Place was an older building but the rooms were updated and great layout to your car. The service was fantastic and the roof top sitting area was cool after hours! Restaurant next door was good too.

Hotel was a good price. Cheapest. Nearest to Beach they also have beach cruisers bicycles. You can rent from a local vendor for about $20 for 24 hours that are located on the property just call Jason 949 -612 -8389 for bike rentals they don't serve any type of Continental breakfast, but there is plenty of other places to eat around the area

We loved our short two night stay! We were very grateful for the hospitality and cleanliness. They allowed us to utilize free parking before check in time. They provide umbrella, chairs, boogie boards, sand toys for beach for free! Location to beach is perfect! We could have rented bikes $20 for 24 hours which is a great deal! We will stay here again!

Rooms are old and it showed. The beds were very uncomfortable, but it was a short easy walk to the beach, so location was great! It was also nice that the hotel let you borrow beach towels, chairs, and umbrellas for free.

Check in was so easy and the gentleman at the front desk was amazing. He had such a great personality and was so helpful. I read that in the reviews and it certainly holds true. We also loved that they let us borrow chairs, beach towels and boogie boards. It made our beach experience so much better and my kids were excited to get on those Pacific Ocean waves. The location in proximity to the beach is very close. Less than 5 minutes for sure. I would definitely stay here again for all those reason, even over a more "upscale" hotel.

Parking was easy and included. Location is amazing. Price was reasonable for the area. Service was friendly and efficient. Floors are a bit beat up but perfectly serviceable and clean. Very central to Newport and Huntington Beach.

Spotless room, we had the handicapped room and the walk in shower plus grab bars were a wonderful reassurance for my disabled husband and myself! Dog friendly, with a park right behind the hotel to walk the dogs and truly friendly neighbors made a huge impact on our stay here

We stayed here 2 years ago and were very pleased. Happy to say that the visit was great again this year. The rooms are large and well laid out, comfortable beds. Nice and helpful staff. Great location and price. Try the Spaghetti Bender up the street, it's a favorite from my wife's childhood. Only thing is that the floor needs to be cleaned a little better from the sand coming from the nearby beach.

I really appreciate the attentiveness and kindness of the staff. The room was nice and clean. They had beach towels, chairs and an umbrella that they allowed us to borrow for the beach. Would stay here again.

Property was well maintained, friendly staff, clean rooms, working appliances— Came to enjoy the beach and the area with my best friend for her birthday. The room we stayed in was perfect for our travel needs. Everything worked, it was clean, and the staff was very accommodating. I’d recommend this hotel for anyone who wants to visit Newport Beach.

Pros: Friendly receptionist. Great location, only a short walk to the beach. Easy reservation, check in, and check out process. Good wifi connection. Park and restaurants nearby. Cons: Thin walls- you can hear the neighbors and every car that drives/races by making it very difficult to sleep. Clean bedsheets but traces of sand were consistent in all 3 of our beds. Poor ventilation in dated bathroom with what appeared to be mold.

I have mixed feeling about our stay here. While it was super convenient to be in short walking distance to the beach and a tiny playground/park behind the hotel that was perfect for my kids, the room itself was a huge disappointment. The bedding was stained and the floors were absolutely filthy as was the bathroom. Very disappointing for what we ended up paying per night.

Stayed in room 221 and the floor was peeling from water damage and was scratching our feet. Also the floor was spongy from the water damage and it sunk as we walked on it. Could hear neighboring rooms talking and laughing like there was zero soundproofing in the walls. Have stayed here before due to the pricing but this time wasnt my favorite. Guess you get what you pay for.

The hotel is one busy street crossing from the beach. They also have chairs, beach towels and boogue boards available to use. The room we stayed in was in pretty bad shape, warped floor and flooring that has been falling apart for some time. The rooms are very dated. Sound proofing is good but not enough to block out the groups of bullet bikes that like to rev their engines on the highway in the evening. The bed is mostly comfortable, but the linens are pretty stiff. We elected not to stay a second night and find someplace more tranquil.

Great location and nice staff at check in. Booked 5 ppl in the Family room and only had towels for 3, phone did not work to call front desk, AC barely worked, and light bulbs missing in the lamps. Mentioned these things to front desk and they really did not care. Just handed over more towels. Then had to ask for more towels the second day!

The hotel was in a very good location in between newport and huntington beach. Room was roomy and quiet. Bed was a bit hard but overall good location and near a nice neighborhood and little park. Would stay again. Thank you

It came as advertised: old, spacious, noisy during the day, bland and clean. The bed was comfortable enough and the motel is close to the beach and close enough to restaurants and Balboa Island. It’s where I would stay if I was hitting the beach everyday or visiting family but not if I was appreciative of luxury. Ask for daily maid service, they do a good job. It was very walkable once you got away from the highway out front.

No frills but we knew this before so that is ok. Room was clean. Very very loud (next to busy street), even at night. Fridge was hot. Room was extremely hot and took 3 hours to cool down under 80 degrees. Very uncomfortable if you stay in the summer.

Be honest with yourself, you're paying for the proximity to the ocean and surrounding area. The room was clean and met our expectations. The woman at the front desk was very kind and helpful. It was wonderful. I'm sure you'll enjoy it.

Arrived just after midnight and the staff person was incredibly accommodating and offered us a late check out the following morning. We were given an accessible room which was HUGE and very clean and comfortable! Location cant be beat - right across the street from the ocean!

Very nice property! David was very nice about our rooms. We originally got 2 queen beds for our stay but when we got on the property and David noticed there were three of us, he offered to give us a room with 2 queens and 1 single free of charge! It was great because two of us didn’t need to share a bed. It’s super close to the beach and much less pricy than the other hotels or inns in the same or very close location. You can smell the sea from the inn. Would definitely come here again!!!

Check in was so easy and the gentleman at the front desk was amazing. He had such a great personality and was so helpful. I read that in the reviews and it certainly holds true. We also loved that they let us borrow chairs, beach towels and boogie boards. It made our beach experience so much better and my kids were excited to get on those Pacific Ocean waves. The location in proximity to the beach is very close. Less than 5 minutes for sure. I would definitely stay here again for all those reason, even over a more "upscale" hotel.

First time staying and would totally do it again. Great location within walking distance to the beach which was main draw. They provide beach towels if you need them. Great Vacancy Coffee place to get breakfast in the morning and restaurants close (Casablanca was great and enjoyed the unexpected show!). Parking was always plentiful. Its a bit noisy being on hwy 1 but everything else more than makes up for it, I thought it was a great price and loved the location. Staff was super friendly.

The hotel is one busy street crossing from the beach. They also have chairs, beach towels and boogue boards available to use. The room we stayed in was in pretty bad shape, warped floor and flooring that has been falling apart for some time. The rooms are very dated. Sound proofing is good but not enough to block out the groups of bullet bikes that like to rev their engines on the highway in the evening. The bed is mostly comfortable, but the linens are pretty stiff. We elected not to stay a second night and find someplace more tranquil.

Rooms are old and it showed. The beds were very uncomfortable, but it was a short easy walk to the beach, so location was great! It was also nice that the hotel let you borrow beach towels, chairs, and umbrellas for free.

Parking was easy and included. Location is amazing. Price was reasonable for the area. Service was friendly and efficient. Floors are a bit beat up but perfectly serviceable and clean. Very central to Newport and Huntington Beach.

This was a great place to stay, the service was great and the room was affordable. The only thing that bothered us is how loud the highway is when you are trying to sleep.

Clean, quiet, and across the street from the beach. Not much more to ask for. Location and parking were excellent. Not too far from anything in Newport. Good value for the price. Will definitely atay again.

We stayed here 2 years ago and were very pleased. Happy to say that the visit was great again this year. The rooms are large and well laid out, comfortable beds. Nice and helpful staff. Great location and price. Try the Spaghetti Bender up the street, it's a favorite from my wife's childhood. Only thing is that the floor needs to be cleaned a little better from the sand coming from the nearby beach.

Hotel was a good price. Cheapest. Nearest to Beach they also have beach cruisers bicycles. You can rent from a local vendor for about $20 for 24 hours that are located on the property just call Jason 949 -612 -8389 for bike rentals they don't serve any type of Continental breakfast, but there is plenty of other places to eat around the area

Fun retro inn! We enjoyed the clean room! And although a little vintage, we slept great, enjoyed breakfast at chappy’s - yum!! And we’re central to all that we needed with the beach a short walk away!!

Proximity to the beach and beach, shopping and other amenities is great. The restaurant next door (Cappy’s) was a great diner. The staff were very helpful and friendly. The motel is a classic old beach motel and the rooms are partially updated but not updated very well. I stayed in 2 rooms- one had oddly squishy flooring (new engineered hardwood that seemed put over old flooring) with a few gouges/hole. The sink was smelly when you ran water and the furniture is so old - chairs were sunken and the wood a little sticky from years of people touching them. The place could use some work. However the second room was in a little better condition but with the same furniture. There was a very nice sunny deck on the second level that was a great outside sitting area, even if just concrete with plastic chairs. The price was great and parking was included and it was very easy to find a space. I would go back if price continued to be my deciding factor for a room.

Overall I enjoyed our stay here and hope to return soon. Our room was not sound-proof at all and the most of the night I felt like the window was open (it was not) because of how loud the street noises were (cars driving by, loud motors, honking). But the staff was wonderfully helpful and interested in helping us get the most out of our short stay. They have beach towels, sand toys, beach chairs, and boogie boards available to use for free - so helpful!! The beach is about 3-5 min walk away - sooo convenient. They don’t serve breakfast at the inn but two doors down there is a wonderful cafe that served a great breakfast ($10-20). Parking was tight but there were just enough spaces and I was able to park right outside our room which was helpful with small kids. I loved that they have rooms for larger families. The rooms is not new (floors had a few cracks patched with duct tape) but it was clean and the shower worked well. Overall the friendly staff and beach conveniences helped me overlook the noise issues. I enjoyed this place and look forward to returning with my family. Thanks for a great stay.

The room was in typical shape for an older facility but had been well maintained and was very clean. The staff were all VERY friendly, even the workers doing renovations while we stayed. It was a great stay and they offered all the things we needed for an amazing family trip to the beach.

Right on PCH. There are a couple of restaurants within walking distance. The beach is across the street. Large deck to view PCH & sunset. Bring your food/drink & enjoy the deck. Tables/chairs already there. Parking available. We reserved a King bed room. Unfortunately the room we were given, the flooring was lifting. My fiancé tripped, glad he didn’t fall. After that I called the front desk & asked for a new room. I didn’t feel safe in that room & surprised they were booking it. It’s a lawsuit waiting to happen. The lady was nice & showed us 2 other options. They were out of king bed rooms. We settled for a room with 2 queen beds. The mattress not so comfortable.
