Balcony was a plus, lovely view of lake. Well designed property in a beautiful area. Very convenient off the M74 but no traffic noise on lake side of hotel. Would have prefered more hot food choice than just McD or Costa.

Always my stop-off on my way to from England. Great staff, room is always clean, parking directly out front and connected to services so you don’t need to leave the building to get food.

Decent enough - good sized room and free parking. Ok for a stopover or base to explore the Scottish Borders. I walked the Annandale Way while there and there it is nice to relax beside the water.

This was probably the worst Hotel room I have stayed in in the last 10years, it was dirty and smelly, and very badly maintained, If it wasn't 1am in the morning when I arrived I wouldn't have stayed

Dirty bathroom with mould ceiling. Fan didn't work and looked so old so clearly hasn't worked for some time, there was a sign on the door stating steam from the shower could set off smoke alarm so showering for two adults and two kids was fun as no window in bathroom. Booked a family room and website stated double bed with double sofa bed. We entered the room to find a double bed, single bed and some strange very low bed on the floor. TV had few channels that had poor if any reception. Wasn't aware they allowed dogs until one in the room opposite was barking during our stay.

This was good value and we didn’t expect 5 star facilities. It was clean and the staff tried to be helpful. It was a stop off to break up a long drive and was suitable for that, dog walk was a real bonus. My big gripe is that the TV didn’t work, and we discovered the whole system had not been working for weeks. We just wanted to chill in the room for the evening, before setting off early the following morning. Not having a TV was a spoiler in those circumstances and we felt the hotel, knowing that the system was broken, should have warned people in advance and given them the option to cancel. If this hadn’t happened I would recommend the place if you just need to break up your journey.

We did not hold up much hope for a hotel situated in a services on a motorway but this was a very pleasant surprise. The room was quiet, spacious and clean. The bed was comfortable and the blackout curtains did their job. We had a good night’s sleep for both the nights we stayed. The shower was good and bathroom clean. The staff were friendly and did their best to please. There are lovely views over the lake from the eating area. Highly recommend this hotel especially if you are using it as a base to visit the area.

Very handy place to stop journey travelling south. Clean and friendly staff. Paid a little extra for room with a lovely view and even a little balcony overlooking the lake. Very quiet at night for a service station. Rooms a bit dated but comfortable bed and a full sized bath. Very good value and would stay again.

An utterly average property. I would have given 3 stars, but needed to downgrade it by one star given the tv satellite connection was so glitchy you couldn't watch it and the shower only provided extremely hot water. There was no way to alter it - it was absolutely scalding the moment it was turned on. Cant think of anything more dangerous, expecially for those travelling with children. I didn't raise these issues onsite, given we arrived in the evening and left first thing in the morning. This review is meant as a warning to others.

Very clean and comfortable rooms, nice walk around the lake at the back to walk the dog. All in all a really nice experience; the only quibble was that the wi-fi signal was quite patchy in the room.

We stayed in a room overlooking the lake. The view was beautiful, especially at dusk, watching all the birds across the water. The room however, was too warm with no way of cooling it down. If the balcony door was open, the room filled with bugs. Due to the lack of ventilation it wasn’t a particularly comfortable sleep.

The receptionist was late arriving to check me in. The basin in the room leaked. The duty manager failed to telephone me to apologize. My request for a change of room on the second night of my stay was not initially enacted. The receptionist made me feel it was my fault that I had not come down to reception to report the issue when I was already ready for bed. Further, trying to contact the hotel by telephone is nearly impossible. The recompense offered was risible. I will go out of my way to never use the hotel again.

Staff couldn't do enough for us. We had a problem with the first room and was given another without any problems. The staff that sorted it checked the following day to make sure everything was alright. The rooms are clean with tea / coffee making things, if you required anything extra you just had to ask one of the friendly staff and they got it for you. Great location with good road links to the Scottish borders and beyond. Would definitely stay again when in the area.

As ever the reception staff at Annadale Water were outstanding (Especially Helen & Lisa). We had a difficult trip due to the car breaking down at the hotel and they were both accommodating and helpful. Ensuring the trauma of the event was not added to by pushy staff wanting us to vacate the room. The lake behind is just a fantastic addition to the stay here , giving you somewhere so much nicer to walk the dogs than around the car park. We actually look forward to our stays here, and will be back.

Good price for the night, clean rooms and bathrooms, friendly staff. The only problem was there was no one on reception at 7.40pm. A note was left on the desk, asking customers to ring a mobile number. But as a person who had just arrived from abroad and didnt have a UK mobile phone couldn’t ring the number. Luckily another customer who was also waiting and had a UK mobile phone, rang the number for me.

The staff did not man the desk, had to go into services to find some one to help to check in. The staff did not add my registration properly to the system so was chased by a car parking company for a parking fine. Just not worth it stay somewhere else.

When I checked in I was allocated to room 28. The door latch was broken, smelled musty and some items missing in the bathroom. I spoke to reception and they offered me a change of room to room 30. This room was excellent. I slept really well. Overall my stay was a good experience.

The property is by the M74 on the service station by a lake but a bit remote from the towns Ideal for a traveller the room was nice and the view of the lake from the small balcony was good. It connects to the services so you can get food and some shops etc it is about 10 miles to Moffat and lockerby for mor bigger shops. Not for this reply but I have a problem with what Expedia show with pricing being displayed but not giving you the price shown

Really friendly and helpful staff. Both the check in staff on entry and exit were friendly and helpful. There was a particularly kind and helpful cleaning lady/ chambermaid on Friday pm. The fact it’s close to the motorway and also overlooking a lake are big pluses.

Decent enough - good sized room and free parking. Ok for a stopover or base to explore the Scottish Borders. I walked the Annandale Way while there and there it is nice to relax beside the water.

Basic motel accommodation, expensive for what it offers. Poor/dated lighting and heating made for a very gloomy room. WiFi OK. Receptionist was very friendly and welcoming. The adjacent services provide only fast food options, including probably the most disappointing McDs I've ever encountered.

The website is misleading, as it refers to a "restaurant", not a number of fast food outlets which we do not patronise. On top of this a disturbed night through the thoughtlessness of other guests! We have cancelled our second booking.

Balcony was a plus, lovely view of lake. Well designed property in a beautiful area. Very convenient off the M74 but no traffic noise on lake side of hotel. Would have prefered more hot food choice than just McD or Costa.

Its fair to say that it needs an update but the room was clean, spacious and the reception staff were very friendly and helpful. Was disappointed to not have room cleaned or towels changed on the day after the first night but reception staff provided fresh towels when asked. View of lake was nice and sitting on the small balcony watching the birds was a nice end to the day. Its on a service area so only food is the rubbish fast food from the usual outlets, But the petrol station did have an M&S shop inside with cold drinks and a good selection of food.

The only down side to the stay was lack of a local restaurant to get a decent meal. The service area has McDonalds, Costa, Cornish Pasty & an Asian takeaway, nowhere else in vicinity, which is a shame in view of otherwise excellent hotel

Nice hotel for the price, clean and tidy. Hotel is located alongside a lake at a service station so limited food choice only MacDonald’s and costa during our one night stay. Tea and coffee in the room. Nice view from our room.

I thought l'd already done this, but everything was fine, except it took me an hour to find it from being sold by my sat nav that l had arrived then it went dead! I was on a very dark motorway with no sign of an exit, l went round the countryside for ages, till someone told me you could only get at it from junction. 16, when going north ( not at all from the other way!) Please sent instructions to every guest!!!

Great value stop over. Lake View room (number 7) was a good size and comfortable with lovely view. Couldn’t hear any traffic noise. Booked double for us and pull out for our teen which consisted of a mattress on the floor. Looked like there had been a leak from bathroom above ours that still needed attention as there was stains and some mould on that part of ceiling and a strong damp smell in the bathroom. The extractor fan was also very noisy. Had a lovely walk around the lake - watch out for dog owners who don’t pick up! Head over to the garage for M&S Simply Food if you fancy a picnic style supper or breakfast; or buy food vouchers (£7.50 for £10.00) which can be redeemed within the services. The Scottish breakfast was plentiful and delicious for £9.99. Free parking - just remember to fill your details in at reception. Staff all very helpful and friendly. Would stay again.

The rooms were clean and comfortable, the staff were excellent and very friendly, and the breakfast voucher option was a great addition. There was also plenty of good parking, which made the stay even more convenient. Overall, a very pleasant experience and I would happily stay here again.
