Irvine Riverside Guesthouse

£89 a night is criminal. My TV didn’t work, the bed nearly sunk into the floor when I sat on it and the place just doesn’t look nice. £40 a night and I’d say there would be less to complain about.

Terrible stayed 1night it was a construction site and never mention when booking still trying to get refund for 2 nights I never stayed

I liked the fact that it was easy to access (Keys etc) The building is very tight when carrying cases from the motorbike, doors were awkward to negotiate especially at the top of the internal stairway. What is the door doing at the top of the stairs. It was not a fire door so am a little confused especially when open covers the access to the room I was allocated. The shower room was dirty. Soap in the shower plug hole used containers all littering the shower making it unsafe to use. Toothpaste contaminating the hand basin. It was cleaned by Sunday morning. Generally disappointed by my stay.

At least it was clean, so no problem there. I do have an issue when management companies ask for additional checks, asking for info and ID after booking through online agents. I'm a host so understand but it was a hassle as both me and my friend had to do it. Easy to find and access. Parking on the road was easy. Otherwise it was all just cheap and tired. Rooms smelt of smoking, mattress tired. But all was clean with cotton sheets and we were arriving late, leaving early so OK.

It is fit for no one. They were decorating and doing work. The corridors and reception area were loaded with tools and equipment and the whole area was unsafe to walk around. The room was dirty and the curtains didn’t fit the windows so the light just came through. No where to hang clothes and no hangers. The mirror was behind the toilet door and not near a plug. There were extention leads for kettle etc just lying on the floor which also didn’t feel safe. Overall I would avoid and I understand it was a cheaper option than a hotel but it was even below standard for that.

It was in the middle of renovation (in high season) the reception was a mess, in my room the floor was not cleaned properly and it was missing a light bulb in one light, the main light switch was well concealed behind a curtain behind the wardrobe and took some finding. Access to my room was from a path open to the street and the means of locking it unfamiliar so the first day I had to leave it open. When I eventually saw the helpful room service lady, who was there for three hours every day so I had to make sure of being back at that time, she showed me how to lock the door, saying English people always had problems, so it is a system only familiar in Scotland. A written explanation would have been very helpful. The whole place was self-service (check-in was through instruction by e-mail with a code for opening a keybox) and had an air of neglect. I made a couple of calls to the phone number posted at reception and one of the people I had difficulty understanding and did not call back as I requested. The hotel is a bit outside the main town though there are a number of bus routes. I would recommend not keeping it on your list.

I was unable to gain access to the property, as the entry code machine in which you insert the code was in extremely bad condition. I tried for over 30 minutes I telephoned the number given, where the young lady I spoke to hadn't a clue as to the layout of the hotel. She said she'd make enquiries and phone me back. A pedestrian passing me by, was eventually, after 3 attempts, able to get the door opened. Things didn't impress me when the door was open, as I was greeted with dirty entrance hall, which continued throughout the 3 corridors I had to walk through to get to my room. Right outside my room, litter and leaves were strewn everywhere, despite my room being in the middle of the building. Cleanliness inside my room was also disgusting . If I hadn't travelled from Devon a few days before, plus being 81 years old, I would not have stayed and would have sought alternative accommodation. I planned to post photographs I had taken but unfortunately your 'Add photo' section will not open.

Access to keys for entry was easy, bed was comfortable and the shower was good although the water took forever to drain away so I had to turn it off before it overflowed which may account for the slightly fousty smell in the room. No signal on TV no matter how many buttons we pressed!

After speaking with someone on the phone, my key turned out not even to be in the key box, but fortunately was in my door. The room was tiny (basically OK just to sleep in) and not very clean. The bathroom facilities were adequate. There was parking near by. Overall, I needed somewhere to stay near Saltcoats for a couple of nights, where I could basically sleep. This was a very cheap option, and was more a case of you get what you pay for rather than good value.

The room was reasonably clean, bedlinen and towels spotless. Shower, hot water etc. working fine, shower gel supplied, kettle available with plenty of tea and coffee. A wee bit shabby outside of the room but I gather they are still working on it. Cleaner/maid friendly. Value for money and I suspect but don’t know for sure that it will improve further.

Disgusting room with a bathroom that has full on damp running throughout, so bad everything in the whole room was damp and clammy to the touch, beds were dirty and showed stains under a uv light, stayed 4 days and for the price i am shocked anyone would offer this as an option to stay in at 370 quid for 4 days, would not stay here again and would not recommend to anyone until the whole rooms cleaned and the bathroom is fixed, is probably a health hazard as all i could smell was mold

Carpet has never been cleaned. Shower drainage blocked. The door key snapped when I tried to unlock. They wanted me to pay £90 for the key. The room smelled bad. It’s a guest house for people with no standards

We phoned several times until someone answered. Long story short, I was given the wrong code. I phoned again. It took over an hour to get through that time. I asked the person to stay on the line while I tried the new code. She hung up. Wrong code AGAIN. Eventally we got through again and were given a new code. The "bedroom" was damp, unfit for human habitation and even had a complimentary jobby left in the toilet, The carpets were filthy and the furniture sticky with thick grime This is no B&B. This is more like a dystopian prison. We couldn't stay in this filthy place and we immediately departed to find an alternative hotel. Thankfully we found one. We asked for a refund as we hadn't stayed. Of course this was refused. We were in Irvine to attend a wedding. While there we asked some local people about the Riverside Guesthouse and were told it was used to accomodate drug rehabilitation patients and asylum seekers. If this is indeed true, my heart goes out to those poor souls who are forced to exist for more than a few seconds in Riverside guesthouse. Avoid!

On arrival, we had to call a customer number for code access to the room, standing in "reception" was already an ordeal as the place was in such a state. Got the access code and headed to our number nine room. The walk to the room was an absolute an eyesore, bins over flowing, rubbish everywhere, open cupboards full of junk! Got to our room and opened the door and the smell of dampness was awful. The room had broken lamps, food waste, the fan was filthy, bathroom was disgusting, broken toilet seat. Tried to contact the property and was told that They would send me an email so I could log my complaint and send the photos. The email never arrived, I asked hotels.com to step in and they also failed to get a refund from the manager.

Property was dirty and untidy. Room not ready and neither was alternative room that was offered. Had to argue for a refund.

The area was decent for me but unfortunately the room was rather dire, the bed was clean thankfully but the rest of the room was grim, the worst being blood found in/on the drawers, the wardrobe and surrounding carpet. Only stayed for half my booked time

The bedroom appeared to be clean but when I moved one of the beds and a bedside cabinet there was rubbish behind and under the furniture. I had to move the bed to gain access to the wardrobe. The bathroom, however, was not clean at all. There was rubbish on the floor and it was filthy. The shower door didn’t open fully because the sink was in the way. The room was so small it was awful. The shower door did not close properly as it was warped at the bottom. We didn’t use it whilst we were there because the water obviously would escape from the cubical through the door. There was evidence of this happening previously on the flooring. The sink was cracked in the middle, possibly from the shower door hitting it.The toilet seat and lid were not attached properly and were falling off the toilet. Four days trying to cope with a bathroom like that was a nightmare. Thank goodness we were visiting my Brother and were able to use the bathroom at his house each day.

Only cleaning,that was done during our stay was what we did ourselves,never saw anyone from day one the room hadnt been hoovered until we did it.shower tray soaks bathroom floor as it leaks badly

If you suffer from Claustrophobia dont book this room. £86 for the night as well!!! Unbelievable. Last time I stay somewhere like this. Think I would rather stay in a tent.

Leaves alot to be desired, rooms to small for king size bed, no room to move.

Awful thought i was staying in the actual house only to be told to go around back to what can only be described as a hostel room Bed was awful still having back pain so no i dont reccomend unfortunately Also contacting the owner nightmare never again left early morning as quick as possible .

Emma (Receptionist) was extremely helpful, she moved us to another room which was a bit better (same as above just smelt better) and supplied us with 2 electric radiators. I think the problem is when we booked, we requested a room with a bathroom as there were rooms with a shared bathroom, when we did this, the photo linked to it on the booking page, was far nicer than the room we got. Lesson Learned!! You pay for what you get.

For the quality of the stay - shared bathroom, small room, twin mattresses pushed together, in Irvine - it should cost less. If the price reflected the quality of stay, it would be sufficient. Everything worked and I was able to complete my stay without issue.

Good sleep no stair’s which was good and the staff very helpful

Took me an hour to get through the front door. I had to upload my ID to a website just to get a code to get through the front door!! It was an absolute nightmare. DO NOT BOOK THE B&B UNLESS YOU ARE HOMELESS!! Its terrible. The place looks like it hasn't had any work done on it since the 1970s. I would not recommend this place. 1/10 for me!

On arrival after 8 hours driving I was met with a locked door. Soo tired i just wanted to ly down. I called number on door and was told by bloke to wait 5 minutes for a link with which i had to provide id before getting combination for key box and main door. Waited 10 minutes no link. Met another resudent who gave me a different number. Veronica was more helpful. Proceedure now had taken around 30 minutes. Fortunately it wasn't raining. Got inside. Room 9 on key. Reminds me of Chungking Mansions Hong Kong in the late 90s. Not good. Down 3 corridors through three dors and Im out the back door. Walk down the path to No.9. Opened door dirty floor. I must say beds had clean linen. There was a kettle, tea, coffee, shampoo and conditioner. What you would expect in a hotel. The condition of the room was awful. Stains on woodwork and side tables. Disconnected toilet seat (accident waiting to happen). Large cracked sink obstructing shower door. Could only get cold water from the sink. Shower was hot but place had a lot of black mold. Did not feel clean after shower. I have stayed in $20 backpackers accommodation which where of higher standard than this place. I dhould have paid the little extra for the Travelodge. Tried to load photo??? No joy
