Fantastic location, secure parking and an elevator make this a very convenient location for Pismo. The downsides are some truck noises in the early morning and the bedroom window shade doesn't completely block the outside hall lights that are on all the time. No pool or hot tub and wifi is spotty. All the more reason to be out of your room exploring Pismo instead!

Loved that it was a 2min walk to the pier/beach. Loved the secured parking inside the gate with code entry. Loved code entry into the room super convenient. Staff was friendly and responsive. They even had beach towels/toys for the kids (even though my kids are older, it was still very cute and thoughtful). Not to mention the views were everything!

Everything was perfect from the beginning. My family and I arrived, I was able to plug my Tesla in the secure parking garage, the office staff was very nice and helpful, the room was nice and pleasant and I appreciate the late check out. Thank you for making my stay enjoyable! 5/5

I have stayed here several times and it never disappoints. Small hotel with really nice renovated rooms. Rooms seem like an Airbnb style or at least the ones I’ve stayed in. I’ve stayed in room 208 several times. It’s a king suite — the bedroom is separate. Living room has a queen sleeper sofa. There’s a full kitchenette with everything you need. Rooms are always very clean. Staff is friendly and helpful. We got a call as we were driving into Pismo to ask what time we planned on checking in. I let her know what time we would arrive and asked if we could park there if our room wasn’t ready and she said absolutely! She called back and let us know our room was ready two hours before check in! Super sweet and unexpected plus! I love that they have beach toys in the parking garage that we can borrow as well. We will always book here when available. However, it’s usually booked for last minute trips.:. I don’t blame anyone. I love this place. Free parking too!! Plus, it’s a few steps from splash cafe and the old cinnamon roll place. Yummmm

The place was great overall. The partial view from the balcony is very nice. Wish they had placed the bed on the opposite wall from where it is so that it would allow for a partial ocean view as well. IF YOU DRIVE AN ELECTRIC VEHICLE: please know that even though there is an electric car outlet in the garage, you will need to bring your own cable. First time we ever came across that situation.

This was a great property! It was clean, quiet, the staff was friendly, and the room was ready promptly. It was so close to everything yet quiet. I can’t wait to visit again. This will be our go to place. Thank you!

Location is prime right next to the beach, few steps away. Stayed in the winter on a rainy day so didn\'t get to take advantage of that perk. The room was average, no frills, warm with all the necessities. It was clean enough (minus what looked like some wine splatter stains above the bed and some remnant hairs in the bed..)--not immaculate but also not disgusting. The room had a musty, moldy smell which I\'m attributing to being right next to the ocean. Our room "Crows nest" is the only room without a view and windows pointed to the parking alley next door--we just kept the windows shut and didn\'t spend much time in the room so wasn\'t a huge deal. Minor annoyance was the advertised streaming services that we didn\'t actually have on the TV(Nexflix, Hulu, etc.). This room must be right below or next to the laundry room because in the morning, there was constant loud sounds of laundry machines and running water. Parking was free, safe and convenient in a garage below the building and bonus is the cinnamon roll shop next door! It was decent for a short one-night stay.

A wonderful place to stay in Pismo. We normally stay at another suite hotel that is not by the beach but decided to try Beach House. We had a nice view of the beach and was able to walk the half block to the beach. The room was very clean and stocked with plates and utensils, something we didn't expect plus a full size fridge. Beach House was a perfect fit for our family of 4. We were on the second floor so was glad there was an elevator. There is covered (Free!!!) parking which is secured at night by a gate. There are beach toys available for kids or kids at heart. Restaurants are close by within walking distance. For BBQ try Mo's..the sampler plate is wonderful! We are already planning our next trip to Pismo and this is where we will stay. Clean, comfortable and quiet. It was nice to leave the balcony door open to hear the waves all night. A very wonderful experience.

CHECK IN WAS EASY, OUR ROOM WAS FREEZING. BEDROOM WINDOW WAS LEFT OPEN. OUR HEATER DID NOT WORK. I CALLED MANAGMENT AND WAS TOLD MAINTANCE WOULD BE BY THE NEXT DAY. NO ONE ARRIVED AND NOT HAVING A HEATER WASNT ADDRESSE. THEY DID HAVE A ROOM HEATER BUT I FELT FOR THE MONEY PAID WE SHOULD OF REC A CALL ON THE HEATER UPDATE. ALSO THE ROOM WASNT CLEANED CORRECTLY. MOLDY COFFEE IN COFFEE POT. ITEMS FOUND BEHIND THE DRESSER AND COUCH.

I was disappointed as we paid high price for a room they didn’t have AC and our room was hot.we had to leave the window and screen patio door open to cool the room down. We had dirty sheets as they were stain.

It was a good value for money. Location is excellent, in the heart of downtown, walkable to the pier. The rooms on floor 2 have poor view of the ocean.

Wonderful view and location to the beach. We were frustrated with no dresser for clothing or a place for luggage with easy access. The hot water was barely hot in the shower. The ac units in the building arent working apparently so it was stuffy without all windows and doors opened all the time (which i dont mind but when theres not a breeze it doesnt help either). The bed was comfy! Either the tv or internet was slow, any time we tried to watch movies on different apps on the tv they would freeze and and we would have to restart so we gave up. It was relatively quiet which was great!

The good: staff were all very nice, great location next to all the restaurants and the beach. Had a great view of the beach from the small patio. The room was clean and stocked. It was nice having a dedicated parking garage. The not so good: the info for the property on hotels.com (as well as the hotels own website when I double checked) said check-in was at 3 pm. We timed our trip to arrive at 3 so we could get our stuff put away and start exploring the area. When we arrived, we were told that our room wasn’t ready and they would call when it was. Since I assumed it would just be a couple minutes, we waited in the car. Eventually I had to go back in the office at 3:45 to ask again, and the young lady said she would run upstairs and check. She came down and said it was ready. Other than that, the bed was kind of lumpy and not very comfortable. The rest of the stay was great and there were no other issues. Overall: I would still stay there again. The positives definitely outweighed the little inconveniences.

We have stayed in this room 3 times and have been really pleased each time. This time, however, the 2 tv's worked sporadically. There seems to be a problem with the wifi. The king bed is wonderful. The last time we stayed in this room the owner had put a new bed in the room that was uncomfortably firm. Felt like sleeping on the floor. Since then, they put a new mattress in there that is super comfy. Thank you!!!

I loved the location. The place was clean, that’s very important. I was surprised that they didn’t have AC. It was a very hot day, but it cooled down at night. we had to sleep with the back door and front window open. I still loved the place and would go back in the future.

Great location. Walkable to the beach and nearby restaurants and shops. The mornings were quite noisy due to the deliveries to next door restaurants and garbage pick ups.

I have stayed here several times and it never disappoints. Small hotel with really nice renovated rooms. Rooms seem like an Airbnb style or at least the ones I’ve stayed in. I’ve stayed in room 208 several times. It’s a king suite — the bedroom is separate. Living room has a queen sleeper sofa. There’s a full kitchenette with everything you need. Rooms are always very clean. Staff is friendly and helpful. We got a call as we were driving into Pismo to ask what time we planned on checking in. I let her know what time we would arrive and asked if we could park there if our room wasn’t ready and she said absolutely! She called back and let us know our room was ready two hours before check in! Super sweet and unexpected plus! I love that they have beach toys in the parking garage that we can borrow as well. We will always book here when available. However, it’s usually booked for last minute trips.:. I don’t blame anyone. I love this place. Free parking too!! Plus, it’s a few steps from splash cafe and the old cinnamon roll place. Yummmm

Absolutely love this place. Very spacious and well appointed with a beautiful view and perfect location. Do NOT get this place though if you intend to sleep on the pull out couch!!!!!! Absolutely the worst, most uncomfortable thing in the world. We couldn’t even relax on it to watch TV.

Overall we always enjoy this Inn and the ambiance. The fold out couch, I was not expecting it to be super comfortable but the mattress was on it's way out, like no padding, you can feel the bars in your back. the Wifi was shotty and I think had 2 different routers, we figured out the password which wasn't what was given to us, and we had to create a Samsung account just to watch TV... which is fine, but would have been to know this up front. Lastly, there were no beach towels in the room like last time, so we used our one towel we happened to bring or just air dried.

Everything was perfect from the beginning. My family and I arrived, I was able to plug my Tesla in the secure parking garage, the office staff was very nice and helpful, the room was nice and pleasant and I appreciate the late check out. Thank you for making my stay enjoyable! 5/5

The good: staff were all very nice, great location next to all the restaurants and the beach. Had a great view of the beach from the small patio. The room was clean and stocked. It was nice having a dedicated parking garage. The not so good: the info for the property on hotels.com (as well as the hotels own website when I double checked) said check-in was at 3 pm. We timed our trip to arrive at 3 so we could get our stuff put away and start exploring the area. When we arrived, we were told that our room wasn’t ready and they would call when it was. Since I assumed it would just be a couple minutes, we waited in the car. Eventually I had to go back in the office at 3:45 to ask again, and the young lady said she would run upstairs and check. She came down and said it was ready. Other than that, the bed was kind of lumpy and not very comfortable. The rest of the stay was great and there were no other issues. Overall: I would still stay there again. The positives definitely outweighed the little inconveniences.

Had two rooms. No heat in the first turned out to be dead batteries. Second room no heat. Was told to use space heater in closet. No heater in closet so borrowed from the other room. No outlet in bathroom for heater and was given an extension cord. Was told maintenance folks not due back till tomorrow. Turns out batteries were also dead in second room thermostat but she had left for the night. Told we had Netflix and we did if we signed into our own account. Never any apologies…truly seemed to care less. Location and stay was great otherwise but need some preventative maintenance.

Amazing property! We saw that Beach House Inn & Suites had an available suite perfect for for our upcoming trip so we cancelled our other reservation and booked this one…so glad we did! First of all, the location is unbeatable. You literally walk out of the property and are right behind Splash Cafe and everything else by the pier. Our suite was perfect. I think the best thing for me was it felt like you were staying in someone’s home rather than a hotel. The property had very beachy vibes for the decor. I loved that there were even toys in the room…it helped us entertain our little one so much. The staff was great as well. So friendly and always quick to answer any questions we had. This will definitely be our go to place for our future Pismo trips.

Amazing location. Parking was super convenient and hotel location allowed us to walk everywhere. Noisy location as it was downtown. Bed was hard as a rock and pillows were too soft. It messed up my neck. Water pressure was amazing. Lady at front desk was very nice.

Our stay way absolutely amazing check in was easy, I was able to check in online and get the codes for the room. Perfect access to parking and the beach. Everything was in walking distance. They had beach towels and boogie boards and sand buckets to take the beach. Rooms were clean staff was so friendly and helpful. Definitely will be staying there again in the future.

This hotel is in a very convenient location. Walking distance to just about every where. The facility is a bit older but it was well kept, the rooms are very cute. It was a safe parking structure that becomes gated in the evening so you’ll need a code to get back in. The cons: We did find some used clothes under the bed. The bathroom fan and ac weren’t were working properly and the bathroom blinds were a bit broken.
