This is a lovely little above-garage guest house located on an alley. The house was comfortable, beautifully decorated and full of thoughtful little touches that we appreciated. Parking is tight if you have anything larger than a small to mid-size vehicle, and the bedroom is above a garage so when the garage users open and close the door you can hear it as well as feel it--not a huge issue, but something to be aware of if you are a light sleeper like me. Beyond those two things, it was a wonderful stay and we thoroughly enjoyed our time here. We loved being so centrally located. We were able to walk to Old Town Folsom for meals and even caught a parade from a balcony during our Saturday morning breakfast. Would absolutely rent again. Thanks for a great stay!

I rented Amber and John's property over a rainy weekend in January with my 14 year old who had a mountain bike race at Folsom State Park. The cottage was perfect for the two of us. The main bedroom and bathroom are upstairs in a quiet well-proportioned cove, with the kitchen, sitting area and extra fold out bed/couch downstairs. My daughter was very comfortable sleeping in the fold out couch, and we found the kitchen to be well- equipped. I want to specifically call out the fresh coffee beans and grinder they supplied so my morning coffee was better than at home! Amber also provided me with a delicious bottle of wine which was a nice touch. The cottage is within walking distance of the historic district and had it not been storming the entire weekend my daughter and I would have enjoyed walking to shops and restaurants. Amber was also very responsive when I had trouble initially opening the door. Only one word of caution is that the driveway is relatively short which would make it difficult to park a large car or SUV. Plenty of parking on the street however.

We genuinely enjoyed our stay at this location. Everything was clean & very well thought out. A very cozy, yet spacious home. If I were to complain about anything, it would be the sofa...It's not very comfy or big. Lol. But other than that, we loved everything! Will definitely stay here again when in the area!

Only a 2 block walk to old town Folsom, and the American River with its many pathways. My wife and I enjoy walking and most everything we were interested in was within 1 mile of the VERBO. John and Amber were wonderful, very responsive, clean well kept and supplied home, even better than advertised. Was a very quiet neighborhood with friendly people. We would stay there again.

Highlights: - Walking distance to Sutter Street historic district. - A complete small home on two levels, with a large bedroom upstairs. - Nicely decorated with all the comforts of home. - Access to Winnie the Pig, who was voted "Local Hero" in a recent poll. - Easy day trips to Sacramento, Lake Tahoe, and gold rush towns like Coloma and Placerville. - One mile away from Folsom Prison... go to museum and gift shop. - Hosts were wonderful!!! The guesthouse in Historic Folsom was very charming and comfortable to stay in. It had all the comfort of being at home. The location was close enough to walk to nice restaurants and shops. The bedroom and bathroom were very nice. The home was just like the photo advertised.. Fully furnished kitchen. Everything very nice.

Listing was as wonderful as advertised, quick walk to Sutter St. Beautiful home with everything needed for great stay. Owners were very friendly and communicative, and were very accommodating in finding time for our family to meet Winnie the Pig. Will definitely look here first for next visit to Folsom.

The neighborhood was nice and location was perfect for walking to the downtown area. The house was as advertised a perfect for us. Welcoming space with a homey feel which I appreciate. The binder of recommendations and area attractions were on point and helpful. The owners were available if needed and gave me all the details needed for a smooth checkin and check out. We highly recommend this place and would gladly rebook in the future.

Parking is tight if you have anything larger than a small to mid-size vehicle, and the bedroom is above a garage so when the garage users open and close the door you can hear it as well as feel it--not a huge issue, but something to be aware of if you are a light sleeper like me. Beyond those two things, it was a wonderful stay and we thoroughly enjoyed our time here. We loved being so centrally located. We were able to walk to Old Town Folsom for meals and even caught a parade from a balcony during our Saturday morning breakfast. Would absolutely rent again. Thanks for a great stay!

Listing was as wonderful as advertised, quick walk to Sutter St. Beautiful home with everything needed for great stay. Owners were very friendly and communicative, and were very accommodating in finding time for our family to meet Winnie the Pig. Will definitely look here first for next visit to Folsom.

The neighborhood was nice and location was perfect for walking to the downtown area. The house was as advertised a perfect for us. Welcoming space with a homey feel which I appreciate. The binder of recommendations and area attractions were on point and helpful. The owners were available if needed and gave me all the details needed for a smooth checkin and check out. We highly recommend this place and would gladly rebook in the future.

Only a 2 block walk to old town Folsom, and the American River with its many pathways. My wife and I enjoy walking and most everything we were interested in was within 1 mile of the VERBO. John and Amber were wonderful, very responsive, clean well kept and supplied home, even better than advertised. Was a very quiet neighborhood with friendly people. We would stay there again.

This was a great place to stay for a few nights. The unit was very clean, cozy, and comfortable. Walking distance to historic downtown and easy access to bike trails. Host responded promptly to all our questions and requests. Would definitely stay here again!

Amber and John were excellent hosts. The guest house was sparkling clean, comfortable, and quiet. Charming old town Folsom and outdoor activities surrounding the American River and Lake Natoma were just steps away!Great fun.
