The farm is in a deteriorated state. The cottage is not very clean due to the old state of the building. When sitting on the deck the view is very nice except for the huge amount of mosquitos, micr and squirels.

No visible staff at all, but responsive to phone calls. The place was interesting, but the featured whirlpool bath did not work. Large but very cold bathroom. "Breakfast" was a few Hostess products, with no milk for coffee - very poor. No horses !

High on charm and comfort but not “technology”, this inn is well loved, and not for the corporate traveler. The inn is on a 9 acre farm in the middle of historic Sudbury. Come to see and feed the horses, wake up in a four poster bed, and enjoy the beautiful tile & polished beach stone covered bathroom & shower (with a heart shaped bathtub!)… This is a contactless inn, you will likely not see the owners, nor have maid service during your stay. We were looking for something unique, enjoyable, and not “cookie cutter” for a two night stay…We found it.

What a funky, unique Inn to stay at in Sudbury, MA. We had a very comfortable suite with two bedrooms, a jacuzzi/shower room and a bathroom, plus a small kitchenette and two roof top decks with seating. Lots of horse paraphernalia and antique trinkets and decorations everywhere. Everything made you feel like you had stepped into a different world. Fun! The only disappointments were 1) the Inn owners or Innkeeper was never there the four days we stayed. No manager and no person welcomed us onsite and even after four days we never saw anyone connected with owning or operating the Inn, even though we texted with Joan Beers, owner, prior to our arrival who was very accommodating. We would have enjoyed meeting the owners/proprietors of the Inn especially since there were photos (we think) of them on the wall in the stairway from back in the 1970s or so. And they appeared to be big horse enthusiasts which would have been enjoyable to learn about. Our room key was simply left in an envelope in the foyer for us when we got there, and then a sign told us to drop the room key in a basket upon departure. No human interaction with the proprietors whatsoever. 2) The outside of the Inn and the grounds appear to be neglected in maintenance. Paint is peeling on the porch decking, outdoor furniture is dirty, and the grounds are unkept. It appears that little is being done (or maybe little can be done (physically or financially?)) to keep things up. And that's a shame.

The property is set back from the road and has an historic feel to it. Our room had a balcony which was great on a sunny day. The room was heated by a gas fireplace which was a nice touch. We were able to walk to a restaurant and bike to the Bruce Freeman bike trail which was great. The Inn felt like it needed some TLC and updating.

Picked up my key from within a used envelope with my name on it; "contactless check-in". No human contact. Continental breakfast was two green bananas, two oranges, and 4 packets of maple brown sugar instant oatmeal for a two day stay. Yes there was a coffee pot and a gallon of water in the closet and a small fridge that I couldn't figure out how to turn on. Red heart-shaped jacuzzi tub in the bathroom! Very old house, comfortable bed, quiet location.

The Inn on the Farm is best described as neglected elegance. Our room's decor and design was superb...but the tub had wads of hair in it, the shower drain too; under the bed was layers of dust, an old plastic spoon. I felt like I'd stumbled into a gorgeous room from the 19th century and nobody had been there for a hundred years. A plus was the place was as quiet as could be. If the owners paid it more attention, I'd give it an all thumbs up (though they'd also need to up their in-room coffee offering--it's instant).

The property is NOT at all what it was advertised to be! We found someone's dirty underwear and garbage in the room, no extra toilet paper, the sink dripped water constantly, the 'pre-packaged breakfast' were 3 small packages of Hostess donuts, 1 fruit pie, 4 small fruit cups and an in-room coffee pot - a comfortable bed, with very uncomfortable pillows. That is the worst so-called 'breakfast' I have ever experienced! There is no living room or any 'shared' space, other than the entry where you pick up your room key. This is NOT a bed and breakfast and should NOT be advertised as such. It is an old house that needs significant upgrades, with rooms to rent in a nice setting.

Look, we like funky, personal, old-fashioned bnbs and inns rather than homogenized generic hotels but there are really two issues with this place: they either need to upgrade or they need to charge less, a lot less, for what they are offering. The property is radically neglected with lots of junk everwhere (a mop head here, a mold covered soccer ballt here) and outdoor carpeting that should have been removed decades okay. Indoors the clutter is insane. Our room was palatially large but there was no soap for the jacuzzi tub (which doesnt work anymore and the water didn't get very hot), no bureaus, and the closets were blocked by chairs and tables and filled with crap. There was an old funky coffee maker but no coffee , wall to wall carpeting in the bathrooms (but not the bedrooms) It seemed to be furnished by a grandmother in her Liberaci-Flowers in the Attic period. There's just too much stuff everywhere but not the stuff you really need. I think the owners are older, covid's been hard...and they've got two options. Drop the price and let folks enjoy the wild and wonderful property and the ghostly inn...or get a dumpster, a power washer and hold a yard sale. I hate giving this place a bad review because I love that they care for animals, and I think that once it was a great place, and we all get older...but they cannot charge what they are charging for what they are offering.

This is our second Thanksgiving staying here. We love the homey decor, comfortable rooms and quiet of the inn. Thank you!

No visible staff at all, but responsive to phone calls. The place was interesting, but the featured whirlpool bath did not work. Large but very cold bathroom. "Breakfast" was a few Hostess products, with no milk for coffee - very poor. No horses !

High on charm and comfort but not “technology”, this inn is well loved, and not for the corporate traveler. The inn is on a 9 acre farm in the middle of historic Sudbury. Come to see and feed the horses, wake up in a four poster bed, and enjoy the beautiful tile & polished beach stone covered bathroom & shower (with a heart shaped bathtub!)… This is a contactless inn, you will likely not see the owners, nor have maid service during your stay. We were looking for something unique, enjoyable, and not “cookie cutter” for a two night stay…We found it.

What a funky, unique Inn to stay at in Sudbury, MA. We had a very comfortable suite with two bedrooms, a jacuzzi/shower room and a bathroom, plus a small kitchenette and two roof top decks with seating. Lots of horse paraphernalia and antique trinkets and decorations everywhere. Everything made you feel like you had stepped into a different world. Fun! The only disappointments were 1) the Inn owners or Innkeeper was never there the four days we stayed. No manager and no person welcomed us onsite and even after four days we never saw anyone connected with owning or operating the Inn, even though we texted with Joan Beers, owner, prior to our arrival who was very accommodating. We would have enjoyed meeting the owners/proprietors of the Inn especially since there were photos (we think) of them on the wall in the stairway from back in the 1970s or so. And they appeared to be big horse enthusiasts which would have been enjoyable to learn about. Our room key was simply left in an envelope in the foyer for us when we got there, and then a sign told us to drop the room key in a basket upon departure. No human interaction with the proprietors whatsoever. 2) The outside of the Inn and the grounds appear to be neglected in maintenance. Paint is peeling on the porch decking, outdoor furniture is dirty, and the grounds are unkept. It appears that little is being done (or maybe little can be done (physically or financially?)) to keep things up. And that's a shame.

There is no communication with this property whatsoever, so beware. There is a zero refund policy, which I was aware of, but due to some scheduling complications, I was never able to confirm an attempted cancellation nor was Expedia able to confirm with the owners. Had to spend extra money for other accommodations because no one could make contact with this property. Ridiculous.

Picked up my key from within a used envelope with my name on it; "contactless check-in". No human contact. Continental breakfast was two green bananas, two oranges, and 4 packets of maple brown sugar instant oatmeal for a two day stay. Yes there was a coffee pot and a gallon of water in the closet and a small fridge that I couldn't figure out how to turn on. Red heart-shaped jacuzzi tub in the bathroom! The property is set back from the road and has an historic feel to it. Our room had a balcony which was great on a sunny day. The room was heated by a gas fireplace which was a nice touch. We were able to walk to a restaurant and bike to the Bruce Freeman bike trail which was great. The Inn felt like it needed some TLC and updating.

The Inn on the Farm is best described as neglected elegance. Our room's decor and design was superb...but the tub had wads of hair in it, the shower drain too; under the bed was layers of dust, an old plastic spoon. I felt like I'd stumbled into a gorgeous room from the 19th century and nobody had been there for a hundred years. A plus was the place was as quiet as could be. If the owners paid it more attention, I'd give it an all thumbs up (though they'd also need to up their in-room coffee offering--it's instant).

We loved the horses and fell in love with them right away. The house was very beautiful and the grounds lovely to walk around on. There were people working on the house which was a bit uncomfortable as we didn't know who they were. The coffee machine did not work. The lightswitch in the bathroom not grounded very dangerous. I think the place was haunted due to something strange but other than that it was lovely. The horses I will never forget dear souls...very sweet. They loved the carrots. thank you for a lovely house.

The property is NOT at all what it was advertised to be! We found someone's dirty underwear and garbage in the room, no extra toilet paper, the sink dripped water constantly, the 'pre-packaged breakfast' were 3 small packages of Hostess donuts, 1 fruit pie, 4 small fruit cups and an in-room coffee pot - a comfortable bed, with very uncomfortable pillows. That is the worst so-called 'breakfast' I have ever experienced! There is no living room or any 'shared' space, other than the entry where you pick up your room key. This is NOT a bed and breakfast and should NOT be advertised as such. It is an old house that needs significant upgrades, with rooms to rent in a nice setting.

Strange experience no contact with the hosts and breakfast items in the room were processed donuts and fruit pie. The milk was curdled not even able to get a cup of tea,so unlike any previous bed and breakfast experience.The room was comfortable and all other services available.

My room was vintage and very charming with an extremely comfortable bed….. as I had to leave rather early. I didn’t notice any breakfast…… but a cup of coffee would’ve been nice….. the in keepers have a very unique property….. but you would be on your own to try……..

We reserved the Cottage months in advance, and I talked with the owner about 3 weeks before arriving, further confirming our reservation of the Cottage. Upon arrival, someone else was in the Cottage! Nobody was at the main desk (ever), so I called. She claimed she "mistakenly" double-booked it, and put us in a room in the big house, refusing to force the others out and give us what we reserved. We had chosen the Cottage for family members to spend some time with us there, in connection with a family event nearby. Our room was some sort of "honeymoon suite," with a king-sized poster bed using 85% of the bedroom area and a bright red heart-shaped whirlpool bath using 85% of the bathroom. A small fridge, microwave, hot pot, and other stuff was crammed into what was previously a clothes closet, and no place for hanging long clothes. Breakfast was instant oatmeal, with no clean dishes available. The windows were dirty and grimy, and surfaces other than what could be readily vacuumed or wiped were filthy. The room had 5 windows, each with pleated shades; 3 had their adjusting strings broken off, and the remaining 2 had one broken string, resulting in hanging at a steep angle when raised. Most of the buildings are run down. There are NO HORSES, but there are chickens, a broken-down Subaru Outback and possibly broken bus-style RV. What we hoped to be a memorable stay was memorable for all of the wrong reasons.
