If you have booked already and can cancel then do it!! I’ve traveled around the globe, every stay from home stays through to 6 star hotels and this place is the WORST ever hotel I have stayed in. Where to start? Dirty Hard bed (rock hard) Sparking plugs Warm air con Cold showers TV didn’t work (not that I come on holiday to watch TV) One lift that is used by the cleaners also. They dump rubbish in it and leave it for the guests to continue using. Pool is tiny and can only access one side of it, there are 6 sun beds, no where else to sit No pool bar - breakfast shuts at 10:30, if you want a drink go to the 7/11 shop. Reception can’t understand at all, I tried my hardest, in the end used good old Google translate as my room wasn’t cleaned for two days! Yea I left the ‘please clean my room sign on handle’ Now for the bugs…. Lizards came in through the fire stairs door which was open, they were harmless but all the same it was a bit creepy. Red ants are everywhere…. Like I probably recolonised them back in England, they even went in between the keys of my laptop, horrible things. The worst was the rat/rodent that lived between my room roof and the cavity. Sounded like it was trying to find a way through. Constant night scratching, hideous and impossible to sleep. Cockroaches in the wardrobe. Walls are paper thin, I think of my stay I heard 5 different people spewing up! I’m now a spew sound pro! The rooms doors have a gap at the bottom to let all the noise and lovely bugs fro

The two things that make this place are the staff, breakfast, and location. The staff were wonderful - very pleasant and helpful. The breakfast (90 baht per morning) was excellent and well worth the price. Buffet style and fresh ingredients. The room was pretty much what you would expect for the price. It would have been 5 stars if not for the bed. It was like sleeping on concrete, but I can look past that for everything else the hotel had. The location is perfect - minutes away from Tha Phae Gate and Old City (make sure to visit the old city market on Sundays!), Night Bazaar, Loi Kroh, and plenty else. There are plenty of songtaews and tuk tuks around, places to eat (really nice restaurant right next to the hotel), and was the perfect spot for my two week stint in Ching Mai. Make sure to avoid the elephant rescues in the immediate area and walk the 10 minutes to the Elephant Nature Park in Old City. All in all, you’ll enjoy your stay.

Staff was excellent and helpful. Optional breakfast was great value. Pool was tiny but okay. Location was very central and accessible by scooters. The facility is dated and the bathroom needs renovations.

Liked it but slight mold smell but nothing can’t get over. Relatively nice bathroom. Bed was adequate, was softer than most. Relatively big room but small TV.
