Way overpriced! One washcloth, one hand towel for two people. Low, low water pressure in the shower. Lean forward on the stool and your head bumps the wall. Not even a “Continental” breakfast. No ice. Difficult to see in the closet area due to insufficient lighting.

Wow what a great stay! Our room was immaculately clean and smelled so fresh as soon as we walked in. We had a handicap room with two queen beds and there was plenty of room for us to manuver around. There was a very clean raised tub with a shower with a handicap rail. The vanity was a nice touch the refrigerator and microwave came in very handy for storing leftovers (CJ's Cafe is the best ever for breakfast) and reheating our meals. The Cable TV and free Wifi were excellent! I cannot praise enough the owner and staff on their professional and personal treatment it was most definitely the best I have ever had. I have stayed in all types of establishments some great, some good and some bad with pricing ranging all over the map. I have to say without hesitation that the Arroyo Village Inn is in the Great category due to its pricing, cleanliness and customer treatment. I will stay here every-time I am back in this area.

It was a very quick overnight stay. The room was run down - light next to the bed did not work and was falling apart. Toilet seat very worn down. Room 109 was next to the freeway so very noisy. Parking not enforced and had a very difficult time getting out of the parking lot at 4:30 am.

Affordable and clean. The two biggest things you need when traveling and staying at a motel. Manager was attentive and was up early helping to clean the room next door. This shows dedication! You just don’t see much like that anymore. Yes, an older building, but in great condition. Only drawback is parking area. It’s designed like those classic Motor Lodges of days gone by. Hard to maneuver s modern car thru.

Everything went quite well was only here for one evening two days although when I woke up in the morning, I went to take my shower and I found two spiders so I believe they need to get that serviced but very quiet very fairly customer service. Needs upgrade furniture wise I would stay here again.

Great stay! The room was clean, the sheets were clean and the owner allowed me to check in early. Very happy with the quick 1 day stay for my friend's wedding. It was also very affordable for the beautiful area. Definitely recommend!

This is a VERY basic accommodation. The positives: the room was clean and the inn is in walking distance of Arroyo Grande Village. The staff was polite. The negatives: it definitely needs a makeover. There was a small sink outside the bathroom with no room for toiletries, with thin towels, and a bathroom shower stall that has seen better days. There are no hooks or surfaces to hang wet towels, toiletries, etc. Not a room I would care to spend time in. The AC/heater is very noisy and the walls are thin. We could hear the guest next door coughing all night.

This is a wonderfully managed small hotel with a lot of character and a pleasing, quaint, picturesque atmosphere. It's older but well-maintained. Although older, it's very appealing and has a nice cottage-like quality, especially considering all the units are enclosed in a courtyard-style arrangement. The staff are exceptionally pleasant and check-in process is very quick. Although this is an inexpensive motel, the management is very strict on not allowing problematic elements to stay there. Not only is it completely safe, there aren't even any obnoxious or undesirable people on the premises. Ni drunks, loud sounds ,late-night engine revving, shouting, etc. Great for children and families. The rooms are completely quiet and insulated,you cannot hear anything from neighboring rooms. It's right off the highway and easy to access. It's in a commercial area with the usual gas stations, warehouses, convenience stores but it's completely safe to walk around. The very attractive downtown area is less than three minutes walk, with excellent restaurants and coffeehouses.You can drive there in less than thirty seconds. I'm sure I've stayed here over 10 times in the last several years, never a problem and always comfortable and quiet.

Room was clean, however the rooms are really outdated. Beds definitely need to be replaced could feel the wires from how old the matress are. Room really needs updates done. Our room had a hole in the wall and seems like there was a huge square cut out the wall that just never got repaired correclty. Stay was great no noise so we were able to get good sleep. Make sure you bring your own soap and shampoo. There was none in the room, completely forgot to pack some. They will provide bar soap if you ask for it. They give 2 pillows per bed, i asked about getting extras and they said they had none so if you are like my husband and need more than 1 bring your own. They do provide blankets which was nice compared to expensive hotels I've stayed at were they only supply bed sheet.

Friendly staff, my only complaint was again after a several night stay-no service! I wouldn’t expect bedding changed but at least the towels and dump the trash. I’m puzzled why no service. Room was clean and comfortable and area quiet until one of the guest had to talk load at 2:30 in the morning. A great place to stay if you want to walk up to the village and no worry about driving.

Hotel has a great location, room clean and quiet. Electrical switches/outlets should be updated. Bathroom was updated but the shower head was old. I never seen service the 3 nights I was there. It’s an older motel but there has been an atttempt to keep the buildings in good shape.

There are no hooks or surfaces to hang wet towels, toiletries, etc. Not a room I would care to spend time in. The AC/heater is very noisy and the walls are thin. We could hear the guest next door coughing all night.

This is a VERY basic accommodation. The positives: the room was clean and the inn is in walking distance of Arroyo Grande Village. The staff was polite. The negatives: it definitely needs a makeover. There was a small sink outside the bathroom with no room for toiletries, with thin towels, and a bathroom shower stall that has seen better days. Arroyo Village Inn is a hidden little treasure! Close enough for walking to down town and far enough away for pease and quiet. Best deal around that area by far Such a pleasurable experience, probably shouldn’t make too many comments or it’ll be overrun and I won’t get to stay there again

Hotel has a great location, room clean and quiet. Electrical switches/outlets should be updated. Bathroom was updated but the shower head was old. I never seen service the 3 nights I was there. It’s an older motel but there has been an atttempt to keep the buildings in good shape.

Way overpriced! One washcloth, one hand towel for two people. Low, low water pressure in the shower. Lean forward on the stool and your head bumps the wall. Not even a “Continental” breakfast. No ice. Difficult to see in the closet area due to insufficient lighting.

Wow what a great stay! Our room was immaculately clean and smelled so fresh as soon as we walked in. We had a handicap room with two queen beds and there was plenty of room for us to manuver around. There was a very clean raised tub with a shower with a handicap rail. The vanity was a nice touch the refrigerator and microwave came in very handy for storing leftovers (CJ's Cafe is the best ever for breakfast) and reheating our meals. The Cable TV and free Wifi were excellent! I cannot praise enough the owner and staff on their professional and personal treatment it was most definitely the best I have ever had. I have stayed in all types of establishments some great, some good and some bad with pricing ranging all over the map. I have to say without hesitation that the Arroyo Village Inn is in the Great category due to its pricing, cleanliness and customer treatment. I will stay here every-time I am back in this area.

Let’s start with the worst: room 107 had a rat infestation. Every step I took on the stained carpet had rat droppings clinging to my feet. In the morning, there were more rat droppings by the trash can meaning they were active at night as I lay in bed. The smoke detector had a plastic bag over it indicating previous guests were smoking in the room. The issue is that when they “cleaned” the room, they did not even check for these things and most likely just changed sheets and moved on. This was very dangerous. Black dirt/mold on windowsill in bathroom and on all baseboards. This room did not look cleaned even in a basic way. Shampoo bottle was left opened and almost completely used from previous guests, once again indicating they did not clean the room. Dirty faucets, shower walls and floor, and just overall unclean. Broken outlets and lumpy bed. Door rattled and shook all night along with the on and off of the mini fridge that was stained inside. Sheets did appear clean. Complained in the morning and received a small portion of the cost back. Would not recommend.

room was otherwise clean as expected. there was some dusty smell in carpet that needed airing out with both window and door open. there were some stains in carpet but otherwise unremarkable. parking spaces were not clearly drawn so it was hard to see if you parked correctly especially at night.

The Arroyo Village Inn in Arroyo Grande is a hidden gem. It's old school, a one story, about 20-unite motel, Roger and his family have been running/owning the Inn for some 25 years. The main reason I will come back year after year is because the personal pride he and his family have taken to the property. This is not a fanciful place in the least, but it perfectly suited my needs with a comfortable queen bed, small frig, microwave and of course bath, shower and AC/swamp cooler unit. I'm sorta a nut for the latter, need white noise and cool quarters. As a writer, on assignment, I was just seeking some peace and quiet and mild relaxation as I prepared for a long sports season ahead. The Arroyo Village Inn provided all and every time I had a question for Roger, he supplied prompt, quick responses. Everything felt personal and not corporate. The price was also a big plus and for me, worth every penny.
