Great stay, warm welcome, amazing buildings and grounds. Welcome drinks included, access to the spare with outdoor pool and hot tub, was amazing way to relax after a long drive. Room was great with lot of little touches that made the stay special. Will definitely return

Fabulous ! We have stayed here on numerous occasions snd this time did not disappoint. Great food and wine, comfortable and well equipped room, lovely and friendly staff and a glass of champagne in the hot tub - we’ll be back !

Lovely hotel in nice grounds, we had booked the Heritage room option but it was a lot smaller than we expected, I think it was a standard room! if it was a Heritage room then the standard rooms must be very small. It needed updating as there were a few bad scuffs on the walls, the bath plug system didn't work. The restaurant and bar area were very nice and relaxing, the outside courtyard was a great space to unwind. We ate in the restaurant the food was OK. The staff were lovely and friendly, on balance a nice stay.

A lovely hotel with a friendly team of staff. Access to the spa was a great bonus. The food was really good and welcome drink a nice surprise. We ate in the restaurant both nights. The Courtyard was a lovely space to take your drink. Good location. I would recommend a stay at this hotel.

An absolutely stunning hotel where you are made to feel so welcome with a glass of wine when we arrived and staff who indulge your every request We had a beautiful room, with a huge bed, 2 armchairs, and even a bottle of port! The food was delicious and we were sat in a lovely dog friendly section of the Orangey Outside the extensive grassed area led down to the field of very friendly Highland Cows Will absolutely be returning

We stayed here for 3 days and had a really nice time. The property is very well maintained and clean. Our room was very nice. The bed was a bit small and the floorboards were a bit creaky. The walls are very thin and consequently “in room noises “ from other rooms were easily heard. The location is very rural and not close to much. The restaurant was decent but the service was poor. Don’t get the mussels!

Overall a nice stay at the property. The two highlights for us were the beautiful Spa, lovely facilities & really beautiful setting! And the staff - excellent customer service - very friendly & attentive! Overall the rooms are okay, the decor as other reviews suggest is a little on the older side but didn't fuss us, the rooms were clean. Unfortunately being a slightly older property, the walls are quite thin and our room in particular (room 2) we heard people all hours of the night & day, which also made our bed shake as it was right against the wall that is situated alongside the corridor & staircase to other rooms. The other minor fix, being summer, windows & patio doors open etc, lots of flies within the property and in the breakfast room, some items (cold cuts, fruit & bread) left uncovered. Flies landing on these items so we avoided - easily fixed. Overall, the property is beautifully located & the friendly staff & lovely spa are the highlights.

My husband and I booked a one night stay. We go walking and stay over at Rutland Water quite often and thought we would stay somewhere different for a change. We were disappointed. We had a friendly greeting on arrival and a glass of complimentary wine which was a nice surprise. However, our room was small and looked quite tired, with mould in the bathroom. There was a lot of footfall outside our room and every time someone walked past, our room including the bed shook. We dined in the restaurant and while the food was good, we felt it was overpriced for what it was and the service was a bit haphazard. Not sure we will be returning here as there is so much other choice of accommodation in the area. Sorry.

The property is in a beautiful area with Rutland water and nature reserve nearby. Great walking and countryside views. The hotel was in very good condition, rooms were well presented, excellent bathroom and very comfortable beds. The dining room was first class and the staff very attentive.

I have contacted the hotel directly due to a number of things not being to the standard we would expect. The room was dirty and dusty, the doors across the hotel all slammed shut very hard which meant sleep was disturbed, we didn’t receive promised complimentary items.

My partner (wearing socks)stepped on a staple sticking up in the room carpet causing a puncture wound to his foot. The staple was given to reception staff - they expressed concern and said the Manager would want to speak to us - but he was busy and would catch us later. We were around during the evening and at breakfast but no-one sought us out. After paying the bill we completed an accident form and were asked to wait and talk to a Manager. We waited 10 mins but, again, they were busy so we said we'd see them later in the day when we returned to collect our car. We again waited 10 minutes but still no-one came to see us so we left for home feeling totally ignored. Accidents happen but how they are dealt with make a difference to a customers experience. We did not feel valued. Restaurant food is average and overpriced. £5 for side dish of Jersey Royal potatoes - they came sliced and fried. I think they had been cooked the day before. The bedside reading lights do not work unless the main light is on!!! The room was clean and comfortable but had a noise problem from people upstairs - sounded like two elephants walking around at 6.30 in morning. Courtyard is a nice place to sit and have drink. Breakfast was nice.

Very pleasant stay. Dinner service was a little slow. The room needed attention to water spillage from the shower, the hair conditioner was like rancid milk and the bed valance was frayed and dangerous. I did report these matters. Beware how you book ours was room only but the in-room info states that breakfast is included but that's only if you book direct.

This may be the first hotel that I have stayed at with complimentary drinks at reception and then also in the room. A nice touch! Rooms are clean, well appointed and have everything you need, want and works.

Overall room was average in what i have stayed in . On viewing the bathroom area , the cleaning was disappointing as the toilet still had not been cleaned from the last guest . Hairs on the seat and other persons toilet still in the basin . When seating on the toilet it was to close to wall and the toilet holder was right by you on the right hand side.Poor lighting in bathroom. On a plus side food was very good , breakfast and dinner A1.

Really nice hotel in a lovely location. Staff were really friendly and welcoming. Room was a good size, very nicely presented with views over the fields, very clean. Good choices for breakfast and quick service. Can’t fault, apart from there being no Guiness on draft !

Great location, room was quiet. Everything just looked a bit tired though. Food was excellent although they were very keen to clear your plates away as soon as you finish finished eating. Overall a nice experience.

Stayed for 3 nights and it was a brilliant stay. Big bed and comfortable. Clean and the best part was the garden where I can walk my dog every morning. Down part was the WiFi it wasn’t connected and a bit expensive we paid 255 for 3 nights and the breakfast wasn’t included.

Thought the room was poor. Looked out onto the back of a shed, no view. Wi dows were draughty and lots of road noise Room appearance wasn't great. Valen e tucked up exposing a stained bed base. No milk in the room and the bottle of conditioner in the bathroom was empty. Obvious that the room hadn't been checked before they let it out.

Room's are not as described. The pictures on the website are from a hotel in London! They are smaller and not decorated with any real design. Clean and tidy however. They are overpriced in comparison to other hotels in the area. New owners are undermining the customer experience and staff. I was offered an upgrade by the deputy manager after complaining about the room size and level of comfort. The new manager then however refused to honer this and tried to charge me extra. Not impressed. The deputy manager had done absolutely the correct thing. Food excellent although for those with dietary requirements it is made difficult as no details provided on menus. I had to ask what was available at every meal. Limited range of food therefore which was simply adjusted to fit my diet. New owners need to listen to the established staff otherwise customers will go elsewhere.

My partner (wearing socks)stepped on a staple sticking up in the room carpet causing a puncture wound to his foot. The staple was given to reception staff - they expressed concern and said the Manager would want to speak to us - but he was busy and would catch us later. We were around during the evening and at breakfast but no-one sought us out. After paying the bill we completed an accident form and were asked to wait and talk to a Manager. We waited 10 mins but, again, they were busy so we said we'd see them later in the day when we returned to collect our car. We again waited 10 minutes but still no-one came to see us so we left for home feeling totally ignored. Accidents happen but how they are dealt with make a difference to a customers experience. We did not feel valued. Restaurant food is average and overpriced. £5 for side dish of Jersey Royal potatoes - they came sliced and fried. I think they had been cooked the day before. The bedside reading lights do not work unless the main light is on!!! The room was clean and comfortable but had a noise problem from people upstairs - sounded like two elephants walking around at 6.30 in morning. Courtyard is a nice place to sit and have drink. Breakfast was nice.

Lovely hotel in nice grounds, we had booked the Heritage room option but it was a lot smaller than we expected, I think it was a standard room! if it was a Heritage room then the standard rooms must be very small. It needed updating as there were a few bad scuffs on the walls, the bath plug system didn't work. The restaurant and bar area were very nice and relaxing, the outside courtyard was a great space to unwind. We ate in the restaurant the food was OK. The staff were lovely and friendly, on balance a nice stay.

This may be the first hotel that I have stayed at with complimentary drinks at reception and then also in the room. A nice touch! Rooms are clean, well appointed and have everything you need, want and works.

Two night stay with my dog, enjoyed my time at the hotel until checking out, when the receptionists rolls her eyes when you question something or when you ask for a quick check out and just forward the receipt but she wont do it because its easier for her to do it then.. well it taints your stay a little. Apart from that, all good

A lovely hotel with a friendly team of staff. Access to the spa was a great bonus. The food was really good and welcome drink a nice surprise. We ate in the restaurant both nights. The Courtyard was a lovely space to take your drink. Good location. I would recommend a stay at this hotel.

Lovely hotel , breakfast was excellent , very good restaurant too. Room was very comfortable. Love the possibility of borrowing boots to walk around the park close by. Staff very helpful and kind, specially at the restaurant .

The property is in a beautiful area with Rutland water and nature reserve nearby. Great walking and countryside views. The hotel was in very good condition, rooms were well presented, excellent bathroom and very comfortable beds. The dining room was first class and the staff very attentive.

We had a two night stay and enjoyed it. The staff were fantastic, especially Ben who runs the bar and restaurant. He has a good wine cellar and is is knowledgeable about the wine in it. He made us feel very welcome and kindly bought us a drink for our wedding anniversary. The food on menu is well prepared but I struggled a bit with my selection, especially the starter - this is just personal choice. Having said that the nibbles section makes a decent starter substitute. When checking in, we thought we had the wrong room but actually it was just that the picture was very flattering. This would be my only criticism. Having said that they gave us a free upgrade and that was a nice touch. Obviously this may not always be possible. Would recommend and would use again, if in the area. Walking distance for able bodied people to Rutland Water

Really nice hotel in a lovely location. Staff were really friendly and welcoming. Room was a good size, very nicely presented with views over the fields, very clean. Good choices for breakfast and quick service. Can’t fault, apart from there being no Guiness on draft !

Good check-in and glass of wine offered. Nice rural vibes. Breakfast awful - for such a high room rate, queuing with the previous days wedding party for a very average offer wasn’t a nice start to your day. Seriously, the sausages and Bacon were Premier Inn at best! Also, the world of breakfast has moved on and you need to change not stay locked in the 90s.

We stayed here for 3 days and had a really nice time. The property is very well maintained and clean. Our room was very nice. The bed was a bit small and the floorboards were a bit creaky. The walls are very thin and consequently “in room noises “ from other rooms were easily heard. The location is very rural and not close to much. The restaurant was decent but the service was poor. Don’t get the mussels!

The hotel is excellent although the restaurant was overpriced in the evening. We had a Turkey dinner, but it was really dissapointing as there was very little veg or gravy on the dinner, but the food was nicely cooked. The included breakfast was excellent though, and the ladies who served it were amazing with us and our dog. The hotel is well worth staying at as it is in a fabulous setting and the public areas of the hotel are lovely. The evening menu needs improvement thought.

What a lovely , peaceful place. Staff very friendly. Room very clean and comfortable. The dinner menu is a bit pricey and there was a mix up in meals. My friend ended up with chicken instead of the sea bass ….hence one star off for service… our dinner drinks were ages in coming too. I will definitely be going back when the spa opens.

Unfortunately, one of the worst rooms we've stayed in As soon as we walked into the room there was a strong smell of damp, so bad it was hard to breathe. We soon found out why: the bathroom was carpeted, and water from the shower was running straight out onto the carpet. Cleanliness was poor throughout. The room was dusty, and the fan blades had visible clumps of dust on them. The sink was so dirty that we wiped it down with a towel ourselves, and the towel came away filthy. The "king-size" bed was actually two beds pushed together, with no mattress topper to cover the join, so you could feel the gap all night. The food was also very expensive for what it was. There was no proper area for the buffet; it was laid out on the drinks counter. The desserts were tiny and overpriced, which we found hard to believe. To be fair to the manager, he was sympathetic when we raised our concerns. He offered us one of their best rooms on a future visit, but after this experience we won't be returning, so we chose the refund option he also offered. However, we paid £174 and in the end received only £70 back, which wasn't what we'd been led to expect. The hotel is advertised as 4-star, but based on our stay it fell well short of that standard. We couldn't wait to leave. I'd advise other travellers to read recent reviews carefully and to check their room before settling in.
