We booked the Princess Street Suites because we were traveling with my 88 year old mother and felt that a separate room for her would be more comfortable for us. It really worked out well. We were able to get take out food (there is a mall area very close) in the evenings and dine in the comfort of our kitchen area. The hop on hop off bus and a local bus stop is right outside the door. The train station is just a short walk away, and the Royal Mile is a short 10 minute walk. It was even very close to the main bus station where we caught our day tour bus. Over all, it was very clean, modern and convenient to everything. The only down side is that there is not a restaurant on the property. There is a bar area, but even the drinks are very limited.

Princes Street Suites was wonderful. Great location, cute lounge, great rooftop terrace and an amazing apartment. Front desk was great for info for things to see. They called cabs for us that were there within 5 minutes. Easy short walk to the Royal Mile. Would highly recommenced staying at Princes Street Suites.

Very good value and very close to shopping and tons of restaurants. It’s a short .5 mile walk to the Royal Mile and Holyrood. The Castle is less than a mile and is all easily walkable. (Weather dependent haha) the staff is always available. We would absolutely stay here again. The rooftop terrace is very cool too. They provide salt and pepper but you’ll need your own oils and other cooking items. (They provide dishes, pans and silverware. There is a dishwasher in unit but it’s a free shared laundry and they will provide soaps) Overall we felt it was a great deal.

Beautiful apartment in a perfect location! Balcony was a huge plus for us as well as the second bathroom. My only regret is that there was not a restaurant associated with them on premises, but we made it work! Room was not ready in time but not a huge problem.

Great location - in the city center, but in a slightly quieter area, adjoining a (nicely quiet) cemetery with amazing views, especially on the underutilized rooftop terrace. Windows are double-paned for extra quietness at night. While the rooms were more functional than luxurious, it was super clean and tidy with really comfy beds. We had four rooms as a group and everyone was contented with their 2-bedroom rooms. Was a great value, especially during Fringe in Aug.

Great place to stay, though the property is currently undergoing renovation and the TV was disconnected. There was also a great rooftop terrace, but the door was locked and there was no information to access there...I would like to stay again but hopefully, I could enjoy the place fully the next time.

The room was nice and spacious. Rooftop had spectacular views. The staff weren't overally helpful and one.was rude. It was very warm during our stay so we had to leave.windows.open and ask for fan...continually have to listen to the train announcements till late. Nearly was scalded.in the shower as hot water setting to high. We asked for help on how to use the washer/dryer as we have seperate units in Canada...Was told.just read the instructions on it Which there weren't any. Had to google it. Staff didn't seem that knowledgeable on the area either.

My two friends and I booked this hotel, due to its proximity to the train station and the apartment style suite. We were not disappointed. The living room alone was bigger than my own home!! Plenty of space to maneuver and we had two bathrooms, one being an en suite to the master bedroom. More than enough space. My only regret is not being able to spend more time in the hotel to enjoy the amenities (the large kitchen, for example). We took advantage of the washing machine (which had its own closet - great!) as our stay here was in the middle of our vacation. The BEST part is the rooftop terrace, which had amazing views of the city and Carlton hill. I appreciated that we could keep our luggage there after checkout when we had a full day tour scheduled. Although this was one of the pricier hotels on our vacation (we are budget travelers), this was worth every penny spent.

Excellent location. Very walkable from Waverly Station. Loved having a clean apartment to "come home" to as opposed to just a hotel room. The kitchen even had fresh milk in our fridge and a few staples before we got to a store. We got advice to go to the store in waverly station for groceries. While that is convenient, it was very limited on selection and no eggs. I recommend walking a bit farther down the street to Marc and Spencer to buy your groceries. They have everything you need, including great cheese selection. Take a bag with you. The hotel also has a nice rooftop terrace with fantastic views of the city, Calton Hill and Arthur's Seat. Above all, the staff at the front desk was extremely helpful and friendly. They were very helpful booking excursions, taxis, etc. I really enjoyed our chats. The Hop on Hop off bus is also right in front of the hotel . Loved this hotel and i would definitely stay again. Just came home and missing it already.

Excellent property and stay. We stayed two days. Space was open and lovely. Only issue was the bag storage. They do not offer an early check in and so they are kind enough to have the bags stored. The storage was almost empty when we put our bags there. When we went to pick them up, they had been literally buried and thrown around. There were over a hundred bags in a large closet we had to dig through. One glass broke. We weren’t expecting that. Even worse, the luggage storage was 2 floors down and away from eyes. There’s a sign saying the hotel is not responsible for anything stolen, and they mean it. It makes it pretty convenient for people to just go through other people’s things. My husband’s backpack was open and his computer and headphones were taken. Pretty terrible. It would be nice if the storage area was where the front desk could at least watch people going in or out. I mean you litlerally arrive exactly at 3 or carry your bags all up and down the streets for hours, or gamble with their storage. We had to catch a train and so discovering this 40 minutes before we were departing was quite upsetting. Other than that, the place was lovely. Apartments are wonderful. Location is perfect and a quick walk to the Royal Mile.

Everything is just dirty. Molds on the floor. Dirty sheets with shoe marks on them. Dirty towels. One of the shower did not work during the stay. Sooooo bad. Can’t understand why it is a 4-star aparthotel on Expedia. Only deserves 1 star, if not less.

Great for access to the downtown area, however, the rooms are not very clean. The walls need to be washed and the carpet should have been replaced about 10 years ago. I expected more based on the nearly $700 a night price.

Great apartment with a wonderful location close to the Royal Mile as well as the Airlink bus to and from the airport. Very lovely staff at reception and the apartment was a good size, nice and clean with a comfy couch to watch TV in the late evenings. We ate in restaurants and pubs during our stay so we only used the kitchen for brewing tea and keeping things cold in the fridge, but while small it was nice and clean. Will definitely stay here again.

What a fantastic apartment! We had three bedrooms, two baths and a balcony overlooking the train station and the Royal Mile. The staff are friendly and helpful. The location is excellent. Easy access to the train station, Royal Mile, dining, shopping, grocery and more! We cant wait to return for our next visit.

Decent inside although a little tired but clean. Some chipped crockery. Very small cheap plastic kettle. Very dated TV only terrestrial channels. Ground floor room where view was bad just a back yard with wall directly in front. Few bits of scaffolding and other things in view. Closing the blinds made it better. Wouldn’t want to stay in that room again but maybe they have better rooms with views as we expected from the website at booking. If had been stopping longer would have asked for a room change.

Loved the location 2 min walk to Waverely station. I liked that it wasn’t in the royal mile district and has the shopping mall across the street. Also had a view of Caldon hill from our window. Front desk was very friendly and let us check in early. Suite was a bit tired inside compared to pictures but wasn’t a problem at all and very clean. No water in the room but there was milk for tea. Would highly recommend

The apartments do vary in size, we were lucky we had a very good size apartment, went with friends who had rather small apartments and when paying the same money it’s a bit disappointing. They are in need of decoration especially in the bathrooms. It’s really nice to arrive to milk in fridge,tea coffee etc. The staff are very friendly and helpful. I will definitely go back and recommend these apartments

We had a lovey 2 night stay. Location is great, although some noise from outside as so central. Our 3 bed apartment was well laid out and equipped with everything we needed. Would recommend 😁

The suite was huge and comfortable. It was like staying in a full 2 bed, 2 bath apartment for a week. Close to all amenities and very walkable. Would definitely recommend.

Very nice and central apartment. Both spacious and well equipped. We complained about the lack of heating (cold radiators), and got help very fast, fixing the water pressure, and thus having more than enough heat in the apartment. The only negative thing is the poor sound proofing (mainly hearing voices from other apartments through the entrance door). This was not too bad when using the extra doors in the apartment to shut it out.

The rooms are spartan and lack warmth or charm. The beds are small and the rooms below the ground floor are noisy with street activity and exposure to the train station. We requested a room change upon arrival and were declined. Fortunately, a well meaning staff member found us a room with two single beds in a very quiet room. This proved to be just fine; otherwise we would have checked out and found accommodation elsewhere. Not likely to ever return.

From the time that the wonderful Maria checked us in, it was a great experience. The hotel staff was so customer service driven and the suite was great. The rooftop views were beautiful. The convenient location couldn't have been better. Thank you for the great experience.

Large, clean apartment well furnished. Very quiet inside but some street noise as expected in large city. Staff was friendly and very helpful especially Natalia. Would definitely stay here again.

We had an awful experience. We are a family of four and requested a two bedroom apartment with one room with two beds for my adult children. One room with one bed for us. First night we were placed in an apartment with two double beds and no sleeper sofa option. Although they had a studio apartment available that night, they would charge us 250 pounds to use it. We ended up having to book a separate hotel room at a different property. They then moved us to a nicer apartment the next day but it still only had 2 beds total. The sleeper sofa in that apartment was so uncomfortable my son slept on the floor instead. Think very thin mattress with wire coils poking you. Would never stay there again.

The room was nice and spacious. Rooftop had spectacular views. The staff weren't overally helpful and one.was rude. It was very warm during our stay so we had to leave.windows.open and ask for fan...continually have to listen to the train announcements till late. Nearly was scalded.in the shower as hot water setting to high. We asked for help on how to use the washer/dryer as we have seperate units in Canada...Was told.just read the instructions on it Which there weren't any. Had to google it. Staff didn't seem that knowledgeable on the area either.

Prince Suites was conveniently located, had amazing staff that was friendly, inviting, and helpful, and was great quality in the areas of accommodations, amenities, and comforts. My mother and I greatly enjoyed our stay. We loved the suite. The lobby was cozy and inviting. A short walk to delicious restaurants, historical attractions, and shopping, we recommend this hotel to anyone looking for convenience and comfort. The staff made us feel so welcome. 10/10 recommend!

We have stayed 3 times, each time was great! The staff are so welcoming and helpful. The hotel itself is centrally located so it's very easy to get to everything you want to see. We can't wait to come back!

Great apartment with a wonderful location close to the Royal Mile as well as the Airlink bus to and from the airport. Very lovely staff at reception and the apartment was a good size, nice and clean with a comfy couch to watch TV in the late evenings. We ate in restaurants and pubs during our stay so we only used the kitchen for brewing tea and keeping things cold in the fridge, but while small it was nice and clean. Will definitely stay here again.

What a peaceful stay! Princes street suites was a relaxing place to go, even in the busy atmosphere! Adjacent to literally everything. 5 minute walk from new town, 5 minutes to old town and the royal mile, 15 minute walk to the Holyrood Palace and Arthur’s seat, adjacent to parks, restaurants, and 3 minutes away walking from an incredible monument on a hill. A bus stop is right outside the door too!

Excellent location for doing many tourist things in Edinburgh. The sound of announcements from the train station we initially a bit put offing but they ceased after 8 in the evening and didn’t start till 7 in the morning. The heating system was a bit of a struggle for a North Anerican but the front of house folk walked me throgh it.

We loved our recent 3 night stay at Princes Street Suites. The staff we met were lovely, the location is incredible - 2 mins from St James' Quarter which is a mall with great shopping and loads of choice for dining (in or take away). The property is a 15 min stroll from Edinburgh Castle (with young kids); it's ideally located for the Museum of Scotland, Dynamic Earth, Calton Hill, Arthur's Seat, the Museum on the Mound, St Andrew's Square, George Street, and is 1 min from Waverley station. With it being so close to Waverley, we did hear some station announcements but they weren't loud and intrusive, and they had stopped between 11pm and 8am. We booked a 2 bed apartment but ended up in a 3 bed which was a nice surprise. The apartment was huge, it was clean, well equipped in all regards, especially the kitchen. The only suggested improvement would be a Nespresso machine or similar. You can buy barista made coffee at Tue reception which we did each morning. The beds were comfortable but it was an adjustment going back to a double after 16 years in a super king at home! The apartment was so big I played a very long game of hide and seek with the kids which was great fun! 2 bathrooms were helpful too with kids taking an age to do anything! If you're looking to explore the best of Edinburgh with a bit more flexibility than offered by a traditional hotel then we fully recommend Princes Street Suites.

What a fantastic apartment! We had three bedrooms, two baths and a balcony overlooking the train station and the Royal Mile. The staff are friendly and helpful. The location is excellent. Easy access to the train station, Royal Mile, dining, shopping, grocery and more! We cant wait to return for our next visit.

We booked the Princess Street Suites because we were traveling with my 88 year old mother and felt that a separate room for her would be more comfortable for us. It really worked out well. We were able to get take out food (there is a mall area very close) in the evenings and dine in the comfort of our kitchen area. The hop on hop off bus and a local bus stop is right outside the door. The train station is just a short walk away, and the Royal Mile is a short 10 minute walk. It was even very close to the main bus station where we caught our day tour bus. Over all, it was very clean, modern and convenient to everything. The only down side is that there is not a restaurant on the property. There is a bar area, but even the drinks are very limited.

Beautiful apartment in a perfect location! Balcony was a huge plus for us as well as the second bathroom. My only regret is that there was not a restaurant associated with them on premises, but we made it work! Room was not ready in time but not a huge problem.

Excellent location, modern comfortable rooms with plenty of room. A neat and tidy modern kitchen with all amenities, essentials like tea, coffee and sugar and even a pint of milk for the morning cuppa.

Excellent location. Very walkable from Waverly Station. Loved having a clean apartment to "come home" to as opposed to just a hotel room. The kitchen even had fresh milk in our fridge and a few staples before we got to a store. We got advice to go to the store in waverly station for groceries. While that is convenient, it was very limited on selection and no eggs. I recommend walking a bit farther down the street to Marc and Spencer to buy your groceries. They have everything you need, including great cheese selection. Take a bag with you. The hotel also has a nice rooftop terrace with fantastic views of the city, Calton Hill and Arthur's Seat. Above all, the staff at the front desk was extremely helpful and friendly. They were very helpful booking excursions, taxis, etc. I really enjoyed our chats. The Hop on Hop off bus is also right in front of the hotel . Loved this hotel and i would definitely stay again. Just came home and missing it already.

How room was more like an apartment than a simple hotel room. We had a large bedroom and a large front room with two full-sized couches. The kitchen was complete with everything you need including a stove oven and dishwasher. The location was excellent on the main street with a molefe few blocks away and the hop-on hop-off bus out front

Hotel excelente ! E mais um apartamento completo, sem muito serviço , mas não faz falta alguma! Tem máquina de lavar louça , e no andar -1, tem Lavanderia que ajuda super ! Banheiro muito bom! Chuveiro ótimo ! Tudo limpo! Toalhas e lençóis excelentes. Ar condicionado fez falta .. pois as janelas não abrem, ficando um pouco abafado no verão … ótima localização ! Perto de tudo ! Pode ir caminhando até a estação de trem e todos os pontos turísticos! Somente as camas que poderiam ser um pouco maior e o colchão melhor .. apenas essa observação ! Pois gostamos de colchão menos mole . Mas foi tudo muito bom

Spacious comfortable apartment, located on lowest floor with windows facing the tracks and the back of the train station. Loud noises and announcements if leaving windows open. Tea/coffee, milk all available in apartment with bed linen and fresh towels. Friendly staff. Simple checkin. Luggage area to store bags if you arrive early. Located at the top of Princes street, stop 1 for all Hop on Hop off buses. Don't follow Google maps it brings you around and under the road to face up looking at the back of the accommodation. Would definitely recommend. Roof top area is lovely
Spacious comfortable apartment, located on lowest floor with windows facing the tracks and the back of the train station. Loud noises and announcements if leaving windows open. Tea/coffee, milk all available in apartment with bed linen and fresh towels. Friendly staff. Simple checkin. Luggage area to store bags if you arrive early. Located at the top of Princes street, stop 1 for all Hop on Hop off buses. Don't follow Google maps it brings you around and under the road to face up looking at the back of the accommodation. Would definitely recommend. Roof top area is lovely

Jag kan varmt rekommendera boendet. Rent och snyggt, väldigt trevlig och tillmötesgående personal. Mycket bra planlösning, väl tilltagna rum och stort, luftigt vardagsrum. Perfekt kök som innehåller allt man behöver. Kanonläge med närhet till alla butiker på Princes Street och alla mysiga uteserveringar på Rose Street.
