Friendly and helpful staff. Initially thought it would be a bit noisy since it is close to shopping and amusement park but was very quiet. Grills and picnic tables available. Nice clean pool area.

Very close to pier. Great location. The only downside was they advertise heated pool. It was freezing. Apparently I was told by one of the workers the heater broke and they are not fixing it because its the end of the season. I complained to the front desk and she sent me to their other location because apparently their pool is heated to 89. Both pools were freezing.

this place is everything you would want for a family vacation in Old Orchard. 3 minutes away from the main street and 4 minutes away from the beach. Very clean, the kitchenette is great and well equiped. The BBQs are very clean and lots of picnic tables. They even have a big flat grill near the pool if you want to make eggs,bacon and whatever. Toasters are in the rooms. The pool is great. Just BEWARE there is a train that goes even at night and the TRACKS are 50 feet brom the rooms in the back.

This was our first visit to Seabreeze so we didn't know what to expect besides what we read online. It is an okay place! Definitely old but felt clean. The pool was not able to be used due to chemical issues, so that didn't make us happy as we wanted to enjoy that after a day at the beach. A baby mouse was in our room. Although the employee did all she could to help take the little one out, it was gross to think there is a family of mice somewhere in the room-we believe the closet, which we ended up emptying because of that. The front desk employees were very pleasant and efficient. The location of the motel was fantastic because we could walk to everything. We parked upon arrival and never needed to drive anywhere. It is right next to the train tracks, so you are woken up a lot with the train. The availability of the kitchenette was great because we could make meals and had plenty of storage. The supplies (dishes, pans) were fantastic to have and were clean. Overall our stay was good. I would suggest that it is time to start upgrading the walls and outlets and such to keep visitors coming to enjoy their stay! The price was a bit high for the outdatedness of the room/place and for having to deal with a mouse!!

Carpet was discusting. Sink was clogged and when we ask staff to help he laughed at us and didnt help so at least we were able to use the kitchenette sink to brush our teeth. Room was old and outdated. Only thing that was clean was the bed thankfully.

The rug was filthy. Dust on the hair dryer holder and hair dryer didnt work. Dust on the headboards. The desk agent came and took pictures of the floor but didnt offer a solution, either a dicount or to move us to a cleaner room.#$180+ fie a dirty room not very good

Our room was not cleaned when we arrived. We were told we would be called when it was ready, but were not. Office staff hung up on us when we called to find out if the room was ready and the set the phones to be picked up by the answering machine so that they didn’t have to talk to us. When we finally reached they they were argumentative and disrespectful. The room was in poor condition with exposed outlets, mold in the bathroom, filthy carpets and broken ceiling tiles. The walls had no real soundproofing, which means you could hear not only the neighboring occupants, but also the trains that go right behind the hotel.

Overall, we felt like the cleanliness was not up to standard, the bathroom was VERY outdated and had black stuff on the ceiling, more than half of the outlets didnt work, and the sliding door to our deck was very hard to open and shut. We would not spend $350 a night to stay there again.

Great location, walkable to the shops, food and the beach. It was so nice to park and not have to drive anywhere else unless you wanted to. Staff was very friendly. Rooms were clean and spacious for our group. It had everything we needed to cook and a regular sized fridge. Would definitely stay again.

We went in knowing this property would not be that nice but needed it only one night for a wedding. There are train tracks right out your window where the train comes through so loud at 4am, shaking everything even the entrance door that you could see the hallway lights through. The shower would not work, the bed so uncomfortable and just overall not the nicest but if you need just a quick place to sleep it works.

We had no idea it was so close to the Railroad tracks/road crossing. Therefore train whistles at all hours, day and night. Amtrak and Freight, back and forth. Other than that, it was a dark room. Need more lights.

Room was nice and spacious but close to train track and there are trains at all hours. Bed was comfortable water hot in shower and had full kitchen which we didn’t use. The stairs are very steep to 2nd floor and should be used carefully. Carpet upstairs hasn’t been cleaned since before covid It is very close to beach so easy to walk around all the tourist areas

Conveniently located one block from the beach, dining, and shopping. This is a classic old school motel, so don't expect a "chain hotel" experience. What you'll find is a clean room, the friendliest property manager and worst case perhaps a "vintage mattress" that really should be replaced.

Ok for one night passing through. Just be aware that the RR crossing is within feet of the rooms in the back. Was awaken 3 times during the night by passing trains.

Staff was friendly, facilities clean and adequate. The only major downside was that its a few feet away from the train tracks, and the trains were running about every 2 hours between 10:30pm-7:00am.

Room was dirty when we got there. Says heated pool everywhere but it was as cold as the ocean. Manager is rude and the train runs directly next to the motel blaring the horn at 5am everyday. Only thing good is its location but parking sucks.

Check-in was 2 hours late. The laminate flooring was peeling up everywhere. There was a hoard of Raccoons in an open dumpster. We couldn’t even get out of our car. For the most part, the manager was nowhere to be found. We finally found the supervisor. Extremely rude and not willing to help at all. Accused us of wanting things for free. Referred to us as “you people”…

Great location for Old Orchard Beach. Room was dirty, holes in walls, damage I. Bathroom a smell of smoke although non smoking room. Walls paper thin good luck getting some sleep. Check in was late and about as slow as possible for such a small facility. Lots of spots in same location I'd chose any other.

It took over an hour and a half for someone to show up for check in....in the middle of the day.....let us not forget the trains traveling by every few hours

I thought I was in the main motel which was 150 meters from the beach but we were sent to another building more than 300 meters away (2 streets further). The place was ok but I had chosen this motel for its proximity to the beach, which was not the case. A little disappointed with this situation that I learned when I got there. If I had known I would have returned to the "Dock House Inn" which was closer to the beach and cheaper.

I thought I was in the main motel which was 150 meters from the beach but we were sent to another building more than 300 meters away (2 streets further). The place was ok but I had chosen this motel for its proximity to the beach, which was not the case. A little disappointed with this situation that I learned when I got there. If I had known I would have returned to the "Dock House Inn" which was closer to the beach and cheaper.

Location location location, super close to the boardwalk and restaurants. Parking lot is small and a challenge to park near our room. Would stay again.

Very close to pier. Great location. The only downside was they advertise heated pool. It was freezing. Apparently I was told by one of the workers the heater broke and they are not fixing it because its the end of the season. I complained to the front desk and she sent me to their other location because apparently their pool is heated to 89. Both pools were freezing.

We booked a room similar to last year, but instead we got relocated on Foote Street. They tried making it sound nice at the front-desk, but the living-room wall was busted up, there was no towels in our room, the AC barely reached the bedroom, the back porch was in poor-condition, and the walk was twice the distance to the beach instead of on the normal property. Call ahead and make sure you don't get put on Foote Street!

Conveniently located one block from the beach, dining, and shopping. This is a classic old school motel, so don't expect a "chain hotel" experience. What you'll find is a clean room, the friendliest property manager and worst case perhaps a "vintage mattress" that really should be replaced.

The bed was really comfortable, lots of food options within easy walking distance. I didn't use the pool, but it looked nice. 5min walk from the beach.

Excellent location! Only downfall is being right next to the train track that runs consistently throughout the day and night but we knew this ahead of time and used a sound machine which helped. Bathroom is dated but remainder of suite was updated. Kitchenette was stocked with supplies. Overall very happy with our experience for a family trip to OOB! Location is perfect! Suite could use an air conditioner in the bedroom but they did provide a fan.

Great location, walkable to the shops, food and the beach. It was so nice to park and not have to drive anywhere else unless you wanted to. Staff was very friendly. Rooms were clean and spacious for our group. It had everything we needed to cook and a regular sized fridge. Would definitely stay again.

Room was somewhat dirty on arrival. Several ceiling tiles damaged and loose. Toilet was so crooked that your right leg was pressed against the tub while sitting. Outside the room several path lights and room lights were out leading to difficult navigation around the building at night. The AC condensate lines drain directly from each of the rooms onto the sidewalk around the building. This lead to much very slippery and mold/algae areas (this is a building code violation of IBC 307.2.1). My wife and daughter both almost slipped numerous times. We stayed the first night and decided in the morning that we must leave and find another place to stay. I went to the front desk and explained what happened and the lady apologized and said she understood if we wanted to leave. We went and found another motel and made arrangements. Realizing that I had not received a checkout dated receipt I returned to Seabreeze. The desk lady printed me a paper showing my original charge and additional billing separately for the rest of the week, with no checkout date. I showed her that this was an unauthorized charge and she said I would have to speak to a manager. After speaking to 2 managers they refuse to issue a refund on the unauthorized billing nights and now I am fighting for $1500 from my bank. DO NOT STAY HERE!!!
