Very nice hotel, friendly and helpful staff. Nice continental breakfast. Great bar through the green door open in the evenings. Note that there are stairs to get to some of the rooms. The recommended parking garage is a couple blocks away, so not the most convenient.

Beautiful little hotel with a fun room. Friendly guest check in. Beware if you have got a large suitcase. There is at least one staircase to climb if you’re on the 3rd floor.

Greeted by a friendly, helpful staff member. Adorable lodgings but difficult to directly access due to one-way streets - no elevator access to our room so be able to walk up two flights of steep older stairs. We were offered help to bring luggage up the stairs. There is no on-site family friendly restaurant, 21 - and older only. Breakfast was simple but efficient, lox and fresh bagels were a treat. Cleanliness not very evident, could be related to age of building. Hot water to our third floor room was several minutes to arrive, difficult to regulate consistent water temperature once it did. Rain shower head was very nice, bathroom was small but very modern and complete. No typical amenities offered, I.e. ice or vending. Bed comfortable. Small grocery market just a block away for snacks and staples, but no in-room fridge (although one was offered to be delivered to room during check-in) or microwave. Pennsylvania blue laws make taking a glass of wine from bar to room impossible and no liquor store nearby/walking distance so bring your wine and corkscrew with you and be prepared to carry it up the stairs when you do. Overall, charming. Enjoyment would depend entirely upon personal level of comfort and ease in an older, historic building. We had to wheel our suitcase from nearest street to hotel entrance upon arrival and departure when taking an Uber so another reason not to pack a suitcase too heavily, or carry too many parcels/packages.

Lovely hotel - rooms not modern but had everything we needed. Parking a couple of blocks away and $$ (but it is in a city). Super cute bar off of lobby and reasonable continental BF. Staff was the nicest I have dealt with in quite some time

The Speakeasy just off the lobby is not inexpensive, but the cocktails were excellent. They also have a great selection of scotches, rums, etc. The hotel and Speakeasy staff were all genuinely friendly and helpful.

First off, this hotel is not on Rittenhouse square but a small side street off the square. The staff graciously allowed us to check in early but - the thermostat in the room didn't work. It was 66 degrees. Apparently since the remodel temperature is controlled from the hallway. So, why have a thermostat in the room? Not clear. The TV didn't work. And the electric fireplace didn't work. They moved us to another room no problem. This was better but the smell of pot in the room, either from the street or from a connecting room was potent. Bfast buffet was very meager and we took to eating at Parc around the corner. Finally, the staff, while nice, were new to hotel and unsure how things worked. None of them knew the area and could give advice. We love the area and the hotel has potential but as it currently is, a disappointing experience.

This is a charming boutique hotel. Wonderful front desk team. Very nice room and bed. The continental breakfast is a delight. We visited the speakeasy by the lobby that was nice, with craft cocktails. This 20 room inn is in a great area for shopping and dining.

Hotel was charming and location was really good, walking distance from almost everything (art museums, historical part of town / old town, restaurants, shops) and the room was very spacious. Bathroom could use an improvement, and breakfast could have more variety (more fruits options, other non-carb options).

Great location and very walkable and safe, even later at night. Continental breakfast is a nice touch. Property has a few rough edges though... garbage bags left out at breakfast, found stray hairs in the bed, night staff not dressed in professional attire (e.g. t-shirt & jeans). Also just note the Hector room is over a bar/speakeasy with late hours on weekends and near a noisy staircase -- might be bothersome for light sleepers.

i love boutique hotels because of the unique designs and character. the decor was really beautiful and the staff was very friendly. however, the paint in the room was chipping in certain places. the water pressure in the shower and bathroom sink was abysmal. also, the toilet paper was holder was under the sink, so strange. overall, it was a pleasant experience.

Staff is incredibly friendly and tremendously helpful. The room I had was beautiful and very clean. I would definitely stay here again should I ever be in Philadelphia again. My only gripe was the shower pressure wasnt where Id like for it to be, but thats a minor issue.

Overall, the hotel did not live up to my expectations. The hotel was cute, but there was much to be desired. My room was freezing and the sheets were stained. When I checked out in the morning, there was no one at the desk. I waited for about 5 minutes, but nobody ever showed up. I simply left my key on the desk and hoped someone would find it. I travel to Philly for work from time to time, but won't be back at this hotel next time I am there.
Overall, the hotel did not live up to my expectations. The hotel was cute, but there was much to be desired. My room was freezing and the sheets were stained. We had a wonderful stay at the Franklin from check-in to departure. When we arrived, the front desk manager was personable, friendly, and very welcoming. That set the tone for our time there -- everyone we met in the lobby, hip cocktail bar, brunch service, or any other part of our trip was warm and caring. The room was cozy and personable, with a comfortable bed and amazing shower with both rainfall and spray showerheads. The location is fantastic too. The only caution I'd give is that the desk in our room was not very big, so only good for a quick email check and not serious work on a laptop. But this stay was for fun anyway, so that was not a big deal so much as an observation. But for a romantic or fun getaway, the Franklin is perfect. And the cocktail bar hidden off the lobby was a cool bonus too! We appreciate how everyone there made our stay so enjoyable and special, and look forward to coming back soon! Each room is decorated differently with a personality of its own, so it would be fun to check out a different one next time for a twist.

Very friendly staff. Prime location. Condition of room was subpar considering the potential. For example: room heat is controlled by one thermostat for the floor which is in a common area, therefore room was a little cool and drafty due to the understandably older nature of the building. No mini-fridge in the room. Lock box did not work.

Room was fine but nothing special or nice. The safe was broken. More annoyingly however, you could hear the bass of the bar until 2 am on weekend nights, which prevented me from sleeping. Overall, wouldn’t recommend staying here.

The amount of noise around this hotel makes it unbearable. It’s insane how much noise was made all hours of the night with the city works and night life. I would never recommend this place. They should have at least offered ear plugs

Ran into a few issues. Had to wait 15 minutes for someone to appear to check in. This hotel does not have air conditioning it appears, all i had in the room was a Dyson colling fan. The windows did not open so that and no AC made the room warm and stuffy. The bed however, was really comfortable and for once the pillows had support rather than the too soft pillows in most hotels. The breakfast was nice as was the onsite Speakeasy cocktail bar.

The gentleman that checked us in was absolutely awesome. Customer service was on point. He was attentive and i truly believe he wasnted us to have an enjoyable stay. He was knowledgeable of the area and very welcoming.

We enjoyed our stay and the hotel is quaint and unique but the doorman of the “speakeasy” was rude and pompous. When we tried to go in he blocked our entry saying “can I help you” in a rude tone. We said we were guests of the hotel and wanted to grab a cocktail at the bar. He then proceeded to act as if we weren’t allowed in and made a big deal about it. The funny thing is the concierge at check-in tells everyone that there is a speakeasy, yet the doorman of the bar acts like it’s a members only type thing and didn’t seem to care that we were guests of the hotel. It’s not really a “speakeasy” when you can see the bar from the hotel lobby, and when the hotel staff tell everyone about it. So the doorman of the bar doesn’t need to act like it’s an actual speakeasy.

The staff were REALLY inviting and hospitable. O had an excellent stay and it was made better by how staff treated us. I’m beyond pleased with the service and overall condition the hotel was in.

Overall, the hotel did not live up to my expectations. The hotel was cute, but there was much to be desired. My room was freezing and the sheets were stained. When I checked out in the morning, there was no one at the desk. I waited for about 5 minutes, but nobody ever showed up. I simply left my key on the desk and hoped someone would find it. I travel to Philly for work from time to time, but won't be back at this hotel next time I am there.

We usually stay in Rittenhouse Square when we visit Philadelphia, and when I cam across The Franklin I was excited to give it a try. Definitely had high expectations for a "boutique" hotel rather than a larger hotel. So first, the good things. The rooms are as shown on the website, each unique and fun, plus cleanliness was what you would hope for and expect. Location is great - quiet street just off the square. Now, the not so good stuff. The staff at the desk were overall not friendly or very helpful. Not rude, but not welcoming either. No offer to help with bags or learn why we were in town and offer suggestions. When we got to our room, there was a small write up about the hotel, informing guests of when the complimentary breakfast was served, and also that maid service/turn down was only available on request. Our first morning, we plan our day to start with breakfast at the hotel. But, we're told that there is no breakfast due water issue. We had also seen on the description that there was a bar/restaurant, but it's no where to be seen, and staff didn't mention it, not in note, so we thought it was a mistake. When we came down on our second morning we're directed to breakfast in a small room way at the back of the hotel, and to get there you have to walk through the bar! I had to ask the desk person about it to learn it opened at 5pm. Would have been nice to know. Breakfast was ok - we left too early the next day. So much potential - too bad.

This property is staffed with individuals with lack of knowledge or skill is hospitality. Rooms are not as advertised. They are below average in appearance. Outlet and light didn’t work in one corner of the room. The rooms were hot and there is no AC in each room. Hotel staff did not know how to make the room cooler. Awful sleeping conditions and overall lack of care for the customer comfort or enjoyment . The parking garage on the website in not convenient if you have luggage and cash only, avoid that garage. There is a parking out right in front of the hotel but they don’t want hotel guest parking there. Overall this was one of the worst hotel in Philly that I’ve stayed at and by far does not live up to the standards of the rest of the Rittenhouse hotels. Dot not stay there for more than $75. There are nicer, better staffed low end chain hotels

This hotel is in a great location, very walkable and everything. Lots of good places to eat and lots of good things to see in the area. Staff is especially nice, thoughtful and helpful. I felt very safe and taken care of here as a single person. The breakfast was outstanding, having been an owner of a bed-and-breakfast for many years surprised at how much thought they put into the buffet.
This hotel is in a great location, very walkable and everything. Lots of good places to eat and lots of good things to see in the area. Staff is especially nice, thoughtful and helpful. We had a wonderful stay at the Franklin from check-in to departure. When we arrived, the front desk manager was personable, friendly, and very welcoming. That set the tone for our time there -- everyone we met in the lobby, hip cocktail bar, brunch service, or any other part of our trip was warm and caring. The room was cozy and personable, with a comfortable bed and amazing shower with both rainfall and spray showerheads. The location is fantastic too. The only caution I'd give is that the desk in our room was not very big, so only good for a quick email check and not serious work on a laptop. But this stay was for fun anyway, so that was not a big deal so much as an observation. But for a romantic or fun getaway, the Franklin is perfect. And the cocktail bar hidden off the lobby was a cool bonus too! We appreciate how everyone there made our stay so enjoyable and special, and look forward to coming back soon! Each room is decorated differently with a personality of its own, so it would be fun to check out a different one next time for a twist.

Wonderfully intimate hotel. Attached bar and breakfast room are a nice addition. I do wish breakfasts had a few more protein options like eggs, bacon and sausage, but what they do have is tasty and fresh. I would stay here again.

This was my first stay in this exceptional boutique hotel in a fabulous location just off Rittenhouse Square in Center City Philadelphia. While the accommodations and the ambiance of this small hotel are top notch, the incredibly attentive staff made the experience so enjoyable. The rooms aren't large, but they are well appointed and cozy. The continental breakfast was exceptional (they had me at smoked salmon.) They do add an amenities charge to your bill (their version of a resort fee) I'm not sure what amenities they are charging for, there is no housekeeping except upon request (and they are eager to fulfill all requests.) Otherwise, it's like many hotels, an excuse to advertise a lower room rate and then add on to it. I won't penalize them for this as it's unfortunately a common practice. I will definitely return to The Franklin On Rittenhouse and I highly recommend it.

The room was a sort of air bnb “apartment “ on the ground floor, requiring a separate street entrance from the hotel. A bit weird, and not what we had booked (we were staying one night, no need for a kitchen). The main problem, though, was the noise. The air conditioning units were very noisy, and there was no controls available to turn them off. So despite the fine bed, we slept horribly. And then, there was construction beginning at 7, right outside the window.
