Thoroughly enjoyed our one night stay at the Kings Arms. Fantastic location, right in town centre. Free parking, a big bonus. Friendly staff, welcome drink, fantastic room, air conditioned, comfy bed, lovely bathroom. Will definitely return. Thoroughly recommend.

Not sure whether the Kings Arms is a Hotel with Bar and Restaurant or a Bar/Restaurant wih rooms. Whichever - it's a very pleasant place to stay in and eat at while in Christchurch. Situated in the nicest part of the town, opposite the ruins of the abbey and by a nice river walk down to the quay. My room was the largest available and was very well appointed. Lots of space, fridge, safe, full tea/coffee making facilities, nice bathroom, etc. Breakfasts were excellent, almost anything you could want was either laid out on the bar or available from the menu. I had one dinner there and it was delicious. Staff all friendly and helpful. Minor niggles: Freeview reception would cut out for minutes at a time, muzak from the bar seeped into my room (but was turned down in the evening when requested), not really a dedicated reception - more an extesion of the bar, church bells ringing the hours and quarter hours (I found it comforting but others might not!!!), overhead shower took many minutes to get hot (although bath and sink would come through hot immediately????). Minor issues. Would defintely stay there again or eat there if in town.

When we arrived it was difficult to find someone ie no way to let anyone know you were there. When we arrived back no parking at the front ,we eventually found the rear parking after 3 attempts & then going in where we were given a map. Once at the rear nobody answered the bell so we had to go into the hotel where a barman was very helpful ie he opened the gate & on realising there was still no parking space he sought permission to remove a cone from the front where we then parked. If we had known the parking was so limited we would have booked somewhere with more parking. This spoiled our otherwise nice stay

This is a lovely hotel in the perfect location for a visit to Christchurch. The premier room we had was huge and well appointed. The aircon was very useful in the hot weather we had. We got the early check in, which I recommend as it’s easier to find a parking spot earlier in the day. The staff were very friendly and even gave us a free welcome drink. We will definately stay here again.

An enjoyable four-night stay. Handsome Georgian building, recently refurbished, right in the centre of town. No garden or outdoor space though, and no car park as such, just some dedicated space at the back of the pavement across the road. Friendly, welcoming staff. Complimentary drink provided. Room rather small, with not much storage, but with aircon and a nice bathroom, with an ingenious nightlight arrangement for nocturnal visits! Nicely cooked breakfast with a reasonable amount of choice (no kippers or black pudding though!). We had trouble getting adequately strong coffee, but got there in the end.

Excellent - so good we extended our short stay from one to two nights. Excellent parking and location. Plenty of restaurants nearby ( beware of Mondays and Tuesdays when a lot are closed). Staff were lovely . Breakfast superb. Rooms spacious. Lovely decor throughout too.

Plantation style shutters were broken and the milk in the fridge was spoiled. The bath was also badly chipped and the air conditioning was blasting straight onto the kids’ bed despite the cool weather, even when I turned the temperature way up. The room then became unbearably stuffy when the air con was turned off, as unable to open windows. The milk was replaced and staff came to look at the shutters and tried to bodge them shut. Was told the issue would be reported to maintenance in the morning. It was difficult to settle the kids to sleep in the light and cold/hot conditions, and then we all woke up very early due to sunlight flooding in. Extremely disappointing given the price point and no compensation offered.

We booked relatively last minute for a one-night stop; this would be a good base for a longer stay. Newly-refurbished (2024/25?) it was clean throughout, comfortable in all respects. Our room was a 3rd floor (attic) room, so not much of a window and no view. We'd probably want more natural light for a longer stay, but it was fully functional, excellent en suite and cheaper than chain hotel options, so no complaints really. Staff were friendly and helpful and we were very happy to be given a token for a free first drink in the bar!! We weren't going to order breakfast but did have the continental option in the end - good value, possibly better than the cooked option. But everything was excellently fresh and that includes the milk in the room! Free car parking opposite the front door, but possibly not enough space if fully occupied - get there early! All in all, recommended

Lovely hotel, room a bit clostrophobic. Shower trap was blocked so did not drain and couldn’t really have a proper shower. Handle fell off bathroom door leaving trapped inside. Light broke above basin. Staff extremely un-attentive over breakfast. I would say average hotel at an expensive hotel price.

Lovely hotel, comfortable room. Biscuits left for us with tea and coffee but one of the two packs had been eaten and the wrapper left! Wedding going on the night we stayed and loud music went on until midnight.

Lovely hotel, food was good . I think service in te restaurant needs to be better. A bit of training would make the restaurant and the overall experience an exceptional one. The shower was a bit of a challenge, kept getting hot and cold which was very annoying

One night business stay. Overall nice property - couple of areas for improvement: - Front rooms face a road which is noisy - no additional sound proofing in the windows. Ok for one night but not great for any longer. - Room was ok but a bit small - wardrobe close to the side of the bed for example. Again ok for a night but not ideal for much longer - Breakfast decent but could use improvement from a more interesting buffet with fresh fruit and decent juices instead of just using concentrate etc.

Hi there, I was there for a one-night-stay (some funerals). The staff was nice and welcoming! The bedroom was comfortable and spacious with an excellent air-con with unforgiving hot conditions (heatwave) outside. After a train-trip impacted by the hot temperatures, it was great to arrive in this haven! Next morning, Breakfast was excellent. Nice view though in the attic so avoid third floor as bumped head a few times! very hot in summer though found fan in wardrobe. Overall good service and facilities. Good food too.

Beautiful hotel, we loved the decoration of the various rooms, very friendly staff and room 103 was really nicely sized with incredible views, however sadly it was too noisy for us on a Saturday night (with a wedding reception in the building next door). We could hear each song very clearly in our room, so it was unfortunately not the relaxing experience that we had hoped for. The music was admittedly great, and did finish at a reasonable time, but we were tired after a busy day and just wanted to relax in our room. The room was gorgeous but situated about 10 yards from a set of traffic lights (which had large lorries and boy racers at 1am waiting). The parking was a bit confusing too so we ended up parking nearby (and paying). Remove the noise & disruptions and it would be a 5/5.

Newly refurbished in great style, the hotel was a delight in all respects. From a really friendly welcome to a lovely big bedroom (with a great view of the old castle ruins and beautiful Priory church) and an excellent evening meal we were really happy with our choice.

Lovely hotel, room a bit clostrophobic. Shower trap was blocked so did not drain and couldn’t really have a proper shower. Handle fell off bathroom door leaving trapped inside. Light broke above basin. Staff extremely un-attentive over breakfast. I would say average hotel at an expensive hotel price.

When we arrived it was difficult to find someone ie no way to let anyone know you were there. When we arrived back no parking at the front ,we eventually found the rear parking after 3 attempts & then going in where we were given a map. Once at the rear nobody answered the bell so we had to go into the hotel where a barman was very helpful ie he opened the gate & on realising there was still no parking space he sought permission to remove a cone from the front where we then parked. If we had known the parking was so limited we would have booked somewhere with more parking. This spoiled our otherwise nice stay

Lovely hotel, food was good . I think service in te restaurant needs to be better. A bit of training would make the restaurant and the overall experience an exceptional one. The shower was a bit of a challenge, kept getting hot and cold which was very annoying

Fantastic hotel, beautiful interior, standing proud in the centre of Christchurch, with an imposing position overlooking the old priory ruins and castle. The staff were attentive, there was a small mix up on check in, that was sorted swiftly and promptly. Given the wrong door key by a young member of staff, I would imagine still training. Early check in was a great bonus to opt for, just a small additional charge. The priory king rooms were large and airy. The large Georgian windows were fantastic, one small drawback, the traffic noise but as it is on a main road it was to be expected. The blinds do not all close together, several slates needs to be done manually. This could possibly be addressed as it is a little frustrating having to close them individually! But this was remedied in a few minutes. The beds and pillows were comfy ensuring a sound nights sleep. I wouldn’t hesitate to return. Thank you for a wonderful stay.

Beautiful hotel, we loved the decoration of the various rooms, very friendly staff and room 103 was really nicely sized with incredible views, however sadly it was too noisy for us on a Saturday night (with a wedding reception in the building next door). We could hear each song very clearly in our room, so it was unfortunately not the relaxing experience that we had hoped for. The music was admittedly great, and did finish at a reasonable time, but we were tired after a busy day and just wanted to relax in our room. The room was gorgeous but situated about 10 yards from a set of traffic lights (which had large lorries and boy racers at 1am waiting). The parking was a bit confusing too so we ended up parking nearby (and paying). Remove the noise & disruptions and it would be a 5/5.

Newly refurbished in great style, the hotel was a delight in all respects. From a really friendly welcome to a lovely big bedroom (with a great view of the old castle ruins and beautiful Priory church) and an excellent evening meal we were really happy with our choice.

Liked - Staff friendly and helpful. Nice room. Overall a very nice couple of days. Disliked - After an unusually long wait after ordering breakfast, including two poached eggs, when it arrived one egg was hard boiled, cold and rock hard. We didn’t complain as had waited over half-hour anyway. Unfortunate as breakfast was perfect the day before.

Beautiful hotel and our room was exceptionally lovely and large and beautiful clean. All staff were smiley, welcoming, polite and helpful. The restaurant was nearly full on a Tuesday night which is a great sign. We booked ahead for chateaubriand which was spectacular. The breakfast buffet wasn’t filled enough to cope with the number of guests. But the staff did their best to help.

From the moment you enter the Kings Arms you are made welcome by the excellent staff, who are genuinely interested in making your stay as good as possible. Our room for two adults and two children (4 & 8) was perfect, with the sofa-bed made up for the kids. The room was extremely comfortable with an excellent bed, air-con that worked well, a spacious bathroom with tub and shower, a fridge, tea and coffee making facilities and biscuits. The breakfasts were amazing and again the serving staff were extremely helpful and friendly. What a wonderful place to stay!

Comfortable and convenient; bed was very comfortable; food in the restaurant good value; staff helpful and friendly. Only downside is limited parking; if you lose your car parking space to go out, you risk having to pay for parking in the town overnight.

We had a great time at The King's Arms. This is our third stay over the year. Location is so good, close to everything you will want to see and do. Staff on check in, Resturant and bar lovely, very helpful with information that you may need. Breakfast choice is really good. We didn't eat at the Resturant in the evening but will do next time.

Hotel location is fantastic, close to shops and restaurants which are fab. 20mins drive from the beach. Hotel itself was amazing. Immaculately clean. Staff are super friendly, the breakfast in the restaurant was delicious. I can not recommend this place enough. I will definitely be going back!!!
