfortable, room was quiet and the bathroom was spotless and had a lovely shower! We didn't have breakfast at the hotel, we prefer to go out to local places when we visit a new city. Can heartily recommend A Table round the corner from the hotel for an excellent breakfast! Hotel staff were friendly, and clearly explained everything. The Hotel is really well located for the beach and pier, and the area of Kemptown is a really lively place just outside of the city centre. Overall a great experience, we'd happily stay again!

My stay at The Charm was pleasant. Great location near the sea, but away from the chaos/noise of The Lanes and the busier parts of the Brighton seafront. Room amenities were good, including hot drinks making facilities and an ironing board/iron. Breakfast area and selection of food was also good, so no complaints there. my only complaint was the size of the room itself; possible the smallest 'Luxury Double Room' I have stayed in. Also, the layout of the room was not ideal, as the TV was mounted on a side wall, making viewing a little awkward. Can't be helped of course, but I was disappointed with the lack of 'Luxury' in the room, despite the name. All in all though, it was a pleasant stay.
