This property is stunning inside. Beautifully decorated, quirky layout with lots of little snug lounges. Staff were lovely. The hotel itself is just tucked away from the main theatre area which means its lovely and quiet but few minutes walk and you are in the heart of everything.

Nice place with a very good restaurant. Spacious and charming. We were there during a heat wave and our top floor room was miserably hot. Not their fault, of course. There was no lift and we had a lot of luggage. Housekeeping staff was not especially well trained. Price was rather on the high side, but perhaps that is just the market in Edinburgh. All in all, a nice stay.

A beautifully decorated modern Boutique Hotel located in a quiet area just off London Road which is very near to Princess Street. The room we had was superb and included a dining area small kitchenette chaise longue at the end of the bed and ensuite. The staff were all very friendly and helpful the receptionist even moved his own car so I had somewhere to park on street paid parking outside the breakfast in the morning was superb and they couldn't do enough for you all freshly cooked to order.

No air conditioning. Have to walk up three flights of stairs to get to your room. We had the largest suite, but it’s still needed updating. Parking lot was over five minutes away. For $450 a night you can do much better .

delightful stay, we didn't eat at the hotel, however the food and menu looked very good. parking was outside on the street, safe and easy to use, however would recommend downloading the Ringo app. we stayed in the Georgian suite, which was well-equipped and very comfortable. Edinburgh Princess Street is 10 minutes away, and old town and Royal Mile is 25 min walk.

Superbly presented hotel with lots of lovely touches to show the proprietors care about their guests. No lift means its not for everyone but I will choose it again next time I stay in the city.

We only stayed for one night as we didn’t want to drive after a day out of drinking. We both felt however that if you were a visitor to Edinburgh that this would have been an excellent hotel to stay at for a longer period of time. The location was quiet despite being walking distance from Waverley station and all the central visitor attractions. Our room was spacious and had a bit of character and the public rooms we saw were the same. It felt more like visiting a townhouse than a hotel which we both really liked about it. We did not get the chance to enjoy the sitting rooms due to our short stay but could quite easily imagine making use of them if we had been staying longer. The restaurant was full at dinner time although we had plans for dinner elsewhere so this did not bother us. We had a quick look at the menu on our return and there wasn’t alot of options for us as vegetarians. We enjoyed some excellent cocktails in the bar before retiring for the night. The breakfast options looked good but we needed to rush off so did not try. Checkout and check in were both efficient. We were overall impressed with the hotel. Couple of minor complaints just to be honest. The bathroom sink was smaller than a shoe box, the room was boiling at night (even though the heating had been switched off all day) and there were no fans or air conditioning. Lastly, the paintwork needed refreshing in a couple of places.

Generally dirty, small creatures in the shower and tiles hanging loose. The bathroom was in the room so very open plan. We only saw a member of staff of check in and as we left, so no one to help book a taxi or give advice. It is absolutely not a 4 star.

The images provided by the hotel appear to be very well presented and are obviously tailored to attract customers but in reality, arriving at the hotel was a real disappointment. The building is run down, the decor is tired and the room r minded me of an old student flat I used to rent that was in dire need of modernisation but had been given a few tweaks like fresh linen to make it look more appealing. Things like peeling and stained paint, old, tired windows, cracks in the walls, stained and marked carpets, the smell of dust when the heating turned on, loose floorboards underneath the carpets and a bathroom that was so small you could have a shower and take a pee in the toilet at the same time made me wish I had booked somewhere else.

I truly feel that the four stars given to this hotel does not represent the rooms or staff that are provided. The room that we were given did not have AC and yes being in Scotland it is not needed for every day, but with the lack of air flow, and the fact that our fan didn’t work in the bathroom, HUMID could summarize the temperature. There was rarely someone at the front desk to speak with and often times they were short. With our early check out this morning one front desk employee was sleeping in the restaurant booth. The bathroom door is glass, does not seal, and you can see your significant other in the bedroom as you are trying to privately do your business, we would like some mystery in our marriage. There is an 8pm quiet clause for the hotel meaning that basically the walls are so thin people can hear you, so if you are too loud they have the right to kick you out. Wasn’t the case with us, but something to note if you are having a wedding or group stay. Maid service did not replace cups, glasses, or towels during our stay. In conclusion it is NOT worth the money and we preferred our 3 star hotel previous location to this one. We will not stay here again.

We have been to this hotel before and loved it. Was a bit disappointed in hotel room this time. Tiny bathroom broken tiles tiny little cloakroom sink. No handrail on shower and it was a very high step to manouvere in and out. A rather strange set-up with bathroom door leading in to bathroom it looked like a shower door had been fitted on and u could see down side of door as it didn’t fit. Not private unfortunately when using bathroom. Place was dusty on Lamps and tables as if it hadn’t been used recently. Furnishings in room and decor were very nice , due to the fact we had been in a mini suite before this room Just felt like a budget room. Not sure we would book again unfortunately. On a more positive note the staff were very welcoming and friendly and went out their way for everyone.

Lovely, characterful boutique hotel in a leafy and quiet area. Parking outside was really easy and free on a Sunday. Some of the decor could do with a little bit of a touch up but the room was spacious, warm and clean.

Room was very nice.There was a tray of dirty food dishes outside the door when we arrived which was still there the next morning.Shower temperature was only luke warm even at its hottest setting.Overall it was ok

Staff were very friendly, the executive room was clean and the bed was very comfortable. We had a lovely stay and would come back happily. It’s on a quiet street and is close to shops, bars, cafes, restaurants etc. It’s relatively close to Waverley train station and has local transport links by bus for those wanting to explore the area. Edinburgh Playhouse and other local attractions are also close by.

Not sure why the good reviews here. Got put in a downstairs room. Was cold and dreary. Walls were so dirty it gave me the ick straight away. The wall paper that tried to brighten up the room was peeling.. No internet or cell service. Asked to get moved to a different room even if we needed to pay. Despite them having availability online, was told they were fully booked. We decided to cut our losses and check out immediately and move into a nice hotel down the street.

The staff were superb, friendly and helpful. Room however was dire, and downstairs in a basement with relatively easy access to the street, the privacy blind was broken, no safe, so security was a major problem as you could look in from the street. Neither my wife nor I slept well. No internet in the room at all, could not even hotspot from my phone as it is difficult to get phone coverage in a basement, no working TV because it worked on the internet, the toilet flush was broken, stuck on the flush, needed night porter to disconnect, no desk level table or work area. Lost an hour trying to log into work and social time as a consequence, I had to use the internet upstairs in the restaurant area, in the afternoon and the evening. The gourmet restaurant closed due to a shortage of staff, phone was not answered for the same reason before arriving. An irony was the shower was the best on a 7 day trip, but it was in the same area as the toilette, so not ideal.

We did not take advantage of food options. Bed was good +. Top floor room was a hike with luggage, not so bad without luggage. Room was warm during the unusual warm and sunny Edinburgh weather and nice cooling fans were provided to help cool things off.

We were looking forward to staying at this lovely looking hotel during the Edinburgh Fringe. Paying the inflated rate we expected a friendly welcome on arrival. That didn't happen. The male receptionist was surly, didn't look up at us, and just gave us the key and waved us in the direction of our room. He lacked any warmth, personality, or manners; leaving us standing in front of him in silence. The room was nice apart from the horrendous bed that sagged enormously, and made you roll towards the edge. The hotel must have realised this, as they had put a lumpy mattress topper on- in an attempt to hide this. We certainly wouldn't return to this hotel.
We were looking forward to staying at this lovely looking hotel during the Edinburgh Fringe. Paying the inflated rate we expected a friendly welcome on arrival. That didn't happen. The male receptionist was surly, didn't look up at us, and just gave us the key and waved us in the direction of our room. He lacked any warmth, personality, or manners; leaving us standing in front of him in silence. The room was nice apart from the horrendous bed that sagged enormously, and made you roll towards the edge. The hotel must have realised this, as they had put a lumpy mattress topper on- in an attempt to hide this. We certainly wouldn't return to this hotel.

Minor negatives first..the space between the bed and bathroom was rather cramped, the bathroom had little storage space and the sloped ceiling could get a little frustrating if you are tall, but the attic room had lots of charm. Very comfortable bed, the window had two panes to open and on both sides there were slats that opened to reveal extra static panes. The room was tastefully decorated with tassel tie backs for the curtains, nice bedspread and cushions. Lovely rainfall shower in the bathroom. the building is Victorian/Edwardian and has very nice staircases, two sets of which I climbed to get to my attic room. Would recommend and would love to stay again.

Suite was very spacious and comfortable. A few things couls do with improving, such as a huge gap under the door where people could look into the room from the corridor, and the walls are quite thin so you hear everything from the corridor. Staff were very helpful and polite. Free parking after 5.30pm on friday all weekend is a big bonus.

Lovely hotel. Receotion staff sorry i cant remember her name but she was lovely, she took us for a wee toue round and ohoned a taxinfornus when we were heading out. Our room was lovely with a huge window. The bed was extremely comfy! Loved the special touches of a bottle of water and tunocks tea cakes! Great hot shower. Breakfast was lovely, plenty on the menu! Only criticism was the service at breakfast wasnt 100% as we had to ask for cutlery and top ups of coffee and the toast came after we had finished our breakfast. The food was good quailty. Over all would definitely recommend and would say again!

I truly feel that the four stars given to this hotel does not represent the rooms or staff that are provided. The room that we were given did not have AC and yes being in Scotland it is not needed for every day, but with the lack of air flow, and the fact that our fan didn’t work in the bathroom, HUMID could summarize the temperature. There was rarely someone at the front desk to speak with and often times they were short. With our early check out this morning one front desk employee was sleeping in the restaurant booth. The bathroom door is glass, does not seal, and you can see your significant other in the bedroom as you are trying to privately do your business, we would like some mystery in our marriage. There is an 8pm quiet clause for the hotel meaning that basically the walls are so thin people can hear you, so if you are too loud they have the right to kick you out. Wasn’t the case with us, but something to note if you are having a wedding or group stay. Maid service did not replace cups, glasses, or towels during our stay. In conclusion it is NOT worth the money and we preferred our 3 star hotel previous location to this one. We will not stay here again.

Lovely stay at No 11. We were staying here between a train journey and a flight - the hotel is easily walkable from the station and there is a tram stop to the airport nearby. Our room was in the second floor which was a problem as we had a heavy case and there is no lift - the fellow at reception insisted on carrying it up for us though which was above and beyond. The room was small but well appointed. We had a walk nearby and there are lots of nice bars and restaurants on the Leith walk. The tram is also easy to get to and takes you all over the city. Would recommend the hotel and, again, thank you to the guy who lugged our luggage up two flights.

We were welcomed and offered a cup of tea while we waited to gain early access to our room. We were escorted to a very comfortable sitting area to relax after our long hall flight. As soon as our room was available we were escorted to it. This gave us enough time to shower and get ready for our matinee show at the playhouse. All the staff were friendly and helpful. The room was quiet and very comfortable. We look forward visiting no. 11 again in the future.

Very nice hotel We did have problems with the heat so the room was a bit cold which made it uncomfortable (April in Scotland) Staff unable to rectify properly before we left. They said the plumber had been called but the plumber never came to our room to fix the heating issue? The reception staff said the manager would get in touch with us about it, but it is now 5 days since we checked out and we have heard nothing. Not good follow up as this is not a cheap hotel by any means.

This property is stunning inside. Beautifully decorated, quirky layout with lots of little snug lounges. Staff were lovely. The hotel itself is just tucked away from the main theatre area which means its lovely and quiet but few minutes walk and you are in the heart of everything.

delightful stay, we didn't eat at the hotel, however the food and menu looked very good. parking was outside on the street, safe and easy to use, however would recommend downloading the Ringo app. we stayed in the Georgian suite, which was well-equipped and very comfortable. Edinburgh Princess Street is 10 minutes away, and old town and Royal Mile is 25 min walk.

Staff were very friendly, the executive room was clean and the bed was very comfortable. We had a lovely stay and would come back happily. It’s on a quiet street and is close to shops, bars, cafes, restaurants etc. It’s relatively close to Waverley train station and has local transport links by bus for those wanting to explore the area. Edinburgh Playhouse and other local attractions are also close by.

We got a room on the top floor with gable windows. The room was very clean and spacious. Staff was very friendly. It's walkable to the Royal Mile and other attractions, but a longer walk (approximately a mile).

No 11 is a charming hotel with great service. The staff is small, helpful and very friendly. The dinners I had at the Brasserie Restaurant are possibly the best I have ever had. As someone said, "Michelin quality without the Michelin price".

Suite was absolutely fine, not outstanding. Arrived at 7pm, old reception we’d be eating in the Brasserie after a long day travelling. Came to the restaurant after checking in, showering and changing at 8.25pm to be told the chef wasn’t taking any more orders after 8.20pm. What a great advert that is for Edinburgh as an international tourist destination. After promising to order quickly and only have starters, we were allowed into the Brasserie. Then to cap everything both the scallops and calamari were overcooked. School boy error. Would I go back? Mmm.

Was OK, staff couldn’t really understand me half of the time. Room was lovely but four poster bed was creaky and old. No remote for the tv in room. Breakfast was ok but had to ask twice for toast, just wasnt the experience i was expecting unfortunately, an ok place though.

Only one night stay whilst attending the Tattoo but hotel is conveniently located away from the busy Princes Street but still walkable. Friendly staff. Breakfast was excellent. Has a restaurant and a bar. Would definitely stay again.

Reception staff were friendly and happy upon arrival ,we booked out both the georgian suite rooms and both were fantastic for the price! Spacious and lovely finishes inside. We didn’t eat there however the food looked good!, Was very disappointed to be charged )£100 for two bottles of wine that could be bought from Tesco for 12 each max. I mean there is a fair mark up and then there is that. If the wine was a lovely bottle I’d understand but I don’t expect to pay £50 per bottle for a £12 bottle ..That said all party’s agreed it was ridiculous price ,my wife returned to the bar and questioned the price and after a bit of a debate ultimately they agreed to refund us in full and we could keep one of the bottles as a good will gesture so so we absolutely cannot knock the outcome !,Also we got a complimentary check out which was a lovely touch as well! (Thank you for that) however the cleaners were chapping our friends door asking for them to leave as obviously no one had told them what was happening which was a slight shame ..All said and done it was a fab hotel however I’d be wary of drinking there as it’s a limited bar and very highly priced (esp)for the wine! 😬..however in general the staff were friendly and the rooms great and in the Edinburgh at that price for them room we will return! Thanks an overall I thought the hotel was Lovey . Sad to leave our room! 😩..I’ve left an honest a review as I possibly could have and apart from a few wee tweaks it’s almost a perfectstay

I hesitated to write this review because I understand that not every property will look exactly as it does in the photos, and I am generally quite tolerant of imperfections. However, considering the price we paid and the ratings and reviews of Number 11 Hotel, I feel it is important to share our experience.My concern is not that the hotel is in an older building or that the décor is dated. Older properties can be charming when they are properly maintained. Unfortunately, our room felt neglected rather than simply dated. The carpets on the stairs, hallways, and.room were old and visibly stained, the mattress was uneven and uncomfortable, and the pillows were worn and lumpy.Our room was on the top floor, essentially in the attic, with a very low/sloping ceiling in parts of the room. It was also extremely hot, and we had to keep two fans running constantly just to make the temperature somewhat manageable.What disappointed me most was the difference between the impression given by the hotel’s star rating and reviews and the actual condition of the accommodation. I hesitated to write this review because I understand that not every property will look exactly as it does in the photos, and I am generally quite tolerant of imperfections. However, considering the price we paid and the ratings and reviews of Number 11 Hotel, I feel it is important to share our experience.My concern is not that the hotel is in an older building or that the décor is dated. Older properties can be charming when they are properly maintained. Unfortunately, our room felt neglected rather than simply dated. The carpets on the stairs, hallways, and.room were old and visibly stained, the mattress was uneven and uncomfortable, and the pillows were worn and lumpy.Our room was on the top floor, essentially in the attic, with a very low/sloping ceiling in parts of the room. It was also extremely hot, and we had to keep two fans running constantly just to make the temperature somewhat manageable.What disappointed me most was the difference between the impression given by the hotel’s star rating and reviews and the actual condition of the accommodation. We were welcomed as we went through the front door from a lovely lady who was very helpful and showed us around. The room was nice and clean and had a variety of tea and coffee for us to help ourselves. The toilet was nice and clean and had fresh towels and soap to use. The bed was comfy. We didn’t get breakfast but did get an offer if we wanted it. We couldn’t fault this place and would defo recommend.

This hotel was excellent! The staff were professional and friendly. I stayed twice! I was able to leave my luggage. When I returned they had given me the same room I previously had and my luggage was already in the room. I was only able to make breakfast once but it was very good! I would definitely book this hotel again!
