Fantastic location, easy walk to vatican, football stadium and shopping, beautiful historic building. The flat is impeccably clean and brand new inside with all the ammenities you'd need. There is daily maid service at the flat. Luca is a gracious kind host. He was super organized for check-in and check-out. He helped with transportation to the airport and shared his knowledge for any of inquiries. Nice little touches like fresh croissants and coffee in the morning were great. There is lots of access to groceries and restaurants. The B&B has a shared kitchen that is spotless and well equipped. Highly recommend.

Luca was very helpful in obtaining transportation to and from airport. The B&B is comfortable and clean. The elevator to the apartment and bridge to get to unit were great! Fresh Pastries and expresso were provided each morning and room was tidied up each day. Walking distance to all sites and convenient to restaurants and super market. Highly recommend!!!

Primeiro quero dizer que a localização é perfeita. Pudemos andar à pé para ir em diversas atrações turísticas. Mas quero alertar para um problema que eu e mais 3 amigas passamos. O predio tem elevador mas para chegar a ele sao 7 degraus. Ficamos no 5o. andar, onde fica os quartos. Para chegar nele temos que subir 9 degraus e descer mais 9 degraus, atravessar uma passarela para chegar ate onde ficam os quartos. Nao existe ajuda para chegar ate ai. Fizemos check-in digital, muito facil. Nao existe acessibilidade para 4 senhoras. Nao ha cafe da manha mas o Lucas, nos recebeu com muito carinho e proporcionava um lanche com cafe, croissant, chá e leite todas as manhãs. Como estavamos com a bagagem para passarmos 21 dias viajando pela Italia e Grecia, foi dificil a chegada ate o quarto.

Getting to and from the room is like a scavenger hunt, you have to carry a bunch of keys to several doors. Stressful, but the building is old and charming. The towels are as thin as hankecheives and are only replaced every three days. The owner is available and supportive. The tv situations sucks. Bring a book. Free crescents for breakfast and free coffee. Access to big frig, no stove. The hood is really safe, even at night, and shopping is great, walking away from river. The best gourmet store in the world, Castroni, is close by but the owner did not bother mentioning this. He needs to create a billboard or website for local assets, but he seems frazzled. The Pratzi itself is fantastic, and we would stay here again, even here, if we cannot save enough money for a nicer place. The foam bedding is strange, but firm, and the ac works great, but still stuffy. Plenty of hot water and shower is good. It is a good deal, but if you can afford more, you might consider paying 20 bucks more a night. Yes, you pretty much get what you pay for. Finally, you can walk across the river to the pantheon, and very close to the Vatican. Walkable. If you wanna go to coliseum you will need a taxi. Finally, the owner kindly got us private ride to and from airport, 50 euros each way. Luca really is a nice man and I will remember him when I think of Roma.

Netter persönlicher Kontakt mit dem Vermieter, der immer erreichbar ist, gute Lage, vieles fußläufig erreichbar, alles super sauber, Ausstattung mit Kaffee- und Teezubereitern nebst Milchaufschäumer, Kaffepulver, Kaffeekapseln, Tee, Tellern, Besteck usw. und sogar einem Fach im Kühlschrank. Ganz klare Empfehlung!

Great location, small but comfortable B&B. Walking distance to Vatican, few squares and the metro line A giving you easy access to many attractions. Several restaurants, ice cream shops within minutes walking. Building has a old style elevator that adds to the character of the B&B. Luca is a great host and gave us many local tips. Definitely recommend this place.

The host was exceptional! The level of detail put in to aiding us with checking in, the location of the hotel, the style and cleanliness of the room, while also in keeping with the cities history. Truly made an already amazing stay that much better

Wir waren zu Ostern 5 Tage bei Luca zu Gast und können es nur wärmstes empfehlen! Luca ist ein toller Gastgeber und die Unterkunft war für einen Städtetrip ideal. Wir haben alles zu Fuß erledigen können und die tolle Lage sehr geschätzt. Das B&B ist sehr sauber und modern, wir waren sehr zufrieden und wenn es uns noch einmal in die ewige Stadt verschlägt, dann buchen wir es wieder 👍

I booked this place on a whim looking at other reviews on the site. And it was a brilliant stay! I had a triple room for 3 adults and it came with a balcony and en-suite. The room was extremely well thought through in terms of the layout abd design to accommodate every perceivable need from lighting to storage to amenities! The decor was fresh and modern and light. The cleanliness was spot on. Not a speck anywhere! The room was cleaned daily during our 3 day stay which was more than any hotel dies these days and we were grateful for that. The room is part of a converted apartment in a delightfully traditional old building with solid wood and high ceilings features. There is a lift to access easily and high security with digital systems. The location was extremely central and we walked to every touristic destination with 45 min from there. The host Luca was very polite abd considerate And helped us book taxi transfers to from the airport. Also provided extremely detailed instructions before check in as we arrived at midnight abd it was no trouble at all. Kept our bags at the property on the day after checkout before our evening flight. We also got a tasty croissant for breakfast everyday although it was only boarding! All in all it was a gem and we would definitely go back to stay there in Rome!

Luca was a very good host! The room was just what we needed, good location. The only problem was the other people that also stayed in the b&b, they were very loud and making lots of noise at 5am. This happened on multiple mornings.

Entry into the complex for the first time was super easy thanks to the text and pictures that were sent beforehand. The room was spotless, hot water plentiful, and the bed comfortable. I will say that there is limited space between the walls and the mattress, but certainly not a major issue. But just something to be aware of. The owner was super responsive and very flexible. I would stay there again and enjoy all of the restaurants and stores that are nearby.

Luca was so wonderful. The place is small but more than enough for me and my husband and we were out all day anyways. It was 7-10 mins walk to St Peter Basilica/Square. The croissant and cappuccino were great although breakfast is not included but they were enough to start the day. We arrived late due to delay and flight schedule but Luca accommodated us and communicated us in details with pictures what we have to do on arrival. He was so helpful when we needed directions. I would go back there again and recommended it to friends

We really enjoyed our stay here, the Air Conditioner was excellent, our room was nice and comfortable. We felt very safe in the neighborhood and had plenty of dining options that we could walk to. Loved the classic elevator, felt like we were in a movie! Would stay again in a heartbeat. Highly recommend.

Very good location in Rome. Most attractions are within a 30 minute walking distance, roughly 1.5 miles. The room is very small, but clean and nice and like the pictures. Many good places to eat nearby as well.

Luca was the BEST! He went above and beyond for us! Loved the balcony and looked forward to the fresh croissants in the mornings.

Getting to and from the room is like a scavenger hunt, you have to carry a bunch of keys to several doors. Stressful, but the building is old and charming. The towels are as thin as hankecheives and are only replaced every three days. The owner is available and supportive. The tv situations sucks. Bring a book. Free crescents for breakfast and free coffee. Access to big frig, no stove. The hood is really safe, even at night, and shopping is great, walking away from river. The best gourmet store in the world, Castroni, is close by but the owner did not bother mentioning this. He needs to create a billboard or website for local assets, but he seems frazzled. The Pratzi itself is fantastic, and we would stay here again, even here, if we cannot save enough money for a nicer place. The foam bedding is strange, but firm, and the ac works great, but still stuffy. Plenty of hot water and shower is good. It is a good deal, but if you can afford more, you might consider paying 20 bucks more a night. Yes, you pretty much get what you pay for. Finally, you can walk across the river to the pantheon, and very close to the Vatican. Walkable. If you wanna go to coliseum you will need a taxi. Finally, the owner kindly got us private ride to and from airport, 50 euros each way. Luca really is a nice man and I will remember him when I think of Roma.

Luca was so wonderful. The place is small but more than enough for me and my husband and we were out all day anyways. It was 7-10 mins walk to St Peter Basilica/Square. The croissant and cappuccino were great although breakfast is not included but they were enough to start the day. We arrived late due to delay and flight schedule but Luca accommodated us and communicated us in details with pictures what we have to do on arrival. He was so helpful when we needed directions. I would go back there again and recommended it to friends

Ich kann die Unterkunft bei Luca wirklich nur empfehlen! Er war unglaublich zuvorkommend und gastfreundlich. Schon die kleinen Gesten, wie dass er uns jeden Morgen frische Croissants zur Verfügung gestellt hat und auf jeden Wunsch eingegangen ist, haben den Aufenthalt besonders angenehm gemacht. Luca was very helpful in obtaining transportation to and from airport. The B&B is comfortable and clean. The elevator to the apartment and bridge to get to unit were great! Fresh Pastries and expresso were provided each morning and room was tidied up each day. Walking distance to all sites and convenient to restaurants and super market. Highly recommend!!!

Wir waren zu Ostern 5 Tage bei Luca zu Gast und können es nur wärmstes empfehlen! Luca ist ein toller Gastgeber und die Unterkunft war für einen Städtetrip ideal. Wir haben alles zu Fuß erledigen können und die tolle Lage sehr geschätzt. Das B&B ist sehr sauber und modern, wir waren sehr zufrieden und wenn es uns noch einmal in die ewige Stadt verschlägt, dann buchen wir es wieder 👍

Great accommodation. Clean and to a high standard. Luca the owner was friendly and informative. Definitely worth getting the limo service which is same price as a taxi from the airport. Made our trip so easy. Very near to Vatican too.

Even though we arrived pretty late after 1am, the access to the property was very easy, Luca contacted me before I gave me all details as to how enter the property, we was very proactive. This room is located a 5 minutes walk to Vatican City and Castel Sant Angelo. The room was very clean, bathroom is in excellent conditions as it was recently renovated, for solo travelers or couples this is an very good option in terms of budget and location.

We really enjoyed our stay here, the Air Conditioner was excellent, our room was nice and comfortable. We felt very safe in the neighborhood and had plenty of dining options that we could walk to. Loved the classic elevator, felt like we were in a movie! Would stay again in a heartbeat. Highly recommend.

Fantastic location, easy walk to vatican, football stadium and shopping, beautiful historic building. The flat is impeccably clean and brand new inside with all the ammenities you'd need. There is daily maid service at the flat. Luca is a gracious kind host. He was super organized for check-in and check-out. A clean and nice space. A fridge to keep food and drinks fresh. Host was available and very helpful with ideas and information. The location was PERFECT!!! Right in the heart of Rome. We woke each day to a selection of fresh pastries to choose from. The one small note was I prefer a soft mattress. Everyone else was happy with the mattresses.

We had a fantastic stay at this B&B. Luca is a great host, very attentive, friendly and going the extra mile to make our stay as enjoyable as possible. The room had everything we needed, very clean, fully renovated, air conditioning was working great (which we appreciated at 39'C heat during our stay). Breakfast consisted of fresh pastry every morning with a great cup coffee (this was due to Covid). We had access to the kitchen at all times, space in the fridge was provided so we could refrigerate any of our supplies, if needed. Location was fantastic, just a couple of blocks from St Peter's square and very easy to find. Grocery store, Bio store, ice cream shop and restaurants just a few steps away from the B&B. Loved everything about this B&B and will strongly recommend to family and friends
