Beautiful hotel in lovely location. I'm very back and forth about the review I want to leave. Traveling on the off season and having free parking in the entire city EXCEPT at the hotel where I am staying seems wrong. Being charged $30 a night when the rest of the city is free seemed like an over the top money grabber from guests. Not sure what the extra "resort" fee of $105 was for either. There were no resort amenities available at this time of year. Most of the employees were wonderful and accommodating. Coffee station in the lobby was nice but the carafe was about the size of the pot I usually by myself

From the moment we pulled up to the hotel the staff was warm and welcoming. The accommodations are high end with spotless well equipped rooms, a fireplace and water view. John the valet was very accommodating and always on time. We had brunch in the beautiful restaurant with the best waiter. He took care of all ten of us, and was attentive and pleasant at all times. We had the best time and would recommend Forty One North to anyone visiting Newport.

Over charged for incidentals and when asked they said it was out of their control. Resort fee plus additional for parking. Felt that could have been built into room fee. No special amenities beautiful place but very loud surrounds and the lobby has no personality. No greeting, Nothing I have to go back to. The best part of experience was the valet service.

We were supposed to have a room with a separate sitting area but we did not have that; it was a basic room with two queen beds. They charged a fee for parking $30 per night, plus a resort fee of $35 per night which was not disclosed. They stated the resort fee was for booking through Hotels.com and not directly. It was no resort. There was no pool or anything special about the place. The best part was staying in downtown Newport which was mostly walkable.

In our room the carpet was very dirty the begging of the room was wood floor in which was nice but then lead to the carpet where the bed was . They need to continue the wood floor. All hotels need wood floors for cleanliness and for good looks. The chairs in the room need updating along as the chairs by the fire places in the lounge areas the sofa need replacing as well it does not give a good look that things need so much improvement there they should take better care of there appearances if they did I would have given a five star but I can't sorry folks

We picked Forty1 North from among those available on this site on our selected night, selecting it due to its location near the water. We will stay at Forty 1 North each and every time we are in Newport. It was an outstanding experience. We arrived three hours before check-in, and we were accommodated instantly. A handwritten note was left in our room welcoming us by name. Shortly after our check-in, a knock at our door delivered complimentary pastries. Later that evening, another knock delivered bottled water and a bucket with ice. The room was perfect. Well-appointed, immaculate, and probably the most comfortable hotel bed we've ever slept in. We were allowed a one-hour late check out, in which we enjoyed breakfast in our room and the peace of mind to not be hurried. The hotel's restaurant was also absolutely wonderful. All-in-all, this was an excellent experience. We will be returning there... 100%.

This hotel needs a serious refresh. The rooms were old fashioned and drab for the price. It is a very convenient location but not sure it is worth the money peak season for what you get. The hostess at restaurant in the almost empty restaurant also told me they weren't sure they could accommodate us even though there was only two other tables of four sat in the whole restaurant.

An aging property whose interiors don't have enough charm to have aged well. More annoyingly, the hot water worked only well enough to intermittently warm what was otherwise a cold shower. Admittedly, I overpaid bc it was a busy weekend...but all things said, it was *well* below expectations.

The location is perfect, they also had comfortable beds and good showers. However, the service was inconsistent and lacking. Our group had multiple rooms, none had an iron which was frustrating, only one had a blow dryer, and the turn down service was inconsistent as well. I wouldn’t stay here again.

Mia at the reception desk was super helpful throughout our stay. Such an intelligent, polite, accommodating, and pleasant person. She met all of our needs and answered all of our questions, and did so with a genuine smile. We are very grateful to her for making our stay at this hotel even better.

We had the best time and would recommend Forty One North to anyone visiting Newport.

From the moment we pulled up to the hotel the staff was warm and welcoming. The accommodations are high end with spotless well equipped rooms, a fireplace and water view. John the valet was very accommodating and always on time. We had brunch in the beautiful restaurant with the best waiter. He took care of all ten of us, and was attentive and pleasant at all times. We had the best time and would recommend Forty One North to anyone visiting Newport.

Over charged for incidentals and when asked they said it was out of their control. Resort fee plus additional for parking. Felt that could have been built into room fee. No special amenities beautiful place but very loud surrounds and the lobby has no personality. No greeting, Nothing I have to go back to. The best part of experience was the valet service.

The attention to detail is excellent. the staff is super friendly and helpful. Felt like a high end boutique hotel which it is! We have stayed in many places in Newport and this is tops.

We picked Forty1 North from among those available on this site on our selected night, selecting it due to its location near the water. We will stay at Forty 1 North each and every time we are in Newport. It was an outstanding experience. We arrived three hours before check-in, and we were accommodated instantly. A handwritten note was left in our room welcoming us by name. Shortly after our check-in, a knock at our door delivered complimentary pastries. Later that evening, another knock delivered bottled water and a bucket with ice. The room was perfect. Well-appointed, immaculate, and probably the most comfortable hotel bed we've ever slept in. We were allowed a one-hour late check out, in which we enjoyed breakfast in our room and the peace of mind to not be hurried. The hotel's restaurant was also absolutely wonderful. All-in-all, this was an excellent experience. We will be returning there... 100%.

We were supposed to have a room with a separate sitting area but we did not have that; it was a basic room with two queen beds. They charged a fee for parking $30 per night, plus a resort fee of $35 per night which was not disclosed. They stated the resort fee was for booking through Hotels.com and not directly. It was no resort. There was no pool or anything special about the place. The best part was staying in downtown Newport which was mostly walkable.

This hotel needs a serious refresh. The rooms were old fashioned and drab for the price. It is a very convenient location but not sure it is worth the money peak season for what you get. The hostess at restaurant in the almost empty restaurant also told me they weren't sure they could accommodate us even though there was only two other tables of four sat in the whole restaurant.

This was def NOT a five star hotel or even close to!!! We ended up two days in changing rooms. No toilet paper terrible room service broken furniture , NO hot water tv phone did not work. A joke really :(. Never again

The fact that the hotel is on the water was the reason we picked this hotel. We had our own balcony to watch the sunset from. So that was nice. The room was clean, but had a few broken things that were a little inconvenient so we told the staff about them when we left. The bed was not comfortable though. I didn’t like that the mini fridge was the smallest fridge you can possibly buy and it was 85% full of minibar items. The counter of the wet bar was also full of minibar items. Not much counter space for the things we brought. We asked them to remove them from the room and they did with no problem. My biggest complaint was the cost of parking there. For the price of the hotel parking should be included.

Cleaning staff was excellent! Front desk lady was welcoming. Valet scenario was a little challenging. I couldn’t figure out if I needed to get the car myself or have someone bring it up. One night I kept the keys. The next night they wanted to keep them. Overall a very positive experience. We’ll be back. Great Espresso martini at the round bar!
