To be honest, I had a load of misgivings about this place, because I only read the reviews AFTER I booked and paid for it! The mixture of 2-stars and 5-stars made it tricky to know what to expect, and there was a lot of trepidation when we rocked up to the gaff. Turns out it was fine. The Chekin website they encourage you to use was an absolute dumpster fire, but thankfully not necessary. We had calls prior to our visit reassuring us that it'd be fine and had an email on the day showing us the codes for the front door and the room, and they all worked. As for the room? Very obviously not the Ritz, but we weren't paying Ritz money and expectations were in line with that. Decor, skirting boards and whatnot a lil bit tired, but hey ho. Important stuff: It was clean. The bed was comfy. Tea, coffee, kettle all provided (including Biscoffs, which I have only just remembered I didn't scoff... DOH) Bathroom similarly clean, shower worked well and shampoo etc provided. We had an absolute blast in Kemp Town and slept well afterwards. For the money, and it wasn't a lot, absolutely no complaints and will definitely stay there again on our next visit.

Some of the reviews of this place are a little harsh. We stayed in Room 8 on the top floor. The hotel is a little dated and could do with an upgrade and repaint. I think the issue is that the picture they have on here are probably taken a while ago. The room and bedding was clean and we had hot water for the shower at all times. The keyless entry for the main door and room is very useful and save you having to carry a key around. If your looking for cheap hotel with no frills this is one to consider but do not expect too much and certainly not what the images show. But I would rule this place out just because of that. I would suggest that the hotel updates the pictures and that way the reviews wouldn’t be so bad.

A fire alarm went off at 07:00 in the morning and wasn't shut off until more than an hour later. Staff on the phone didn't seem to understand that there wasn't a proper keypad on the fire alarm box, and just hung up on me.

Nice location and good sized room. Room gets very warm even with the fan provided, as it gets direct sunlight in the morning. Be aware there is no reception of any kind, so you need to make sure you have been sent the building/room code and instructions to get in when you arrive. I hadn’t been emailed mine, and had to call the property phone number to get it, but the help over the phone was very nice and I got what I needed. Otherwise great room for the price.

Very basic, but clean and had all that was needed, hairdryer, iron, shower etc, so ok for a couple of days stay. Parking was the main issue. Could do with modernizing. Security to property and rooms good. Location was good with easy access to centre of Brighton and beach areas. Enjoyed our stay.

Fire alarm went off at 2am, luckily a false alarm,but I was in the basement floor and I have no idea if there was any other way out besides the stairs I came down,mainly due to the lack of signage. Not 1 person staying there knew where to gather due to no signs informing guests of an assembly point.and staff refused to come out for the alarm so firefighters were called just to turn off an alarm which took them an hour due to having no key available in the hotel. Once turned off the alarm still beeped till 10am meaning no sleep all night and the hotel point blank refuse any kind of refund. So if you value your safety and money then just don’t stay here.

The check in experience was pretty dreadful. We waited ages for someone to turn up to give us the code, they then didn't give us the external door code (but luckily an email came through hours later, before we were back to attempt access) then a new email with a change of code arrived, but that code was wrong and in fact the earlier email had the correct code on it. The noise in the hotel from people coming and going all night was dire and the bed was uncomfortable. All in all, only worth it if like most other guests last night, you don't want a guarantee of having access to your room or a good night's sleep!

The room was lovely, the staff called as soon as we checked in to see if we checked in okay which was nice. If you looked out the window to the right you could see the sea. It was in a very good location. Cafes, bars and more right down the road! Difficult with parking but managed to find a carpark two streets down for £20 for 24 hours. Overall it was a lovely place for a little getaway, me and my partner really enjoyed ourself!

Seemed like a complete scam. The photos bore no resemblance to the location. When I booked, the receipt showed a certain street address, but the day before arrival I got an email with a different address. No staff, no lobby, just key-boxes. Carpets were stained and ripped. Room was tiny, dirty and stifling hot. To finish it off, the toilet had not been flushed, meaning that there was either no cleaning at all (so presumably the sheets had not been changed either), or the cleaning was awful. I walked in, looked around and walked out. I have phoned and messaged the "hotel" multiple times with no response at all. I have now contacted the local City authority as I suspect this place is not licensed, and I have contacted hotels.com and my credit card company for a full refund as this seems to be a complete fraud. Stupidly, I did not think to take any photos.

Shower had no pressure. Mattress had stains covering it. Tv didn’t work. Extremely loud and noisy could hear every single room, due to very think walls. Check in was not good, had to call to get the code when it should have been sent before hand.

I booked a room at the last minute as I missed my train. I was not expecting luxury and I knew the room would be basic, but this was one of the worst places I ever stayed at. The mattress was wet from the previous guest so I had to strip the bed and sleep under the mattress protector on the bare mattress. The mattress protector was sheding feathers, so I woke up in the morning completely covered in feathers. This place is disgusting and should not be allowed to accept reservations. There is a big difference between basic and filthy. I contacted the number I was given and the lady I spoke to was pleasant, but she could not do anything in the middle of the night. Trully awful.

BED BUGS I tried to check in at 8:20 PM and had to call the number on the door for about 10 minutes before anyone answered. Eventually, I received the entry code via WhatsApp, which worked, but it was not ideal after a long day. Once inside, the entire place smelled strongly of fresh paint. My room had a dirty ceiling, and I found used dirty underwear under the bed, which was extremely unhygienic. The bed was also very itchy, and later that night around 11:40 PM, I felt something crawling on me. It was a bedbug. I spent the next two hours checking my clothes, sheets, and luggage. Didn't get much sleep after that.

We had a very disappointing experience at this guesthouse and wouldn’t recommend it. Firstly, we were not sent the check-in details or entry codes in advance, meaning we struggled to access the building on arrival. We had to call the property to get this information. All other guests that arrived had the same issue. What was most upsetting, however, was discovering that we’d been placed in a basement room, which was not made clear at the time of booking. We reserved a standard double room with an en-suite, and the photos showed a bright, airy space with natural light. Instead, we were given a dingy, dark basement room with zero natural light and no privacy. People walking past could look directly into the room. It felt more like a converted storage area than a proper guest room. On arrival, we were met with a pile of bin bags and dirty laundry in the hallway just outside the room, creating an awful stench which also seeped into the room. The lack of ventilation made everything worse. The toilet paper was damp, the air was thick and musty, and there were clear signs of neglect, including mould growing at the base of the toilet, a broken window handle, a crack in the window covered in duct tape and a leaking shower due to missing sealant. We raised these issues with the property, but they were unable to offer us an alternative room. This should have been advertised as a basement room at a significantly lower price. We feel ripped off, misled, and regret booking this place.

The room smelt damp/mouldy! The walls looked like they had stains on them. The bathroom mirror was dirty, there was what appeared to be toothpaste on the tiles next to the sink. There was a slug in the shower. The flooring was in need of replacing! Generally not worth the money!

Property was clean and relatively easy to locate. Instructions on how to enter the building were sent the same day as arrival at 14:30 so a bit late and the WiFi did not work at all anywhere except the ground floor(my room was on the second floor). Other than this it was a pleasant stay.

The room was basic, furnished and refurbished to the cheapest of standards without even a mixing tap in the bathroom. Bedlinens, though clean, were stained and unsightly. The mattress felt old and worn, though I profess I slept fine. For a bare-bones basic place to sleep in trendy Kemptown, you get your money's worth (e.g. it was less than half the price of any other option I found). Several buses service the area and it's only a block from the coast. The major problem I had was not receiving entry instructions as the "hotel" is unmanned, requiring me to reach out to the very helpful third-party service contractors on WhatsApp and delaying my check-in, thus causing me to arrive late at an event I was in town for. Furthermore, my access request had been ignored and I was assigned a room up many stairs when I had specifically requested a lower floor due to limited mobility. Shower had no pressure. Mattress had stains covering it. Tv didn’t work. Extremely loud and noisy could hear every single room, due to very think walls. Check in was not good, had to call to get the code when it should have been sent before hand.

Some of the reviews of this place are a little harsh. We stayed in Room 8 on the top floor. The hotel is a little dated and could do with an upgrade and repaint. I think the issue is that the picture they have on here are probably taken a while ago. The room and bedding was clean and we had hot water for the shower at all times. The keyless entry for the main door and room is very useful and save you having to carry a key around. If your looking for cheap hotel with no frills this is one to consider but do not expect too much and certainly not what the images show. But I would rule this place out just because of that. I would suggest that the hotel updates the pictures and that way the reviews wouldn’t be so bad.

It was smooth check in with instruction email. Located just in front of bus stop which is strong selling point. Good Wi-Fi connection but no normal TV signal in my room. My concern was no instruction or information about switching on or off of radiator so first night was soooo cold. Second day I found where the switch of radiator. Please show more visible this point. Also noise from neighbouring room is very loud and I can hear all conversations. Toilet cleaning stuff smell is so strong in small room. That’s my disappointment things in this accommodation.

Seemed like a complete scam. The photos bore no resemblance to the location. When I booked, the receipt showed a certain street address, but the day before arrival I got an email with a different address. No staff, no lobby, just key-boxes. Carpets were stained and ripped. Room was tiny, dirty and stifling hot. To finish it off, the toilet had not been flushed, meaning that there was either no cleaning at all (so presumably the sheets had not been changed either), or the cleaning was awful. I walked in, looked around and walked out. I have phoned and messaged the "hotel" multiple times with no response at all. I have now contacted the local City authority as I suspect this place is not licensed, and I have contacted hotels.com and my credit card company for a full refund as this seems to be a complete fraud. Stupidly, I did not think to take any photos.

The room was basic, furnished and refurbished to the cheapest of standards without even a mixing tap in the bathroom. Bedlinens, though clean, were stained and unsightly. The mattress felt old and worn, though I profess I slept fine. Several buses service the area and it's only a block from the coast. The major problem I had was not receiving entry instructions as the "hotel" is unmanned, requiring me to reach out to the very helpful third-party service contractors on WhatsApp and delaying my check-in, thus causing me to arrive late at an event I was in town for. Furthermore, my access request had been ignored and I was assigned a room up many stairs when I had specifically requested a lower floor due to limited mobility. Although this was rectified by the third party service contractors, again the massive inconvenience delayed me and could have been avoided.

To be honest, I had a load of misgivings about this place, because I only read the reviews AFTER I booked and paid for it! The mixture of 2-stars and 5-stars made it tricky to know what to expect, and there was a lot of trepidation when we rocked up to the gaff. Turns out it was fine. The Chekin website they encourage you to use was an absolute dumpster fire, but thankfully not necessary. We had calls prior to our visit reassuring us that it'd be fine and had an email on the day showing us the codes for the front door and the room, and they all worked. As for the room? Very obviously not the Ritz, but we weren't paying Ritz money and expectations were in line with that. Decor, skirting boards and whatnot a lil bit tired, but hey ho. Important stuff: It was clean. The bed was comfy. Tea, coffee, kettle all provided (including Biscoffs, which I have only just remembered I didn't scoff... DOH) Bathroom similarly clean, shower worked well and shampoo etc provided. We had an absolute blast in Kemp Town and slept well afterwards. For the money, and it wasn't a lot, absolutely no complaints and will definitely stay there again on our next visit.

I’ve stayed here on three occasions, each one worse than the one before and only returned due to the convenient location and low prices (at the time). The beds are uncomfortable, and the rooms were cold (small heaters are provided but these are small and noisy). You can hear every noise throughout the property and most nights I had barely any sleep, the worst night was when a couple had managed to get into the property but couldn’t access their room so we’re trying to get into my room! They had tried typing random pins as you can hear when someone is putting a code in and eventually called the helpline, as the walls are so thin I could hear the whole conversation and it turned out they had not submitted their ID to get the check-in details yet! I felt so unsafe especially as a solo traveller, when I contacted the property their response was just a template sorry and that it’s an unstaffed property. If sleeping and comfortability are not priority then staying here is fine but otherwise I would avoid. After 3 chances the only thing that’s good about this place is its location.

They took over a week to reply to a question, there were no codes available to enter the property or codes for the rooms for multiple guests including me, the standing fan was broken, the bathroom light was broken, the only access to the outside for cooling or a breeze was a dank little courtyard that was literally swarming with mosquitoes, and I received no contact about the broken light and fan for over 6 hours before I left.

We waited ages for someone to turn up to give us the code, they then didn't give us the external door code (but luckily an email came through hours later, before we were back to attempt access) then a new email with a change of code arrived, but that code was wrong and in fact the earlier email had the correct code on it. The noise in the hotel from people coming and going all night was dire and the bed was uncomfortable. All in all, only worth it if like most other guests last night, you don't want a guarantee of having access to your room or a good night's sleep!

Very basic, but clean and had all that was needed, hairdryer, iron, shower etc, so ok for a couple of days stay. Parking was the main issue. Could do with modernizing. Security to property and rooms good. Location was good with easy access to centre of Brighton and beach areas. Enjoyed our stay.

The property looked clean and presentable. The room was smaller than i expected, especially the bathroom i didnt even attempt to use the shower because it looked so cramped. We had a little trouble accessing the property at first because the email hadnt arrived with details how to input access code etc but luckily the gentleman came by and confirmed my reservation and instructed how to use the access code reader. The property was mostly quiet, wifi wasnt great but useable. Walking distance to where we needed to go and local cafe's. We slept very well for our 1 night stay.

The room was lovely, the staff called as soon as we checked in to see if we checked in okay which was nice. If you looked out the window to the right you could see the sea. It was in a very good location. Cafes, bars and more right down the road! Difficult with parking but managed to find a carpark two streets down for £20 for 24 hours. Overall it was a lovely place for a little getaway, me and my partner really enjoyed ourself!

The hotel is currently not what you see in the photographs. It is rundown , dirty and the windows are boarded up. We only had a trickle of hot water for our entire stay. Avoid unless you want a hostel /squat experience.

The promised code needed to check in was not sent and it was quite a fuss to try and get it via the telephone number provided. The bath took 15 minutes to fill because the hot water was just a dribble. 'Deluxe' is not an apt description for a room of this standard (quite some way below a Premier Inn).

Don't! That's my advice to anyone reading this. After check in and making my way to my cell, I found that it was as advertised - a single room. So single that I could touch all the walls without moving. The bed was wedged into a gap with half of it covering the doorway to the toilet. The toilet itself wasn't actually attached to the floor other than by a failed bead of silicone, so it would move about when sat upon. The shower cubicle was so small that it was difficult to shut the door, and even when shut it leaked. Luckily just outside the shower door is a deep dip in the flooring so the water just pooled there before running into the bedroom. The shower unit, elegantly glued to the wall with over an inch if silicone took so long to provide hot water that I want sure if there would ever be any. There are holes stuffed with paper around the bathroom, the wall paint is all over the fittings, the mirror held up with masking tape. Then there's the window. It did open, sadly straight onto a small area favoured by pigeons, seagulls, and other winged vermin. At 0500 these all decided to greet the day at volume. This startled me awake, causing my feet which had been hanging out of the bed and into the bathroom to kick the doorframe, making sure I was awake. No sign of any staff at any time, no clues as to where breakfast might have been held. Not worth the near £200, not even half of that.

The toilet itself wasn't actually attached to the floor other than by a failed bead of silicone, so it would move about when sat upon. The shower cubicle was so small that it was difficult to shut the door, and even when shut it leaked. Luckily just outside the shower door is a deep dip in the flooring so the water just pooled there before running into the bedroom. The shower unit, elegantly glued to the wall with over an inch if silicone took so long to provide hot water that I want sure if there would ever be any. There are holes stuffed with paper around the bathroom, the wall paint is all over the fittings, the mirror held up with masking tape. Then there's the window. It did open, sadly straight onto a small area favoured by pigeons, seagulls, and other winged vermin. At 0500 these all decided to greet the day at volume. This startled me awake, causing my feet which had been hanging out of the bed and into the bathroom to kick the doorframe, making sure I was awake. No sign of any staff at any time, no clues as to where breakfast might have been held. Not worth the near £200, not even half of that.
