My room is lovely, the mansion feels like home, you can come and go, there’s always snacks and drinks in the fridge, I had a wonderful time, thanks

Everything was very smooth. A rather unique experience. I’ll be back to try some of the other rooms. Such a nice change of pace. Clean rooms and thought provoking theming. Parking is off street and free. Felt secure. (It is West Provo folks!)

I’ve come here for three times. It’s a beautiful house and I love the outside sitting.

Gorgeous piece of Provo history! My husband felt the room was too dark (Winter Dreams room) but I was so in love with the architecture and jacuzzi that I didn’t care. The room has guestbooks reaching back to 1996 which were fun to read. You’re only a block from restaurants and shopping, plus the neighborhood is walkable and safe, with cute homes to see. The check in window is tight (4-5) but we got a little tour and fresh baked cookies, which was cool! They had fruit, granola bars, and Keurig pods for breakfast. You are sharing space with others for any kitchen needs, which was fine, but I would like an ice machine, or maybe a bunch of regular trays to keep in the freezer. Overall, really cool place to stay, and I’d totally return to try other rooms too.

Lovely property great facilities for an overnight stay.

The property is an old historic building surrounded by a garden. It is architecturally unique, and the rooms are spacious. However, some modern amenities are missing, and the area around, while quiet, lacks goo dining options.

We always enjoy staying at historic inns and other speciality inns and small botique hotels. The convenience of having a kitchen available for reheating leftovers or making a cup of coffee or tea during the day was helpful. The compimentary continental breakfast of yogurt, granola and coffee/tea/hot chocolate were appreciated. We would suggest fresh bakery mini muffins or similar items instead of the Hostess/Kellogg donuts and bars.

The Historic Mansion was beautiful! I loved everything except the bed. Old not nice linens and old and soiled blanket. I wanted to leave, but it was late. Mattress was way too soft and the coverlett was tired and dingy. Upgrade the bed! Thats the most important thing in a hotel stay! Grounds abd lobby and kitchen were lovely.

We stayed in the Kitty Hines room, bed was very uncomfortable, the walls are thin and you can hear others in their room talking/laughing etc. The mansion was clean, we didn’t get hot water to our tub until 12:30am… which was one of the big reasons we got the room, so that was frustrating. Cute place but wouldn’t revist

The place needs to be refurbished and freshened up! Filthy carpets everywhere! Too many chotchkies everywhere! Please get rid of the sad dead stuffed animals, taxidermy!! Bambi and baby ducks! Ugh! Chef for the “free breakfast” had not prepared or shopped much ahead. He missed that I needed a plant based and GF breakfast. They had nothing in the frig for my breakfast,…so easy to do if you plan ahead. I searched the frig and found vegan bacon in the freezer. Had a couple slices of that. He did not have enough berries for everyone’s yogurt,…and no plant based yogurt for me, he gave me 3 blueberries and a cut up strawberry. Not a breakfast for me. He was not efficient. Lady at the check in told me he could probably make crepes GF And Vegan so I requested that. He never got the request or chose to ignore it and make eggs for everyone. I request a refund.

Wonderful place and people. Unique and very comfortable. Wishing we had stayed longer. Just missed minor things like lacking toilet paper in the room and forgetting the key upon our arrival.

1. When booking the room on the website, it did not show that a regular breakfast was not served unless you were to scroll down- beyond the "book now" tab. I would not have booked here if I had seen that only a continental breakfast was served. Nothing but the yogurt was fresh- all pastries were cheap packaged stuff. 2. We never saw any staff- on check in or check out. 3. Jacuzzi tub did not work. 4. Bathmat hanging in bathroom was hung crooked. 5. Toilet paper roll was on backwards. 6. No cups in room/bathroom for a rinse or drink. 7. Top of baseboards were dirty. 8. Sticky tabs on wall where a sign once was. 9. Caulking around tub was gross. 10. Pillows on bed did not match- one was a king size and the other a queen size. 11. In Winter Dreams room, poster bed was nice, but not good for movie watching. TV does not pull out of wardrobe and only swivels so far. One post is in the way if you are on that side of the bed. I will never stay here again. Ambience was nice, decor was beautiful, poster bed was nice, but overall it was just a bed to sleep in and nothing more. It was not at all a bed and breakfast experience as one would expect. Loved this place! Would definitely stay here again, we stayed in the Eagles Nest room for two nights and it was such a fun experience. The blinds were broken overlooking the tub, which let in a lot of light in the morning and at night. The kitchen had quite a few amenities to choose from, which was quite pleasant. The whole place has such a beautiful atmosphere, it felt like a loved one’s home!

Beautiful building with a great sitting area and early 1900's charm. The room I stayed in had a huge jet tub (but no shower). Be aware that there isn't a served breakfast. Pre-packaged breakfast items like muffins and danishes are provided, as well as coffee.

Overall the place was very quiet for such a older home. The library was a neat room it's just small and not as functional as other rooms.

The room was a great surprise…. Not the least the huge bathtub by the door. The shower was great and being on the first floor by the parking lot our back door led right into the really neat kitchen and it was so easy to get coffee in the morning

This is a one-of-a-kind place. The staff is super friendly and the mansion itself is a joy. The room I booked had a spiral staircase leading up to the bathtub and the bathroom was hidden behind the bookshelf. All very cool. The only downside was that there was a tub, but no shower. Very little complain about here. A fun stay.

The only reason not five stars is the hot water ran out super quick making a relaxing bath impossible

The Hines Mansion is a great place to stay. The staff was friendly and great to work with. Our room, The Secret Garden, was very nice (high ceilings, King-size bed, jetted tub) and quiet.

we arrived about 8:00 and everything was prepared and ready for our evening. The late check-in went perfectly.

There was no breakfast and no staff. Wasn’t given any indication that there would be no breakfast until we arrived and there was a note on the desk. Ceases to be a “Bed and Breakfast” when it’s only delivering half. Should only have charged half price.

Owner was amazing with communication on the day of check in and for a small fee we could check in early. Definitely read the amenities feature I missed that the shower was just the one in the bath tub. Room was clean and easy to find.

The staff so so accommodating. We came in VERY late and they provided everything we needed to know before we arrived. The mansion was devoted for Halloween, my favorite holiday. We will definitely stay here again!

Elegant , quiet, affordable, one block from restaurants and old town Provo

This is a quaint old home in central Provo. It is clean and well maintained. It is close to several features in the area. We stayed there 2 years ago and we were served with a wonderful full breakfast. When we arrived this time we were surprised to only receive a continental breakfast. That fact had not been stated on Expedia where we booked our stay.

The epitome of false advertising! We found this place through a search for bed and breakfast in Utah. Booked it through Hotels.com. The morning of check in we get a welcome text that half way through it advises us “As a reminder If you haven’t seen on our website we are not doing breakfast right now but ….:” What the h@&$!!! A bed and breakfast with no breakfast! Since we needed a place to stay and like the old mansions of the area we figured we go ahead and stay there. BAD DECISION!! While the house was sort of cool, we were led to an outside entrance that removed us from the possible charm of the mansion and received no “tour” typical of other mansion B&Bs we’ve stayed at. The room it self was nothing spectacular, the bed was fairly comfortable. As for the location, all night long we were awakened by ambulances, fire trucks, police oh yeah it’s near train tracks so we got to hear the LOUD train horns through the night. SAVE YOUR MONEY and get a hotel some where else.

It was a nice, simple place to stay. Comfortable and close to things we wanted to do in downtown Provo.

Everything was lovely, truly, until 10 pm when a loud car entered the parking lot and idled beneath my window for nearly 30 minutes.

It was a great location. At this time they weren't serving breakfast which would explain the deep discount on the nightly room rate. Also, we never saw a single staff person, check in and check out was done automatically. The room, called the secret garden, was nice. It has a huge jetted tub in it, but no shower.

For those who have not visited Hines Mansion, you will enjoy your stay. For those of us who have been long time visitors, there may be dissapointment with the changes. After my visit, I decided it may be time to retire my yearly anniversary visit and look elsewhere. The quietness, convenience to restaurants within walking distance, and quaintness remain. I missed the robes and sparkling cider in each room. There is no hot breakfast anymore, and their idea of a continental breakfast is merely a sad snack. I expect at least a juice and muffin rather than an apple and crust of bread. There were no drink options other than coffee and caffeinated tea. It is no longer a luxury stay. They used to fulfill a niche for the only bed and breakfast around. They are moving toward an airbnb feel. Every airbnb I've gotten has been private, children are allowed, and there's the expectation that you can cook there. So the identity of Hines Mansion is now confusing and is only attractive to singles who need a quick stay. We stayed there after we got married, so there is sentimental value, but I no longer recommend it for newlyweds. The front sitting room was removed, so it is not even conventient for gatherings. There are many tables, so you are welcome to bring outside food in. The personnel at check-in were very welcoming but the personnel at checkout should not be involved in the hospitality business. There was no greeting, no smile, and no question if we enjoyed our stay.

Great stay at a nice and cozy BB in Provo, UT!! The host, Sharon, was extremely accommodating and took very good care of us. The room was very clean and tidy. A unique place to stay outside of the "normal" hotel. Breakfast in the morning was fantastic and homemade. Highly recommend and would love to stay again in the future if I make it back to Provo.

Booked it thinking it was a Bed & Breakfast based on what I read on hotels.com but they no longer offer breakfast. There isn’t a shower here, just a tub with a hand wand. The lack of a served breakfast and a proper shower diminished the value proposition over choosing a hotel.

The "Breakfast" at a bed and breakfast had mych to be desired. Everything else was wonderful, my husband and i looked forward to a breakfast that matched the "bed" part of the experience, but plastic wrapped honeybuns and granola bars were a real let down for such a fancy place. The hot tub in the room was wonderful, the theminis super fun, and everything else was very comfortable.
