Hotel was clean, comfy and convenient. Walking distance to the University. The staff was extremely helpful and I’m very appreciative of it!! I will definitely stay again! Only downfall was no gym.

The kitchenette was nice for a week stay to store groceries and not have to eat out. No elevator so carrying everything upstairs was not convenient. Room was nice and bed was comfortable.

Nice little kitchenette but no supplies provided. If anything was needed you would need to bring or go purchase. We would stay again especially for an extended stay. One big downfall was that there is no elevator.

The breakfasts were ok! Waffles, biscuits & gravy, misc cereals, danish. Coffee & juice.That was the best part of the stay. The beds were very comfortable. The room was outdated. Cupboards, but not a single dish, bowl, spoon or fork. Kitchen very small. Asked for toilet riser when reserved the room. None available. Screens in windows were falling out and flies in room. Internet continually must be signed in. Room smelled very musty. Needed to buy spray to deodorize carpet. 2 story building, no elevator. Mayo Clinic trip which required me to change room to ground floor, which cost more. Smoking bench was right out side the living room window and we had to close the window bc of smoke coming in room. Shuttle to and from Mayo was a communal shuttle which served 8 different motels. Took a long time to get to your destination. In addition, it was reserved thru a 3rd party and was no cancellation policy. This was my 5th trip to the Mayo Clinic. This was the worst motel I have ever stayed at during those visits. Would not recommend.

Staff was excellent and very helpful. Rooms are good size and 3 sinks are convenient. Breakfast was awful and the coffee maker in the room was dirty and dusty inside. There is no elevator so if you have trouble getting around, make sure to book a room on first level.

Based on my pricing (as it doesn’t have a pool), I had lower expectations. However, renovations were recently in the last year or two. Surprised to have a kitchen counter with stools and a full fridge, microwave, and toaster…. Getting a suite when not expecting it, was nice too. Super fast access to convention center too!!

We have stayed here before and it was great. This time, it was obvious the room was cleaned within a 5 minute timer. The beds were fine which is good. But the kitchen counter had many visible crumbs and something spilled and was not wiped up. A sink had toothpaste stuck on the counter. The shower had three actual globs of hair on the wall that i removed with toilet paper. None of the faucets had been wiped down and im sure had i looked closer i would have found more. And then our key never worked, had to be let in. Shouldve asked for a different room, but we were there to sleep for one night only. Will not stay again.

The room was EXTREMELY spacious with so much light! The common areas were pretty clean as well. The main issues were the bathroom non-slip matt being very old and stained, where you could see someone tried but could not get the years of dead skin off (I would suggest using a different, removable, easier to clean option), the cabinets were water damaged and poorly kept, and there was used gauze on the A/C unit controls. Lastly, it looked like the cleaning crew had been eating hot cheetos and pizza while changing the linens because there were crumbs throughout the bed and under the mattress and sheets. ALSO: 10/10 BREAKFAST!

There was crap in the toilet upon arrival. They switched rooms for us just to have the second room smell of old wet carpet. It was late. I had a hard time sleeping because I could not stop sneezing. The bed was comfortable though. But I would not stay here again.

Very clean room. This is a very well laid out place. It was really comfortable and spacious. A VERY nice place for a wonderful price and VERY close to the Mayo Clinic. We will stay here again for sure.

We selected this hotel based on the reviews, but they were so inaccurate. The photos are I don’t know if there are some rooms that are better, but ours was terrible. Property is run down and in poor condition. Examples include window screens that don’t fit windows, patches to walls and ceilings, light switch plates with gaps between the wall and the fixture. Filthy floors; walked barefoot only from the bed to the tub and when I stepped into the tub, black dirt came off in the water. Turned on the sink and chocolate brown water came out of the sink AND tub. As I told my spouse, how can you ever clean the room if the water was never turned on to notice the chocolate water? Tub does not drain. The ONLY thing that gave this hotel poor and not terrible for us is having the Mayo shuttle.

Staff was very helpful and friendly. However, the first room we went into had several cockroaches in the bathroom and kitchen cabinet. They moved us to a different room which was cleaner.

I've stayed at the property many times. The breakfast is plentiful with options and consistently good. However, this time a barking dog, resident in a room below mine, woke me up at 5:00 AM. Also, the electric outlets for recharging lap tops and computers were a bit loose and didn't charge my iPad overnight. But the most frustrating thing was the intermittent and weak internet access both at night before bed and then waking much before everyone else due to the barking dog. I never was able to log into their internet on my lap top and only sometimes on my iPad. Never experienced any of these problems during my previous stays.

I would give it 5 stars on the size of the room but everything else falls short. Condition of the room, the lack of breakfast options for persons with dietary restrictions, the rattling AC, people gathered under the gazeebo late at night, the kitchen staff helping themselves to breakfast at the same time as guests were all problems for me. The check in was pleasing. This is definitely an option if you need extra space during a short visit.

The room was a small suite. This allowed uninterrupted sleep for one while the other could work or relax with a movie or watch a baseball game. Very clean room and furnishings. Very Good breakfast. Super friendly desk staff. Overall the best room we've had and the price was very competitive with other places in this city.

Our room was clean with an updated bathroom and flooring throughout. The kitchenette had a full fridge, toaster, microwave, and sink. The living space had a super comfy recliner and plenty of seating for a family of 6. The separated bedroom had comfy beds, cold AC, and an extra vanity and sink, which is awesome when someone needs to get ready while another is using the bathroom. Overall a great experience for our family!

Our room was very nice and large. They have a nice breakfast and the staff was excellent. Only thing we didn't care for was the large sky light. We were on the 2nd floor. The sky light kept it too bright in the living room area. We will definitely stay there again, but on the 1st floor with no sky light.

I was not expecting a lot for the price we paid, but I was pleasantly surprised! The hotel was very clean and the rooms were spacious and clean. The bed was so comfortable (pretty sure they are memory foam)! The breakfast was pretty good, too! I would highly recommend this hotel to anyone staying in the Rochester area!

We like the breakfasts at Quality Inns. The room was clean. The location of the room was practically in the Lobby, so would not want a room like that again. There was a sleeper couch, as we needed the extra bed, but….the quality of the bed was very poor. It went up on a slope, very thin mattress. Do not plan on using a sleeper couch room. It should only be used as a couch. Also, there was no bedding, had to ask front desk for linens. Would rate this stay as average….if you don’t need a sleeper couch.

The staff was above and beyond friendly and helpful. I was there from Tues afternoon through Fri afternoon. Every single person I came across was fantastic. I don't know what they are paid, but they have a great free there!!

I ask one of front desk guy that one stand light is not working and to send some one to fix it , he just hand me a light bulb and said you fix it by your self. I was surprised and asked why should I do it , then he reply why! You don’t know how to change a bulb . This is the customer service you will get in this quality inn .

I booked this hotel based on all the 10 out of 10 reviews for the property. My daughter and I were traveling to Rochester for her to be seen at the Mayo Clinic and were thrilled to find a hotel that had a separate living area/ bedroom and a shuttle to the clinic. Pros - the staff was very nice and helpful throughout our 9 day stay, having the living space separate from the bedroom area was so nice for such a long stay, parking was never an issue and location was good for getting back and forth from the Mayo Clinic. Cons - we had to change rooms three times - once due to horrible neighbors which apparently had been an ongoing issue at the hotel and then the next room they put us in the TV’s were not working and finally the 3rd room didn’t have bad neighbors and the TV’s worked. In each room cleanliness was an issue - the couch/recliners had crusted food on them which I ended up scrubbing out with a washcloth so could/should have been taken care of by housekeeping, kitchen area was never swept and the cupboards were not wiped down. The decor, as depicted in the photos of the property, is dated. The showers were also a bit dated- peeling paint on the ceiling. We didn’t end using the shuttle and didn’t eating at the breakfast.

Staff was excellent and very helpful. Rooms are good size and 3 sinks are convenient. Breakfast was awful and the coffee maker in the room was dirty and dusty inside. There is no elevator so if you have trouble getting around, make sure to book a room on first level.

Very clean room. This is a very well laid out place. It was really comfortable and spacious. A VERY nice place for a wonderful price and VERY close to the Mayo Clinic. We will stay here again for sure.

I highly recommend a Business Suite, with a skylight in the living room and a huge bedroom. Everything is fresh and up to date. Lots of restaurants and a large mall near the property, and a mile to the extensive bike trail system along the river. I really enjoyed my stay.

Based on my pricing (as it doesn’t have a pool), I had lower expectations. However, renovations were recently in the last year or two. Surprised to have a kitchen counter with stools and a full fridge, microwave, and toaster…. Getting a suite when not expecting it, was nice too. Super fast access to convention center too!!

Wonderful hotel and very friendly staff! Rooms are very large. Bed extremely comfortable. Hotel is situated in a great neighborhood and location. (Across from Graham Park)Lots of restaurants and shops. This is my new place to stay when going to the Mayo Clinic! Absolutely loved it!

Room was decently clean but tub didn't drain well during showers resulting in 4 inches of standing water in 15 minutes. Bed had significant wallows and needed to be replaced. Microwave had burn marks and looked to be 20 to 30 years old but it worked fine. The breakfast lacked protein options and consisted of the standard carbohydrates options such as waffles, breads and cereals.

A very nice, clean, and comfortable Motel. I have given it 5 stars but I think 4.5 stars is more appropriate. Everything in this motel is good to excellent except Breakfast which I rate as mediocre. Every day same items. Adding a few healthy breakfast items like an omelet, whole wheat bread, and a couple of fruits like bananas and oranges, etc. will make this Motel a superb place to stay for everyone on a controlled budget.

The unit was very comfortable. It was worth a little extra for the first floor suite We were staying close to Mayo Clinic because of health issues and it was great to be able to unload luggage, etc. The hard surface floors in the kitchen needed to be swept. It would have been nice to have a few dishes, etc. Breakfast was great with many options.

The room was a small suite. This allowed uninterrupted sleep for one while the other could work or relax with a movie or watch a baseball game. Very clean room and furnishings. Very Good breakfast. Super friendly desk staff. Overall the best room we've had and the price was very competitive with other places in this city.

I was not expecting a lot for the price we paid, but I was pleasantly surprised! The hotel was very clean and the rooms were spacious and clean. The bed was so comfortable (pretty sure they are memory foam)! The breakfast was pretty good, too! I would highly recommend this hotel to anyone staying in the Rochester area!

Breakfast “buffet” was packaged foods to reheat. Ran out of packaged gravey, which was alright since it tasted like cardboard. Fishtank in lobby dirty and stunk. Supplies stacked in lobby not appealing.

In room recliner was semi operational stained and dirty, like body odor dirty. There was a margerine pat foil stuck inside the fridge wall. Waffle batter was watery thus did not fully cook and was slimy. Have stayed here a few times, it's feeling kind of old, matress uncompfortable and the AC is weezing. Carpets new, hope upgrades continue.

Room was affordable and convenient and property seemed to be clean and well taken care of for an older property. There is still work to be done, but it is evident that the property is giving attention to continued updates to the hotel. It was a quick stop for us, but no complaints!

I have been staying at this particular establishment for over 6 years. It is our go-to place because it is not only affordable, but the rooms are amazing on the second floor inside the building. Everything is so clean. Everything is updated regularly, and it's quiet. I love that it has a living room, a small kitchen, and then a huge separate bedroom with a door that closes. It's literally perfect.
